I have been a Landmark Home Warranty (LHW) customer for nearly a decade, but I'll be canceling my contract at the first opportunity. Over the years, LHW's value has steadily declined. Monthly premiums & service call fees have increased, veteran benefits have disappeared, yet service quality has not improved enough to justify the higher cost. The biggest issue is LHW's contractor network. They too often rely on underperforming "fly-by-night" providers who are slow to respond, difficult to communicate with, or simply deliver poor workmanship. A home warranty should provide peace of mind, not endless frustration. Most disappointing is that customer loyalty appears to mean nothing. After nearly ten years of paying premiums, I expected to be treated like a valued customer. Instead, I've watched prices rise while service declined. Our experience spans before, during, & after Arizona's consumer action against LHW over its expedited A/C service policy. During the settlement period, service improved somewhat. Unfortunately, once those requirements ended, service gradually returned to its previous poor level. That gives the impression of a company that improves only when regulators compel it, not because excellent customer service is part of its culture. Today, customers pay more while receiving less. Higher premiums, higher service fees, fewer benefits, inconsistent contractors, & little appreciation for loyal customers make LHW impossible for me to recommend. If anyone is looking at buying a home warranty when they purchase their home I would strongly recommend not choosing this company. I have been a customer of Landmark Home Warranty for over 5 years and in the past have had a good experiences with them. However in the past few months I have been very disappointed and actually angry. In July I placed a work order for an outside drain line that was clogged, they sent a contractor out and while they were here they immediately told me that Landmark Home Warranty would not cover anything outside of the home. I asked why a plumber was sent out when I told the receptionist who scheduled the appointment that the drain line was in my driveway. I was was still billed the $75 even though no work was done. Then in September they billed me another $75 with my monthly cost and it came as one bill. I called the customer service line to inquire what the additional cost was for and he refused to take off the erroneous charge until I raised my voice and said, "You are stealing money from me." The customer service agents have all been very rude and it has taken me 3 calls to try and resolve these billing issues. I just cancelled my policy with them and switched to a different company that is $20 cheaper a month with better coverage. Good riddance. read more

I would give them 0 stars if I could. I called to start a claim yesterday for a broken a/c, and the soonest someone can get out to look at it is next Monday. I called back to explain we have children, one who is asthmatic and struggling to breathe in this heat, and they didn't care. Told me to wait another 48 hours to see if another contractor could come before Monday. We called a company on our own just get an estimate, and the technician was here right away, diagnosed the problem, and could have fixed it within 30 minutes. It was too expensive and we couldn't afford to be out the money, so we're stuck since LM wouldn't reimburse us if we just paid it. The agent also refused to escalate the call. My water heater, which they replaced less than a year ago, failed again--and I've now been waiting five weeks with no hot water. I live with an elderly family member who physically cannot take cold showers, and as a result, has gone this entire time without bathing. I've called multiple times and asked to speak with a supervisor. Instead of help, I was told that speaking to one would only make the process take longer. When I asked the supervisor to follow up with the shipping department, she told me they haven't even responded to her emails. This is beyond frustrating--it's neglectful. Avoid Landmark Home Warranty at all Costs!!! We've been without one of our rooftop A/C units for over a week and a half - in Arizona - and Landmark Home Warranty has been completely useless. We've told them multiple times that we have a two-story home with a tile roof. They've now sent out three contractors, and not one could do the job. Either they didn't have a ladder tall enough or claimed it was a liability issue. So every time, we're back to square one. Now they tell us they only have three contractors and they're all booked. We asked to speak to someone in contractor relations - nope. No phone number, only email. Every reply takes 24-48 hours, even in what they know is a heat emergency. Our house is sitting at 100 degrees - and the second unit has since gone out also - and the rep's only response was, "I wish I could help." No, she doesn't. If she did, we wouldn't be stuck in this mess. Bottom line: Landmark Home Warranty is unreliable, disorganized, and indifferent when it matters most. We have had this warranty company for 8 years. In that time only 2 things were covered by them. They found loopholes holes in each of the other things we needed. I used to use landmark exclusively for the past 10+ years for all my clients home warranty contracts... Until recently on a personal contract/issue. Landmark has yet to resolve a AC issue during the hottest summer on record, for more than 31 days. I have spent over 6 hours on the phone with their customer service, promised a resolution expert will call me back, After 14 calls there has been no update or resolution offered. It is unfortunate to see my referrals end over something that could have been resolved so easily. I am being forced to take my 50+ contracts per year to another home warranty company. Do yourself a favor and research the customer service, the 800 number has no way to connect you with a resolution department, manager, or anyone who can give you an update on the status of your claim... thus making a resolution nearly impossible. I am very unsatisfied with Landmark's customer service. I have been without AC for a couple of weeks. They did send out an AC guy quickly, and he sent landmark his recommendations of what to fix. We waited a few days for their authorization department to get back to us on what they are going to cover. More than 7 days later and still have not heard from the authorization department. I have called them every single day. Usually on hold for about an hour before someone picks up. All they continue to tell us is the claim is still in the authorization department and they are waiting to hear from them to let us know the next steps. This is definitely past the 24-48 hour time frame we were told we would hear back from them. We live in Texas and it's summer time. It's 90-100 degree weather now and it's been 90 degrees in the house for a couple weeks now!! I do not recommend this warranty company. Update on our AC unit. I was told on Tuesday that the parts had been ordered. I called back today (Friday) to check the status of the order and to see if we can get an ETA on the repair and I am told that the part hasn't been ordered and they're waiting to contact the contractor which they do by email. The landmark rep put me on hold and decided to call the contractor to get the information (which should've been done in the first place) and I'm told that they can't give an ETA as to when the part will get in or when it can be repaired. Meanwhile while she had me on hold talking to the contractor I was able to reach out to an AC repair man who is able to get the job done today within 3 hours. I told the landmark rep to just send us the $1,000 check and we will repair it ourselves. DO NOT USE LANDMARK. It's also impossible to reach anyone higher than the reps that answer the phone. They charge a service fee for the company to come out, and if the problem is not fixed, there's no refund. When it was in the high 80's in my house after weeks of calling, they wouldn't even pay the full price of a small one room portable a/c. When the second A/C company told Landmark that the coil and related parts needed to be replaced, they refused to pay for the majority of the repair even none of the needed parts were on their 'excluded parts' list. WARNING - even though they say they cover the A/C, there are parts in the unit you have to repair yourself. Despite the fact that I have the most expensive coverage they have for air conditioners, they are demanding that I pay for over half of the repair, nearly $5,000.00 out of my pocket! Signed up with their warranty service. Particular issue I had was standalone ice maker. I submitted request and they sent the contractor they use. Contractor came and stated its a pump that needs replaced. I later get a call from Landmark and they say "The contractor said your unit is all rusted, and it's due to lack of maintenance, thus we cannot cover the repair and we suggest you buy a new one." I was obviously upset at the difference in what i was told between contractor and landmark, so when I told the person over the phone I believe they are finding reasons not to cover, she hung up on me. Also, when I look up my contract it says this under free standing ice-maker FREESTANDING ICEMAKER COVERED: All components that affect the ice making, crushing, and beverage dispensing operation of the unit, including compressor, thermostat, condenser coil, evaporator motor, and fill valve. NOT COVERED: Interior thermal shells; insulation. LIMITS: $1,500 maximum to diagnose and repair. First, i have a salt water pool with a chlorine generator. I specifically asked that this be covered. When it quit working, I had to start adding chlorine to my pool because it was turning green. Your warranty people said I damaged the unit by adding the chlorine so would not cover the replacement. Next, the heater to my pool stopped working and I was told that they would only cover up to $1,000 for replacement if that was needed. My total policy is a little more than $1,000 so where is the benefit to the policy. Finally, the contractor they sent out told me the heater was fixed. When I next went to use my spa, the heater still was not working. A recall was sent to the contractor. The contractor called me and not only were they short with me, they told me it would take a week to get someone out. When they did come out, they told me my filters needed to be cleaned or replaced and gave me a quote of $500 to replace my filters. Had they done a thorough inspection they would have found that the problem was a broken valve and not my filters. Based on their diagnosis, I cleaned my filters and once again tried to heat me spa. The result was that because of the broken valve, the pressure caused my entire filter unit to explode sending the cover over my roof into my front yard. I can only thank God that no one was hurt as there are still pieces of the unit that have not been found. So now it is going to cost me $2,200 to replace the filter and the broken. Like most families w/ multiple kids during the summertime, we too were busy and beyond hot here in Utah! We moved into our house in July 2020 and by August the A/C unit was leaking and acting up. There was water coming down the framing of the wall due to low refrigerant levels and it was freezing up. We had a friend and HVAC business owner come take a look. He got it up and running after cleaning the p-trap, changed the filter after all the construction, and added refrigerant for $208, which lasted us through that summer. The same issue happened in June of this year 2021. We contacted Landmark Home Warranty thinking they would cover this. They sent out a technician from Keys Element on June 11th...he basically did the exact same thing our friend did last summer except I paid the LHW service fee of $60, plus another $337.50 to the technician. Per the warranty contract the refrigerant cost should have been covered...well at least $50 ($20x2.5 lbs) of the $362.50 the technician charged. That helped for almost a month until the A/C stopped working during the hottest part of the summer. We went camping and when we returned the house would not cool off, the air coming out of the vents wasn't cold and it wasn't blowing much. Also, the outdoor unit would turn on and then off almost immediately. Landmark Home Warranty sent another technician out after another $60 service fee (this time from Epic Heating and Air) on July 30th. The technician said the refrigerant is really low, and there must be a leak somewhere, but he couldn't run the diagnostic test to detect where the leak was since he didn't have approval. He left after 5 minutes. That was a Friday morning at 7am! I followed up w/ LHW and they said we'd have to pay for the leak detection test. I called Epic back but they wouldn't respond all weekend...later found out they were short staffed and wouldn't be able to come out for 2 weeks. Again we're still w/o A/C. I contacted Landmark Home Warranty again and scheduled to have someone pay us a visit to perform the leak detection test. I paid another $60 service fee. A tech from All Serve Heating and Air came out on Aug 3rd and told me there's no sense in running the leak detection test, the A/C unit wasn't properly installed (hadn't heard that one yet), and if he were me he'd get the unit replaced...and would get a smaller one because the one we had was too large for our house (hadn't heard that one either). But of course he said he wasn't trying to sell me anything. He quoted me the price for a new unit and left w/o doing anything. Seriously? Seriously. The next day, Aug 4th, I contacted our friend and HVAC business owner again and asked if he could squeeze us into his busy schedule. He stopped by that same day, added a sealant to coat the refrigerant lines to help stop the leak, added refrigerant, and got us back up and running. He charged us only $284. We have not had another problem since. Why couldn't LHW's contracted technicians do that when all of this started? We tried to go the Home Warranty route thinking the additional coverage we paid for (adding on the optional A/C) would work in our favor. It didn't! Landmark Home Warranty did not care for us when we needed them. The sent out contracted technicians who collected their service fee and ran w/o fixing the problem. Rather than sticking it out until the issue was solved we kept paying $60 fees for them to send another unqualified technician. It took a trusted friend coming out to help for a cheaper price. So after all was said and done we spent $1009.50 for this whole debacle. We're canceling our home warranty! We're also letting our successful real estate agent, who refers Landmark Home Warranty as his "go-to" to all his customers, to reconsider and go with someone who will take care of their clients. read more

They charged us $60 for a service call, and sent the shadiest, most unreliable "repair man" who kept us hostage with fixing our freezer. We would take unpaid time off of work ... and he'd never show or response to texts. When he finally did; we heard the most lamest excuses of why he couldn't show. Landmark did absolutely nothing to resolve the problem, and wanted to keep sending the same person out; even after we told them several times we didn't want this guy in our house! Since identifying the need/part, we've had no updates, responses, or information from Landmark as they've 'searched for and worked to ship in a replacement part', even though there have been local parts that could have been installed last week. They've wasted an unacceptable amount of time accomplishing nothing while we've been dying as temperatures in our home have been reaching over 90 degrees and causing unneeded stress on my pregnant wife and two kids. I've been wanting to write this review for some time. We purchased our new home in Bend, OR a few years ago now. We were offered to purchase home warranty from our real estate agent when closing and thought it was a good idea to have an insurance. Within the year, we had issues with both the AC unit and our hot tub. Calling and getting support for both issues was anything but easy or smooth and neither issues were fixed or corrected. The call center is outsourced to outside the country. My guess is somewhere in SE Asia. Our AC had a compressor problem and still under warranty. There was minimal to no guidance. The call center assistant literally just said, work with the manufacturer since the unit was under warranty. She didn't even mention a serviceman can be arranged to come out for a visit! Frustrated, I called a local HVAC service and left with a daunting replacement costs, I called Landmark for further guidance. It was only at this time, she mentioned that for a $60 fee, they can send a repairman to have a look. This is after the fact I've already called a serviceman on my own! I asked why wasn't this related to me the first time when I called. By her accent and demeanor, I can tell I was talking with the same assistant. She simply said that she was sorry. That was it! After paying $60 fee, a local handyman was sent out. The serviceman looked anything but professional and looked more like the lowest bidder. He said everything was okay, but it was far from okay. We had the same compressor issue the following year and eventually paid out of our own pocket for our repair. The hot tub issue was the same. It was winter and we had a leak in our pipe system. We paid our $60 fee and Landmark literally just gave up. They couldn't find anyone to help us (due to high demand of hot tub serviceman) so they said it was up to us to find someone ourselves, but asked we call Landmark first to discuss the repair. We paid the fee, but they never followed through, because it was too much work on their part to do their job to find a help. And once you find a help, the procedure is made so inconvenient it discourages you to follow through! In fact, I think they're banking on this model: make it inconvenient and time consuming so the client just gives up! On paper, they make it sound so necessary and easy to get help, but unless you can take a significant chunk of your time out of your schedule, dedicate half of your life, and prepare to give your first born to Landmark, you'll be left to navigate endlessly in a holding pattern dealing with an outsourced foreign assistant reading off the obvious script. Take that in and visualize that hard earned money is better saved for a rainy day and problem fixed on your own than paying these legalized scam artists. AVOID LANDMARK at all cost! I've been wanting to write this review and when I recently received a junk mail ad from Landmark today, it was a reminder to write a warning to others! If you bought a new house, avoid these guys. I'm wondering if the real estate agents actually receive a kickback for referring Landmark to the buyers. Just don't! Do your research if your realtor pushes this company and before you purchase anything from Landmark. They report only 60 employees on their LinkedIn page in Utah. The warranty I paid for is not even worth the paper it was written on. I tried to get a repair after paying for over a year - the plumbing company was over 60 miles from my house and I live in the city! They showed up at almost 7 PM after sending a 10 minute notice. I wish I could give 0 stars. Review: Landmark is the worst home warranty you can find. We have been without heat or AC since the end of October. It is mid December. Our poor animals and humans in our home are FREEZING. Landmark is waiting on a part from their distributor and we were promised it AROUND December 10th. We have been given the runaround with Landmark. Friday 12/10 we called dozens of times and left call back numbers and had someone even say they'd call us back. That never happened. We were supposed to *hopefully* have the part by Friday, December 10th so all we wanted was an update. Well come to find out the part might not be in until JANUARY 11th. We have had no heat or AC since the end of October. Our dogs, ourselves and our CHILD have had no heat in our home. It is mid-December. It is freezing. I'm surprised our pipes haven't burst. About 2-3 weeks ago they offered us a "pay out" and would send us a check with what they would cover and we would cover the rest. We considered it but we would have to pay almost DOUBLE to what we agreed upon. The funny part is the AC/Heat company they have contracted to do the job HAS THE PART and could do the job TOMORROW. But noooo Landmark wants to take the cheap route and wait for their distributor almost 3 months out since we lost heat/AC. This is neglectful. Also, you might suggest "try to call Landmark". LOL. We have waiting on hold for up to 2 hours and then finally it will tell you to leave a call back number and they never call. We've had our fifth and final straw with Landmark home warranty, a total scam. We should never have renewed our service with this company - it has been a complete waste of money. -First they covered a laughable percentage of our costs to replace our hot water heater (they covered 30% of the total replacement cost..). -Second, they made an error when providing the estimate cash-out and we had to fight to get the increased/correct amount. Don't trust the number they first give you..it could be an "error!" -Third, due to their slow response time and having to fight them on every issue, we were without hot water for multiple weeks -Fourth, our A/C went out last week, we filed the claim on Friday and did not hear from a contractor so we had to request a new service provider on a Saturday and pay $125 overtime fee in addition to the Landmark service fee, all because the contractor they assigned on Friday didn't call or answer their phone. -Finally, and no surprise here, Landmark now says they won't cover our A/C repair at all. They claim that it is a maintenance issue despite the fact that we changed our filter 6 months ago (and it is a 6 month filter). Today I asked to cancel my 4 years + patronage with Landmark Home Warranty. Apparently it is acceptable to ask for 12 TWELVE service calls and the problem persists. My dishwasher has been leaking about 1/2 cup of water since October! 12 appointments- at 6 hours "wait" time resulted in a still leaking dishwasher- solution was to call a senior technician (12 calls later!) 72 hours at home ... customer service at its WORST! Landmark contracts with the worst contractors who are not capable of completing a task in a reasonable time. When you request another contractor due to the poor service provided landmark will not accommodate you as their customer but will protect the contractors that do not even answer calls from landmark or the customer. In order to get a new contractor landmark told me I had to open another claim and pay for it out of pocket... again on top of the monthly dues. When you request a supervisor they do not call you back like they state they will. I have been dealing with an open claim for 3 weeks and still do not have a resolution in sight. Thank goodness it's not my AC during the AZ summer months. Do yourself a favor and find a different warranty company that values their customers more than shady contractors. read more

Had an issue with my stove, the digital control unit became inop. The part needed was "on backorder" so I was told I'd have to wait the 30 days WITHOUT a functioning stove before they could fix it. I got charged the $60 call fee. I called LG myself, ordered the part, and had it within three days. Called an appliance company and had their technician install it. This was seven months ago. I should have let this be a lesson! I just called Landmark for a water leak that I've paid them to fix TWICE previously. The "expert plumbers" they assigned to the job was a company I had to go to small claims court against for substandard work. I called Landmark and asked them to assign another plumber to the job. I was told I had to use the company assigned if I wanted the job done. I canceled the service request with Landmark and called a plumber with a five-star rating. He fixed the problem for less money than the service call fee and I got a warranty on the repair. Why pay for a subpar vendor? Why pay for the "privilege" of getting their attitude? I paid for home warranty coverage for 3 years with this company, but when I needed to receive warranty coverage on my old furnace that went out, I couldn't get anyone to help. I spent many days and hours trying to receive assistance to no avail. I spoke to a total of 5 different representatives. All of them repeatedly said I needed to call my furnace manufacturer. I'm in the process of trying to cancel my warranty. As of this date I still haven't been able to speak to a representative who can do this for me. read more

We purchased and have maintained an appliance warranty for about 5 years. We have been satisfied with replacement and service leading up to this point. We live in Tucson, AZ and a very strong reason for maintaining this policy is that we purchased the home with an aged A/C system and although we have had service on it several times over the years it has performed well. Last week our A/C quit, we contacted Landmark and were contacted right away by a service representative who after equipment inspection condemned our unit. Side note: Landmark has always provided very rapid response to service and claims anytime we have required their service. What we found out after our unit was condemned was that we own a split system, with a compressor outside and a coil and furnace to complete the unit. Replacement of the condemned outside unit would not be compatible with the coil and furnace inside and as a result we will be required to pay almost $5000.00 out of pocket for us to have a working unit going forward. We feel slighted and a little cheated as a result. I found the small print exclusion on our policy as it pertains to unit/system compatibility but frankly we have no background in mechanical so we could not understand how that would relate to our situation when reviewing policy coverage. We did a little research on the new unit we will be receiving and discovered two important facts, 1. the compressor (covered part) is by far the least expensive component to be replaced and 2. the entire unit with both required pieces can be purchased directly for a little less than half of our $5,000.00 out of pocket expense. We understand that there are labor/build costs and other fees involved in replacement and feel very confident in the service company provided by Landmark to do the job. However regarding this A/C unit we believe that we have not been provided the level of protection we expected and paid for. This out-of-pocket expense is abominably excessive. We did speak with a customer service representative who offered to pay $1,400.00 which is the amount they pay to the service provider for a $7-8,000.00 replacement. We are so completely dissatisfied with Landmark Home Warranty if you are considering them for a home warranty be sure not to ask them if a system or component is covered, you need to research all the appliances in your home, learn their operation and specifically identify coverage for each piece. This company is a COMPLETE SCAM; it's hard for me to think they can legally operate the way they do. We purchased a home and bought a home warranty plan to cover any unexpected issues that might come up with the home. Welp, a month after we moved in one of our hot water heaters went out. We filed a claim with LHW and they sent someone out to diagnose it three days later. Luckily it was 100 degrees outside so a cold shower wasn't that bad for a few days. The warranty department immediately called me and told me that they would NOT approve the claim because the water heater was located in our garage and was an old water heater. I told them that our contract doesn't say that the water heater won't be covered if located in the garage and nowhere does it say that they only cover new systems and appliances. The water heater was fully functional when we purchased the home. Unfortunately we had to pay a plumber to replace it out of our own pocket in addition to paying Landmark for a diagnostic fee and the garbage "home warranty coverage". This company needs to be reported to TREC, the Attorney General's Consumer Affairs Department and the BBB. Do yourself a favor and stay as far away as possible from this company!! read more

This is a terrible/immoral company with poorly trained individuals working the phones. They told me that having no water to the house wasn't an emergency and me not getting to drink water today wasn't an emergency. They also threatened me with more charges if i "lied" about being in an emergency. The told me to go somewhere else like a friends house.. during a pandemic. They only have two small plumbers covering Austin Texas.. the 11th largest city in the US. I called them jerks for threatening me with more charges and then they said if i called them an insult again they would hang up. I said" so you get to threaten me while i dont get to drink water today, but i cant call you guys jerks?" and he hung up on me. One of the most dehumanizing experiences I have been a part of. Well at least I was able to receive confirmation via this Yelp review that a check is being processed. I specifically asked Aida (representative I spoke with yesterday) to ensure we receive an email confirmation that we are requesting a cash option...yet to see an email. And you guys should be ashamed, $1,090 check for a job at minimum is going to cost $4K. That's a quote from 4 different vendors, two of which you contract with. We have been lied to for over 10 days. We were told that the replacement part was ordered by Landmark on June 30th. On July 7th after several hours on hold, we were told once again the part was ordered by Landmark and will be shipped directly to the vendor. When we asked for ETA, nobody could give one, we we asked for a tracking number, nobody could give one. We were told by Landmark that they would get a hold of their purchasing department and call us back. 2 days later, no word from Landmark. The vendor Optimum Air has been in constant contact with us, letting us know they have not received anything and can't get Landmark to provide any info. Finally on July 10th, after being on the phone for almost 2 hours, I was informed the part had not yet been ordered. Landmark insisted a Purchase Order to their distributor how're the distributor did not have the part in inventory and had not located it due to the age of the unit. We told Landmark the day after the initial assessment was done when they said "either replace a-coil or replace air handler" a-coil would cost us $1300 out of pocket and air handler would cost us $1800 out of pocket. At that time they also said it may be difficult to find a-coil, so we said let's just replace air handler and we would pay $1800 out of pocket. Here we are almost 3 weeks later in Texas July heat (triple digits) during COVID which means we are all home all day everyday with no freaking AC So, yes frustrated and tired of dealing with Landmark I said just give me cash option. A mere $1,090...and I better receive that mere $1,090 or I'll spend even more taking you guys to court. Thank god once we took it under our own wing, we will have a new ac in two days...No thanks to Landmark. This is exactly why you guys have 1 1/2 stars on Yelp out of over 400+ reviews. I wish I would have looked on Yelp before signing up with you guys. And still no resolution...other than told them send me $1K. In the end we are replacing entire unit for $8K based of 4 different ac company suggestions and a close friend who does HVAC work as oppose to spending $4K to replace a handler. Such a Below standard company, just poorly run and managed. Send me my email confirmation of check being sent out along with when I will receive it! Extremely frustrating that you cant get a supervisor on the phone for 48-72 hours as they are only available via email. Had a water leak under my sink that was dripping onto the electrical plug for the garbage disposal. They tech they wanted to use couldnt get out for at least 2-3 days so I was able to find another licensed and insured plumber to fix the repair same day. I am now on 6 phone calls and 3 emails to them to try and get approval for the new contractor to fix the leak. Was lied to by a CSR by the name of Bernadet, who also refused to end the call as they offer a survey once the rep hangs up. read more
