I try to avoid parking outside the complex on Raley Drive next to the public school because my car window got smashed there in July 2024. Even today, you can still see broken car window glass scattered on the sidewalk from cars that have been broken into. It certainly does not help that the city has still not repaired the street lamps that are out on that street, leaving it completely dark and unsafe at night. Because of this, residents are forced to park inside the property for security, which makes the complex's predatory towing situation even more infuriating. The management here contracts with H&B Towing & Recovery (also known as Hook & Book Towing), a company that engages in illegal, predatory practices, and management seems perfectly fine letting their residents be taken advantage of. My car was recently towed from the property. It was Sunday and the leasing office was closed. I called the local police department and they provided me with the information of the towing company. When I called the towing company, they said they don't accept credit or debit cards and to only bring cash. The man I was talking to on the phone said that the machine has been down for 3 weeks and they only take cash. I asked if they could take a credit card the next day and they said it will not be fixed. Under California Vehicle Code Section 22658(k), it is a misdemeanor for a tow company to refuse valid credit cards for private property impounds. They are legally required to accept cards. They claim their machine has been broken for weeks, yet they continue to accrue daily storage fees against residents while refusing the legal payment methods required to get our cars back. To make matters worse, they hit me with an unfair $487.00 bill that they forced me to pay completely in cash. They charged me a $252.00 towing fee, a $49.00 labor fee, a $60.00 storage fee for one day, and a ridiculous $126.00 gate fee, bringing the total cash extorted to $487.00. Charging a $126 gate fee on a Sunday while forcing someone to scramble for nearly $500 in physical cash is completely predatory and unfair. When a complex hires a vendor, they are bringing that vendor's behavior onto the property. Esplanade management is contracting with a company that actively breaks state consumer protection laws and extorts residents for cash. Management needs to fire H&B Towing, vet their contractors better, and protect the people who pay high rent to live here. read more

We applied here back in June and was denied. [[HIGHLIGHT]]One of their staff Kaylin told us we should expect our holding deposit back in 2-3 weeks. There are terrible roach issues especially if you have a garage. Now they do spray insecticide if you request it which does help a little. The pool closes down often for some reason which I guess is still happening because the couple of times I return there had been 2 occasion where some angry residents come in fuming about the closure. I've lived here for almost 4 years, and neither the old management nor the new management company takes any accountability for their failure to manage this complex properly. [[HIGHLIGHT]]When the new management came on board, they never emailed to introduce themselves or inform us of the new hours of operation. All we received was a letter posted on our doors stating that they had acquired the property, along with the name of the owning company.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]A week later, we received a printed slip of paper with the new office phone number, but they changed the hours of operation without informing us.[[ENDHIGHLIGHT]] At first, the community may look nice online, but after living here for a month or two, it becomes clear how problematic it is. Their pool is always green. Roaches are everywhere: in the pool area, leasing office, walkways, and trash cans. They claim to have pest control come 2x a week, but I've yet to see them more than once a month,. There are constant dumpster divers throwing trash everywhere. We're supposed to have on-site security, but they're never here. The valet trash only picks up when they feel like it, yet we must pay $300 monthly for an inconsistent service. Parking is a nightmare. Each unit can have up to two registered cars, but parking isn't enough. I have two cars registered to my unit--one in the garage and one in the free-for-all spots. Previously, the old management allowed residents to park in uncovered spots as long as their vehicles were registered, in working order, and displayed a parking sticker. The only restriction was that residents couldn't park in the guest parking during business hours. However, the new management is now ticketing any vehicle, guest, or resident parked in any uncovered spots for more than 48 hours. On July 13, 2025, at 4:00 PM, I witnessed two female employees driving around in a golf cart, ticketing vehicles, including mine. [[HIGHLIGHT]]When I called the office to inquire about this, no one answered. I went to the office at 4:30 PM only to find it locked up, even though they were supposed to close at 5:00 PM.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]When I finally reached someone on Monday, I was informed by the only person I've ever met from the new management, that it was the work Hammner of Towing, is not them.[[ENDHIGHLIGHT]] When I informed them I wiwitnessed and had pictures of the two female employees who did it and their initials signed on tickets, he said he would have his manager get back to me. [[HIGHLIGHT]]However, the manager never returned my call either on Monday or today.[[ENDHIGHLIGHT]] I also have emails from the previous management stating that we could park in any uncovered space as our vehicles met the parking criteria. Now, the new management is enforcing a new rule that any vehicle, whether a guest's or a resident's car, cannot be parked in uncovered spots for more than 48 hours. They are changing the rules without informing anyone, and my lease does not mention these new regulations. This is a breach of contract, but they are unavailable whenever I try to discuss this with management. According to the only staff member present, the manager oversees 3 other properties. They cannot manage one property effectively, I wonder how bad the others are. Their other properties have no bearing on thier lack of responsibility with the one I'm at. They need to donthier job and actually be on site or available to handle the residents issues. Additionally, numerous cats are roaming around the complex. Not all are feral; at least three apartments in my building allow cats to roam free. As a result, these cadefecatecte in the hallways, on the grass, and even on our patios, yet we, the residents, are expected to clean it up. All dogs are required to be register with the apartment complex and provide a fecal sample for testing; otherwise, they cannot be on the premises. However, cat owners are not subject to any similar regulations. My dogs had never had fleas before moving here, but ever since I've been in this complex, I've had to administer flea medication monthly, costing me around $400 every three months, since management refuses to address the cat issues. read more

As others have stated here, do not expect your security deposit back. They will take pictures of normal wear and tear that were present before you moved in and charge you for those. Even if you tried taking pictures of the apartment before you moved in, they will take a picture of leaves on your patio (which you can't control once you've moved out and waiting for the final inspection), call it dirty, and find any reason to put all the cleaning costs on you. Cars being broken into more frequently . Police said this complex is the highest crime in the Riverside area.!!!! Gets better! unrealistic parking where you have to walk across the complex for because you cannot find one past 4pm. You will also smell pot all over the place... This place is a joke!!! My Garage got broken into, high dollar items stolen, tried to steal my car inside but something must of spoked them(or the got enough high ticket struff) and took off. Police came, fingerprints and pictures taken, official report receive. Alerted the office staff and said I need the lock replaced immediately but to date, nothing. They said the work order is in???? 2 weeks later my car was stolen right from the front of my place(even with the high security system inplace .Police again came out all official investigation done, police report of course obtained. I'm a current resident at Esplanade @ Riverwalk, and this post is to give a huge compliment to Ms. Kaylin Froya, our leasing manager. Ever since she started working here, she has always been approachable and caring--even through emails. My mother and I've been living at this complex for almost ten years, so we've seen numerous management staff come and go, but Kaylin is truly top-notch. A few days ago, we had a disappointing experience (i.e., being given the wrong information by someone new) regarding one of the on-site events. In a nutshell, Kaylin went out of her way to make sure my mother felt respected (which is the most important thing) and valued. In a situation that could have left a bad taste in our mouths, Kaylin was representative of truly good service that comes when there is a problem--even more than when things are all going great. She treated us as if taking care of us was the only thing on her agenda that day and did not shift her focus to anything else until the moment we stepped out of the leasing office. Because of her, we could confidently believe that the "misinformation" from the other employee was an exception and that Kaylin's service was what the current management staff is all about. Cockroaches and mosquitoes everywhere! Behind my building has been flooded the past year. We all have complained and nothing has been done! It constantly stinks like dog poop, because nobody cleans up their dog poop I counted 21 piles of dog poop just behind my building the other day! Constant, dog barking, and people don't put their dogs on leashes my dog was attacked by a pitbull the other day! Now they're trying to raise my rent over the going price online! The pools are constantly closed so don't let them fool you into thinking that you can use the pool because it's only open for maybe a month or two out of the year. Horrible apartment community. If you're thinking of living here, forget about getting your security deposit. They will take your security deposit once you move out regardless of how long you stayed there and maintaining the apartment in good shape. They will still charge you $200 for getting new countertops (even though you get an old countertops and cabinets from the beginning), $120 for cleaning and $95 for carpet cleaning. On top of that, their security is horrible there. Our SUV got robbed twice and we reported to them. They didn't do a thing. Not even install a camera or have security drive by at night once in a while. I would definitely NOT recommend this apartment community. read more

Amenities, gym, pool, equipment are all disgusting and unusable. I don't think the leasing office has called me back once in my 3 years here. Now that my lease is up and we are moving to a new location, they are trying to scam us out of an Exit Walk-Thru. They lied multiple times about the date that was scheduled for us. I hate that I am so frustrated that I have to post a message on social media to be heard ...If you're planning on moving to this "beautiful" property, don't count on using any of the amenities eg pool, jacuzzi, etc. Pool hours are 8am-10pm. Don't bother calling the office and leaving a message or sending an e-mail because IT WILL GO UNANSWERED. Also, we've been charged the month-to-month rent when upon renewal had signed a 12 month lease. $77 extra a month adds up folks - after being told they'd do a "scrubbing"of our account, it was never done. Why am I stuck paying the price when they can't access their old system (they changed sometime Jan. 2022). Yes, staff are nice however I don't know if it's big brother, Sequioa Properties, pulling in the reins and making it impossible for their staff to help make happy residents or if it's literally just a case of not giving a fxxx! read more
