We had a party at Echelon across the street and didn't want to drive all the way home, so we looked for a place in Historic Leesburg. It not a 5 star hotel, but it's a clean, comfortable and conveniently located hotel right in the heart of historic leesburg! They've painted recently and added new brass fixtures so out it's a bit prettier. Despite the reviews, my hubby and have enjoyed our two stays here. Food: The breakfast in the morning is at Georgetown Cafe and is great. It's also available until 12 :) and is never crowded. I've stayed at this hotel before and previously had a good experience, which made this stay especially disappointing. My friend and I recently stayed here. After only being in the room for about 15 minutes we realized the toilet would not flush. I tried calling the front desk multiple times with no answer and eventually had to go down to the bar area to ask for help. A staff member came up to fix it and instead of suggesting they move us to another room, the staff members suggested "we just need to hold the handle down". However, that did not work and the toilet still did not flush overnight upon using it. The next morning, another staff member, Jonathan, who was very kind, attempted a repair and confirmed the toilet wasn't functioning properly and would need further work. Because there was no working bathroom in our room, we felt we had no choice but to leave the hotel as soon as we woke up which was much earlier than planned and were unable to use the breakfast benefit as a result. I paid $300 for the night, and given the circumstances, it did not feel like an acceptable value. I've reached out to the hotel multiple times (called twice, emailed 3 times) to resolve this privately but have not received a response, which is disappointing. I hope management addresses both the maintenance issue and the lack of follow-up with guests. read more

Despite the poor reviews we figured we'd give it a shot. Bartender down stairs checked us in, she was very nice. Pro-Tip: Bring your own cover for the bed, blankets and pillows. Bed is old, dips in the center, old springs. Could definitely upgrade the beds. Room is pretty tight but fine for one night. Bathroom was decent but don't drink the faucet water ;) I would only stay here again because it's the only place downtown to stay. With better ownership, this place could be awesome. read more

It was the first day of our trip to Virginia. We couldn't find any place to stay through Airbnb. Finally, my Husband and I found this spot. The owner was kind enough to give us a room. I am not sure why this place has a low rating, but our experience was WONDERFUL. The house was beautiful. Our bedroom was clean and neat. Everything was provided to us. It felt like a 5-star hotel. Old Charm was a nice change from a regular hotel. The Grill & Bar downstairs was a nice place to sit outside and have a bite of food and some drinks, watching the world pass by. The room was nice, but the faucets in Room 5 needed some repair. The worst was that the room 5 window is directly above the bars' outdoor seating. Between midnight and 2:30 a.m., there was little chance of sleeping. Also, the mattress had a big dip, and we kept trying to stay on our side. If you depart before 6AM, no coffee. Our experience at this hotel was Horrible! I thought it would be quaint & charming, to show my grandson, who lives in Germany, a slice of colonial VA. It is a worn out, poorly maintained relic on a Main Street. Parking was confusing and we had to walk thru a bar to find check-in at the cafe. The Wi-Fi was week and we were unable to use our devices without camping in the hallway. We were evacuated at midnight due to a gas leak. We went to a nearby relative's house to sleep on the couch. They never even called us when the emergency ended! I was livid. The service was mediocre with only one notable positive experience. Marshall was kind and accommodating. The owner appears to be cheap and unwilling to invest in the property and has no customer service skills. We were there only 6 hours. I called the manager who didn't bother to respond. They don't honor AAA or AARP. STAY AWAY!!!!!! read more

I recently stayed two nights at the Leesburg Colonial Inn to attend my cousin's wedding. I was able to check in with ease around midnight and the host was very welcoming and kind. There is a bar to the right of the cafe and the rooms are located on top. Very cute vintage aesthetic! It is in the center of the town so if you're traveling from far, like I was, you don't have to worry about transportation and can travel on foot. Complimentary breakfast is served 7a.m.-11p.m. There is also a binder located in the room with lots of history, which is always good to look at and understand the people that founded the area so you can truly know the place you are staying in. It also provided routes of transportation and the Bus station is about two minutes away on foot. This was my experience, and I hope everyone that enters this area has a good experience as well! Christina the front desk clerk was very RUDE. I booked through Booking.com. I showed her my reservation on my phone. She said too bad. we do not have any rooms. She also said that you shouldn't have booked through Booking.com because they suck. I called back two weeks later to get my credit card credited because they charged my card without me staying and with Christina saying that she did not have my reservation. This Inn has so much potential and it's sad that the rooms are in such disrepair. If the owner took down the wallpaper, painted and bought new beds he could charge $300-400 a night. My husband and I flew across the country for a company Christmas party that was just a few doors down. We chose the Colonial Inn because it was so close and we wanted to get a good full nights sleep before the party so we'd be well rested. We looked past the shabby decor when we arrived because we were exhausted from traveling. The bed was sagging so bad in the middle that it was absolutely impossible to get comfortable. We woke up the next morning tired, cranky and sore backs. My husband went down in the morning for the complementary breakfast and the attendant asked how we slept. When my husband explained that the bed was horrible the attendant apologized but that was it. We still had another night to stay in this horrid bed and breakfast. I decided to look up past reviews and found that guests have been complaining about that bed for 8 years! Shame on the owner for not taking care of that. I booked a room for a Tuesday night as I had a flight leaving from Dulles the next day. Never been to Leesburg and thought I would stay downtown and take in the history instead of staying at a chain hotel on Leesburg's outer loop. The rooms were clean, comfortable, AC worked fine. The staff was nice and easy, and I think I met the owner Fabian, a TX aggie. I booked the James Madison, Room #2 which is above the bar side of the Inn; on a weekend you may want to book a room on the other side above their restaurant, maybe 6,7 or 8. The breakfast and coffee was good and included in their price. The Inn and King's Tavern have a back entrance at their outdoor patio from the parking garage; parking was free to come and go on Tuesday and Wednesday morning. Traffic could be heavy on narrow King Street btw 4-5 with the county courthouse and other government offices located downtown. I think the speed limit must be 25mph for all of downtown and surrounding area. I may stay again at the Inn, the downtown area has a lot to offer with small restaurants, coffee places, outdoor eating areas and shops. Leesburg is definitely worth a visit again. read more

We arrived at hotel during a Friday night street festival and had to walk 3 blocks, after finally finding parking. No one from the hotel contacted us to alert us of this. The reception was awkward as I was handed off to three people. The champagne and cheese tray was not in room. I had to find "manager" to ask about it. He said it would be up in 5 minutes; 45 minutes later it arrived. No washcloths in bathroom. To make matters worse, at midnight when we were ready to go to bed, the seemingly white comforter turned out to be the underbedding mattress guard. My husband had to go to the connected bar to find the same "manager" from earlier to get sheets, cover , & pillow cases. The "manager" was unlovable so another bartender had to get the bedding and then proceeded to hand them to my husband, who refused to put on himself. The bartender came up to the room to make the bed only to have leave to get the right size bedding. At 1230 AM, we were treated to sleep. Now as I write this at 4 pm, after a day out and a maid sign on the door, the room is not made up and the leftover cheese plate with cheese and champagne bucket/glasses remain. Of note, there were two sightings of ladies in maid work areas. The setting of the hotel in heart of downtown and the historical rooms are a plus, but i will not recommend this hotel. read more

I was a little concerned booking this place after reading the reviews, but our visit was excellent. Yes, the hotel itself is a little run-down, but it is still quaint and feels like an old, historic place. We stayed in room #7 near the back, very quiet and clean. The staff was excellent, especially Christina who was very friendly and helpful. The free breakfast in the cafe was excellent, I had a sausage and cheese omelette with homefries, which were outstanding. Parking garage behind the hotel is a huge plus, as is the convenience for everything Leesburg has to offer. If you are expecting a top-notch B&B atmosphere, you'll be disappointed. But, if you are looking for friendly staff, convenient location and good prices, this is it for Leesburg, VA. read more

The prime location is the only thing that prevents this from being a 1-star review. This was pretty much the only game in town for our one-night stay as we stopped in Leesburg on a bike trip from Harper's Ferry to DC. The staff kindly stored our bikes and were friendly and helpful throughout our stay. It isn't their fault that the Inn is way past overdue fir an update and ridiculously overpriced. The amenities are beyond dated--I think these interiors date to the bicentennial, which would be quaint if they weren't so tired and the room prices weren't so high. Where to start? Frightening curtains falling off their rods and with linings that are dry rotting above the bed. Bizarre bed linens--mis-matched sheets but no bedspread? Mattresses with springs pushing through. Old upholstered furniture covered with lace curtains. Walls so thin you can hear absolutely everything being said in rooms and the hallway, not to mention the noise from the bar below. But nothing tops the smell. Another reviewer nailed it: pine cleaner. It smells so strongly of pine cleaner I almost felt sick. read more

We had a very bad experience at this hotel. Aside from the cramped room, the finicky plumbing and the sagging bed, the tavern downstairs had live music playing until 2am. The walls were like cardboard so and it was as if the band was in the room with us. It was a nightmare. It struck me as just plain unethical to rent out a room under such circumstances. There was a significant amount of street noise even without the band, so if you like peace and quiet, you might not want to choose to stay here. Also, just something to consider, this hotel has no parking. They recommended we park in the garage behind the hotel, but it was completely full. We ended up parking in a lot about five or six blocks away. Also, this wasn't an issue for us, but this hotel does not have an elevator. After this experience I have very fond feelings for chain hotels with a more predictable levels of comfort and service. read more

This is a charming inn located right in the heart of all of the action. It is located directly above a bar and a cafe. There isnt a better location in all of Leesburg. You can walk to everything. The negative reviews about the noise are silly. If you are staying on a block full of bars, ABOVE A BAR, there is going to be excess noise. The staff was incredibly helpful and kind. We come to Leesburg once a year and this will be our go to hotel from now on. read more

Opted to try a historic hotel in downtown Leesburg. Poor choice on my part. I was going to leave when the band on the back porch, directly below my window was wailing away, but the manager promised they' be done in 20-30 mixtures. 50 minutes later when they did stop, they were replaced by an inside band directly beneath me. That was when I heard my neighbor complaining that she had no hot water. Upon checking, neither did I. The room was clean, but stank of some sort of potpourri. OH MY GOODNESS NO. This place was a MESS! Seriously, disgusting. The location is the only thing this place has going for it. We stayed one night recently and here is what we encountered. Cons: The room was disgusting. There was a coffee mug in the window sill with an old dry and moldy teabag in it...who knows how long it had been there. :( Whomever "cleaned" that room definitely missed some HUGE things. There was LITERALLY excrement on the floor in the bathroom. I am not exaggerating or joking. It was a little child sized..well...poo on the rug in the bathroom. I am actually SHOCKED I didn't go say anything, but I was so exhausted. I refused to take a shower there, afraid of what I would find...and worried I would get out dirtier than when I stepped in. It was dusty, there were cobwebs, oh..it was just not okay. In no hotel should this every be okay. The tv was from 1995? I mean, come on. The walls and floors were really thin, and apparently there is a club next door? At least that's what it sounded like. The breakfast that was included was at the diner downstairs. After being grossed out about the room, I decided it was best that we didn't eat there. We went to go check out, and the lady working in the diner snapped at us asking if we were eating breakfast, and I politely said "I think we are going to eat elsewhere". She asked if we were sure, and then seemed very relieved that we said no. She was the ONLY person working in there with 8-10 tables!! That seems unfair to her. Geez. Glad we didn't stay for breakfast. Here are the Pros: When we checked in, the lady that greeted us was SO nice. Cheese and bubbly was provided. It was close to most things downtown. I booked a reservation here for the weekend of March 25th. The reviews had me a bit worried, but I prefer hotel style lodging as opposed to B&Bs so I decided to try this place out. The parking garage in the back is free on the weekends and there's plenty of spots. The registration desk is sandwiched between the diner and a brewing company/bar. Alli (sp?) was serving at the diner and checked me in, she was very friendly despite being so busy. I really admired her work ethic and professionalism. The room was historic and charming, very comfortable mattress and everything was clean. You do get that old timey musty smell but overall the room was pleasant. I booked the room with a full sized bed and had a nice view of the main street. The bad/good: Being a Saturday night, the bar downstairs was playing live music and it rattled my TV.. making it impossible to sleep. My wife called the front desk and asked if they had another room. Within 10 minutes we were provided the key to another room. I really appreciated their friendly customer service. I've stayed in 5 star hotels in Manhattan that have handled difficult situations like these extremely poorly. Kudos to the staff of this Inn for their reaction. The new room was quieter, though we could still hear the music. The fireplace gave the room a distinct smell, not unpleasant. The room had central heat so that was a plus. The big bed was a plus too. Bottom line: Great location, easy parking, great breakfast offered downstairs and friendly customer service. I'll recommend this place to my friends. Also, some people complained about having to email to request a reservation- I got a reply within 48 hours. Not a big deal. While it's a bit outdated, you don't get this kind of hospitality these days. read more

We booked our stay at this inn before we checked Yelp. The night prior to our trip, I stumbled across the Yelp reviews for Colonial Inn and became very concerned about the quality of our upcoming stay. You can all stop being scared of coming here. It looks like management is making an effort to turn things around. Yes, we did have to check in at the cafe next door, but it looked like the inn was getting some work done to its front so no one could enter that way anyway. We stayed in one of the "honeymoon suites." The room was fairly spacious but contained nothing spectacular. It's a no-frills establishment. We had to fiddle with the tv to get it to work, but didn't end up getting any picture. The website advertised a whirlpool in the room, but it was just the bathtub with jets attached to the shower in the bathroom. They did remember our complimentary champagne and cheese platter but didn't bring them up when they said they would. I had to call and ask for them, and they promptly came up with them. The cheese platter included fruit, vegetables and crackers that complemented the champagne. They only serve complimentary breakfast on weekends. If you stayed on a weekday, then that could be why you didn't get breakfast. Yes, it's advertised as a "bed and breakfast;" and yes, they really should rethink their business model if they're not going to offer breakfast 5 days of the week. By the way, one of the establishments behind the inn hosts late-night events. They had loud music playing well into the night. All negative things aside, their location is in the heart of Leesburg and within walking distance to historic sites and shopping. The staff was friendly and the complimentary breakfast was your choice from Georgetown Cafe's full breakfast menu. Most importantly, there were NO bedbugs! read more

I really wish I could give this more stars. The location is perfect, but that's about it. It started with the reservation. When you make your reservation, it is only a request. It is at least a day before you will find out if you actually got the reservation. I can deal with that.... Upon arrival, there was no one to check us in. And two waiters searched random drawers in an old desk for keys to let us into our room. These drawers were not secured in any way....just sitting out in the open. As you walk upstairs to the rooms, you are hit with the very powerful smell of pine cleaner and a few chairs covered up with stained and dirty table cloths.... The furniture in the room we stayed in was nice. The bed was a beautiful old wood canopy bed. But the bedding was a bit scary....the comforter and blanket didn't seem clean and the sheet were old flannel sheets with a top sheet barely big enough for one person. This place could be amazing with some cosmetic updates and cleaning. The floors were grimy and we won't even talk about the bathroom....we opted to wait until we got home to shower. The sign outside advertised this hotel as a bed and breakfast, yet they made us pay for breakfast. When we asked why it wasent included, we were told, it was because we booked on line at one of those travel sites. We fixed the ball on the footboard of the bed, tightened up the toilet seat, that was sliding side to side, tightened up the sconces holding the bathroom lights. Anyone that says this is a nice place to stay must have very low standards. We paid over two hundred dollars to stay two nights and they wouldn't even give us breakfast. The carpet on the stairs is a tripping hazard. The chairs in the hall have old curtains for covers. It's supposed to be a colonial inn. We had Disneys Olof, from The movie Frozen. As bed covers. Louden county should look into this place, as a matter of fact, they have been notified. read more

The room was decorated in period furnishings and was clean and comfortable. Make no mistake, this is an inn, not a hotel. It is more like someone's historic home than a Hilton. Oh my gosh, what an atrocious establishment! I felt as though I had walked into a movie set from the '70s that had never been torn down. We came in as three weary bikers off of the ferry from the C&O Towpath expecting the hotel to shuttle us and all of our gear to our accommodations. Nope! We were told we would have to ride the 1.5 miles up to a major highway to be picked up at an intersection. Fabian (the owner) informed us that the traffic was too busy for him to come to the ferry pickup area. Upon his arrival, there wasn't a bike rack, just a small pickup truck where we leaned our bikes with all of our panniers, et cetera. Okay, as I'm writing this, I'm getting more frustrated about the whole experience and I think I'll just say: DO NOT WASTE YOUR MONEY ON THIS PLACE! There are plenty of other biker-friendly hotels in the area that will treat you well. They'll provide you a clean room, matching and coordinated furnishings, and a meal that you won't be fearful to eat! Stayed one night with pluses and minuses. On the negative side, the A/C wouldn't cool the room below 75 degrees, making it hard to sleep. There were birds in the chimney (fireplace in room) that were making a racket, and the shower got really cold for a couple of moments. Seemed like a plumbing issue rather than running out of hot water. It is an old house. The bar patrons also woke us up at 2 in the morning (just FYI--hotel can't stop that). When we notified the staff the next morning, they said the birds often made noise and there was recent work on the HVAC system, and the repair person may have limited the HVAC options (it was set to 70 but wouldn't go below 75, and the outside temperature was about 70-75). On the plus side, the free breakfast and free evening drinks were good, and the and the staff very nice. It seemed the problems were more the owner not wanting to address problems, not the staff avoiding them. If you call ahead to ask about the issues, and they have been cleared up, it is OK. read more

My wife and I stayed here last night. It was good. We biked from Alexandria to Leesburg for just one night. The inn was located just a few blocks from the W&OD trail. The service was excellent. The keeper was very polite and accommodating. We got the wine and cheese plate, which she gave to us when we asked for it. We stayed in the honeymoon room (the dolly Madison). The whirlpool is just a modified tub, but was very relaxing after a day of biking. Storing our bikes in the cellar was no problem. It may not be the most exquisite inn, but it certainly got the job done. read more

Leesburg Colonial Inn is a lovely B&B in the heart of Leesburg! It feels like a charming country home, with country decorations throughout. The room and bathroom were both clean and cozy, and the management was very open and friendly in accommodating my request for a specific room. I also felt the value/location was good for the price point. In addition, weekend parking was free and very easy in the garage behind the B&B. Overall, my only minor recommendation would be for management to kindly request guests use quiet voices when speaking as the walls between rooms are somewhat thin. read more

I was actually forewarned by a friend that this hotel was not known to be good. But we wanted the central historic location. Should have listened to my dear friend. It is a very tired hotel, very worn and not maintained. It is a shame because given a good facelift even keeping it in the historic charm this place could be a gold mine. We had peeling wallpaper, missing pieces of crown mounding, and ill fitting curtains. No bedside table lamps and of three lights in the room only two were working. No tissues and not one extra roll of TP. I requested a table lamp which was brought promptly but when requested toilet tissue, no response. I called down and got voicemail. I had to steal a roll from the ladies room in the lobby area. The bathroom decor had not been touched since the early 1970s. We counted numerous light bulbs out throughout the property. The bed was clean but the canopy was in disrepair. The staff were friendly but that didn't make up for the sad experience. I'm sure they don't get repeat customers. read more

It didn't happen. I booked the hotel in February, and when I showed up in April, they had no reservation for me. I had a confirmation from price line, and their explanation was " oh, the owner may have decided not to honor price line anymore "( I will be writing him as well, his name is Fabian Saeidi ). They said they were sorry and tried to book me in a nearby Air B&B ( a room in someone's house ). I was with my wife and daughter and we had no interest in that. They didn't off to comp us, pay for a hotel elsewhere, nothing. Just, oh, sorry. We had driven to Leesburg for an event, and had no where to stay. We ended up driving back home.
