    Absolutely the worst company I have ever dealt with. From the beginning, the communication was…read moremisleading, unprofessional, and felt intentionally deceptive. Every step of the process came with hidden issues, unexpected fees, changing information, and constant runarounds. It honestly felt like they cared more about squeezing every dollar possible out of customers than actually helping people. The level of transparency was terrible. Promises were made and then suddenly changed at the last minute, creating unnecessary stress and confusion. Trying to get clear answers was nearly impossible because nobody seemed willing to take accountability. The entire experience felt dishonest and predatory. I would strongly recommend anyone considering working with this lender to read the fine print carefully and explore other options before signing anything. What they advertise about integrity, transparency, and "family culture" could not be further from what I experienced. Communication was inconsistent, expectations were misrepresented, and accountability was almost nonexistent once issues started surfacing. Cory Tona is presented as the visionary leader and driving force behind the organization, which makes the operational failures even more concerning. Leadership sets the tone for how a company operates and based on my experience, the tone here is disorganization, deflection, and lack of responsibility. On top of that, I became uncomfortable with what I felt were blurred professional boundaries. I noticed Cory viewing and engaging with my personal social media in a way that felt inappropriate given the business context. It added another layer of discomfort to an already negative experience and came across as unprofessional. I felt misled throughout the process, and attempts to get clarity or resolution were met with delays, vague responses, or complete avoidance. That alone speaks volumes about how clients are actually treated once you're already engaged. After doing additional research, I realized I'm far from the only one who's had a negative experience. The pattern of complaints from others mirrors my own which makes it hard to view this as an isolated situation. If you're considering doing business here, I would strongly urge you to proceed with extreme caution and thoroughly explore other options first. Based on my experience, I would not recommend this company to anyone. 1) BBB status + rating * BBB states "TheLender is NOT a BBB Accredited Business" and shows a BBB rating of F, listing reasons including failure to respond to complaints. 2) Pennsylvania regulator consent order + fine (licensed issue) * The Pennsylvania Department of Banking and Securities entered a Consent Agreement and Order (July 2022) stating it believed Hometown Equity Mortgage, LLC operated in violation of Pennsylvania's Mortgage Licensing Act by engaging in mortgage servicing activity while not licensed as a Mortgage Servicer, and the company agreed to pay a $4,200 fine. 3) HUD Mortgagee Review Board settlement (FHA admin action) * The Federal Register lists Hometown Equity Mortgage LLC (Lake Forest, CA) as entering a settlement agreement that included a $5,000 civil money penalty, noting the settlement did not constitute an admission of liability or fault. 4) Litigation exists (public dockets) * A federal case titled Lender LLC v. Hometown Equity Mortgage LLC (d/b/a TheLender) appears in public docket listings (filed 2022). * Another federal case Edry v. Hometown Equity Mortgage, LLC (d/b/a THELENDER) appears in public court documents (Nevada).

From day 1, they've been very honest and transparent and there was never any surprises that could push back our escrow. If they thought that we would have possible issues, they told us upfront and so we were always prepared for anything. 2. If it's your first time purchasing a house, terms and numbers are confusing. But they've explained everything to us so well. And if we found a house that we liked, all we need to do is send Byron the address and he would email us with the numbers which really prepared us for anything! 3. They're all easy to reach. I could email now and get a response in less than an hour, and if it's important, I could get a call back in minutes. 4. Customer service skills is unparalleled. 5. They give you cookies from Cravory cookies (which is to die for). And once Russell found out that we loved the cookies, they sent us another box! So if I could give them 10 stars, I would. We've had such a great experience with this team, and would highly recommend them to our friends and family.

I had been receiving detailed instructions and assistance from Byron Watson and his team on how to find the place - and they're located across from the Irvine Spectrum, on the 7th floor of the Smile Brands building in Irvine! As I was ushered into the office, I quickly saw that they were ready for my visit. I was greeted pleasantly by the staff and noticed a welcome board with my name on it - wow, impressed already. After some pleasantries, we got some water and got to work. Byron was extremely helpful and patient when explaining every detail of the home buying process that we could get to in our two (2) hour time frame. This meeting definitely increased my confidence and willingness to buy a home, and I'm glad Byron and team were there to show me the first step! Will remain in contact with Fairway and Byron throughout the purchase and financing process. A very professional and informative experience that is really valuable - definitely recommend to anyone that's new to this stuff as well :)

    DO NOT go with this company if you are a first time home buyer. At first I thought my loan officer…read morewas looking out for my best interest. Instead she was looking out for herself and the company. She was very nice in the beginning. My loan officer couldn't get my loan amount correct. I even asked her 4x times to fix it. She lied about points and cost. She quoted me $1k. When I looked on my loan worksheet she charged me $3k instead of $1k. Also, she said my PMI was gonna be under $100. On my worksheet it was $191. Finally, I felt enough was enough. I need to look for a new lender. Time is ticking, my offered got accepted and no time for this back and forth mess. This loan officer was trying to take advantage of first time home buyer,like myself. Thank goodness I did my research and found another company who charged me 8k less for closing cost! Btw once I told her I was going with another company, she corrected the loan amount and lower the cost of the points. By then it was to late. My loan officer initials at S.Z.

But at the end I was…read moretold that by Loan officer Eliu Lopez "sorry not enough time for our underwriters to review your documentation". We won't be able to complete the review on time. He said "If I try to give the same rate will cost you around $14K. more for closing cost". I provided all documentation requested more than one time. I wasted my time and money I trusted and didn't deliver. He didn't even apologize. I won't recommend We lending very poor customer service. They are not reliable.
