I love the coziness feel plus it has washer and dryer right in the apartment plus and cart port which its huge for me. I feel very comfortable. My agent Kristina was amazing in assisting me getting situated. I would definitely recommend her and the apartment complex to my friends and family. so I just got this apartment last month and the problem I'm dealing with is my unit is on the second floor and I'm dealing with the smell of dead animals in my attic. i've told management about this, and they refuse to do anything about the situation. This place deserves a NEGATIVE star if i could give it one! I lived there for 4 years finally i decided it was enough wasted money in those trashy, broken down apartments. On top of that the office staff (management..not the office women) were very unprofessional and just down right nasty all the time. The property manager...well she is never available so she can't handle any pertinent issues. The entire "management " team there is clearly missing the mark with customer service! No respect gets no respect! Every year they went up significantly on the rent rate...mind you without making any improvements to the apartment. As long as i was there I complained every year about the nasty, paint stained window at my front door upon move out it remained the same. Also the janky, severely outdated bedroom windows that snowed and rained inside every wet day. Not to mention my heating bill that was just down right ridiculous due to the broken old windows. I kid you not.....you cant make this stuff up. Snow inside of the apartment doors and windows is a pile of crap for real! Lived here from 2014 - 2017, and back again since 2023. Obviously returned because it's a great complex. Things I love: They updated the apartments since I moved in 2017. Located around everything you could possibly need in terms of shopping/dining/doctors. Apartment size is pretty nice (Though I wish the living room was bigger, the bedroom sizes are great) Kitchen/bath is very nice and they recently added new windows and screens. The office staff are friendly, and have always addressed issues professionally and quickly. Maintenance is extremely quick and always gets the job done. The maintenance workers have great personalities and are courteous. Washer and dryers in the units function well, as does the heating/cooling. It's pretty quiet, even living in the unit next to the street. Pet friendly (My cat loves it here). Love being next to a large pond. Grounds are well kept. Things I don't love: Insulation is not the best, but not the worst. Gaps in the doors and frames (very drafty) Vinyl vertical blinds are cheap and a nuisance. One or two fail to turn often, and it takes the strength of a titan to turn the plastic part at the top to correct this. Why the hell is the basketball hoop on the tennis court? Playing a game of tennis is nearly impossible with all the kids using the net. Not sure who approved that design plan, but they should probably never be apart of those types of decisions in the future. Water bill. Never in my life have I ever used $50 - $80 of water in a month. Not sure why I should pay for everyone else's water usage. This seems unjust and it makes me question the bill in total. The EPA reports that the average American household (for one person) uses about 3,000 gallons per month. The national average cost of water in the U.S. is $4.10 per 1,000 gallons, meaning an average bill for one person should be around $12.30/month--far below $80. Even in high-cost areas, single-person water bills rarely exceed $40. This seems like a scam. Are you making a profit off our water usage, or are my neighbors taking 15 showers a day? Hopefully Senate Bill 554 (2023) is put into law soon, so we can get individual meters. read more

I lived there fpr 3 years. While I lived there there was always a high turnover in staff. Except the rude maintenance guy who's been there forever. Stacy is great to work with. Marija the manager is great about enforcing rules, however lives on the property and doesn't adhere to them herself. The communication from staff is terrible. Also , be prepared to have your deposit taken for no reason. I moved out on July 16 and hired a contractor to paint my accent walls back to the original color, the color conveyed to me by their staff. When I moved out a portion was kept due to improper color paint on the walls. I obtained the paint under their corporate account at Sherwin Williams and the color was what they conveyed, with Sherwin Williams confirming it's the paint that lakeside Terraces uses. Again , it was picked up under their corporate account so of course Sherwin Williams gave me the correct paint. I've spent months now ad it's September 25 attempting to get my deposit back. Marija the manager emailed me afyer several excuses amd attempts to be refunded . She stated it was processed. In one week it will 1 month since that communication and w moths since moving. Marija still has not responded to my emails regarding where the check is. Additionally, corporate has not taken responsibility and followed up either . I've also sent communications via phone, left voicemails and utilized there messaging system on the website. Be prepared for chaos from the team at the leasing office. And if the manager can't communicate and do her job then I imagine you'll run into other issues. read more

Moved in Feb, 2024...Water bills on average for a 3br home is $170 a month. Our previous rental at Somerset park apartments 3 br was avg $65 a month. Expect a min $100 increase per month on your water bill here. Also, I was assigned a carport spot and my very first night in that carport spot, someone deliberately damaged my drivers side door. I was forced to install vehicle and home cameras, reported this to the police and the apartment complex. No action was taken and I had asked to move my carport spot. I was denied a new spot. Now I'm forced to park in a non-covered spot in which I'm losing out on what is promised to me. Also, I've complained about spiders weekly and still they come in through our windows and front door....Just an fyi if you are moving here on all topics. Stayed at Lakeside Terrence in 2024 on Bridgeview, 3 bedroom apt. Left because they damage my table installing windows and did not want to take accountability for the actions of their contractor. -Long story short I requested a meeting with the property manager and everyday I could meet she made sure she was NEVER available. Fast forward after moving out, they left a message stating they didn't have my mailing new address and my security deposit was sent to the corporate office. Well I have been gone since the end of December 2024 and I still DO NOT have my security deposit! I have provided my mailing address 3 times, went up to the office every month since April and I still can't seem to talk to the manager (lives in meetings). I've given them ample amount of time to do the right thing, NOW the gloves are off and I will post my story everywhere, contact the BBB and Michigan Attorney general with all information that I have compiled over my time during my lease agreement and after. read more

Marija goes out of her way re renewal leases, etc. She's extremely kind and fair minded! The maintenance staff is nice, professional and fast on delivery. The complex offers periodic events, Pickleball, huge fitness center, A beautiful pool on the Lake and walking distance to many stores, restaurant. Oh forgot to mention, all new windows on all the apartments which is a great bonus, Thank you all!! We lived here since 2/2024 and what a great turn around. I strongly advise against renting from Lakeside Village based on my personal experience of being their tenant for two years. The reason is quite straightforward. Throughout those two years, I had set up autopayments and never once missed a payment because Lakeside Village Apartments provided an application that deducted the rent directly from my checking account. However, the moment I provided a two-month notice to terminate my lease due to escalated costs and my inability to afford living at Lakeside Village after being diagnosed with cancer, they abruptly canceled my autopayment arrangement. This complex and its staff are great. The staff in the leasing office is by far the best bunch I've dealt with. Kristina is one of the most sweetest kind hearted women you could work with. She accommodated for a upper management referral mistake out of her own pocket. Her and her coworkers go up and above to promote positive events for the community as well as greeting us whenever we happen to cross paths asking us how we are. The reason for 4 stars is because I wish there was street names for each individual side street. I would give this place a negative zero if I could. We enjoyed living here until they started their 5.5 million dollar renovation. They left our apartment in a mess with holes in the wall, paint chip everywhere, nails out in the open and the appliances didn't even work. I contact the assistant manager and she was incompetent. I had to explained everything to her like she was a child. I talked to the manager and she was also incompetent. She didn't read any emails that was sent to her. The front office don't want to help out the residents and they have no communication skills. So glad that we will not be renewing our lease with this place. It's not worth the stress to deal with people like this. If you decide to live here, make sure you document and take pictures of everything because they will make you pay for things their staff did. Update: We are less then a week and half of moving out and have sent multiple emails to schedule a walk though and no one has responded. We were informed by the maintenance guy that during the renovations the contractor lost our keys. We were never informed of any missing keys from the office. On the website it clearly states all administrative fees and deposits are fully refundable if denied by management for any reason. Soon as I was denied, her whole attitude was nasty as I asked about my money. All I want is the $500 that is due to me and we never will cross paths again. We have had many issues that required attention over the years and when we first moved in, there was a man named Ben that would come and do the service for us (and was terrific,) but shortly after we moved in Ben left the company. Over the last two years we have been burdened with many issues not being repaired (properly or at all) and we have just gotten used to trying to live around whatever was broken. Until recently, when we met Ed. He's been very kind, honest, respectful, knowledgeable and he actually even fixed the issues he's been called for (and also the things that the others had done incorrectly (or not at all).) Ed does a great job of explaining thoroughly what his plan is and has executed every one of them in a timely manner. I cannot tell you how much he has been appreciated. read more

My two daughters and I have lived here for two years and we will probably be going for a third, so I have to say that this place is great. First I will address the CON's in my opinion: I felt kind of dissed when after the first year of living here I was kinda sorta half-expecting that a company would throw in a good resident incentive to renew their lease as they have in my past. Maybe a simple "sign another lease and get $50 off" would've been a "feel good thing". Instead I received a "let us know if you're going to sign another lease and by the way, rent will be going up $30 per month." Ugh. And lastly, I've never lived in an apartment complex that doesn't throw in some free heat or water or trash pick up or sewer included in the rent. This place doesn't. On top of the high rent, one must also pay everything mentioned above. So that is discouraging. However... despite those CON's, there are many more PRO's to sway you! The location is great, of course. I love how there are several different exits and entrances to chose from to get to the complex, depending on where you're at. Although I don't personally utilize everything onsite, there are tennis courts, a clean pool, a workout room and a playground for the residents. In the summer the landscaping crew are on their game with picking up & maintaining the grounds. They keep things looking very nice around here with the lawn maintenance & the shrubbery and various flowers. In the winter I am very surprised at how expedient the crew is to shovel and/or get salt down on the sidewalks and stairs outside our apartments, as well as plowing the roads. They don't hesitate with that. The office staff are very genuine and take concerns seriously. If I've ever had an issue, they are quick to respond. We now have a website service that the complex offers where we can pay our rent and utilities online and I've used the site to request maintenance services as well so this is very up to date and convenient. Last, but not least.... the apartment itself. We have a 3-bedroom upper unit and we absolutely LOVE how huge it is. First thing is the separate entrance that all units have... it's like having our own little porch that we love. When we go in, we have our own set of stairs that take us into our ample dining room with our patio off to the left. The kitchen is extra roomy and has AWESOME cabinet space and walk in pantry. Having our very own laundry room inside our unit with up to date washer and dryer is so convenient and nice. The one and a half bathrooms are extra spacious, as are the bedrooms and living room. All in all this apartment unit is perfect! If you've got the money to spend on a nice apartment home, this is definitely the place where you will get what you pay for. read more

I have lived here for over one year and ever since November 12,2017 my apartment has had a raw sewage smell and I think this is unacceptable but apparently management is fine with this. The apartment manager has sent various plumbers,HVAC technicians, and numerous other vendors to rectify the problem but yet and still the problem still exist. I have had an overall great experience here since moving in. I did have one bad experience that wasn't the fault of the property, but was due to an AT&T upgrade that involved them breaking an item in my home while I was at work. I was available and at home the first two times they scheduled the upgrades, but the last time was impossible for me to be off work, and of course something gets broken. I live in a one bedroom, single person apartment and I am paying the same amount as a two bedroom family of 5! I take one shower a day and do a load of laundry on the weekends! This is absolutely ridiculous that single units have to pay the same amount as double units and the water has gone up that much! Something has got to give! Great community! Great customer service! Lakeside terraces has been one of the best apartment living situations I have ever been involved in! From the management down to the customer service. Maintenance is done timely and effectively! Very efficient! Customer service is truly the best. They are kind and compassionate and truly care about us as tenants. Manager is rude and snotty. She appears to have no experience dealing with the public, let alone those who are contributing to her paycheck. She also seems to have no desire to listen to the residents when concerns are brought to her attention. She'll just dismiss you and walk away. If they offer you an apartment, saying that renovations will be done within 30 days, make them do the work before you sign a lease and move in! Though they claim otherwise, the renovations WILL render the apartment uninhabitable for a few days. They offer no compensation, and have no concerns if it poses health risks for the residents. Two days without a kitchen and only one bath sink functioning. Adhesives used in the countertop install were extremely toxic, and filled the apartment with horrible smelling fumes that made it difficult to breathe. Materials and appliances used in the renovation are cheap...and I do mean cheap. A gallon of milk will cause the shelf to deflect almost 1/2" in the refrigerator. There is no meat drawer in the new refrigerators, though there was in the old ones. Apparently, they didn't do any measuring when selecting the refrigerator since, with the door open all of the way against the wall, the bottom crisper drawer will not open very far (which means it can't be removed to clean without moving the entire refrigerator). Stove came without a broiler pan. They are handing out keys to occupied apartments to third party contractors, without telling those contractors that the units are occupied. I had two contractors whose first words were: Oh, we thought this uint was vacant! That tells me there is no communication between the management and the contractors they hire. Apartments are drafty, and the master bedroom is about 5 degrees cooler than the rest of the apartment. Master closet is even colder. Little to no soundproofing between apartments. I can tell which tv show the resident above me is watching at night. Parking is at a minimum. Carport spaces are very narrow. Sidewalks are old, breaking up, heaving/uneven. My personal feelings are that you can find a much better place for the money. On the flip side, the neighbors are very friendly, and every store imaginable is within a 6 mile stretch, but then again, so are better, more affordable apartments. read more

Arachnophobia!! The windows and doors don't have good seals and all the bugs and hornets find their way inside! No matter how many times you spray they are BUGS! I'm talking eARWIGS, CENTIPEDES, SPIDERS AND WATER BUGS!! If you enjoy camping like in a tent with a flashlight then THIS IS THE PLACE FOR YOU! I would rather live in my car which I know is clean than stay another day in those apartments! Staff is unhelpful and Pest control is no help either. Office management won't even transfer me to another unit for the same price to keep me as a tenant! Guess they don't need that bad. Went around thru the whole property and many others agreed to having BUGS! BUGS ON WALLS, CARPET AND CLOSETS! Save your hard earned money and skip this camp ground! Manager and leasing staff are rude and snotty. Assistant Manager is a chronic liar. Apartments are not up to code. No GFI in the kitchen outlets. AC condensate drain constantly flooded the laundry room. Sprinklers are not maintained well, and are run during the times you leave for work and when you get home. You cannot get into or out of your apartment without getting soaked. They don't tell you that the water bill is an average for all of the complex and that it also includes paying the cost of irrigation and filling the pool. Your water bill will go from about $30 a month in the winter, to over $110 a month in the summer. Management's email response to that concern: Take less showers. No insulation in the units so they are cold and drafty in the winter. Sidewalks are broken, heaving and a serious trip hazard. Some of the worst management I've ever encountered in over 40 years. I'd avoid this place at ALL costs. There are a lot better apartments at similar/less that are much better. This place is all about getting that buck from you. They have absolutely no concern about the welfare of their residents. read more

Stay away from here they do not fix issues old doors that do not close lock during winter months even when you tell them they Dont fix things walls with no insulation heat bill will be high especially with children you have to keep them warm, even when heats on 78 it's still cold because drift and bad insulation and you pay heat so they don't care they need to remodel. Overview & Outdated I moved into Lakeside Terraces (LT) a couple years ago. I was in a pinch and needed a place to stay quick, and due to to the location of the property, I settled on LT. The tour was quick and to the point, and even though the units were and still are outdated, I thought I could get by. The units do not come with a microwave, the stoves are coiled and from about 1985, along with the dishwasher. My fridge is fairly new, but after being in other units around the property, I realized that mine must of crapped out before I moved in and was replaced. Not Kid Friendly Having a child under the age of 7, you worry about their surrounding constantly. When I toured the property before signing the lease, I didn't see anything alarming. There are lots of bikes on bike racks, so I figured that there would be quite a few kids for her to play with. Spring rolled around, and as we started to visit the playground, we found that this is more of a location for teenagers to congregate at, sit on their cell phones and play basketball. With constant swearing, occasional fights on the basketball court, and general unacceptable behavior for a 7 year old to be around, we stopped going. When reaching out to the office to let them know to tighten security or start monitoring the grounds, their response was to call the cops..... Unacceptable. Summer came around and we thought about visiting the pool. Same thing. Swearing, teenagers making out in the pool, and not a peep out of the office. So, we joined Lifetime across the street and swim there in the summers. This property has a road that cars can get through to bypass Hall Rd and Mall traffic. Cars are zipping in and out of here at all hours of the night. There are no speed bumps, rarely any law enforcement trolling the property, and unsafe to walk/ride bikes. There are no sidewalks that connect the entire property so your kids will be in the street wherever they go. The property is very dark, with limited street lights. There are no lights at the playground (that I have ever seen work.) p.s you cannot leave anything on your porch or patio. Not even for any afternoon. No toys and no bikes!! Rent Goes Up I have been here between 3-6 years, and each year your rent goes up. For a single father, trying to make ends meet, raising your rent can be a struggle. It went up $20-$40 overhear, and this year, $70......$70?!! That is insane. No upgrades come with the renewal amount. No new carpet. No new appliances. No additional amenities. No explanation. I am so happy that my lease ended at the new year. Positive Comments The lake is nice....at time. Most of the time it is clogged with litter. It is never clear, graffiti covers the bridge on property with inappropriate gestures, and it often time smells. The exercise equipment is nice in their gym. It is rarely occupied, and is protected by a key entry. Snow Removal is fantastic. They are quick and on top of their snow removal! The property grounds are well maintained in general. Often time the grass is dead in areas, but they put forth a good effort to keep it alive. ** I don't have a dog, but a lot of people congregate to the dog park on the property. That said, it is right next to the basketball court, so I wouldn't go there with your kids. If you are in pinch and need a place to go, this spot is okay for a year or less. I really enjoy living here for the most part, I love the area and I love that everything is within close distance. For the most part the apartments are okay and it's pretty quiet (you can't here neighbors next to you, like voices and television) however, one of the most irritating things about this place is how thin the floors and ceilings are. It could be that my upstairs neighbor is just an elephant walking, but I hear every single move this person makes. They are up till almost 2 am almost every night and the floors creek so bad that even with ear plugs in I can hear him moving around. It would be nice if he had the common courtesy to not walk so heavy but everyone does whatever in an apartment, but you can tell how cheaply the buildings were made if I can here everything. What am I supposed to do? Confront the guy? Tell him you walk heavy and need to be more considerate? The other issue I have is the price for what you get, don't get me wrong, these are decent apartments, but paying for everything separately, including trash (which I still have to walk my trash to the dumpster, which most apartments in the area don't charge you for but this place does) is a little ridiculous for what you get. I wish I would've looked at other places because there are cheaper and nicer places around the area. I think I wouldn't have such and issue if the floors between the apartments were quieter. Since I've lived here I have lost so much sleep because of my upstairs neighbor and there is nothing that can be done. The last time I brought it up they just asked me if the floors creaked when he walked....well yes, and he walks like an elephant so there's that. Lived here for a 15 month lease that just ended this past February. Even though I was promised I'd have a newly renovated apt prior to signing the lease.I went the whole 15 months without any renovations.Then when I called numerous times,the management informed me that they are doing building by building and only "new" tenants.Even though I was new. Not even a couple days after moving out they went into my old apt and started making The new renovations.I had to call in countless times for infestations of Rollie pollies.Instead of finding the main source Front office would just send someone out and spray it,the bugs would be back the next month.I was offered to renew my lease but it went up 100-300 dollars because of the new renovations that they lied about to being with.They also shorted me 20 dollars from my security deposit bc of a "cracked bi fold door" I took pictures of the whole apt when I left and there was no damage on any bifold doors.The only good thing about this place is the maintenance.The front office all have attitudes and lie. read more

They overcharge for this apartment that they call luxury apartments and I am paying 1189.00 an month that includes the pet fee for 2 pets. I made 1 maintenance request and I said that there was an crack coming from the ceiling to my bedroom door molding and that I kept on getting black spiders and other bugs when there wasn't anything that I could see visible for them to come in , so when that maintenance guy came in , he gave me nothing but excuses or cannot do really anything for me about the bugs , his excuse was because i live by the lake that I am going to get bugs , that's not true, I deal with contractors on an daily basis at my job and they also say those are an bunch of contractors excuses, this absolutely absurd , you want an certain amount an month and the maintenance crew all lazy piece of shits , I have 1 more maintenance request but I will do it when it get closer to my lease is up , my daughter was pointing out other cracks in the ceiling and also I agree about the water bill, we all use the water but not a lot to were it would add to an hundred dollars an month, how can anyone actually live paying this kind of money, hoping my credit scores will allow me not to renew my lease agreement- I think my family and I would be more happy living in an manufacturing mobile home or rent an house then live here, the only way we are going to renew our lease is if I cannot move due to my credit scores otherwise we are moving next spring!!!! read more

Very disappointed with the way some of the staff has handled the lease renewal. The rent went up 75-120 bucks a month after living there for 15 months now we either have to move or pay a big increase in rent. When I approached the office they said they would get back to me with in 2 days yet no one called. I had to call the office several times just to get told that nothing would be done.
