The housing is good but i think they should add a community pool for the kids to swim at.

I had home managers changed three times on my property without my knowledge until I called several times over. There are outstanding issues from the one year warranty that i called and emailed several times about and asked to speak to a supervisor to no avail. The most i would get was the trades have been contacted with no work done. At one time -I was told the trade came, but they could not have because I would of had to give them access to the area, so i was blatantly lied to. I was asked to complete a survey, to which I did, I stated communication could be better, and the communication has become even worse. My stucco was never fixed, the drainage in the yard was never addressed, among other issues. The most recent issue appears to be the AC unit which has been repaired twice by Pulte and it causing a leak in the ceiling. It is actively leaking, I called the warranty customer service emergency line and finally got a hold of someone after multiple hours. the leak is still happening and I was told someone would come SOMETIME today, but no ETA. Major concerns health issues like mold etc, and property damage. We have an 87, 77, and 1 year old amongst those that live here that have a greater chance illness. I would like everything addressed and honored. It is making me feel as though the company is doing this on purpose, I do not know if I will have to consider arbitration. The amount it would cost to fix is unknown

And although Pulte's Homeowners Warranty has a decent response time, the one answer we keep hearing whenever there's a plumbing/heating issue is that Pulte won't fix it, either because their engineers said so, or because that is how all the homes in the community are built. They say this even when it's not true and NONE of the houses are built like that. And even if it's an obvious health, safety, and/or structural concern. One of the plumbing issues we are currently having is with our shower walls. Per manufacturer installation instructions, the openings in the walls where the copper pipe comes through behind the tub spout must be sealed with caulk in order to prevent water leaking into the walls, which could cause serious water damage and mold issues in those areas. I have spoken to 3 separate plumbers about this, and they all said that they have seen some sort of water damage or other related to water leaking into these openings. You can google or search Youtube for shower valve installation videos by Moen or other professionals, but just to give you an idea of what I'm talking about, here are some links: https://www.youtube.com/watch?v=QcBdjH4Fdik&feature=youtu.be http://www.dslreports.com/forum/r20018994-Should-I-caulk-around-a-bathtub-faucet. NOTE: go to the post by clevere1 on February 19, 2008 for photos. Yet, when Pulte's plumber (from NP MECHANICAL) came out, he refused to caulk the wall openings because (in his words) "that's not part of [his] company's contract with Pulte". He said he would let his office know to have someone contact me about it, but that I'd have to deal with Pulte about that problem on my own. Almost 3 weeks went by, and no one from NP Mechanical or Pulte got back to me. So I emailed Pulte and attached some screen shots of the Moen's installation video to show that, per manufacturer's instructions, the holes need to be sealed in order to prevent potential water damage. Today Kevin Short from Pulte Customer Service called to say that his plumbers don't caulk the wall openings because "that's how [Pulte] do all their houses". He said that even if the caulking is instructed by the manufacturer, Pulte doesn't have to follow it, because they do things by THEIR OWN STANDARDS. And of course, as always, Kevin told me that even though Pulte won't fix it, I'm welcomed to do it on my own. This, in fact, was the same thing he told me when we had a safety concern regarding the gas pipe in our kitchen cabinet, which was sticking out about 9" into our cabinet where we (and most people) keep our pots and pans; This is not only an inconvenient space hog that takes up precious cabinet space, but also a hygiene and gas leak concern. Yet, when I brought it up with Pulte, Kevin told me they won't fix it because this is how all the houses in my community are plumbed. Again, he suggested that if it bothers me, then I am welcomed to get my own plumber to fix it. That presents at least 3 issues: (1) getting someone else to do the work voids Pulte's warranty, (2) that is NOT how all the houses are done - I have pictures of the gas pipes from both Pulte's Sales Office's model homes and also my neighbors' homes to prove it, (3) why do I have to pay to fix a brand new home that's still under warranty, especially since the bad work was a result of Pulte's lack of quality control? When I told Kevin it's not true that all the houses are piped like that, and that I can email pictures to prove it, his response was that Pulte revises their engineering constantly and so not all houses are built the same, but that my pipe was done correctly at the time my house was built per Pulte's engineering plans! Really? Can anyone hear something not quite right here??? So much for superior quality control, unparalleled customer service, and commitment to stand behind their products!!! Some other problems we've had: (1) Our sprinkler was leaking for months during the drought, because their vendor Platinum Landscape kept blaming the puddles in our yards on faulty programing and neglected to check the piping system. By the time they figured out it was one of the parts, we were already out of hundreds of dollars in water bills. (2) Their flooring people left broken light bulbs, loose nails and staples, and even a razor blade under our newly installed carpet, one of which stabbed my knee, pierced one of my ligaments, and gave me excruciating pain for 2 days, and shooting pains that still lingers even now. BE SMART. STAY AWAY from both PULTE HOMES and PULTE MORTGAGE (see my other review). Google PULTE LAWSUIT.

For a brand-new home, the amount of ongoing repairs has been shocking -- and many issues keep happening repeatedly because they were never truly fixed the first time. Here is just a portion of what we have dealt with since move-in: * Multiple fire sprinkler head issues * Garage door malfunction * Shower enclosure leaking -- not once, not twice, but three times in the same bathroom with the same leak, requiring repeated drywall remediation * Plumbing problems, including water seeping through the upstairs hallway ceiling and damaging the dining room below * Roof issues, including ridge tiles needing repair * And most recently, we discovered a side yard water intrusion issue that appears to have existed from day one -- now causing visible moisture damage and foundation concerns. What has made this even more frustrating is the declining level of customer care. In the beginning, the warranty team was willing to help, but after the repairs kept recurring, they became noticeably impatient and unwilling to look deeper into the root causes. Instead of understanding the stress this puts on homeowners, the responses started to feel dismissive -- as if we should simply accept these problems as normal. This is not what you expect when you invest in a new home. A builder should stand behind its work, especially when the same issues keep coming back year after year. Unfortunately, based on our experience, Tri Pointe has not delivered the quality or customer support that homeowners deserve.

(See picture.) That will require another trip to store to figure out and was not done like my previous Tri-Point home 100 yards away in the same development which I replaced the cheap magnet 5 years back. As well, given my irritation on this I noticed my prev reviews might look like rants, so I included pictures of the cement poured in my front yard that I had to buy a jackhammer to dig it up. Pure lazy and/or poor vendor management. (3 pics) And the gutter pure design flaw that shoots water to painted wood on patio rather than putting 3 feet of gutter and routing it properly. (1 pic). All of which with a little more care would not cause the headaches they are today or will in the future. Nor will Tri-Point do a thing but tell you how wonderful their service is and they are here for you. Clearly negligent design flaws should be handled beyond warranty period. Hopefully you can see this was not some nut on a rant. It has taken a lot of time, effort, some sweat equity or labor and will in the future to correct these issues.

We are having nothing but problems in our home, There are issues with plumbing, with the stucco, the roof and the list goes on and on, Pulte Homes have used cheap raw materials to build the homes. We had to spend thousand of dollars to repair our plumbing, our kitchen sink and our toilets. They used cheap pipes for our main water pipe and the main pipe burst and we had no water in our home for 3 days. We had to stay in a hotel because of this problem. When we discovered a leak under our kitchen sink, we called a professional plumber who discovered that when they built the house, they used aluminium foil to fill and cheap glue to fill in the gaps around the kitchen sink and the kitchen cabinet where the sink sits!!! The plumber said that he had never seen any one fill in gaps using aluminium foil, The fences on both sides of our home also broke and there are leaks underneath the ground from bad plumbing. I can go on and on about all the problems that we are facing due to Pulte Home's failure to use good materials to build our house. They are negligent in what they do and do not care about the customers. We paid a lot to buy this home, but it is not worth the hard earned money that we spent buying this house. I would not recommend this builder to any one. We have had nothing but problems with this house that cost us big time!!
