I advise do not rent at this place due to the office staff, their terrible attitudes, quoting law incorrectly, and consistent blowing residents off. they are always trying to tow vehicles even when following lease terms and rules. I have been living here since February and I have nothing but great things to say about this property and its staff. From the first day of touring Deanna was a great help showing me all over and answering all of my questions. Jodi and Michelle in the office also get back within timely manners to emails and are super knowledgable. The maintenance staff is fantastic too, they are on top of taking care of residents and I haven't had to wait more then 2 days for fixes to stuff unless parts were backordered. Everyone here is great! The community itself is very quite, well maintained, clean, and there is lots to do. The only down side is the desert moths...they are just habitants of the area and the community does spray for them but they are pests if you don't like bugs and tend to use your patios a lot. You just have to get bug zappers or spray and you're all good. The pool and spa area are beautiful and super relaxing, one of my favorite places on property to enjoy. I love that there is also a playground on property for family and friends that visit with little ones, it gives them lots of room to run around. Overall this community is perfect for someone looking for more traditional living without the prices of affording your own home. This might not be the newest complex but it is the best in the area! 11 out of 10 rating :) read more

Rented here for an awful 14 months. Here was my experience... *During the annual fire inspection I had a family emergency that was taking me out of town. In emails I was told I had to bring my fire extinguisher to the office during business hours or I would be charged a $50 fee. Maintenance could have picked up the extinguisher but property manager said, 'NO!' Had to involve the regional manager who had maintenance pick up the fire equipment. *package locker area is to small. Packages left on the ground and 2 of mine stolen. The keyboard was broken the entire time I lived there, will not scan barcodes. * there was a very foul odor around the building I lived in. The smell would be so horrific blowing through the walkways, I would hold my breath until I got out into the parking lot. *loud music many times at 1am, 2am. Texted property security. He told me the office wouldn't do anything unless I called the police and filed a report. I have the text! *Cars will line up and wait at the gate for someone to go through then everyone goes. What are you going to do... get out and ask if they belong there? I found the gate to be a nuisance. Especially on a property that's not fully gated. Uber drivers,Instacart, shipping packages,... It was an ineffective pain. *The carport covered parking poles are in the way of you getting out of your car if you pull forward in your car. Parking backwards is not allowed. They don't care you can't get out of your car. Their interest is seeing plates and towing cars. *on the 60 day notice - the manager requires you use there form. It's 3 pages long and waives the 24 hour notice to enter an apartment. This was a big deal for me because of confidential case files. *My unit was upstairs- the tenants below sit on patio chain smoking cigarettes & marijuana. My Unit either smelled like an ashtray or bong. Of course you can live in a closed up house with no fresh air and pay more on electricity to run the air. YAY! I don't live in an ashtray, and pay 250 more than advertised rates. *My unit was suppose to be upgraded but w/d was old, didn't match, had to wash my clothes twice. Who paints baseboards, ceilings, and walls all the same color? *dishonest/unfair- they will not give existing tenants advertised rent rates. I was paying 250 more than the 8 same floor plan available units. They refused saying all the units have different upgrades and now just listed it for what I asked them to rent it to me for. *my Unit was on the main road and YES the traffic is very loud. I slept with my TV on to help buffer it. *in the contract they have listed cost you will be charged for cleaning, nail holes, etc... You are at their mercy to be honest. I got a neutral third party inspection prior to turnover. Thank god I did. *cabinet shelves in kitchen have a lot of paint. The paint got on my pans then on the glass stove top. It took me forever to clean up the mess. *I was charged 100$ required move in cleaning fee. There was hair in the bathroom drawers, baseboards were dirty, cabinets dirty, the hot mop on the tub was done horrible. It wasn't smooth or covered. The walls are pretty damaged from repeated nail hole patches. *it's a pain to have visitors because of the parking rules. You have to have a parking pass which you can only get during office hours. They tell you there is one on line but if you read it, it states it has to be signed by the office. No pass - they tow. Park backwards they tow! *the toilets are small and low to the ground. *you are REQUIRED to pay trash valet. My unit was at the end around the corner, Trash was picked up about 50% of the time. I just stopped using (but still had to pay for) it and threw my trash away. Waste of money! read more

Second time, I asked for help moving the refrigerator freezer handles to the opposite side, to accommodate my shoulder surgery. Terrible place to live. The management staff only care about your payment. They do not care if you're A/C is broken all summer or that youve had a pipe leak since the first week of move in, they still expect you to pay your rent. The maintenance staff is slow. since ive moved in they haven't responded to any request. I have been sitting in 110 degree heat for 3 months. There is no security and cars are stolen frequently, the owners don't care. They will also tow your car even if you have a parking pass. Not to mention the lack of pest control. there are spiders, lizards, and scorpions everywhere even your apartment. The place may look nice but that is deceiving. read more

Honestly these apartments are ridiculous. They micromanage literally everything. Can't have holiday light on ur patio past Jan 5th, can't have visitors over without a parking pass and they limit the amount of passes you may have, family pets aren't allowed to visit, and expect to get an email from the office every week regarding a new rule. They towed our friends car at 8 pm for visiting because they did not have a pass and they also towed my husbands work truck . They ask for a ridiculous amount of paperwork when applying. I should have took that as my first red flag. I've never had apartments ask me for my W2s? If you don't mind having 1000 rules then moving here is for you. It's just kind of ridiculous how they treat us like college kids. I honestly don't recommend living here. Don't let their response fool you . They don't tell you about the 1 million rules they have. If you like having guest over I wouldn't recommend this place! Once the leasing office is closed they allow the tow company to tow any guest vehicles that don't have a parking permit. They will lie to you on the phone that their is a parking permit that is available to print out on the resident portal, so that you can use it if you don't receive a SIGNED parking permit before the leasing office is closed. I tried to get them to confirm that the unsigned parking permit would be valid via email, so my family member wouldn't get towed in the future, but unfortunately they didn't respond to me ever! They have made having guest over to my apartment a HUGE hassle as they expect my guest to park ALL the way at the front of the complex next to the leasing office once it is 6pm and only to 7:30am. NOTE: you are only allowed TWO parking permits per month, so use them wisely! At this point it just shows the leasing company is obtaining some kind of kickback from the towing company as I watch vehicles being towed almost every night. read more

We lived here for almost 3 years and enjoyed our stay for the most part. We lived towards the back of the complex (the very top of the hill) and we did experience some pros and cons when living here. Pros ------ -Quiet -Washer and Dryer in Unit -Office being open 7 days a week -Very nice pool Cons ------ -Thin walls. I wasn't able to enjoy being in my home because my upstairs neighbor's then girlfriend enjoyed stomping around upstairs all day. I can't imagine what it would be like if you had someone with younger children living above you. It lead to me being awaken at multiple times of the night. I can literally tell you when my upstairs neighbor would get up, go to the restroom, come home and then be intimate with his girlfriend (because you can hear it all) -Bedrooms being close to neighbors garages. Another thing that would wake me up. I had a neighbor who literally enjoyed opening and closing their garage all the time. They did not think this one over when designing the floor plans here. -Creatures. I know your pretty much in their homeland, but we had a scorpion problem. When we first moved in we killed a good bit of them. Whenever a cricket was in my apartment I just knew that a scorpion would soon literally chase it. We also had a whipless scorpion and a sun spider in my bathroom out of all places. If you don't know what those are, use your imagination and skip the nightmare fuel. -Rent price. Rent went up to where it wasn't worth renting anymore. We ended moving into a house last year. I wasn't expecting to get a security deposit back after reading alot of these reviews but in my surprise I ended up getting almost all of it back. If you like being away from the city and don't mind a few critters, this is perfect spot for you. read more

DO NOT LIVE HERE!!! It's roach infested. They said they don't have a problem but I've spoke to different residents who have the same issue in different buildings. Our floor had flooded due to water heater breakage, they only replaced the padding under neither the carpet instead of ripping the whole thing out to replace. The maintenance people don't wear booties for their shoes when entering homes. (I've lived in many places throughout the valley) this is the WORST one. Never had any issues at a Mark Taylor community. They wouldn't even compensate us when it came to us having to run the dehumidifier and four shop fans for almost a whole week off of our electric. Same with the water bill from the water heater breaking. They literally just paint over the dirtiness as well that the previous resident had left behind. There was a hole in the wall in our laundry room that they just BARELY patched up mind you we've been living here for almost a year now. We can not wait to move. Also if you love to have visitors (because I did, coming from a big family who loves to see eachother) DO NOT MOVE HERE. You have to constantly ask for a parking pass for your guest or THEY WILL BE TOWED. We "can't get anymore because we've had too many." Which is a bit ridiculous because I didn't know it was against the law to have family visit with you. And they will suspect other people living with you while being awfully rude about it. Definitely not worth the trouble moving in here. Front office staff sucks, the community sucks. They'll be nice to you at first to sucker you in but don't fall for it. They are a bunch of rude ladies running the office. The manager of the community isn't any help either. AVOID THIS PLACE AT ALL COST. SAVE YOURSELF THE TROUBLE. read more

This is a day 12 review: I moved in a few weeks ago mid pandemic. We got off to a rocky start - some marring in the bathroom, a dishwasher that doesn't drain properly and some sort of gunk in the dishwasher. I've found a few other things that haven't been as big of a deal - mostly a few broken blinds or just mismatched. The maintenance team is STELLER. Once things came in, they were great about getting things handled and staying out of my hair as I work from home. They also took care of some of those smaller issues on the fly instead of having me call in again. Needless, I'm super happy with them, once I get to them. On the other hand, I'm less pleased with the leasing office. It seems that these few issues I've had are very difficult for them to understand at the moment. It also seems until I had a conniption on one of the leasing staff and wrote a long winded email to management, that follow up on everything was on my shoulders. I was told something would happen by Friday. Didn't happen so I called Saturday to be told in essence ooooops our bad we didn't call. Yep. I knew that already. Sunday, same noise. It's frustrating to move into a place with certain things promised and not receive them as stated. It is even more frustrating that a check wasn't run before I moved into a place that sat empty for a month or so. It's appalling for leasing to treat the issue as no big deal in a season of stay at home orders and not being able to do dishes effectively or timely. But ya know the thing that pissed me off more than anything else? Calling leasing for an update on something as discussed the day, being told it wasn't available, having the leasing agent get snippy, then hang up when I asked for her boss. I refuse to name who, but my leasing agent was Allison and she was flipped fantastic and still is when I get lucky and she picks up the phone. Life ain't easy though, and I mostly get someone else in the office. Now that everything is working alright, the apartment ain't so bad. The neighbors are nice. It's quiet. It's tucked into the hills. For me personally, it's nice to call this place home for awhile if management improves. Otherwise I'm nervous for the price I pay, compared to the service of office staff. I'm sure I'll have an update later. I am here for another 13.5 months after all, but first impressions aren't looking to great right now for the management staff. read more

Our AC compressor went out in the middle of the Covid-19 pandemic and they still came out same day and talking all the necessary precautions, put the portable unit in until the AC repairman could come fix it, later that same day, on a hot, muggy Friday afternoon. Everyone from the Ladies in the office to the maintenance and repair specialist were amazing! And within the course of approximately 6 hours we were back to having cool, crisp air. Everyone here is so kind, genuine and professional. We are so very blessed! I've lived in this complex for going on my 4th year now, and I STILL have absolutely nothing bad to say. All interactions with management and the front office staff has been pleasant during the whole time and the maintenance team kicks butt with how quickly they respond! At no point in time have they been rude or brushed either me or my son off when going into the office. Yes rent has increased slightly each year, but looking at the amenities provided within the complex, the area we are located in and the major boom in businesses and homes in the area it truly makes sense! I paid much more for an apartment (in Southern Cali) that had so much less than what I'm paying for and living in now! Not to mention, I have yet to live in apartments that don't have some sort of "inflationary" increase in rent each year....and it has never been an insane increase. Yes there are scorpions, but hello....we live in the desert! Pest control is always sent out (during their weekly visit) when you notify the office of the issue. Any problems, whether related the appliances, pests or whatever have always been handled in the timely manner, and I have never had to follow-up for lack of action. As my son grows and needs more space, I dread moving anywhere else because we are established here as tenants and they know who we are despite the number of other tenants and visitors they have on the property. Who knows, maybe we'll just shift to a larger apartment in the complex because we truly love it here!!! read more

UPDATE: I moved for my sons schooling needs. I got absolutely hosed on the move out. Even though my apartment was slotted to be renovated (all new carpet, new faux wood slates, paint etc upon moving out... I was charged. I was there several years and new ownership was acquired during my residency... so they weren't able to renovate till after my move out. They even charged for tire marks in the garage cause from when they repaved the blacktop throughout the community. The lease amounts are going up fast! Previous leases were only increased by $50. The last was over $80. The increase does match other area rental increases. Good neighborhood, people, schools and it continues to grow rapidly. Original Post: Was here for 4 years so far!! Positives: (Too many to count): Great Management team... So much better than the previous management team... You can tell they work together well. They have always made me and my son feel welcome & at home, Spacious Floor plans, Reasonable (for area) lease rates... Though for me this years lease increase was a significant jump from previous years annual jumps. Friendly & Skilled maintenance team, Plenty of amenities, Location close to Ridgeline Academy, Great for families and individual persons, Pet Friendly, List goes on!! Only 3 negatives: Yes like other reviews neighbors smoking on balconies keep others from opening doors/windows for fresh air. Lax pool rules & loud spa motor: Unfortunately not everyone respects that people sleep in units next to the pool/spa: Neighbors/non-neighbors out during late hours any day of the week... You would think they would try to keep noise down.. But fact is most times it is louder than days. Management does have an on-call and they do show up but really lost cause as most times noise goes right back up once asked to keep it down. I don't like that the move out notice was raised back to a 60-day notice. I don't anticipate to getting "hosed" by the move out like the other review. Previous management didn't have good cleaners or carpet cleaners so it won't be hard to leave it cleaner than how I got it. Only reason for possible upcoming move is to go out of state or close to my sons new school. I absolutely recommend this Community... Terrible management! Great facility though. My friends and I rented a three bedroom for 6 months. Upon move out, the unit was cleaned but I did leave a few cleaning products behind as I couldn't pack them(I figured the cleaning crew they hire would appreciate it). We then received an assessment for everything under the sun. Even though they owed us over $1,000 in over paid rent and deposits, they had the audacity to bill us for for the full amount they owed us plus another $100! "Marks on the walls"-no such thing. They charged us to paint almost the entire unit! After a 6 month stay. There were many more charges that I didn't agree with but won't list here. Expect to get SHAFTED if you rent here. Take many many pictures, at both move in and move out. The "deposits" and cleaning fees are basically taken from you and then you get billed again for cleaning services after you leave. We had a three bedroom apartment that was above a row of garages. This set up worked well for us. The apartment was laid out well, had a large balcony with mountain views, and kept noise between neighboring walls to a minimum. Everything was fine till the new management company took over in 2013. We had a new neighbor who left his large dog on the balcony next to ours when he was at work, or out. The dog would bark and howl for eight hours a day. We complained. Management saw the dog howling and barking and warned our neighbor. This continued for over five months. The dog remained. This same neighbor had a hotrod car. Against regulations, he would work on it in the parking area. Revving the engine on and on, taking up three parking spots with his tools. He was a nuisance to many neighbors. Nothing was done about that. The same neighbor began to barbeque on his balcony. We saw the flames shooting up, close to the roof, many times. This is against the regs at these apartments and against fire code. Management did nothing, despite the clear danger to all of us. The previous management company was friendly, responsive, and professional. The new company was sullen, secretive, and non-responsive. It was like night and day. We had planned to live here for at least 3 years. Just after our second year lease ended, we moved, since it was clear that the management company was not going to take care of business. We incurred the additional expenses of moving, and relocating in general simply because the management was so ineffective. Yes, the apartments are nice. The pool/hot tub is great. It is a lovely setting, and very convenient. But be aware that management will not be looking out for your best interests, or even your safety. read more

Current resident. Moved in a month ago. At move in, the apartment was dirty, missing blinds, had paint on the granite countertops, cigarette butts on the patio, etc. No biggie. We reported the issues to management, they came up and photographed and offered to have the cleaning crew come through. We were moving in that day, so we declined and cleaned it ourselves. We have a 3 bedroom, above garages. The setup would be awesome if it wasn't for the turd downstairs raving his motorcycle, atv, or giant trucks everything he pulled in or out. Pool is nice when it's not being flooded by geriatric assholes who can't read the "No Smoking" signs. I'm a smoker, but I have enough respect not to sit there getting hammered and chain smoking in an area that is clearly marked as non-smoking. Walked into the office and reported it today, but the young lady behind the desk seemed more bothered by my reporting than the actual issue. Plus, considering the pool is connected directly to the office, you would figure they would monitor that stuff. Probably the most telling thing about this place is the front gate. It's not a huge deal, but it gives some insight on how much they care. Every day, the gate is broken. It either partly opens, stays open, or the scanner acts weird. Considering that the gate is the first thing people see, you would figure that they would at least keep it functional. Nope. Been on the fritz since we moved in. All in all, I like the layout of our apartment, but it seems it would be much better if the property management worked a bit to keep the place as nice as they make it out to be. At almost 1500 a month for the 3 bedroom, you would figure they would take care of the joint. Luckily for me, it's only a year lease. I'll be out asap. EDIT Figured I would update my original review to reflect a few things... One, I've noticed that the rules are pretty lax around here. In addition to the smoking at the pool, pit Bulls are fine as well. For the record, I have no problem with pits. Had one for 11 years, will have another once I'm in a house. But the apartment very clearly states that you aren't allowed to have them, yet I've seen numerous bullies around. Also, apparently disregarding fire code is acceptable as well. Again, for the record, I love grilling. I wish I could grill every night. But I understand that phoenix fire code, and the lease, states that you can't use a grill on a covered patio in a multifamily dwelling. So I find it odd that grills seem to be on quite a few patios. They did fix the gate though... read more

In all of the years that I have resided in condos, nothing can match Los Colinas, and it's very efficient staff! The good folks at the leasing office are very friendly and helpful. Jamie our beautiful manager, is always willing to help you out, as is Dale, another manager across from Jamie's office. Kirsten also deserves mention. Nick, the maintenance manager, is great too. He and his very efficient staff are all prompt responding to service calls. Juan has been assigned many times, and always completes his repairs with precision, and always aims to please! The new company does a fantastic job of running the operation, and has rules in place that are designed to make our condo home community a safe enviornment, with immaculate grounds and landscaping maintenance. The views are phenomenal, and there isn't anywhere that compares to the quality demonstrated here at Las Colinas. I had considered other properties in the Phoenix, and Scottsdale area prior to moving here in 2011, and there is nowhere like it anywhere. Worst Experience of my Family Life - We moved here temporarily while our house was being built. We're extremely disappointed in your company not easing on the lease agreement since the conditions of living in unit #3066 were so horrible. The unit was not move in ready. The garage was dirty unsweep and garage door didn't work. Paint drops were left all over the floors from the painters, and the horrible hole in the ceiling in the master bedroom that maintenance cut that was open to the outside deck. We later found dry wall dust all over our bedroom furniture, bedding and TV that we had to clean up. The hole in the ceiling was left open for 36 hours to let any bug or insect into our room. We couldn't even sleep in our bedroom. Later someone from your team taped up the holes while we watched bugs fly around inside the plastic at night. A cricket even got up there and chirped all night long. This is one of the worst experiences of our lives. I run several business and value my customers. I value that they got what they paid for. We did not get what we were promised, luxury living in apartments. Be warned! They will make you pay two months rent to get out of your lease. Or they will destroy your credit.
