Great experience with a soft wash of my house. Good customer service and easy to schedule.

LBL DOES NOT HONOR THEIR WARRANTY! I had my roof and shed washed October 2025 with a promise of a five year guarantee. By June, it was obvious the shed needed another service. I called LBL and was told the shed was not included in the guarentee and they refused to come out and reclean it. Same service, same shingles, same day, paid full price. I was never told the shed would not be included until the day I called them to trigger the warranty. I was not given an explanation of why it was not included. I'm so disappointed and the job they did on the house roof was minimally adequate at best. I most strongly DO NOT RECOMMEND LBL. read more

PUBLIC SERVICE ANNOUNCEMENT‼ Deserves ZERO STARS!!!!!!!! We can not say this loud enough!!! DO NOT USE THIS COMPANY‼‼ LBL Softwash Taylor Medlin 139 Fenton Mill Rd, Williamsburg, VA, United States, 23188 We reached out to LBL in late June to have our gutters cleaned and a whole house soft washed. We had a lengthy conversation as to what was expected, pricing and that we wanted them to NOT wash any of the painted white trim. Fast forward to July 10th (1st attempt) 2 guys showed up to do gutter clean and power wash. They blew debris all over the fresh mulch, plants, bushes and yard and did not clean up after themselves. Had to reschedule because they had faulty equipment and were unable to power wash that day. We were told by Tyler the head crew member, we would receive a call within 2 days to reschedule power washing. They never called. We had to call to be rescheduled. July 14th (2nd attempt) @ 4pm Tyler returned to softwash the house, again faulty equipment but assured us that the job would be done that day (3 holes in power washing hose the helper taped up and a new hose missing the male end). Our home is approx. 2600 sq foot/ 2 story. 31 minutes later they were packing up and backing out of our driveway. The deck was not soft washed at all. The bleach was so strong that you could smell it 4 houses up wind. When examined by us and camera footage on our property we realized they used straight bleach. YES YOU READ THAT RIGHT... STRAIGHT BLEACH!! That bleach ran off the back siding around deck and bleached out 3 trek boards. Also, paint chips on the ground in the yard because they did not follow instructions to stay off any painted white wood. That night you could rub your hand on the siding and feel the bleach slim left on the house. They never came back through to rinse bleach off. Again, we called the office and spoke with Paul and sent pictures, he assured us he would get back with us and have someone come out and take a look. On July 21st another crew came out to just rinse the bleach off the house and take pictures of the damage. Then on August 4th they sent another guy out to spray some cleaner that was supposed to help remove the bleach stain and help the color come back through the boards. Which did not work and the worker told him prior, it would not work. Again, we filed a complaint with Paul who claims to be the director of operations but he's nothing more than a piss poor scheduler who has failed miserably at even doing a half ass job. We demanded a phone from the owner, Taylor Medlin. Also, please make note Tyler (the one that did the damage to property) is still employed by them also make note it is proven to know he has damage other properties. We are one of a dozen. On August 20, 2025 Taylor Medlin & Paul arrive on our property. We had a lengthy conversation and an agreement that they would replace the trek deck boards and repaint the areas that Tyler damaged. Taylor and Paul left our property stating Paul would be in touch to schedule these repairs in a speedy fashion. Make note.. it is now Sept 26, 2025 and neither Taylor Medlin nor Paul have called or email us. Taylor Medlin does not care as a local business owner about his clients and you should all be aware. Also be aware that he also owns LBL Christmas Lights and Line By Line Roofing (If you cant stand behind a simple power washing job I sure as hell would not want him to replace my roof)! Please note, the more positive reviews for LBL Softwash are not recent. I wish I had realized this before hiring them to soft wash our roof, driveway, home, and shed. While they are aggressive with sales, they do not stand behind their work, and their COO demonstrates poor customer service and conflict resolution skills. The exterior of our home and shed now looks worse than before they came. The photos I've posted were taken after their work, and clearly show a lack of care, missed areas, and damage to our siding. Paint was stripped from the siding, yet the COO refused to acknowledge responsibility. His only "solution" was to send the same team that caused the damage back for a quick "rinse," while unilaterally deciding the company was not at fault. If you value quality workmanship, accountability, and pride in service, I strongly recommend finding another company. read more

We hired LBL Softwash to clean 215 linear feet of gutters, including guard removal and downspout flushing. We were charged $1,075 for the service, which was quoted to take approximately 5 hours. The team arrived without notifying us, spent only 1 hour and 20 minutes on site, and failed to meet several commitments listed in the service agreement: No debris was bagged or properly disposed of. Instead, it was blown across the yard and patio. Dozens of sharp screws from the removed gutter guards were left all over the property, presenting a safety risk to our young children. The used guards were thrown into the garbage bin instead of the recycling, making it difficult for us to access our trash. The team did not check the underground downspout drainage as discussed and appeared unfamiliar with the system despite guidance. No photos were provided as promised, and visible sections of the gutters still contain black sludge. We reached out via email and text within 24 hours and followed up again, but we have received no response after a week. Based on the lack of communication, poor quality of work, and disregard for safety and professionalism, I do not recommend this company. While older reviews may have been favorable, our experience under their current ownership was extremely disappointing. This review will be updated if the company makes any attempt to address or resolve the situation. -- UPDATE -- They contacted me about 1 hour after this review was posted and sent a new crew out a few days later who completed the job. The job took the second crew about 3 hours, which was more in line with our expectations and the initial quote. read more

LBL came to visit the site (a church) and indicated they would send a bid as soon as possible. After several days, we called to request a bid and were assured we would receive it the same day. Two weeks later we still do not have a bid. We were lucky to have found another contractor who DID want our business and have scheduled the work. My advice to LBL (who came highly recommended by parishioners): if you aren't interested, just say so. Don't leave people hanging. read more

LBL did a fine job of pressure washing my roof but in the process damaged some bushes on the side of the house. As soon as the owner of LBL was made aware of the damage, he promptly took care of the issue by finding a landscaper to replace the bushes. I would highly recommend the company. I wanted to get my concrete driveway and new patio sealed. LBL says they do that, so great. They came out, power washed my driveway, and here we go. It was done unevenly, so there are swirls on my driveway now, but I had some stuff on there before, so we let that go. It also didn't occur to them that the split in my driveway would continue underneath my garage door, so when they power washed there they sprayed water and dirt all over my garage through the split. I cleaned it up, let it go. Then, they attempted to seal the two areas. First time it rained, it was immediately apparent that it wasn't applied properly. Called them up, they came out again. This was a couple of weeks later, and rather than washing accumulated dirt/bird droppings/etc, they just took blowers to it and put sealant on top of all of the dirt. Time passed, it rained, job isn't done correctly. Called them up, they said they were going to talk to a "specialist" to find out how to do it properly. Now...let that sink in for a bit. They took thousands of dollars from me and now they have to talk to someone else to figure out how to do it. They tried to come out a third time, but I wasn't able to be there because of work, so nothing was done. Now, they've stopped responding to me altogether, so I have a driveway that looks works and no properly sealed areas. I asked for a refund, no response. In conclusion... if you enjoy shelling out a few thousand dollars and getting nothing in return, LBL may be the company that you've been looking for. If you don't enjoy any of those ridiculous things, I would strongly, strongly advise you search for a company that has a clue how to do the things that they advertise. read more

This company created a disaster on my patio. For 9 months I have been trying to get them to fix this. Exact words from Taylor Medlin, the owner "I don't trust my guys to fix this. You need to hire a contractor and I will reimburse you" Even after providing him a contract (he agreed, signed and said he would pay in full in 10 days) he missed that deadline. After multiple calls today he is saying if I don't stop calling him he is going to block me. He will call me after the eclipse is over. (insert emoji with shock and dismay). I see other reviews on other platforms. I can't image he truly has a 5 star rating. Guessing the reviews her are loaded. read more

Paul, DeMary & Jose, did a professional, careful job in completing a softwash to our roof. They removed lawn furniture, protected plants and limited the runoff from the wash. They arrived promptly, explained what needed to be done and got to work. On completion, Paul walked me through the work, explained the results, and stated that the work is guaranteed for five years. I received a flyer in the mailbox and decided to give them a try. I was truly impressed. They did an amazing job. Billy and the office staff was very helpful and friendly. The cost was well worth it. Very professional and courteous technicians. They soft washed my huge deck, roof on Toolshed, detached garage and 2-story house with cedar siding, as well as my very long aggregate stone paver driveway. I could not be more pleased. All my roofs had a lot of algae growing on them. Their proprietary soaps and detergents kills the algae growth without damaging the shingles. Will never use "power washing" services again.
