For context on the scope of work, we moved our kitchen, removed a bathroom, added a bathroom, replaced doors, added skylights, and redid almost all of the electrical and plumbing in a house that was originally built in 1908 and hadn't been updated since the 70s. They went down to the studs on half the house and we have basically a new house coming out of it. We worked with Mark and Ciaran and the project took 6 months. We'd highly recommend working with Mizen and we'd use them again in a heartbeat. We feel like they delivered an excellent product, were highly communicative, stayed on budget, and we'll definitely be using them again for any future work. So the short of it is that Mizen was fantastic but below are a few more thoughts on specific areas.  Work quality - Mark and Ciaran are craftsmen and they have a strong attention to detail. We felt like they were thoughtful throughout the entire process. It was clear they were very focused on delivering an excellent project rather than optimizing for what was easier or faster for them. They sweat the details. There were also areas that we didn't know to ask for but they pushed on. As an example, they laid the tile in our kitchen such that the midline of the tile hit the center of our oven perfectly. That wasn't something we asked for, it wasn't in the architects plans, and I'm sure it required extra work, but they did it and it's one of the subtle details I most appreciate about the kitchen.  Budget  - My wife and I were quite focused on costs for our project. We found Mizen very reasonably priced and responsive to our budget. They were only slightly higher than some of the other options we considered but we felt like their work quality would be better. We also thought their cost estimate was more thoughtful and therefore less likely to be wildly over budget relative to the alternatives. We did end up going slightly over our original budget but for two reasons that were outside of Mizen's control. The first was around some unforeseen structural issues that they discovered upon opening the walls. We have an old house and anticipated some changes like this. It came out to ~2% of our overall budget and we ended up very glad that they addressed these underlying issues. The second area where we went over our original budget was for things we decided to add mid-construction. We ended up replacing some doors and making a few minor cosmetic changes while we were doing the other work. Again, we're very glad we did it and don't regret the increase. For all the change orders we added, we never felt like Mizen was pressuring us or doing it just to drive up the bill. We felt like they had our budget and overall best interest in mind throughout.  Timing - The project ended up going over our original target by 3 weeks. On a 6 month project that happened in the middle of the tariff blow up, we felt like it was a pretty great outcome. We feel like they made a big push at the end to get us back in the house ahead of a hard deadline we had.  Other - We felt like the Mizen team was also great about dealing with our neighbors. There were a few areas where they want above and beyond what the structural engineer recommended and didn't charge us for it. I've already recommended Mizen to multiple friends. They're fantastic and we'd love to work with them again.

We are very satisfied with both projects. In fact, my neighbors on the same block have selected them for similar projects right after ours. Here are the 3 key areas we have chosen them twice and will do so in the future. 1). High quality with reasonable price - Mark can solve all technical problems while Ciaran is very detail-oriented. They make sure their employees and subcontractors deliver high-quality finishes from the alignment of the tiles to the cut of the wood trims and beautiful paint job. They do it with a reasonable price discussed before signing the contract. 2). Excellent time management and communication - a rough project timeline is given during the signing of the contract. Spencer manages the project timeline well and keeps us informed about the schedule. In addition, if we ever have questions, he always answers within a day via text, call, or email. Great customer service! 3). A sense of respect and high level of integrity - when Mizen decides to take on a project, the whole team treats the project as though it is their property. They clean up at the end of the day, are respectful of the surrounding neighbors, and protect existing appliances or furnishing. You don't need to worry about neighbor complaints. Ivan came into our business just now to settle my poor review. He was very pleasant to deal with. I can't seem to figure out how to remove my previous review. The people who used his name and did not pay us, are not him. Just make sure you speak to Ivan himself. He is Irish with an Irish accent. The people who used his name fraudulently are of Hispanic culture, with Hispanic accents.

If anyone has gone through an extensive remodel, you know how stressful it can be. We were fortunate to use Diviney for this fairly large project. Ivan, was so helpful in providing guidance in the decisions we needed to make, and was patient through it all - didn't feel rushed. He was very informative of all the options available to us, and when the work was finally done, it was better than what we expected. We did have an issue about 6 months later when it rained really hard - we found that our new redwood fence that we put up over the retaining wall, leaked and stained the cement. We also had a puddle on our patio that wasn't draining. So I called Ivan to see what could be done, and he wasted no time in making it right. Ivan is a perfectionist in what he does. They started and finished right on schedule, stayed well within the quoted budget with zero surprise charges, and kept the job site impressively clean--with good dust control and daily cleanup. Slavic was highly knowledgeable and patiently answered every question we had. He handled all the construction materials while we supplied the finishes, and everything integrated seamlessly. His crew reinforced the structure before drywall went up, and we were able to witness every step. They sanded the drywall perfectly smooth before painting, with edges blending flawlessly. Attention to detail was outstanding--even the power outlet screws are aligned uniformly in the same direction! Beyond the main scope, he quickly fixed several small unrelated issues around the house (like a few doors that wouldn't shut properly, some power outlets/breakers, and a sagging fence) without any extra fuss or added costs. The finished bathrooms look amazing--top-notch workmanship with no visible seams, sloppy edges, or shortcuts. Communication was excellent throughout; Slavic updated us regularly and was always easy to reach. They renovated the lower floor of…read moreour house, and even though the project was only about 1,000 sq ft, it involved some pretty major plumbing, mechanical, electrical and structural upgrades. Along the way, we found out our old sewer system did not pass inspection, so Victor also helped coordinate a full main sewer line replacement. That turned into a complicated job because of the existing and new underground pipes and structures, but he handled it well and kept things moving. The team also did a great job dealing with the different Daly City inspections. I especially appreciated that Victor was not afraid to ask questions or challenge comments when something seemed unclear, while still keeping the project on track and looking out for the owner's perspective. Throughout the construction, the crew was patient, reliable, and punctual. We could hear our garage door open at 8 a.m. every morning and knew they were there and ready to work! Thank you again!

Overall: super strong construction crew, really poor communication and project management from…read moreoffice staff. We brought in Alward Construction into our Berkeley, CA home remodel project in March 2018. Keith (founder) met with us several times, and painted a wonderful picture of how the project would unfold -- clear estimations of cost and timeline, weekly meetings with project management staff, clear lines of communication. Alward is more expensive than most -- you expect you're paying top dollar for great project management and customer service. Unfortunately, as the project unfolded, most of these promises fell apart. Our master builder who was onsite every day was excellent. He and his crew pushed the project forward, with high quality work day after day. The office staff, however, proved repeatedly that they barely knew what was going on with the project, were defensive when asked simple questions, and repeatedly dropped the ball with regards to timelines, budgets, sequencing of work, and generally managing us, the clients. The budgeting process was a total waste of time. We spent weeks trying to work with their estimators, who had a giant chip on their shoulders (maybe because we're young? maybe because we're in the tech industry?) and proved to be unable to grasp the basics of our project (ultimately a kitchen remodel and new windows/doors). They came back with wild estimates that were 2x-3x off from reality and what the project ultimately ended up costing. It turns out that the project management staff were not really focused on project management. They were mostly focused on after-the-fact reporting of what the master builder was doing. This meant that we, as clients, had basically no visibility into what was happening, what the schedule would be, or what would be happening on a given day. We had dozens of emails with our project management confirming specifics ("please confirm these materials have been ordered" or "please confirm the flooring will happen after the cabinets") only to come home after a long day and see the exact opposite ultimately happened on-site (oftentimes at great expense). You never hear of a remodel project that goes perfectly -- you expect things to take longer than expected, or cost more than expected, or to encounter some twists and turns. Our house is beautiful, and we thank the Alward builders for their fine craftsmanship. However, the last 4-5 months have gone comically wrong in ways that we never could have imagined. We've basically had to project manage everything ourselves, as the Alward office staff was disorganized, combative, unprofessional, and in the end caused us so much stress and cost overruns on a nearly daily basis that we took over management of the project ourselves.

Notably, the extension was built slightly below ground to provide for height clearance according to code, driving additional complexity in both the construction and navigating the inspections process. Rod knew all the SF city code questions that we would face from this complexity and we sailed through nearly every inspection along the way. We couldn't be happier with the final product, both visually and structurally. As the construction was happening, we could see the attention to detail and the rock-solid approach to connecting the new and old framing and the new framing to the concrete foundation. Rod was easy to work with and accommodated our scheduling limitations and priorities throughout the project. He was on-site frequently and showed passion for making sure we were happy and that everything was done right. He also showed great creativity in working around constraints and settling some of the decisions that weren't fully accounted for in our original architectural design. The crew was multi-talented and versatile, from prepping the foundation, to building the framing, painting the exterior and installing our gym fixtures. They also partnered well with our other service providers, taking direction from an exterior designer that created our color scheme and selected other finishes, and accommodating a window craftsman we had hired to match an original home feature. Pinnacle responded well to the inevitable surprises typical of large projects. Early on, we had to change direction on a key assumption: that our existing push-out would remain as-is with no structural changes and no updates to the interior. Instead, it quickly became obvious that the structure would need to be jacked up and leveled to allow the rest of the project to proceed. The jacking process had follow-on effects on our existing drywall and door frames, requiring interior remediation and refinishing. Pinnacle very fairly shared the costs of this unexpected change, given that it reflected both a scoping assumption gone wrong and the structural reality of our old house. So, while we did pay a little extra for the change, it could easily have been much worse with a more cutthroat general contractor. It was the right decision and made for a much more stable and visually appealing finished project. We would whole-heartedly recommend Pinnacle for your residential construction in San Francisco.
