The guy messaged at 2am the day we were suppose to check in to say the room we reserved was unavailable and he would be moving us to a room that was comparable. A lie. Then tried to charge $60 when we asked to check in early. We pull up and the check in process is soo extra for this ANCIENT building. We needed the parking space number (which I'm sure our host knew) before we could proceed. The only problem was that our host neglected to provide it. We had to wait for him to respond to check in. And everyone in the party had to sign in before we could get to the room. THE ROOM. Walked in to HELL. It was hot as all get out. Messaged the host and he told us to reach out to the front desk. We go down to talk to them about the heat and they tell us to talk to our host the apartment is disgusting. No professional cleaning took place. Cigarette burns in the couch. Cabinets had visible film. The shower. Three different shower heads. Only one functioned properly while the rain shower dripped cold water in you constantly. No wash cloths. Dingy white towels. Just an all around uncomfortable vibe. We all had to share one outlet because NONE of them worked except one in one of the bedrooms. The blankets were dirty. I had to make an account just to review this. Stayed there as a tenant for an AirBnB. There were many complaints other than how the owners treated the place. The biggest complaint is the plumbing of the place. One of the sinks wasn't working, the toilets were deafeningly loud. The shower faucets were so touchy, I couldn't get the right temperature other than being blistering hot or ice cold. The AC was shotty and never really was effective for most of the time. The floorboards felt as if it was going to snap under my own weight. Outside of the rooms always had an awful smell. The elevators were in dire need of repair because it looked so badly worn down. It was odd seeing cushioned blankets covering the walls in what I would assume there is no walls underneath. The tablet at the entrance did not work most of the time, and sometimes the front desk would randomly disable the pin numbers and I have to verify that I was part of the airbnb. I did not stay for the whole thing, on the 3rd day out of my 6th day of being there, I bailed out. It was horrible. I would love to give zero stars to the owner of the AirBnB but I would gladly leave a horrible review for this horrible excuse of a condo complex. read more

I live in Memphis and drove to Atlanta for Thanksgiving. It was 4 adults, the sleeping arrangements were, I had a bedroom. I'm mom. My oldest and her girlfriend had a bedroom n my other daughter slept on the pullout couch. It was spacious and decorated nicely. The building is old, so special amenities such as jet spa tubs. But for the most part the building has been maintained. We had an awesome time n I would definitely use again.. read more

Don't waste your time and Money. HOA has pending litigation and they are not willing to give any info and bank denied the loan. HOA manager Alexandra who is not supportive. My bank reach our to them again to fill our some Questioarry about the HOA fee and special assessment but Alexandra told us that she is on vacation and will be back on 21 at August. We requested her if someone can answer in the absence of her as she is on vacation for 1 month but she said no one other can answer and we will have to wait for another 1 months.. This is ridiculous. There is not supervisor we can talk except her and she is just do what she want. She gives the vague answer to the bank. Worse manager! If someone is readings this from HOA board of directors, pls help us. Your manager is just enjoying vacation and don't care about other people. 1 month is a lot. My husband and I visited a friend that lives in a high-rise: the Landmark downtown Atlanta, Georgia. If I could give no stars, I would. This building is abhorred. The condition is night and day in comparison to what it was years ago. What happened to the great desk staff? The female, a supervisor supposedly, we encountered had such an attitude. She was rude, lips poked out, smacking her teeth. We understood that an airbnb group took over the building and it looks and smells like it. We could not believe what the residents are going through. The building is run like a seedy motel. The types of people that were in the building. Broken entryway doors. Out of the three elevators, either all were down or one worked and the wait was long. Musty, smelly, repugnant hallways. Filthy stained carpets. We could smell weed in the hallways and in the rooms. We had no water the next day until the afternoon. We watched a group of very young kids carrying a couple of cases of beer to the elevator. They were so young. Why were they in the building? Are there no criteria for airbnb? There was also a massive fire in January 2024. My husband asked if the city was aware. My friend said yes. They know. They do not care. I could go on. We could barely contain ourselves and looking at the other GLOWING reviews leads us to believe most are solicited. So, this is my honest review and we are afraid for my friend and the others that are still in this building. Walk the building for yourselves. If you do not care that this group is running a trap house of ill-repute and harming residents all the way, well, enjoy yourselves on the necks of people that have built homes there. We were robbed!!! Do not stay at this building, not only did our room get raided and my wallet was stolen, but the entire complex had a water leak that caused the place to smell like sour milk we had gnats everywhere. Please don't stay here with Air bnb nor rent an apartment. The management is terrible, the people that visit this building are rude. The hallways and elevators are always smelling either like weed or garbage. If the person from the front desk is in a bad mood, he won't help you on ANYTHING, including lost mail packages, or if you get stuck on the elevator or if some car is on your assigned parking spot. Pool is dirty 80% of the time. Laundry and dryer machines are usually broken or being used by people who wash clothes for a living, so they use all of them at least 5 days of the week. Why 2 stars and not just 1? Because the view is good on the top floors and the building is close to i75. read more

I've only lived here for a year or so, but here's what I've experienced thus far in this building..... Parking: assigned parking makes it easy, as you never have to worry about getting a bad spot one day (unless you're assigned to a bad spot, then that sucks for you every day). Visitor's Parking: limited spaces, but usually never an issue. Guess musts sign in their cars at the front desk. Noise Level: it's different on different floors....my floor is rather quiet. My sister's floor tends to be a little louder.....either way, these walls are pretty thin. Pool: it's alright....I love that it's almost always empty. Laundry: can be done in the basement. It's coin laundry so go to the bank to get your quarters! Fitness room: it's just that..a room. One treadmill, one elliptical, one rowing machine, one floor mat and some random one off equipment. The TV is nice for a distraction. Overall: the building is rather old, but if you can get past that, the space is plenty big and very conveniently located downtown and right off of the highway. read more

This place is not worth a dollar! We stayed here this past weekend and this place was a disappointment. The carpet in the hallway is so dirty and stained so bad. The apartment was so dusty, you could tell it hasn't been properly cleaned in some time. The "mattress" on the bed was a piece of foam that made us suffer with terrible body pains. We did not sleep. We went to the basement to use the vending machine and the smell down there was so bad I almost threw up. Directly outside the building in two different locations, were 2 huge dead rats!. I have nothing good to say about this place. I went down to Atlanta to attend my graduation, and what was supposed to be a special moment turned out to be a horrible experience. Please do NOT stay here! From walking in the building was super old and the hallways are super dated. I would never air bnb here and I would recommend yu to do the same. There was a majorrr crack in the ceiling and one of the beds were completely broken. No heat, no towels and the sofa was STAINED! The tv didnt even work and that was the last straw for me. I lived in the Landmark for about 8 years years before finally getting out. A few thoughts: Location: The location is a bit of a mixed bag. On one hand, it's pretty close to Georgia State, MARTA and O4W, along with some of the more tourist-y and government areas of the city. On the other hand, my vehicle was broken into twice while I lived there, and its proximity to Boulevard means a lot of drifter-types floating around the general area. In fairness, that area has improved steadily as development in the area has increased. Traffic is going to be hit-or-miss - the connector and Grady curve are a nightmare during rush hour, but it's usually fine if you time it correctly or use MARTA to get around. The closest restaurants and shopping are around North Ave. and Ponce - not exactly walk-able, but not too far either. Depending on your unit, you might have an awesome view of the downtown and midtown skyline. Residents: The people who stay at the Landmark are an eclectic mix of GSU students, Gold Dome politicians, older long-time residents, and some younger owners. People are mostly friendly, but keep to themselves. Occasionally, I experienced noise issues with student residents or weird behavior from some of the more eccentric, older tenants. But on the whole, the tenants were friendly. Building: The Landmark is _old_ - I believe it was originally a hotel in the 1960's - and that's reflected in the quality of the building. When it rains, you'll see buckets in the lobby to catch the leaks. When it's hot, the central A/C will break down. When it's cold, the boiler needs some new part. The side parking entrance straight up didn't lock for months, so anyone could walk in as they pleased. Most egregiously, the A/C unit for the whole building failed in September 2014, and wasn't repaired for 9 days. As temperatures reached 97, the only updates tenants received were poorly-written notes posted in elevator that "finding a replacement part is really hard". Even when the infrastructure of the building isn't falling apart, it's pretty old school - your unit will _never_ get below 75 degrees in the summer or above 68 in the winter with the old radiators, and window-mounted A/C units are not allowed. Water is shut off during the day for several hours about 3-5 times a month. Aesthetically, the building is in rough shape - the carpet is stained, the old paint is chipped and aged and the presenting features are rough. Landscaping is basically done quarterly, and the parking lot is busted up and damaged, with drain pipes rarely cleaned - expect 2-6 inches of water around your car if you're parked facing 75/85 when it's raining. Amenities: Basically non-existent. There's an "exercise room" that is just that - a small room with a TV, treadmill, row machine and a Nordic Track. Rarely are all machines in working order at the same time. The pool and patio area is rarely cleaned and is thus pretty gross - trash, leaves and cigarette butts line the perimeter of the filter traps in the pool, and tenants basically use that area to place phone calls and smoke, so banish any ideas of it being a social hub or anything like that. The HOA dues rose steadily over my time there with basically no improvements - it was over $400/month when I left, not counting parking. Staff: Horrific. This is why I - and many others - left in a hurry this past year, and why I'd highly advise against moving here. The Landmark front office has always had high turnover, but this latest run is an unprecedented intersect of incompetence, amateurism and antagonism. Imagine a world where an old, vindictive church secretary tried to run a large complex, and you're on the right track. There's no property management group, experienced board of directors, transparency, practices or automated systems - it's one lady and a shoestring staff, and that's reflected in the quality of the service. If you have a dispute, be prepared to try and guess when one person is in the office, be talked down to, receive poorly-written and passive-aggressive letters and threatened with fines. I cannot emphasize enough how poorly run the front office is - you basically need to hope for no issues, because it will be a headache if you need anything. To add insult to injury, the staff are dismissive and incompetent toward even the most basic and pressing of incidents. Ex.: Due to a pipe leak in the floor above mine, my ceiling collapsed and caved under the weight of the leaked water. It took 17 days from the time I notified the front office to the time it was shoddily patched. 17 days of damp, moldy sheetrock, water damaged floor and ruined furniture. No updates, no timelines, no attempt at coordinating. I wouldn't recommend staying here long-term. Maybe a semester at most, if you work at the Gold Dome seasonally, or if you're staying for a random weekend. read more

We did an AirBNB trip with room 1809 this weekend and it was horrible! This place was nasty. We were charged a "cleaning fee" but since our shoes stuck to the floor, mold in the shower, black all over white walls as if they had never been simply wiped down, and more....I'm sure this "cleaning fee" is a scam. So disappointed to have traveled all the way to Atlanta and be excited about our trip only to learn that we are stuck staying in a nasty rental. Will use AirBNB again but will never stay in this place. read more

Every year we have a girls trip !!! Normally stay at the Twelve, or the Hilton.. this year we tried Landmark Condos Downtown Atlanta Condo #206 !!!!! Okay so this is a 2 bedroom condo we were told that a parking spot was a courtesy, the air did not work properly the condo was warm... please keep in mind this is Memorial Day weekend so it's warm outside. The hot water did not work on the 2nd bathroom ... we informed the owner and we were told "to turn the hot water knob on and off a couple of times" we tried that and it didn't work... we were then told just use the master bathroom. To top off the weekend our car was towed by the property (Landmark) on Sunday morning and we were not notified we did not find out until Monday morning when we checked out. We arrived Friday evening parked our car and used Uber the entire weekend on Monday morning we woke up to a missing car. The pool is Nasty it look like it hasn't been cleaned in years !!! We notified the property owner and they did not care hell they received there money !!!! Please do NOT waste your time or money on this establishment you will be disappointed!!! read more
