Our HOA is in a quick transition to SeaScape Property Management. Because we have a pool to open and property items to get underway due to weather and season, they have jumped in and done a great job - and their contract begins on May 1st. In 30 days they have visited our development many times, are working with the developer (we have not yet fully transitioned to an HOA) to get our ponds filled, they have advised on vendors, and are cleaning up a messy mailing list that they inherited. They have been proactive and from the seat of the HOA Secretary, they have been a great team/partner for the last 30 days. Wow, just looking at all the negative reviews, it is very concerning that our community board chose this management company. From our experience: Our community has had ongoing issues with Seascape Property Management, recurring at least once annually, and the pattern has not improved despite giving them multiple chances. We pay approximately $500 per month per homeowner, yet basic services are consistently mishandled. Snow removal is a recurring problem, even though it is a paid and essential service. Work is often delayed, incomplete, or poorly coordinated. The most serious issue has been unfinished and deteriorating roads/alley infrastructure. These conditions persisted for years, creating daily inconvenience and potential safety concerns. Although the issue stemmed from the developer, there was no meaningful escalation, urgency, or resolution effort from Seascape during this time. A recurring theme is that Seascape appears to defend vendors and/or developers rather than advocate for homeowners. Vendor performance issues are routinely minimized, and accountability is lacking. Problems are explained away instead of resolved. This behavior is suspicious to say the least. Our community is not simple, and it requires experienced, proactive management. Unfortunately, Seascape has repeatedly demonstrated that they are not equipped to manage a complex community effectively. Notably, I previously posted a negative review and was personally asked by Seascape to remove it, which I did in good faith to give them another opportunity to improve. Since then, another significant issue has occurred, reinforcing that the problems are systemic rather than isolated. At this point, we are actively asking our board whether there are plans to replace the management company, as continued inaction exposes the HOA and homeowners to real legal and financial risk. I would not recommend Seascape Property Management to communities that expect accountability, strong vendor oversight, or timely resolution of serious infrastructure issues. read more

We had a very frustrating experience with Seascape Property Management and would not recommend them to any HOA community. We applied for a swingset through our HOA after being explicitly told by Samantha Setzer at Seascape that it was allowed. Despite this, our HOA denied the request, which turned into a long and stressful legal nightmare. Throughout the entire process, I repeatedly tried to contact Seascape for guidance and support. I called numerous times with no returned calls. I even went to their office in person multiple times, and every time the person I needed to speak with was "not available" and never followed up. I also sent emails with no response. After all of this, Samantha finally responded and stated that Seascape would not get involved. Beyond this situation, their handling of other HOA matters was equally poor, which ultimately led to them being removed as our management company. If you are considering Seascape for your HOA -- whether switching companies or selecting one for a new community -- I strongly advise against it. read more

I live in Beech Tree Preserve and I was wondering about the retention wall that is in back of our home. Are you going to fill it and put a fountain on it so it looks attractive instead of waiting until it rains to fill it up with water and when its dry it looks terrible. As a Property Manager, they are terrible! The individual who was the assigned Property Manager failed to meet most of his assigned, agreed-upon duties to the Community and commitments to individual owners over several years! Attempts to work with him to correct his deficiencies were unsuccessful. When the complaint was elevated to the executive level, the President's response at first was agreement with our concerns and a promise to work with the assigned Manager to perform at the proper level. When the assigned Manager still failed to show any improvement, the President (his cousin!) instead terminated our contract - blaming us for any difficulties! read more

Terrible customer service from Brad Moran. He is incompetent, rude, and has no work ethic. Everything he touches becomes a problem. Blames everyone for his mistakes. Calls the office staff, his "girls." Two owners are brothers and just as rude. It has been a family business for years. Maybe their father was better, but they are terrible. Our HOA utilizes the services of Seascape. Having been involved in providing services to a large customer base for over 30 years, I have great empathy for service providers. Some customers feel they are the only one in the world and see issues from only their perspective. It is the responsibility of a service provider to look at issues from a community perspective and take in all factors when making decisions. Some people shouldn't live in a HOA community where there are regulations and standards, because if they don't like the solution to an issue, it's clearly wrong so they trash the HOA and Seascape. So when reading reviews take into consideration the tone of the writer And the inability to look at a situation from a results perspective and not an "all about my perspective ". At no time, should providers of service have to be cursed at or receive disrespect from their customers. I'm embarrassed that Seascape has had to deal with that from our community. Mike Santini is awesome! He is always available to speak to by phone and always answers emails in a timely manner. All the questions I have had he has been able to answer honestly. Seascape gets no stars, our property manager is the son of the owner and constantly lies to the people of the community. He is rude and self righteous and the only reason he has a job is because his father owns the company. I closed on my house in the Vines in milton on Dec 13th. Still waiting for my fob for the clubhouse. I told them i would pick it up and they told me they would mail it . 0000000000000's all the way...they have a crew here since late September to replace rotting balconies..crew has this place all opened up everywhere and does not complete one unit at a time..leaving mold and water to get to new wood before weeks later tyvek is wrapped...tonight sitting here mopping floors from the flooding coming thru the window because the rain spouts have been sitting on the ground for two weeks...shoddy is a compliment..crews are not managed, destroyed complex landscaping..water running behind the open siding outside..what a mess oh and of course the 24 hour company is on a answering machine no one monitors..no call back...total grifters....Lewes deserves better than this, they need to be fired. read more

Our community started using Seascape in the fall of 2023. There's either no communication or miscommunication from management. Calls/emails go unanswered. Promises from management to get things done around the community and meet with residents consistently get pushed back month after month. And if someone posts or questions the lack of response from management on the community website, it's met with a defensive response from management. The company is horrible. If you're looking at any community associated with them, do yourself a favor and stay away!! I'm being kind giving this company 1 star. read more

If I could give less than 1 star I would. Seascape Management is horrible. Their lack of communication is a major source of frustration. They run the HOA of the newly built community I live in in Lewes DE and all the residents are highly dissatisfied with them. They pretend to care and give a lot of talk at the few meetings they've held, but they do not walk the walk. They seem to only respond after numerous complaints are lodged, and they do not do it with grace, but with defensiveness and patronization. They are not transparent in their dealings with vendors and contractors. If you are looking to buy into a community that they manage, I would suggest thinking twice and looking elsewhere. read more

Excellent service within our community. Jennifer does a wonderful job being able to provide reliable and responsible service. The company understands legal requirements of HOA's in Delaware and provides service to ensure those are met. Provide input that was invaluable on insurance needs for the community and saved our HOA substantial dollars. The website allows for the ability to communicate to the entire community. As a board member, I would recommend them to others who are in need of these services. We live in an area of layered services that also have a large community for which rules need to be followed and they provide a good link to that association as well. We moved in to our home in The Estuary in early 2021. We had been asking when the sodding would be completed for Months to no avail. Then I contacted Brad who was new to the organization. He arranged a meeting with the team and sodding is underway and almost completed. He follows up and listens. A great addition to The Estuary. Someone who responds and gets things done. read more

We had issues with how the company as a whole handled a transfer for our community to another property management company. Sea Scape is possibly the worst managed company I have ever dealt with. They have zero communication skills, they manage NOTHING, it takes months and many calls and or emails to get anything done. They don't even handle our fees anymore, they are handled by a bank in another state, which is a complete cluster in itself. If you have choices do not use this company. read more

Our representative will not provide receipts for large expenses and refuses to have meetings after being requested many times. Our community has had SeaScape as our property management company for about seven years. They are responsive and well qualified in problem resolution. The building boom in Delaware has created vendor service issues, but SeaScape always manages to overcome these problems. They are constantly engaging vendors on our behalf, searching for better pricing and service. The majority of people who have problems, resort to social media to bash a company. People seldom go online to say people have done a great job. I believe SeaScape has done a great job for our community. read more

Holy crap, where do I begin? Ripped out my raspberry bushes, a little fig, and a blueberry. Scattered chemical pellets all over my organic garden. Were incredibly rude and passive aggressive in correspondence after I asked for a very humble sum as compensation. It was as if I was getting emails from a catty high school girl. "Tyler" was his name. Put up a sign to not put anything in my garden. Apparently they can't read either. Did not expect this behavior from a "professional" company. I have been on the Board of 5 different HOA's in different parts of the country. Seascape is by far the worst property management company that I have ever experienced. As the Treasurer of a local Rehoboth Beach COA, our community utilized the services of Seascape. This company is a locally owned family business that has operated in our area for a long time. This company and its owners are incompetent, dismissive and clearly operate their business in their best interests vs. the best interests of their communities. They engage contractors without contracts, make payments that are not authorized and have the worst accounting and administrative processes that I have ever seen. After a near assault from one of the owners, our Board decided to look for a new management company. STAY AWAY from this Company. 1 star is too kind and I plan to report them also to the BBB. To make matters even worse, with all of their incompetence, they are now entering the vacation rental business. This is truly a joke as they are not capable of running their existing business yet alone entering a new business. Clearly they are expanding to generate more income to help support their failing property management business. If you are considering them for Vacation Rental Management, stay away. They continue to send false billing and don't care to correct it. 4 phone calls in 20 days and on the final day was told by an arrogant and condescending little twit named Tyler that I was banned from calling them and he hung up on me. They were not interested in resolving THEIR error. Total lack of professionalism. I called back to speak to someone else and he kept picking up the phone and hanging up on me. Minimal improvement although they are more responsive but fall very short in garnering any positive results from formal complaints. Communication between seascape and homeowners is minimal. Very little if any visibility in the neighborhood and have not seen one single person from Seascape to pull over and speak to community residence. Introduce themselves inquire about issues. Almost no proactive interface. No worth what we are paying in HOA dues. Falls Update: No change: Almost zero interaction. Have not seen a single rep. Correspondence requiring a response has no return envelope let alone return postage. The cost of our HOA dues had increased 85% over the last 7 years with an effort to increase it further with fewer services far less interaction far worse community beautification or maintenance initiatives. It's reckless and mind boggling how these folks sit at their desks and expect a check with an inability to solicit community residence on their issues and what they can do to make things better. It's a sham and continues to be. Update 6/25/19: No improvement. Incompetent not community friendly and zero interface with residence. We are outside most of the day everyday. We see speeding, multiple trash collectors, Dogs urinating and deficating on neighbors lawns, people from other neighborhoods walking their dogs in our neighborhood but what we don't see is anyone from Seascape stopping to either say hello and / or ask if there is anything they can assist with. Maybe it's not in their contract but their latest invoices were sent out twice and when asking I was referred to a number that no one answered. Two days latter an email indicated that the first one sent was incorrect so they sent a second one without an explanation. I wonder if anyone else was given an explanation. A lot of very positive talk most of which is just that ...talk . IE. We have a Pandemic. We have a shelter in Place. We have Social Distancing. We have a requirement when out or in a group to wear a mask. A note from Seascape on the measures their taking to protect this community involved insuring that construction and landscapers times in our community would be staggered. No more than two people per truck/vehicle. The next day a group of folks all together walking dogs, children on Bikes and other adults walking all together. A project of construction workers continue a project at the end of the street sometimes with as many as 8 vehicles blocking the road and as many unprotected workers gathering on the project. Yesterday there were 4, thats 4 different landscapers all together at the same time working on residence yards. That was at one end of the street while at the other 3 different lawn services working on other properties. So much for staggered times and only two men to a vehicle. Seascape is all Bullshit and It simply has not improved. If you don't monitor the property you manage, if you publish guidelines you have established and fail to insure its being followed then what the hell do we need you for. You publish rules and guidelines then YOU must insure they are followed. Our very lives depends on it. read more

Their response to complaints is minimal. They do not return calls or emails. When asked was told they do not read their emails everyday nor do they go to the post office daily or during normal business hours so do not send anything certified to them. What kind of business is that? Their bookkeeping is terrible. Even though they supposedly use Quick Books, whoever is responsible for using the program needs to go back to school to learn to use the program. Their maintenance personnel are not very well trained either. They come out look at the problem, leave and then nothing is heard from them again. When you contact the office, you get get told that they have not received the report yet. This goes on for several weeks and several phone calls. The quarterly fees keep going up because they say we do not have enough money to pay our monthly expenses however there is no maintenance or any improvements being done in our community. Whenever there is a repair to be made we are told that a Special Assessment needs to be added to our regular fees to pay for the repairs. Their yearly administrative fees are excessive considering the type of service they provide. read more
