    This company is such a crock. They held me up for 27 days with a bogus buyers agreement. Spoke to…read more4 different employees who affirmed the sale was a done deal. I was told to just pack and be ready to close. A week before closing they brought a person from the "rehab" team to have a final walk through but on my security cameras I caught agent Steven who said that after he bought this house his company doesn't want to take on the project so they were wholesaling my house. We never agreed to wholesale it. This company will lie Jeff, Erin and Alec was the worst.I have over 34 recorded conversations with these these employees telling me over and over that's its a green light and they wouldn't be backing out even after another investor reached out over a week before this to inform me they were shopping my house in as in shape all they did was add $20,000 to my price for a quick flip.I never agreed to have them assign my house. They agreed to purchase as is and made me an offer about $70,000 less than estimated sale value. I agreed to the price but never agreed to being screwed over for 27 days being lied to and I even explained to all 4 employees that I couldn't afford to be in 2 houses at the same time and again they told me it was a done deal. I have been very sick and I am disabled and they took advantage of my weak state.. The owners of this company speaks integrity, communication, professionalism, and oh don't forget their performance guarantee but Not one of those statements were true in my situation. One owner reached out and all he could say was he was sorry I was "frustrated ". Are you kidding me? My stuff is packed and reservations made. I'm now out hundreds in deposits and reservations for hotels on my way to my new home state. This owner of this company brags he eats real estate for breakfast but rather he must mean he will do whatever necessary to make a sale even if it means screwing over a sick and disabled woman. I intend to expose this corrupt company with reviews everywhere an innocent person might inquire about these services and complaints to the Attorney General, Better Business Bureau, The real estate association. Since this company uses big names like CNN, Fox News, Forbes, CNBC, Inc and The Arizona Republic I have put together a press release with 34 voice recordings, 6 text messages and my home security videos to show that this company operates on absolutely NO INTEGRITY AND YOU CAN KISS THAT PERFORMANCE GUARANTEE GOODBYE CAUSE ITS JUST A SALES PITCH. DO YOURSELF A FAVOR AND FIND A COMPANY TO BUY YOUR HOUSE THAT DOESN'T OPERATE IN SLEAZY BUSINESS PRACTICES. We feel that the staff here listens to residents, and does their best to make sure that the property is maintained as marketed. We loved the property and that is why we decided to move here. Also on a side note they use an app for the residents to send out communication to their neighbors. People really seem to like it. We can pay rent through the app, submit service requests, plus receive info from management and a few other features. So far this has been a really great experience. As for the negative reviews I have seen on here, I question the validity as to occupants perceptions. It seems as if the management here at present holds property to high standards, and addresses residents who may be in the wrong. This is a good thing. I've lived places that let things slide, and that is why we left previous apartment complex after 5 years. A sincere thank you San Piedra staff and management for making our community beautiful.

I think I have put in more maintenance request in the first 3 weeks living here than I did at the last place I lived at for 6 years. I was told I had to move within 2 weeks of applying. That really wasn't enough time for me but i still accepted the terms since I had to. The problem is, the apartment wasn't ready for me. First, the ants. I think there was an ant convention and they all came to visit my place. It wasn't until day 2. They took over my bathroom. I had to throw away so many of my products I loved. Day 3 they came and infested my kitchen cabinets. Had to throw away a bunch of more stuff. Day 4 they marched across the walls into my garbage disposal and found a new cabinet to infest. They came out and sprayed and that took care of my kitchen but unfortunately not the ptsd. A week later the ants were back in my laundry room. They added bait and so far it's okay. Onto the next issue, the ice maker. I'm happy to say it is fixed but it took 3 requests for that. Then the alarm system didn't work. That is also fixed now. Then the carpet was sliced open in 2 spots. This is also fixed now. And now the newest thing is my garage door will no longer close and I have stuff stored in there. This happened yesterday. I left a message yesterday. I was told how I can manually close it after I left for work last night. Problem is it doesn't look like you can manually close it with your car parked there. I was hoping someone would fix the garage issue asap considering i have already lost items from the ant issue that was here prior to me moving in. I don't want want my items stolen. I know these are all small things and eventually fixed but that is a lot and is frustrating to always have something else not working. I've been very patient with all the issues and i lost a lot of stuff I paid for with the ants. It's only been 3 weeks but I'm not impressed and hope it gets better here.

    I've lived here for a few months now and I think I have a pretty good opinion of the place. The…read moremanagement and amenities here are unlike most apartments and it's a nice refreshing change of pace from most places I've lived. They are responsive and helpful and the maintenance is quick and reliable. There have been just a few frustrating things that we've noticed about the place itself. They update almost all of the units once the previous tenants leave. That's what they told us and it seemed to be true from the reviews. Once we got off the wait list (we had been on it for about 3 months) we were told that there was a unit available that was what we wanted around the price point we wanted. Fully updated and clean. We got into the unit and I tried to take notes of as many little things about the place on the move in forms that I could try to see-- quickly too because we moved in on a Friday and had to turn the paper in on Monday. So we had about 3 days to note discrepancies all while unpacking. I noted that the OLD vinyl in the kitchen and bathroom was warped--They install a newer less 70s looking vinyl in FULLY renovated units (later noting after turning in the form that the bathroom perpetually smelled off.) -- One thing I noticed as soon as we moved in was that the place had an old house and smokers smell. I assumed it was just from a smoking neighbor and an old filter. 3 months later and a filter change doesn't seem to be the fix. As soon as I noticed the floors they came in 2 months later and set a date to fix it. Once I finally filled out a maintenance form online. (Which is great!) We then had met our downstairs neighbors and once they invited us in we realized that they had hard wood throughout their unit. Their place also was more updated and clean looking (especially for a place full of college men lol) and didn't have the old smell ours did. (One I can't ever seem to get rid of) The only reason I bring this up is because it seems that my place wasn't ever updated to the standards that other units seem to be despite before moving in we would be told it would be. I like the place enough but it's old and you can tell. The popcorn ceilings have never been replaced or cleaned and it's obvious. Idk how to even clean them. But its my fault I didn't mention this on the forms but we hadn't looked through one of the units for months before moving in. So we hadn't noticed how old our unit was before seeing a newly renovated one. Just be sure to look at the exact unit you move into before moving in and keep in contact with the management. Hopefully once we move the place will be updated fully. But I just wanted to note those few things. This apartment seems to care more than most and it's telling. But apartment complexes try to be cheap in whatever way is easiest (which it's understandable) and I think if you show your high standards a place will reflect those.

    My wife and I lived at Level 550 for about a year and a half. During our tenancy, we generally…read moreenjoyed living there. The property was quiet, maintenance requests were handled, and we didn't have any major issues while we were residents. Unfortunately, our experience changed completely after move-out. We were charged over $800 after our security deposit was applied because management claimed our carpet required full replacement due to "excessive traffic staining." We had no pets, no children, took good care of the apartment, and believed the carpet showed normal wear from two adults living there for less than two years. After disputing the charge, we requested documentation and eventually received photos, a carpet replacement estimate, and a handwritten note from a carpet vendor recommending replacement. The note was extremely brief, poorly written, and provided very little detail about why the carpet allegedly could not be cleaned or why replacement was necessary. What was even more concerning was that the carpet replacement estimate they relied on was generated only after we disputed the charge, and at the time they were demanding payment, they acknowledged they had not yet received a final replacement invoice because the work had not been completed. Throughout the process, we never felt we received a clear explanation of why professional cleaning would not have been sufficient or why the condition shown in the photos exceeded normal wear and tear. The photos largely showed traffic patterns and matting that we believed were consistent with ordinary use after living in the apartment for nearly two years. The most frustrating part was being told that residents are expected to return the apartment in essentially the same condition it was received, including carpet that was brand new when we moved in. In our view, that standard ignores the reality that normal wear and tear occurs during everyday living, which is something Arizona law generally recognizes. In the end, we paid the charge because we didn't want to spend additional time and money continuing the dispute, but we strongly disagreed with the decision and felt the burden was placed on us to prove why normal use of a two-year-old carpet shouldn't result in a replacement charge. If you're considering living here, my advice is simple: document absolutely everything. Take detailed move-in and move-out photos, keep copies of all inspection forms, save cleaning receipts, and carefully review any carpet replacement policies before signing. We enjoyed living here, but the move-out process left us frustrated and disappointed enough that we would not choose to rent here again.
