He told my husband he could come back later on his own and clear our drain for $200. At the time, the drain company wanted to dig up the street to fix the problem which would have been upwards of $7K so naturally we tried Frank's method first. He came over and cleared the drain- no problem. At this point in time he tells us he does all contracting. Going on and on about bathroom remodels he's done, roof decks, back yards, etc. We ask if he can patch drywall and he says yes, takes a look at our drywall needs and said he'd take care of everything for $300. He claims he can even match the paint. He comes back, does the drywall TERRIBLY I could have done it better myself, and when we alert him to this he says he'll fix it. Meanwhile my husband contracted him to do our backyard. You see- Frank is very friendly. He gave us a $20 starbucks gift card for being new customers. We should have known something was wrong though when Frank would just show up to work when he felt like it. He'd never give us time frames, and would just appear and disappear as he pleased. We let this slide because he was so "nice." When my husband contracted him to do the backyard Frank demanded payment for materials before starting. My husband gave him $900 and Frank promised to complete the job in 3 days. 5 days later the job hadn't even been started. When he did finally START the job, he neglected to place any necessary gripping material under the pavers in the backyard, then just filled everything in with sand. The job is atrociously done, and incomplete. He told us he was going to pull the pavers back up and place them down properly with a sand and cement mix the next day, that they were just place holders. Then he told my husband how his wifes car had been broken into - he was struggling to pay bills, his phone was turned off, etc. And asked to be paid in full prior to finishing the job. My husband felt bad and agreed, paid him, and we never saw him again. It's been over 2 months since we last hand contact with Frank. Our backyard is a disaster zone. There are bags upon bags upon bags of dug up materials, dirt, brick, pavers, and the backyard is NOT level at all. We paid him $1,900 to destroy our backyard and to have him run off to California. I know this because his personal facebook page isn't private! He moved to Cali the day after my husband paid him in full. STAY FAR AWAY FROM FRANK CAMPOS!!!

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw.
