I am truly grateful to have lived here because of how wonderful management has been during my stay. If I could do it all over again for the first time I would. One thing I can say for first time apartment renters is that it is apartment living. If your unit is downstairs you're obviously going to hear your upstairs neighbor stomping and walking above you. That is how all apartments are. I'd definitely say it's a good start to move here especially if you're not from Riverside. Just treat the managers with respect because y'all don't know what they have to go through just as much as the other person. Most of the time people come on yelp it's really just to complain but it's not even as bad as other people try to make it. You don't get your own laundry unit in the building. They have a separate area for that. On top of that you get your own parking spot. If you have friends over you have to go to the front office and ask for a parking pass, unless they have available parking at the front gate. Maintenance is good over here and when you have a problem and ask for it to be fixed they will help you with it as soon as possible. Overall: Andrea and Maria are awesome, they are both always trying their best to make sure your needs are met and anyone who says otherwise are probably just haters or little babies trapped in adult bodies.

We've made use of the pool area and have taken walks along the Riverwalk trail. Shout out to Xavier in the leasing office. He was very communicative and helpful during the leasing process. He answered all my questions and quickly processed our applications. The one drawback is the parking. You aren't given a reserved parking spot, which I found to be common practice in other apartment leases. You have to pay an additional fee for a carport or garage space. However, you're free to park in the uncovered parking spots, which I haven't found to be an issue yet. Overall, I'm having a positive experience (besides the cloggers, but that's somewhat expected with upstairs neighbors).

I really enjoyed living here, as well as having the privacy of facing the back spring building parking lot, which although isn't the prettiest, it is not a dealbreaker as is mostly very private and quiet. however, each year the corporate office raises the rent dramatically. when I first began living here in 2021, my rent was 1600/1700 a month and now it has been raised to 2000 a month as of 2023 for a one bed one bath which is kind of insane. I get that the location is great but the cost is way too much for the general riverside community. maybe if we were in the sf bay area, that would be normal but the buildings themselves are pretty old and the property managers paint over things that are broken instead of repairing them. the elevator is old and could break any second, and whenever they do construction on the area next to the parking lot it is absolutely miserable for anyone living near it. they recently cut down the beautiful trees that shade the patio area and began digging up everything so now it looks like a mess. luckily I am getting out of my lease but my god it is terrible every day waking up early to the loud construction noises and not having a moment of silence to relax. for the most part though I enjoyed living here and the maintenance dudes are always efficient, respectful and helpful during the week. (except if you have an emergency power outage over the weekend you just will have to wait until Monday to get it fixed.) these apartments are a great step up from the ucr dorms or campus housing and the people who live on the second floor are friendly and keep to themselves. first floor is family housing which is nice that it is somewhat separate from everyone else as not everyone likes to be bothered by kids. overall is enjoyable but could also have room for improvement and the rent could be better. if you are a ucr student you probably could find cheaper rent in a houses across the street.

They are reasonably well priced and clean. The good- Pretty grounds lots of trees and plants. Lots of birds singing in my patio in the morning. I have a seed feeder and a couple humming bird feeders that attract so many cool birds! The pool area was clean and well kept. It's a quiet complex with nice respectful neighbors (for the most part) Girls in the office and maintenance guys are all respectful and kind. Whenever I have a need for maintenance of any kind they are prompt and efficient. The not so good- Cats! So many feral cats. I'm an animal lover but the constant drone of cats fighting and in heat gets old really fast. Not to mention, they are all unvaccinated and unfixed. At this point they are just coyote bate. BTW, we do get coyote that come into the complex from the hills behind us. Everywhere around the complex, people put out food for the cats as well. The garbage areas are often a mess but that says more about a few jerks that live here and has nothing to do with the maintenance guys that are quickish to clean them up. Like I said, older apartments, so older apartment problems. No central air/heat. The wall units are ok. You'll want to install your own ac in the bedroom/s as the one in the living room does nothing to cool them off. Seems like the water is constantly being turned off for some kind of maintenance and the hot water seems to be problematic too. Pretty bummed that the cute water features the "creeks" scattered around the property have been allowed to dry up and are not maintained. There are a lot of broken planters and a general need for maintenance in that regard. The washers and dryers are very old and many run poorly if at all. Many of the washers don't even fill nearly all the way up for the wash/rinse cycles. Some dryers produce no heat. I've had to learn which washers and dryers to use through trial and error as well as my time and money. I'm afraid my carport is going to collapse onto my car as its wood has rotted away. All that said, this place is ok and I will stay here once my lease is up. Neighbors are nice and polite. I haven't heard any parties or crazy stuff going on. I truly just wish they maintained this place like it deserves.

The Management is Very approachable and responsive to your issues.( our refrigerator had a bad fan motor and we were quickly given a brand new replacement) The Neighbors are generally very friendly Although a bit of a walk, I can always find a parking space Washer and dryers are generally available with a handy App for funding and availability Exterior upkeep and maintenance is done daily ( with a good maintenance crew) Cons No washer and dryer in units ( we currently spend 120$ a month for 6 loads a week No dishwasher Construction ( currently piping project will require us to move out for several days ), our building 803 Magnolia is scheduled soon ( temporary housing will be paid by management) But Now the reason for 2 stars Roaches , yes unfortunately we are killing 1 about every two weeks ( we lived in a condo in west Corona for 3 years before moving here and didn't have a single roach) We keep our apartment clean and do not know where they are coming from ( I can only assume neighbors that hoard/ and or are not keeping their units clean?) Hopefully in the future this will be resolved Also when someone burns food on their stove there will be an extremely loud whole building alarm go off ( has happened twice since living here) And Smokers, this is supposed to be a non smoking community But the smokers who live here seem to try to sneak a cigarette periodically .My biggest fear is if someone falls asleep while smoking it then becomes a real fire

The management, Loretta, Gonzalo and Jasmine are fantastic! They always take the time to listen and work out the details of any situation that arises. The entire housekeeping and maintenance staff is amazing! The property is well kept, wish makes everything even better! There is never a hassel getting laundry done because there are several laundry rooms on site. I love living here! I am extremely happy and I highly recommend this complex!
