I rented a home through Leasing and Management for 5 years. During that time, any time I put in a service request, they were very quick to get someone out to fix the issue. The office staff is great (shout out to Laura, Chad, and Chris) and always quick to respond when I reached out. When I moved out, the staff was very clear on what needed to be done for the return of my deposit. Those things were completed and true to their word, my deposit was fully refunded. As an owner the team is very helpful and responsive. They leased out my condo very fast and renewed at a higher rate. PLEASE avoid Leasing and Management at all costs! I lived on Cannon St for 4 years and faced the worst customer service. They nickel-and-dimed me for every issue, from parking shortages to maintenance just not showing up. When my car was broken into and someone attempted to pick my front door lock, they refused to install security cameras despite a rent hike the month prior. (They increased my rent by $100-200/month each year I lived there). The last straw was when I found some termite damage - I came home from work one day (with no heads up whatsoever) to find my floorboards ripped out to the ground and the wall that ran the length of my apartment ripped out. No one could give me a time frame as to how long my apartment would be like this... it went from "just a few days" to being an entire month that my apartment was inhabitable. Now, nearly 3 months after moving out, I finally got my security deposit back--only after they charged me $30 for it being "lost in the mail" the first time. So Leasing and Management has been inconsistent every since we moved into our condo that was managed by them. I had to follow up with problems on a weekly basis and then they flat out lied to us recently. So mid way through our lease they said they are terminating our lease with them and a new company would take over. They said the whole transition would be smooth and it wasn't... now I'm having to double pay rent for May because they didn't handle things the way they said they would. And we have so many things that still never got fixed with them. So to all future renters I would find another unit if they use them to manage their properties and if you own and want to use them just know that you will have pissed off tenants that don't have a good experience... so find someone BETTER! worst property management agency I've ever dealt with. It's like they don't even care what goes wrong in the house or driveway. Just care about their money, not the livelihood of any of their residents. I will never lease with this company again, nor recommend them to anyone. They just like to scam college students who already don't have money. we've dealt with everything, broken lights, outlets that don't work, leaking bathroom ceilings, broken garbage disposal, oven doesn't work, broken floorboards, and even a tree branch falling on my car. We leased a dt house from these jokers for the past year. We went through five different property managers, whom we never met (just got emails letting us know who was taking over. Guess people don't enjoy working there or renting from there). Move in day we wait half an hour at the house for the property manager to show up for our scheduled walk-through and keys- at the time they had picked. Calls aren't answered, the voice mailbox is full. Finally a lady picks up on call 15, says she'll send someone over. An hour later a guy shows up with our keys. He's not our property manager, and he's never been to this property before. The past year living here, we had several repair requests, and only one was ever answered- kinda. For instance, the fridge leaked all year, is still leaking, and good luck to the next resident. The windows, doors, and walls behind the kitchen cabinets let in mosquitoes, cockroaches, and lizards- ask me how fun it is to step on a dead lizard in the middle of the night. Never had any steps taken to prevent this. Again, good luck future resident with the pests, a/c and heating bills from this unfixed problem. We bought and changed all our own lightbulbs because we didn't hear back and we need light. And this property lease ends tomorrow in July. They started showing it in January! We had at least a showing a week for three months because PEOPLE DONT WANT TO RENT PROPERTIES HALF A YEAR IN ADVANCE. I had to use vacation days to stay home every time they scheduled a viewing because I have a cat and dog I don't want strangers letting out. Since people half a year out are mostly curious and not serious about renting, these viewings were often cancelled day of when I'd already taken the time off. Sometimes the company would notify me, sometimes I just had to figure it out when no one had come through our home all day. And now. We've been trying to get our walkthrough scheduled. No one will pick up the phone. I tried all their extensions. My partner tried all their extensions. We've been notified that we have to have a final walkthrough to get our deposit back. He has to physically drive to their office on Folly during his lunch break to talk to someone. He said there's seven people in the office- and none of them can pick up a phone??? And then they say due to Covid they're not doing walkthroughs with residents, they'll come later. What are the chances we hear back from them and get our deposit??? These people don't know how to take care of properties or residents. Don't lease with them. Don't trust your property to them. If you're from Leasing and Management- answer your phone! Leased here for 2 years. When I moved in the walls were dirty, clearly needed painting, and the ceiling was dusty. The building itself leaked water every time it rained above the door creating a large puddle of water and that wasn't even from pouring rain. Water spots on the walls and ceiling when I moved in. The door was uneven. You could literally see light coming in the front door. Could not open the windows. No screens. Apartment constantly smelled musty even with a dehumidifier. Maintenance an absolute joke. Did not have heat for a month in the winter waiting for a part to come in when it was 30 degrees outside. I complained about the leaking wall and ceiling that was running into a light switch and was told that Sea Side Contracting had been trying to call me and I never had any calls or voice-mails from them. Their response to me saying they must have given the wrong number is you call them. They will take you for all your security deposit for removing trash that the city would get rid of for free. Excuse was it wasn't put out on trash day. Was I supposed to live off of a floor for four days so the city could take my trash to not be charged $236? Supposedly they would be fined. When I moved in a headboard sat outside the apartment for weeks from the previous tenants who moved across the street. So if you lease with them just move your trash to someone else's area so you won't be charged absurd amounts of money. Waiting for their cleaning fee when I did not leave the apartment dirty at all. They should be deep cleaning regardless after someone has lived there more than a year. I'm sure they have someone contracted and will upcharge. Slumlords of Charleston. Scammers. And this apartment was on East Side which is the worst part of downtown. Trash stays all over this entire neighborhood. Their new rent is ridiculous considering neighborhood and the issues with this place. The house should be condemned. I feel physically better not living there. Probably because I can open windows now and not breathe in musty mildew. Stay far away. Oh and I never paid rent late. Ever. All for profit. They have a monopoly of Charleston rentals. Just rent at an apartment complex. Maintenance will be immediate, security deposit will be returned, you will not be charged for carpet, cleaning, or paint if you have lived there a year, and you will feel like they actually care. I live in a property managed by this company. My apartment is a first floor apartment in a two story house, and every time it rains hard, my ceiling leaks a steady stream of water that has no destroyed a personal computer. This issue has been going on for months and literally no improvement has been made, despite being told by the company that roofers have been out to look at the property several times. I tried to talk to a representative of this company, Emerson, who told me his "biggest concern" was where I leave my computer in my apartment and that I should have just left a bucket out in the area for the past several months to avoid damage as if any consequences of this long-standing issue are my fault. Then he hung up on me. So for the apartment managed by this company, I'm living in constant fear that water will enter my apartment and have to block off square footage to avoid any damage to my personal items. I am not hopeful that Leasing and Management will do anything about this. The level of competence from this company is well matched by their professionalism. Just fyi: this is Rent Charleston but they rebranded because Rent Charleston had such a bad reputation. It's the same company. Lived in one of their properties for 2 years. Where do I begin? 1. When I moved in a previous tenant had left a bunch of couches on the porch, as well as other miscellaneous furniture. I requested those to be removed, they were never removed, and no one followed up. My room also had clearly not been cleaned or repaired. Broken blinds on two windows, a broken window with duct tape on it. Bathroom floors peeling apart since day 2. Cabinets falling off in the kitchen. Vines growing rapidly up the sides of the house and through the windows. 3. When it came time for them to find new tenants as we were not resigning the lease, so began the house showings. Which is no problem, I understand that they need to do house showings. But a courtesy e-mail would be nice. We received notice (all 4 of us tenants) the first three times, after which I no longer received e-mails, but only one of us, at random, would be notified. The amount of times I was barged in on by an aggravated property manager and a group of people was just unbelievable. I asked each time to please let me know. Politely. I have been very friendly to these people, but they have done nothing for me. 4. Future residents/college students/anyone looking to rent in Charleston: keep your eyes open. When you're looking at listings and see Leasing and Management, don't consider renting it. They want your money, and all the friends I have who lived in properties owned by them did not get their deposits back, or only a small bit, and some even had to PAY on top of not getting their deposit back. While this is understandable when there is incredible damage that the tenants did to the property, this was not the case. Pretty bad for HOA management... RUN AWAY if you can. They don't guide the board and do not hold accountability to the Governing Documents or by-laws. It's a free for all and a make up policies as they go. When challenged to even coordinate an annual meeting for owners they are extremely dismissive and almost offensive. Their operating system is one of the worst on the market but birds of a feather tend to flock together. I know people have chosen to not buy in communities operated by them as a result of past experience. My experience as a home owner has been horrible and the community is sick of them. I can't begin to express how uncaring, irresponsible, and flat out lazy this management company is. Me and my roommates lived in a house under their former name (Rent Charleston) for 2 years. We contacted them innumerable amounts of times over this time with various issues that needed to be resolved in the house, from broken doors to dysfunctional AC and even rat problems. The amount of time for them to even respond, let alone send someone out to address the issues at hand was heinous. There were even interior issues present when we moved in that were brought to their attention a number of times and were never addressed for the entirety of our 2 year rent. They try to take advantage of college students and care so little about their tenants or even the properties they oversee. A 1 star rating is generous to say the least. read more

Their website is great and very user friendly, however I have tried to view 5 different properties, some of which I have tried to view up to three times. Each time I have put in the showing request at least 3 days in advance, but I don't receive a confirmation email until the day before (which leads me to believe they probably don't inform the current tenants until that time as well). Because out of the 5 properties I tried to view (within the past week and a half), only one was not canceled due to "the current tenant being unavailable" even though I've tried various times on many different days to view certain properties (one of which I gave SIX different times and dates for that I could view it, but was still canceled). I can only assume that they inform their tenants only after I answer the confirmation texts that they don't send out until the day before anyway. The one property that I was shown, he showed it to us at the same time he was showing it to two other interested groups as well (which I did not find out until arriving), which I find to be a bit inappropriate. I used leasing and management last year when I was looking for apartments, and it wasn't this bad. Perhaps management or employees have come and gone, but it's not what it used to be. Head for the hills! Find another rental--If you make the mistake of renting through leasingandmanagement please be forewarned that they will pilfer your security deposit, have you pay rent for days that you do not have access to the rental and delay repairing appliances. You will also experience a very high turnover of your leasing agent (can't seem to keep employees). They do not allow you to move into your apartment until the 5th -doesn't start on the 1st--but you have to pay a full month's rent although you do not have access to the apartment until the 5th--no prorating--not sure if this is legal to pay rent for a full month yet you do not have access for (5) days. MOST IMPORTANTLY: they attempt to take most of your security deposit. Although we left the apartment immaculately clean, they tried to charge us a $400 + ($200?? Administrative fee) for cleaning=$600---although the agent checked off that the apartment had zero issues, they find all sorts of "damages" to charge you for--which are really just wear and tear---they charge you for painting, what landlord doesn't repaint after each tenant? They are also very unresponsive to any repairs (broken oven for 45" days) and sent a maintenance man over without knocking or notice-all in all they effectively steal your deposit--they eye the deposit not as an insurance against bona fide damages but as a revenue source. They recently changed their name from Rent Charleston to leasingandmanagement because Rent Charleston had such a horrible reputation. Stay away from this company. Although the legal costs were not worth challenging the pilfering of our security deposit, we will be contacting various local, state and federal government agencies, BBB, etc along with a warning to the CofC to warn unsuspecting students to stay away from any Leasing and Management r read more
