The property is beautiful, the staff is nice but moving from a different mark Taylor property to this one is not what I expected. I think I have put in more maintenance request in the first 3 weeks living here than I did at the last place I lived at for 6 years. I was told I had to move within 2 weeks of applying. That really wasn't enough time for me but i still accepted the terms since I had to. The problem is, the apartment wasn't ready for me. First, the ants. I think there was an ant convention and they all came to visit my place. It wasn't until day 2. They took over my bathroom. I had to throw away so many of my products I loved. Day 3 they came and infested my kitchen cabinets. Had to throw away a bunch of more stuff. Day 4 they marched across the walls into my garbage disposal and found a new cabinet to infest. They came out and sprayed and that took care of my kitchen but unfortunately not the ptsd. A week later the ants were back in my laundry room. They added bait and so far it's okay. Onto the next issue, the ice maker. I'm happy to say it is fixed but it took 3 requests for that. Then the alarm system didn't work. That is also fixed now. Then the carpet was sliced open in 2 spots. This is also fixed now. And now the newest thing is my garage door will no longer close and I have stuff stored in there. This happened yesterday. I left a message yesterday. I was told how I can manually close it after I left for work last night. Problem is it doesn't look like you can manually close it with your car parked there. I was hoping someone would fix the garage issue asap considering i have already lost items from the ant issue that was here prior to me moving in. I don't want want my items stolen. I know these are all small things and eventually fixed but that is a lot and is frustrating to always have something else not working. I've been very patient with all the issues and i lost a lot of stuff I paid for with the ants. It's only been 3 weeks but I'm not impressed and hope it gets better here. read more

Mixed thoughts on this place. I lived there for about 3 years and met some of the nicest people, as well as some of the worst. At one point, I actually had to move units due to a crazy upstairs neighbor. However, after recently assessing how overall happy I was living there, I decided it was time to leave. While many in the community look out for each other, and several amenities were nice (garages, very inexpensive storage units, heated pool, movie nights, food truck events, maintenance took care of requests quickly), I couldn't qualify the economic and mental costs to stay there any longer. Constant noise from crappy cars racing up Greenfield to get on the 60, non-community members parking in the front driveway to argue or party or sell their cars, a string of rude immediate neighbors (barking dogs, yelling, and letting the weighted front doors slam closed - those 3-4am slamming doors were a real bummer), the community gates often not working, additional community fees (easily add another hundred to the rent for required services), parking spaces being stolen, and a mail person who apparently can't read (you will see many, many missing parcel postings), was all wearing me down. Management did what they could, and I appreciate the connections made while at Piedra. But I moved to another area, have already met several very nice people in my new community and am happier, as well as a little better off financially, away from there. read more

This is a beautiful apartment Community there is a Mart Taylor facility. I moved here from Pennsylvania two years ago with my mom and we love the complex. They done everything to accommodate us things that we have disabilities. The facility itself is so well-maintained. The San Piedra is like a beautiful resort with a gym that is state of the art. A beautiful 24 hour open pool Luxurious with hot tub. Many activities movie night at pool also every holiday Santa Claus for the kids with all kinds of food and cocktails and pictures with Santa. Before the pandemic we had a Hawaiian luau at the pool with food catered and cocktails it was really nice to see a complex put so much into there management and activities and their maintenance it's great. And feeling safe with the gated community it's been a pleasure. All of the people here in office are so professional yet are like family at the same time any thing you need there always there to make it happen same with maintenance and patrol in the community... Let's start positive. Community is kept clean. The kitchen is beautiful and spacious. When signing the lease, I was made aware of being assigned one parking spot and the rest was open parking. Meaning, first come first serve. However, it was not disclosed to me that there is literally no parking between buildings 9 thru 12. In fact, I had to park at Walmart on Greenfield and walk across the street in the middle of the night a few times. Many of times I had to park by the 60 freeway on the other side of the community. Regardless of "current market value", for what I've paid in rent, parking should not be this poor. Also, people have 3 or more vehicles per apartment, many park their work vans/trucks as well in the lot. Very disappointed and caused uncesseary stress. During the peak of huge rent hikes which they say, " current market trends", Mark Taylor will not cut you any slack. In fact, they added on an additional service called Fetch. Which is another $30 per month plus tax. Please note, Mark Taylor is making a cut from that additional service as well. You can find this information directly on the Fetch website. Other apartment complexes charge $15 per month who use Fetch services. Oh, move out is exciting. I've been in military housing and surroundings but San Piedra/Mark Taylor's their knit picking is beyond overkill. If you have an insurance policy that covers damages, please note a claim will be filed within 24 hours of moveout. Sure, they disclose this to you on the lease, however, they neglected to inform you of the petty knit picking. There is no such thing as normal wear and tear which is also in your lease. You will get billed for everything. The carpet is apartment grade. CHEAP! I did like Roxanna when I first moved in there and her team. Then they switched management and things were not the same. Perhaps if they bring her and the original team back, things will go back to being good. I highly recommend renting a house, townhome. If you're intent on apartment rentals, please stay away from Mark Taylor. Their slogan should be "The Need for Greed"! read more

We moved in here just over a month ago. So far we have been really impressed with the staff, and the responsiveness with any communication. We feel that the staff here listens to residents, and does their best to make sure that the property is maintained as marketed. We loved the property and that is why we decided to move here. Also on a side note they use an app for the residents to send out communication to their neighbors. People really seem to like it. We can pay rent through the app, submit service requests, plus receive info from management and a few other features. So far this has been a really great experience. As for the negative reviews I have seen on here, I question the validity as to occupants perceptions. It seems as if the management here at present holds property to high standards, and addresses residents who may be in the wrong. This is a good thing. I've lived places that let things slide, and that is why we left previous apartment complex after 5 years. Per previous tenants reviews, Mark-Taylor has charged me for carpet replacement when it was completely unnecessary. The images Mark Taylor sent of the carpets are completely different than the images I'd taken just before I walked out of the unit and locked the door. In fact, they sent photos of a cut in the carpet at one of the bedroom entries and it was most certainly not cut prior to leaving. I am filing complaints with the BBB as well as with the state regarding this company. If you reside in a Mark Taylor community, CYA and take images of every tiny detail of the unit you live in prior to handing them the keys. You will need them for dispute. read more

Lived at San Piedra for over a year and moved out 2 months ago into a new house. We loved our apartment. Maintence staff was always quick and professional. The leasing office staff were very helpful. Shout out to Roxanna and Aaron who always gave my dog a treat when we walked by the office. Also, shout out to Connor and Joseph for being amazing maintenance workers. We had the opportunity to move here when it was brand new. With moving in at the beginning not all buildings were full, amenity areas were empty, the pool was enjoyable. A few months later, they opened the flood gates. Are you breathing? Here's your keys. We were in the front and with no exaggeration, COPS and Ambulances are here on a regular basis. I am not sure if it's criminal or health related but it's unsettling. Additionally, an app created for the community called Henri has frequent posts about car theft and speeding. San Piedra does not address these issues regarding speeding. They did have a corporate partnership for a while for students at a local pilot school but refused to call it student housing? I'm not sure what you call it. To top it off, they charged for amenity fees during the pandemic when all amenities were closed. The manager, Dominique, plugs her Tesla into our amenities and I'm certain she isn't paying for it. Also, she takes up a parking spot when there are barely any here. Baffling. In the end, do not move here, we were blessed to be able to purchase a home with a lower monthly payment and none of the above issues. Notice to the office staff, do better. Notice to the Maintance staff, you guys are awesome! Keep up the good work. I'm sure you don't get paid as much as the people who sit in the office on the computers but you should be paid more. read more

I recently just moved In a month in a half ago and the apartments are beautiful and all but I feel like I'm living with bugs. You don't have the option to turn off your outside light so there's always moths and mosquitoes right by the door. Every time I open the door one always flies In and now I always have mosquito bites. I have a new born and he's had 2 bites and I can't imagine how irritating that must be. I've also seen 4 spiders since I moved in and just the other day one was running across my bed so not long till one of us gets bit by a spider. read more

I have lived here for almost 2 1/2 years and love it so much that I just renewed my lease. The level of service I have received from the leasing office is top notch and any maintenance requests I've needed have been handled promptly. They do a great job at keeping the grounds well maintained and the amenities are amazing! My kids especially love the pool and playground. My neighbors are all super nice and there is a sense of community here. I feel safe and love how quiet it is here. This is by far the nicest apartment I've ever lived in and I'm happy to call San Piedra my home. read more

The grounds were meticulously maintained the and the high end touches and finished of the apartment unit itself were unmatched compared to other nearby apartment complexes I have looked at. The neighbor whose on the opposite side of my bedroom wall, STILL has a barking dog. Nothing like trying to take an afternoon nap, but you have to do it in the living room because of a barking dog. The gate to the back side of the property is broken. A gate that is not even 3 months old. For a property being this newly built, and having lived here less than a year: the gate being broken (whether front of back) seems to be the norm. Or the Jacuzzi or something else. Whatever company is responsible for installing these gates, they should be sued for incompetence at the very least. Always something broken around here. Like 1 big ass lemon. read more

Our family are AZ state natives. We know quality real estate and services when we see it. We have lived here for over 3 years. The very night we got here, sadly, my veteran husband became very ill. Management, leasing staff, maintenance and courtesy patrol, if in their capacity, WENT ABOVE AND BEYOND THEIR CALL OF DUTY I can't imagine living anywhere else but here. We've had a lot of medical providers that visited my husband. We've heard terrible stories about where they live and how they're treated. Amenities are available 24 hours. Food trucks visit weekly. Activities offered for anyone at any age and pet friendly . Come and live here and enjoy your home and amenities. Feel safe, secure and enjoy your new community. Our light in the bathroom above the sink was going out and our maintenance man was very kind to help replace not one but all of them. He then remembered that I put in a service request to fix our bedroom door that wouldn't lock and took care of it in a flash! Meanwhile, he was holding a great genuine conversation with me and gave some insight on Vet clinics nearby for our pups since we are new to the area. I didn't quite catch his name because he was so quick and efficient! I just know he was from the East Coast and has a King German shepherd. Great job and thank you for your service! read more

Only reason I'm giving this apartment complex 1 Star is because it the actual apartments are nice Mark Taylor quality. Other than that everything else is horrible about this place from management to residents makes living here a nightmare. I'm typically not one to comment or complain but this place is so bad I had to write a review. I moved in here in September and it took almost two months to get my reserved covered spot when I received it, it's in front of complete other building. When you live in an apartment you expect to have your parking spot right next to you're apartment not 500 feet away. Worst part was my wife was pregnant and having issues with her pregnancy and even got a doctors note for a reserved spot made closer like other residents and for months they said one was being made and one was never made. There's constant issues around the apartment that management takes their time to fix or flat out ignore until multiple residents complain. On top of management we have residents who use their app to complain about the smallest things and it's an every day thing where residents complain and nag like little kids. I've lived in several mark taylors and never have I experienced anything this bad. From my experience here I would choose another mark taylor or anywhere else to live. The apartment itself is very nice but everything else makes living here a nightmare in itself. read more

Where to start? I moved in last October. I absolutely love it! The grounds are kept clean 24/7! The office staff is just amazing! The apartments are large. Built perfectly. I love the pool and they host activities for the complex every two months. I have two kids and we've loved every moment of living here and being part of the community! FOR THIS PRICE AND AWFUL COMPANY, JUST RENT A HOUSE. Do not rent from any Mark Taylor apartment complex unless you've got a few extra thousand dollars when you want to get away from them. When we moved in, the staff was so nice and helpful and knew us by name and were just all around great. Then they did a full staff change and things just went downhill the last few months we lived there. We finally got a house and a few weeks after moving out, Mark Taylor sent us nearly a $2000 bill for a full carpet replacement, painting, and cleaning fees. Lets begin with the cleaning fees. They sent us a copy of our move out inspection and we were charged heavy cleaning fees for just about everything. The pictures attached were things like a single piece of hair, a leaf that probably blew in when they came in, a counter with absolutely nothing on it, and I could on and on. Even if you hire a professional cleaning team, god forbid they miss a piece of hair or a small section of dust on the top shelf no one can reach, youre getting charged a heavy cleaning fee. The paint they use is cheap, any furniture you place against it like your bed, desk, couch, etc., it will leave a large black streak that can't be cleaned. So dont let your furniture touch the walls or you'll be paying for painting! Our vacuum broke mid move after a piece of plastic wrap was sucked into it and we were unable to finish vacuuming. There was no visable staining on our carpet or any crusty spots, and they decided to rip the carpet up and charge us for a full replacement. So apartment 2069's new tenants, enjoy your new carpet and enjoy paying $1200 for a replacement when you leave!! Supposedly there was "stains from pets" in all the rooms, but thats not possible when our dog wasn't allowed in two of the rooms. The pictures they provided of said staining were blurry and shadowed by the person taking them, which made the "stains" look bigger. i wanted exact locations they said were stained and no one would provide it for me. based on what i could figure out, the "staining" just happened to be where we had furniture. The kind of people who live at the complex are awful too. If you go to the pool, its just a bunch of entitled old people sitting around talking bad about people, i caught them talking about us multiple times and didn't hesitate to let them know. And the tenants below us were the worst neighbors Ive ever had. They would bang on their roof when we would be sitting there doing nothing. they put in noise complaints when we walked around at night or if our dog jumped off the bed. we all worked nights and couldn't complain when the people above or below us were loud. Neighbors from their apartment app would complain about our cars being "too loud" but again, would never say anything to my face. When we moved in it was great, and now I wish I never stepped foot in the San Piedra office. We are now paying less in rent for a two story, 4 bedroom house with a backyard and full stainless steel kitchen. dont waste your time with this "luxury" apartment complex. read more

Outstanding. After a full 4 seasons here - spring, summer, fall and winter - we enjoy being here. Our first month here was February 2019 after we sold our house. On the construction aspect, we were worried about noise as we haven't lived in apartments for decades. Happy to report the construction on these buildings is so solid there isn't any. Costs have been reasonable and in line with our housing budget. We will have to seriously evaluate this as an alternative to going back to a house. We do pay extra for a garage and even though it is long enough to stand up a few shelves at the end, it is still a one-car garage and lacks the space a house with a 2-car garage would have. On the other hand their storage units here are so convenient in each building and reasonably priced and we did use them for a bit for overflow while we were first moving in. Love the flexibility on renting as many storage units as needed when we need them. No restrictions on how many storage units can be rented per apartment. The storage units like the garages are fully finished, super clean and extra long (for more space) which is a big plus. Had the usual glitches on move-in which we expected as we are OCD neat freaks. Kudos go to Dustin, Kylie and David for their kindness and for going above and beyond not only on move-in but throughout the year. They are truly exceptional. These stellar folks have a stellar leader too -- Gina. She sets the culture and the proactive approach to everything. After a year of dust storms and flooding and building construction, maintenance and repairs at this property are always prompt and always set things back to looking brand new. The landscaping is gorgeous and is part of the reason we love it. The pool furniture and cabanas are cleaned daily (and annually deep cleaned) and are truly beautiful and usable. The volleyball area sand is cleaned daily too so it's always safe to use and free of debris for those who play barefoot. We are so impressed with how well kept and clean this property is that we have been slow to find a new house. We love all the daily clean up and maintenance of the hot tub, pool and gym so much that we are reluctant to go back to dealing with all that ourselves in a house. It's so convenient after a long day of work frustrations to go out on the beautiful grounds and take a relaxing stroll by the pool and lounge outside just to read, chat and relax or swing by the clubhouse for a coffee or hot chocolate from the fancy machine (a luxury treat we love!). Never did any of that in our house when we had our own pool as we were always out there cleaning it! (And after that who feels like reading or relaxing with a cup of hot cocoa?) The only drawback we can see is that the clubhouse lounge is closed in the evenings, so if the weather isn't great then there is no place out of the weather to sit and read and have a cup of coffee or just sit and chat. In the winter the outdoor fireplaces are beautiful and provide a bit of warmth. Overall seriously well kept. As for utilities we are paying less in total than we did in a house on a per square footage basis in a house just a few miles away -- likely because of the newer energy efficient construction and appliances. Cost for electric is reasonable and we do not skimp on air conditioning or heating for our apartment at all. Love that the whole property is non-smoking so we can enjoy our patio and the grounds around the pool. UPDATE: Cannot say enough good things about management. Gina is kind and detailed and responsive. David is thoughtful, funny and diligent. Dustin is patient and always creative in getting whatever needs doing done pronto. Kylie is detailed and effective and efficient. Jerry and the entire maintenance crew is personable and professional and positive in resolving challenges. The proactive leadership shown by management here is what makes this a community we have recommended to friends. Strongly recommend this community because of the professional management, outstanding maintenance, cost-efficient utilities, and attractive apartment finishes, clubhouse, gym, pool and recreation and landscaping. read more
