Keep in mind my family was coming from out of state and was completely blindsided with this place. not only having to be welcomed with such a disgusting and unclean apartment with my newborn and toddler the management in the office seemed completely unbothered with how they left this apartment to be presented and actually considered it as FIXABLE. This apartment was FAR from fixable and on top of that my question is well if this stuff was so easily fixable then why wasn't it fixed before our arrival especially since management and maintenance had extra days to clean before we came due to being out of state (they were aware of this). Here are some pictures of what was wrong with this unit and if anything was actually fixable it would've probably taken our entire lease agreement to fix. I don't know if they expected me to be in and out constantly during the most hottest months of the year with two under two to "FIX" these issues but thats extremely inhuman and inconsiderate. Obviously the two women in the office don't care how not only these apartments are presented but clearly don't care how they present themselves either considering how hard it was to even get them to realize how wrong it'd be to charge us a full months of rent when we had already moved out the day after arrival after seeing how disgusting this apartment was. I guess anyone can get hired now days. After trying to walk all over my husband in the office by trying to charge us it took me stepping in the office to deal with this mess. Still waiting for the deposit back since we practically left the place cleaner than before we entered by cleaning the whole fridge down, cleaning black mold out the washer, and scrubbing the toilet and shower from piss and black stains. Absolutely disgusting. Not to even mention the unexplainable drain situations in this apartment.

Updated Review: Lived at the Happy Valley location for 4 leases which involved Covid. The staff…read moreprior to Covid was proficient and strived to make sure the tenants needs were met. After Covid, new staff took over and the positive bedside manner was no longer present. Prior complaints and agreement having been made with the previous staff went unaddressed and often ignored leaving my move out with stressful, unpleasant conversation with the new staff ( mainly Jessica ) and unresolved problems and unhealthy fines. After residing there for so long, I would have never imagined that one staff member could ruin such a strong impression of this company brand for me. I would not recommend as long as Jessica sat in charge of anything in that front office. Also, pigs and their many kids could be seen running around the grounds for months usually after midnight so be careful and on the lookout for them because they're dangerous. Also, frequent flooding throughout one particular section of the complex ( next to the fire equipment area), large dogs with no home training that challenged your walking to the mailboxes or anywhere on the grounds at night, fighting dogs that brought half of the complex outside at night and last but not the least gossiping maintenance who also got caught during the day having a cursing match in the parking lot with ( Jessica-management staff ) and yes I have a video of it with a stamped date and time on it. I probably would just opt to pay a little more and reside elsewhere. Before I close however, I did find the people who resided there being pretty nice and helpful towards another. There was air flowing between the doors because they didn't close all the way. Jerry and crew took one door frame apart and put it back to together and called it good. We also found they cracked one of the doors frames. We setup a time several times to fix the problems and Jerry just couldn't make it and the last time they were supposed to come out and everything was set, they just didn't show up. We received no call, text, or anything. Additional problems with the door: it squeaks by the handle and the part of the frame they tore apart has come apart again so the frame isn't even on the glass. The door is literally falling apart, doesn't keep air and rain out, fingers can fit between the doors, and it has a cracked frame. Jerry and his "assistant" have stopped responding and never fixed the door. They have ghosted us and never returned after promising they would replace or fix the door. Additionally, Jerry had someone else do stucco repair around the doors. The stucco texture never matched even after having the stucco guy come out twice.

While no specific timeframe was provided, staff mentioned instances where applications had been processed within two days. I submitted my application on June 13, 2026, with the expectation of a move-in date of June 19, 2026. However, my application was not processed and completed until June 22, 2026, which is an unusually extended period for an applicant with an exceptional credit score (above 800), no rental references to verify (as I was a homeowner at the time of application), and a long-standing history with the same employer earning a six-figure salary.Upon moving in, I discovered numerous dead insects in my apartment. It was apparent that the unit had been exterminated prior to my move-in, but no cleaning efforts were made. Despite applying for the lease on June 13, 2026, and having ample time to clean (as my lease did not commence until June 23, 2026), the unit was never cleaned after the extermination. I documented the presence of dozens of deceased insects during my move-in inspection, but management did not take any action, offering no apology or acknowledgment of the units unsanitary condition.A week after moving in, my name was still not listed in the directory, the code I was provided for visitor access was ineffective, and the transponder for the gate was malfunctioning. Those issues were resolved. Recently, I discovered that the mail key I was given was also non-functional, and my email correspondence regarding this matter went unanswered. Additionally, four out of the five phone calls I made regarding the issue were not returned.Nearly one month after moving in, I still lack a functional mailbox key and have been unable to access my mail for more than a complete month. I did submit two work orders that were handled promptly by a very professional handyman, and that was definitely a plus, but overall, I am completely floored at how an apartment community that uses the labels like "luxury" and "exceptional customer service" can be so flippant and non responsive. Taylor (the Community Director) is one of the nicest, most accommodating property managers I've ever dealt with anywhere! I've rented quite a few properties in my 40+ yrs on this earth, in many different states! Taylor is awesome, as is Brittany who also works in the office here. I also have to give a huge and much deserved shout out to the maintenance team here!! Ricardo, Ryan, and the others have been fantastic. I've lived here for a couple years now and any time I've ever needed anything they have been quick to fix/repair or even just look at whatever the issue was. From AC repair, to new appliances, to fixing leaky sinks and anything in between!!! The property as I said is also very well maintained and I feel very safe living here. Constantly sticking my bare feet. Had to complain for six months for them to get new grills that actually worked And we're safe. Maintenance guy flirting and harassing with my spouse ( he basically told her she was not on the lease and she could not make any complaints) Would make his way around her to talk to her on a daily basis kind of creepy. This had to be solved by myself face to face in the parking lot with me letting him know that he was not welcome around me or my spouse and not to have any further communication. They Would not trim the trees scratching the roof or the side of our apartment. Took over a year to get that done because they were "" shopping for a vendor" Several times trash not picked up overflowing bins. Now they have zip tied the gates so you have to throw your bags in the dumpster to prevent from large items being left there. Complex is not secure contents of my vehicle were stolen police report in the city of Phoenix from parking lot. Had my apartment professionally cleaned when I left and they still charge me $518. So as you can see these are probably just typical issues when you live in a multi family dwelling. However none of my issues were ever adequately satisfied. I started paying 1500 a month when I rented and when I left I was paying 1800 a month. The management is never on the same page misinformation and disinformation. Not a good feeling. Maybe I'm the only one however in communicating with my neighbors I know I'm not. I do take into consideration Covid however most of these offenses happen to pre-Covid.
