Yelp friends, we gather here today to document an extraordinary act of idiocracy. As you can see here they have allowed parking on each side of the main public easement. On one side you have folks lined up to the culdesac allowing access for traffic in one direction. Following this logic I suggest we go ahead and start parking cars facing the opposite direction so we can fully close this main access to the neighborhood. Real head scratcher. Local township and PD agrees this is a disaster on Landmarks planning and site development. Makes you wonder who these large corporations have sitting behind desks making decisions. read more

Our sales manager was so helpful in finding the right home plan for our family, and the design gallery consultant made the selections feel fun and easy. We also loved getting photo updates along the way and appreciated the homeowner orientation before settlement. Lets just say I wouldn't recommend Landmark to anyone and I certainly would never build with them again. I have built two other homes with other builders and have NEVER experienced even close to the issues we have had with Landmark. It's very disappointing considering the investment here. There have been way too many problems with the home from design into construction into occupancy. To make matters worse, from the beginning things were going very sideways during the design phase, I reached out via phone call and email to a VP in the company, Eric Zeigler, whom I was told from a previous employee was very personable and responsive, but only received an email from their secretary telling me in so many words 'he's too busy to be bothered with your problems'. I knew I had made a poor decision at this point and we explored moving forward with another builder but the timeline just would not work with our current living scenario. This is a 3/4-million-dollar home and the attention to detail is extremely poor and lacking. They cut corners everywhere and are building so many homes now that there is zero subcontractor quality control. To get into the details is too lengthy (longer than this already is), but a few things and this list is not exhaustive and the issues keep coming... * Very first day, exterior door knobs falling off when opened...PM tells me oh yeah there is a defect with these knobs. So instead of being proactive and not using those knobs they use them anyway in hopes they will work. * shower leaked from a pad door install and soaked the subflooring (still being remediated by them), * paint splashes everywhere floor, stairs and landing (even big globs on the ceiling), * dents in the stair treads, * a huge convex bend in the upstairs hallway drywall/base trim which I was told was bent like this because of a chase needed in the wall (make the wall framing bigger then! - inexcusable), * upgraded trim which doesn't align with the latches for doorknobs (latch hits trim and makes marks - on EVERY single door, was told this is how it is and nothing they can do.), * dirt embedded and stained into the sidewalk, * bumps everywhere in patio concrete, * very dirty and stained basement floor (not cleaned/scrubbed similar to garage), * stains on quartz counter which they are telling us is our fault, * parging on patio which is chipping, cracking and falling apart, * Very poor detail and customer satisfaction with lawn, outlets of downspouts and sump pump, and landscaping. * My lawn sat unstabilized for months before any seed went down. Zero top soil left when they finally came to seed, but they didn't care despite my many texts to the PM. Just ignored me. And as a result, my lawn is very thin, rocky and about 90% crab grass. Worst lawn ever. I've built two other homes and this far and away the worst. But they don't care, just tell me it's not warrantied and it's installed to builder code. Other neighbors complain to and nothing is done. * Plumbing going through my ventilation system in basement (is that even to code??) * Hot water heater failed within three months * Broken damper in my HVAC * Bilco door issues - mold on the exterior of my basement door, gets so wet in there that I get water IN THE HOUSE. * Gutter on the back of the house which collects almost my entire roof runoff to one downspout. Not enough capacity in this downspout and as a result the water pours over the gutter all over my house and lawn making a mussy mess. * The development is a complete mess...random piles of lumber, random piles of piping, muddy and dirty streets. The basin was a complete mess with contractor trash until the DEP was notified. The ONLY time they have swept the streets is when they have an open house for the model. The people who have already bought can live in the filth, but they dress it up for potential buyers. Just bad business practice. Also, when an area is considered unfinished like the garage or basement, you better believe they put in as little effort into the area as possible. I have writing from contractors all over the drywall in the basement stairs. The windows in the garage did not even have casing. The trim they do put in is stained and dirty. Absolute trash. Some of these issues have been fixed, but many have not. Additionally, these issues should not even come up if Landmark cared enough to review these things BEFORE I discovered them. To say Landmark is unsatisfactory is an understatement. If some of these major issues are not fixed I will be forced to get an attorney on my side and there will be plenty of bad publicity at that point. read more

DO NOT BUY LANDMARK'S WINDING CREEK home in Annville, PA at 213 PINNACLE RIDGE - the SLAB ON GRADE SLAB FOUNDATION IS BROKEN IN HALF! Landmark (I now refer to them as Crackmark) was building the house for me. I refused to purchase the house because the foundation slab was severely cracked in numerous places and completely broken across the entire slab foundation. Crackmark may say they repaired the break, but the only true way to repair a broken slab foundation is to repour the slab. Crackmark refused to repour the slab. I noticed cracks as soon as the foundation footers were poured and it continued for the whole slab. I notified Crackmark immediately. The response about cracks in the foundation I received from the winding creek community sales manager, nicole wamsher, was "We see cracks in concrete all the time. Cracking is concrete in mostly normal". Cracks are not normal. I have had numerous homes but never cracked slabs. Cracks are weakness in the slab. David Noecker, the Project Manager, said "In garages, basements we install a product called zip strip. That is a product to help control cracking where we want it. In slab houses we do not install since it all gets covered." David Noecker explained several preventative measures to properly cure concrete to ensure the slab does not crack due to heat. He stated that Landmark does NOT take any of those preventative measures. I guess actual quality does not matter as long as Crackmark can hide the cracks. Pennsylvania Residential Structural Concrete Code 2014 states "6.5 Curing. After placement, concrete shall be protected to maintain proper moisture and temperature. Protection shall ensure that excessive water evaporation does not impair required strength or serviceability of the element. Sections 6.6 and 6.7 shall be followed in cold and hot weather conditions, respectively." Section 6.7 states "6.7 Hot Weather, 6.7.1 During hot weather, attention shall be given to ingredients, production methods, handling, delivering, placing, protection, and curing of concrete to prevent excessive concrete temperatures or water evaporation that could impair required strength or serviceability of the member or structure." I would think that a slab broken in half impairs the required strength or serviceability. I told the Landmark executive vice president, Eric Ziegler, that I would consider purchasing the house if Landmark would warranty the foundation for 10 years. Eric told me that the state of Pennsylvania warranties foundations in new homes for 10 years - blatant lie - Pennsylvania does NOT! There are numerous other issues I had with Crackmark but I've rambled enough. Based on my very recent experience with Landmark Homes, I highly discourage anyone from building or purchasing a house from them. In my opinion, Crackmark does not care about quality or the customer. The customer is nothing but ching, ching in their pockets. Crackmark never apologized or admitted fault. I guess they have no problem or conscience in taking advantage of disabled senior citizens. Don't buy a Landmark, buyers beware. They concentrate on the hard sell because after settlement and even during the building they do not hold themselves accountable for ANYTHING. House is done early, what a surprise. construction grade materials at luxury prices, overpriced homes, lack of any quality control or craftsmanship, the catch 22 HOAs they set up to make sure you pay fees so they can make sure everything looks pristine so they can sell more houses. we pay double; HOA fees, run by inept management company which the board consists of 3 paid employees; 2 landmark and 1 mgt. company. HOAs are for those who actually live there. The HOA is non value added and we pay taxes and HOA fees that the taxes already pay for. EVERY HOUSE or property in our development has had issues. Landmark fights with you to get anything fixed. they are deceitful in sales and practice. they may have built decent houses in the 90s, but not now! too big to fail? when was the last time one of the owners stepped foot inside the houses being built now? read more

This is our second landmark home. Our first home was built with attention to detail. Unfortunately we are not pleased with the degradation of the senior leadership at landmark. I must single out a few employees that we feel are the only reason they stay in business, Kristen Larusso, Steve Morgan, Dale and Lynn. Sergio is professional, and caring, but the aforementioned individuals are limited in the fact the company has grown beyond the point of finishing current projects, before they take care of new ones. It pains me to write a negative review when I have crossed paths with some of the hardest working, and honest individuals in the home building business. The problem is at the top, as I feel greed has come before customer satisfaction. It is very simple, complete one project before starting others. Keep the roads clean , free of nails and screws that have caused many fattened tires. Have the ability to contact senior leadership with issues that haven't been resolved. Take some pressure off of Leanne as she clearly is inundated with way too many unfinished projects in completed and paid for homes. read more

We have been in our home for almost 5 years now . Our home is well built, and Landmark stands behind their workmanship, even after your warranty expires. We had a minor problem with our shower and they repaired it, way beyond the warranty period. Their staff is professional and demonstrates attention to detail. We are even looking to build our second home by Landmark. Building a home is no easy task, and with it comes tremendous responsibility and liability. I believe landmark bears this with the utmost integrity. I would have to refute the prior negative comment. read more

I am a mortgage lender. I work for a company that lends people money to purchase new homes. I sent some of my preapproved buyers out into the market and they decided to buy a new home from Landmark Homes. They needed an appraisal done after the home was completed. The person we had lined up recently broke her arm and was unable to complete the job in time. I immediately appointed a new appraiser to complete the job. The new appraiser was not as quick as I had hoped, leading to a delayed settlement. Laura Chandler, the Settlement Coordinator from Landmark Homes, went above and beyond her chain of command to not only point the finger at my company, but to also try to get the buyers to ask my company for additional money for not settling on time, although my company was not at fault for any of the delays. For someone who has never worked in the industry, she certainly knows a lot about mortgage lending laws and procedures! I would advise anyone looking to buy a home from Landmark to immediately indicate that you do not want Laura Chandler involved in your transaction. read more

Our home was build quickly and is a quality product, and relatively expensive. It was not without defects, but they are minor, although numerous. Most are cosmetic, not structural. The Declaration, a binding part of the contract, is loosely interpreted by a self-appointed Executive Board for the Home Owners Association, of which all owners are members, but who have no voice. Monthly assessments are unsubstantiated. There is a lack of billing and payment records, and an absence of property conveyance documents. Property owners are required to pay for services for property they do not own and they are assessed without substantiation. Their concerns about these serious matters are not addressed. read more

Do you remember those Hefty trash bag commercials from the 80's? Hefty, Hefty, Hefty/ Wimpy, Wimpy, Wimpy. Sorry to report folks, Landmark is on the latter side of things. We have been in our new home almost four years now, and it is almost laughable quality. We call it our Pinata house because everything you think is wood is actually compressed paper. The doors, baseboards, window sills, railings....All paper. It is shameful the quality they deliver and the prices they charge. We also got nickel and dimed throughout the entire building process which is not appreciated. They extra charge for EVERYTHING! Even to put our excavated dirt back (and the .5 inches of topsoil that can't grow a damn thing). If I were you, i would stay away. Go with a reputable builder and save yourself some BIG headaches! read more
