ANYWAY...) We started out using a realtor that we personally knew and had our house listed with that person for over a year. During that time we had 2 offers and the banks would not work with us. After having our house listed with this person for about 9 months and having 2 sales fall through, my dad suggested that we attend one of Mark Karten's informational sessions on short sales. O.M.G. I am sooo glad we went! Not only did we learn that our current realtor had provided us with incorrect information (that would have allowed us to sell our home with limited liability to us) but we realized that this person was not well versed AT ALL in the short sale process. After setting up a meeting with Mark and Cynthia (one of the realtors at TKG), we decided to change to them. Again O.M.G. WHAT A HUGE DIFFERENCE!!! First of all, the pictures that Cynthia took of our house were amazing and the slide show that she created was awesome! We started getting calls for showings right away. We listed with Cynthia at the end of August 2010, got an offer in January of 2011, got bank approval like 2 weeks later (I know, miracle right!!) and we closed on our house today. Throughout the entire process, both Mark and Cynthia were available for questions about anything. Cynthia even helped us in our search to find a rental home after we sold our house. They are very quick to respond to any e-mails, texts, or phone calls and are always friendly and upbeat. And for all you techies out there.... all the paperwork was electronic! No faxing, no scanning, you get set up in this system and it notifies you when you have papers to sign, you go in, sign electronically, and then you can save a copy to your computer. Even if you don't want it, Shelley Karten, the Office Admin, will give you a cd of all your documents once the entire process is complete. How is that for being green! :) So obviously I can go on and on about what a great experience we had with Mark and Cynthia so I am just going to close with if you are looking to short sale your home or buy a short sale, give Mark or Cynthia Ward a call at TKG. All they do are short sales so they know whats what!

Rachael was my property manager for 9 years in North Las Vegas. During this time I assumed she was…read moreactually managing the property. Boy was I in for a surprise. The tenants moved out Easter weekend. I drove out from L.A to assess the property myself. Her "associate" did the final walk through. From her report everything seemed honky dory. When I got there I noticed that all exterior lighting had burned out light bulbs. There were 2 doors with patch up holes where someone's first entered. My bathroom sinks were destroyed by a curling iron and the medicine cabinets were ruined. The kitchen range had so much grease I didn't even know where to start. But worse of all was the backyard. When i turned the property over to Rachael it was in great shape. I told her that it was important for her to visit the property every 3-4 months to assess the tenants agreement to keep the landscape in good condition. Low and behold, when the tenants vacated everything was dead!!! EVERYTHING!!!. The tenant had cut the irrigation system. It cost me a fortune to repair and bring back to renting condition. If you want a property manager that sits at home and makes calls on your behalf then she is your girl. If you want someone to actually MANAGE your property look elsewhere.

When we left she used our entire deposit for things that were questionable such as a carpet replacement even though there was no damage to the carpet.
