I have bought and sold homes at least 20 times, including some for sale by owner deals. I see now that a Realtor earns their money by not only doing the mechanics of the showings and sale contracts, but also invaluably in keeping good relations and continued dialogue between buyer and seller. Buying a home is an emotional process and with an unskilled Realtor, you could end up either paying more or having your deal collapse with bad feelings on both sides.
