From our experience: Our community has had ongoing issues with Seascape Property Management, recurring at least once annually, and the pattern has not improved despite giving them multiple chances. We pay approximately $500 per month per homeowner, yet basic services are consistently mishandled. Snow removal is a recurring problem, even though it is a paid and essential service. Work is often delayed, incomplete, or poorly coordinated. The most serious issue has been unfinished and deteriorating roads/alley infrastructure. These conditions persisted for years, creating daily inconvenience and potential safety concerns. Although the issue stemmed from the developer, there was no meaningful escalation, urgency, or resolution effort from Seascape during this time. A recurring theme is that Seascape appears to defend vendors and/or developers rather than advocate for homeowners. Vendor performance issues are routinely minimized, and accountability is lacking. Problems are explained away instead of resolved. This behavior is suspicious to say the least. Our community is not simple, and it requires experienced, proactive management. Unfortunately, Seascape has repeatedly demonstrated that they are not equipped to manage a complex community effectively. Notably, I previously posted a negative review and was personally asked by Seascape to remove it, which I did in good faith to give them another opportunity to improve. Since then, another significant issue has occurred, reinforcing that the problems are systemic rather than isolated. At this point, we are actively asking our board whether there are plans to replace the management company, as continued inaction exposes the HOA and homeowners to real legal and financial risk. I would not recommend Seascape Property Management to communities that expect accountability, strong vendor oversight, or timely resolution of serious infrastructure issues.

We applied for a swingset through our HOA after being explicitly told by Samantha Setzer at Seascape that it was allowed. Despite this, our HOA denied the request, which turned into a long and stressful legal nightmare. Throughout the entire process, I repeatedly tried to contact Seascape for guidance and support. I called numerous times with no returned calls. I even went to their office in person multiple times, and every time the person I needed to speak with was "not available" and never followed up. I also sent emails with no response. After all of this, Samantha finally responded and stated that Seascape would not get involved. Beyond this situation, their handling of other HOA matters was equally poor, which ultimately led to them being removed as our management company. If you are considering Seascape for your HOA -- whether switching companies or selecting one for a new community -- I strongly advise against it.

They are notoriously difficult to contact, as their company name isn't referenced, even in an email. The community emails originate from "donotreply@infohoa.com" with no company name in the email, no phone number. If you do receive a reply, it may contain an employee's first name but no last name, and no telephone number. "Your message has been received by our Customer Service Team. My family party was over 2 weeks ago and they still have not returned my money to me, even though they have assured me the money is coming (sure it is). The communication of Elizabeth Dorsey and April Gravely have been horrendous. I wouldn't trust these people to manage a popsicle stand, let alone a company that manages HOA's. How hard is it to give someone their money back in a timely fashion? I mean they have no problem taking direct deposits from me to pay my HOA dues every quarter, but it's clearly too complicated of a task for April and Elizabeth to be able to figure out. Or all of this could have been avoided, if you just held the check instead of cashing it, then you could have just mailed it back to me or voided it. Wow, what a genius concept that a child could figure out, but is too overwhelmingly complex fo the people at HPS management. If anyone out there is deciding on which company they should use to manage their HOA, I would recommend staying far away from this company. They don't even have the mental capacity to return a deposit in a timely fashion. Side note, when you submit claims for additions to your home, they send an email stating they will forward to the board, but surprise! they don't do that either. This makes me wonder why we are actually paying this company at all when I could probably...no...easily train an AI prompt to do the job of everyone at this company

    Worst property management company I've ever had dealings with in my 14 years living in my…read moredevelopment. They made absolutely no attempt to contact me about my HOA fees and put a lien on my house with out properly communicating with me. If they had the right information and called me, they would have found out that I was in the hospital with appendicitis, a divorce, my dog died, and my younger sister died. 2018 was a bad year for myself and my family yet Signature made no effort to find the source of delayed payments. I've called the attorney several times and they too have not giving me good communication to satisfy this. I refuse to pay legal fees because all they had to do was call me or email me but after I called them- turns out (according to one of they're male employees) they didn't have my phone number( which hasn't changed for almost 20 years) not my address not my email. Very unprofessional and I also looked them up and come to find out- they have a bad habit to practice dirty. They literally have 1 out of 5 stars as a company. That's friggin POOR. Again- I can and will pay this anytime (HOA feed) but not legal fees due to they're Amateur rookie unprofessionalism. I ABSOLUTELY DO NOT RECOMMEND THIS COMPANY FOR ANYONE!!!
