We were under contract for a couple of months while the home was being built. When the house became complete TWO WEEKS BEFORE THE CLOSING, the assessor did the assessment, he said the value of house is below $52k of the price. They said they would come down by $20k and we would have to come up with the $32k and there is no way in hell we are paying a house for more than what its worth. We were so stressed out when this happened because we already told our apartment complex that we were going to leave and they told us that another family is going to occupy our place. Just be mindful of this for those of you who might be in the same situation. So the deal broke off and we had to wait for about 5-6 weeks to receive our money back. They claimed that it would only take 15 business days to receive the money from their Miami office but that never happened. So after talking back and forth with them, they said they are going to issue a new one. Im no expert at checks but when we finally received our check, the address on the check came from their Reno office which to me looks like they could have done that in the first place instead of claiming that its coming from their Miami office. Up to this date, the house is still available and listed about $47k above the assessed price. read more

Lennar homes are beautiful, however they are built with very cheap materials. The drywall they use is like cartboard. if you talk in a room with the door closed you can be heard down the hallway. If you slam a door the whole interior walls shake really bad. Electrical issues, bad wiring, tripping breakers etc...I've had electricians here a few times fixing the shoddy electrical work done. I have flickering lights in two bathrooms, was told by an electrician they are very cheap and need to be replaced. I will be replacing all lights ( can lights ) in the bathrooms, something I shouldn't have to do to a home that was built two years ago. I bought this home brand new two years ago and regret it everyday. I will never buy a home from Lennar again. read more

This is my second new Lennar home. When I signed the new home contract, this lot was dirt lot.  I made the purchase when the Sendero subdivision went on sale. This is the last lot on the corner of the Candalera subdivision, and it was a paved parking lot prior to me making the purchase. The issue is that that portions of my fence are in need of repair and or replaced. I have had numerous discussions with Ron Oltman, Kelly Ham and then spoke to your division president Dustin Barker regarding the fence issue. I explained that when I moved into the home, and had the initial walk thru , it was the end of January, and it was inclimate weather. I also told them that I am only 5"11 and could not see the tops of the fence. Since then, I have had my backyard professionally landscaped, and can now see the tops of the fence. I purchased a new home and portions of the fence are at least ten years old. The tops on some need to be repainted, and portions of the fence need to be replaced or repaired. I have had to be the one to be proactive, take time off of work for Ron and Kelly to walk the fence, and then speak to Dustin on the phone who denied and deflected rather than come  to the house to look at the fence. He then told me to call the HOA. I did not purchase my new home from the HOA. I feel like Lennar received my money for a new home, and isn't concerned about the buyer. I am in sales, and work hard to take care of my customers and look for solutions to resolve their issues. I do not feel that is the case with Lennar. I also have spoken to Ron and Kelly regarding repair painting under my warranty which Ron has failed to follow up on. My wife and I have taken time off of work twice in the past for scheduled work, only for the painters to fail to show up. I am hoping that you can help me get these two ongoing issues resolved. I do not feel that I am being unreasonable, however, I feel that I am not being treated fairly. read more

Before the first year, we had our place inspected by licensed home inspectors. They gave us a 24 page report for us to review and had us file a warranty claim with Lennar. We reviewed all the item with Matt who then schedule time with the subcontractors to address all the issues on the report. No surprise to us that everything was fixed in a timely manner. They had a cleaning crew come by and mopped, dusted and vacuum our house. It was clean to our satisfaction. We're very pleased with Matt and the team he worked with. Matt called and kept us in the loop during the entire process. He's a wonderful person and we are glad that Lennar has him running the Customer Service. read more

Personally, I have worked with a lot of sales agents from Lennar. I have purchased a total of 4 homes from them for myself, my cousins, and my parents. I have seen that Lennar knows how to build it's homes. Each home, regardless of where it's at, is different than the one before and looks nothing like each other. I wanted to come out and especially thank the following sales agents for all of the support in helping me get the right home: - Anne L., D'Andrea Ranch - Jennifer M., Homestead/Ironwood/Willow Flats at Kiley Ranch - Raquel B., Pioneer Meadows / Wingfield All of these people helped me understand the process. Lennar is a different homebuilder: D.R Horton in Kiley Ranch uses Shingles and low-quality material it seems. The homes are bland but Lennar homes have style. When buying a home, choose Lennar. All of the offices I have went into has all of the agents wearing masks during COVID-19. They limit the back & forth by tending you directly to the mortgage company which is connected with the team. I was 6 days away from closing escrow on a new home built by Lennar at Schultz Ranch in Carson City NV when my work permanently closed the doors so I no longer have a job due to the corona virus. What did Lennar do? They told me they are keeping my $5000 deposit, no shame in their game. Did I mention I'm a single father and sole provider? This company is disgusting. Ok, we purchased a new Lennar home in Carson City NV, we had 5 days to change our minds. After 3 days, we went and in person cancelled the purchase. We asked for our money back and they said it would take 2 weeks to process. We expected just to get our check back, but no, they immediately processed the check and now the waiting game. It took over 3 weeks of waiting to get the refund. Why did we cancel? First of all, even though the house hadn't been built, we wanted to choose the outside color. They said no way. We wanted to change some inside colors, no way. We wanted to make some upgrades to the floors and wanted pay up front, they said we had to add it to the loan, which is so wrong. Who wants to pay for upgrades for the next 30 years? No one could give us any information on the added Amazon Alexa package that was included with the purchase of the house. And it wasn't an option, you had to have it. Your forced to buy something you don't want. Grass was included in the front landscaping. We said we absolutely didn't want grass and they said we are getting grass, it wasn't our choice to make. They said there wasn't an HOA, but come to find out there's an CC&R which had fees and if you wanted to change anything or add to your home, you had to have approval...I call that an HOA. We specifically didn't want an HOA, but this CC&R seems to be the same thing. So these are my reasons for getting out of this deal. And from reading all the other reviews, I'm sure glad I made the decision to get out while I could. read more

Let's face it, in this country today these so-called homebuilders are pretty much all the same. It's built pretty much by the same group of guys that are hired to put up cheap stucco and wood home so then cut subcontractors come in and put in the cheapest appliances they can buy at wholesale. They are all bottom feeders unless you get a custom builder which most people can afford. With that said though there are some that are even worse then the other bottom feeders in Lennar is definitely right up there with the worst builders in the country. You'll read the reviews it's all true very very cheap materials. They outfitted their homes with GE appliances which are the cheapest and worst made appliances in the country. Whirlpool is superior and that's where the distinction will come in with these homebuilders is in the subcontracting. Figure everything breaking down within a year if it's General Electric. This whirlpool that's a good strong brand and that is definitely a distinction. Anyway bought a Lennar property and long story short all of the appliances broke down the dishwasher within three months, rhe washer and dryer Broke down in six months. The most haunting issue was the electrical there were surge capacity issues in the kitchen. You would turn on the dishwasher in the microwave at the same time and it would trip a fuse. Sometimes a refrigerator would go out if the microwave was on. The dishwasher would go out midcycle and trip refuse. In the entire year that I was there Lenore never once scheduled an appointment to come out. Here's what you need to know about a new home Lennar is not responsible for the appliances. All appliance and electrical issues have to go through third parties in this case General Electric and the electric went through another third-party. Calling General Electric was a nightmare. Incompetent reps that never made an appointment in the entire year. Lennar did not ever come out to resolve the electrical issue. You will be diverted from Lennar to third-party subcontractors for any issue that you have with the property so don't expect Lennar to ever address anything that ever goes wrong with the house. I could go on and on but they are a nightmare and don't work with them. Really I mean it. Life's too short to work with the corrupt and deviant homebuilder but I will say that there are mostly all like this. When you buy a new home be careful of all of these builders there pretty much built with the cheapest materials the labor does not care and he will even tell you the labor people that are building the home that they're not building the house for you there building it for fill in the blank builder. There is no pride in the work and again cheapest materials you could possibly imagine the whole house might cost $50,000 in materials and the rest goes to labor 40% approximately so you can imagine what you're left with at the end. read more

Had to pay a premium for our lot because it has city and Mountain views. We asked several times if anything else would be built that would ruin our view and were assured it wouldn't happen. Two years later they sold a small piece of land right behind our house and are building a massive cell tower blocking our view!!! The view we paid a PREMIUM for! They are CROOKS and LIARS! Their sales agents will tell you whatever you want to hear to sell the lot. They don't care about the home buyers, LENNAR will do whatever they want without considering the homeowners. Warning!!!!! Do not buy a Lennar Home. We bought a Lennar home last November (2020) and still can't get our claims resolved. We put in hardwood floors and they are full of gaps so big you can roll quarters in them. We tiled our backsplash and now you can see the cabinets were installed unevenly and at different heights. The exterior pillar is so crooked it makes government officials look like saints. The interior paint flaks off if you touch it. I could go on and on. For reference, we bought brand new in the Palisades homes above Damonte Ranch High School. Every builder makes mistakes, but it's how a builder stands behind their product that defines them. We have been lied to, ignored, and downright mistreated by the management at Lennar. After buying a brand new half a million dollar house. Shame on you, Lennar. And your Zero Defect policy? Few minor issues that had developed during the settlement of the property had been promptly addressed by Lennar customer service team. We are very happy with company's level of engagement as pertains to customer service and absolutely satisfied with our purchase. Good evening, How did you all come to the conclusion that it was not the gravel from your work site, We have witnessed on many occasions the trucks driving up the man made gravel hill and getting stuck and the wheelers spinning and the rocks flying every where as you can see oh wait you have not even been out to take a look at this issue nor has anyone from your office. Not sure what you are taking about when you say I was present...I was when they took photos of our car/truck and as for the watering system, that is a joke it is a hose and only seem to water the one small area of dirt. The trucks are still driving up the hill of gravel and driving up and down the street at high speeds so the rocks are still flying still all over the street. As for the rocks there are big and small ones all over the area. Lennar Homes seems to only care about them selfs. I will be contacting a lawyer and the news stations and the mayor I am a home owner located next to one of you sites that is building homes for Lennar And I had nothing but problems due to not being respected as a home owner I understand that they are building and its is great but, I have lived and owned my home here in this area for over four years and have no intention of moving. I was told by one of your workers after me complaining about the dirt flying and trash flying that maybe I should move. I have no intention of moving all I have asked of them is to be more respectful of others They drive up and down the street over 65 miles a hour when it is posted 25 we have lots of kids In this area due to a school at the corner We also have strong winds that blow and they have dirt hills across the street from our house and the dirt blows every where yes they have one water truck but he drives right by and dose not water the. Dirt hill I have talked to the man in charge and he just says I will handle it but nothing I have called the city along with others doing the same and they do it for one day. Now the water truck driver just gives a dirty looks. I have dings all on the side of my truck due to the rocks flying threw the air a ball hitting my truck from the workers playing soccer I have to clean my house daily I have tried to talk to the guys about this matter I am at the end of my rope I hope that maybe you can help resolve some of these issues with out me going to the city again or to someone higher I have photos if needed. read more

Agree with Dennis 100%. Sounds wonderful during the walk-thru they will take care of everything. I knew it sounded too good to be true because it's been 3 months and still don't have things fixed from my initial walk thru. Lennar claims "everything's included". The things I've found to be "included" are these lovely gems: toilets that don't flush properly, sloppy drywall, dented cabinets, holes in grout, grout missing, paint slopped on carpet & tiles, a dent in my brand new fridge (bought from Lennar), washer that doesn't fill all the way on a super load (also bought from Lennar), broken roof tiles, and my personal favorite that was "included" is a drywall/painted imbedded handprint on my balcony door. There's so much more to list but this would be 10 pages. The man I thought was oh so nice on my walk thru is the same person who doesn't answer emails and when he does respond he doesn't answer any questions and could care less if you have heat or not. Yep, that was fun turning on the heater yesterday only for it not to work. I called the business direct & they told me to contact my homeowner service rep. That's hilarious. Talking to drywall would probably get my things fixed quicker. The only response you receive from customer care is a lot of excuses. What's clearly "not included" is customer service. It appears that once you close on your loan good luck getting anything fixed! read more

DO NOT BUY A LENNAR HOME!!! My parents closed on a new home in Sparks back in January and they have had so many issues. 1. The bathtub on the second floor was installed in the bathroom with cracks in it. Ron and his construction manager promised us at the closing that this will be fixed and they promised it will not reoccur. After a month of the tub being "fixed", it cracked in the same spot that was "fixed". We're now at the end of July and there are two huge cracks in the tub. Ron will not give us a new tub and said they will "fix" it again. 2. Windows were off track. A worker showed up without an appointment and said window framing already needs to be replaced. 3. Two kitchen cabinets are warped. We were told the cabinets will take 3 weeks to come. 8 months later, we're still waiting on these cabinets. 4. Backyard fence is falling apart. At closing, the head construction manager promised these issues will be fixed right away. We're going on 8 months and nothing has been fixed. Lennar told us that someone was coming to the home and we waited around all day with nobody showing up. Someone came today without notice at 7am to cover up the cracks in the tub until it needs to be covered up again. When buying a new home there should not be any issues. Sales team was great. Purchased home end of April 2019. Finishing work was subpar and not as expected. Was instructed on do's and don'ts by project manager and listened to what they said as I am not from the area. Weatherized the home as instructed and even paid a professional to do it as to be sure it was done correctly. Home is now about 10 months old and has a busted pipe. Figured that has to be covered as the home is new and was told most everything the first year is warrantied. Wrong as I was informed because a hose was left on the hose bib it is not under warranty. As stated before I am not from the area, listened to what I was instructed on and now am feeling I am not being taken care of. The warranty manager made excuses and tried to compare the issue to something that is not even comparable and basically told me it doesn't matter how high or who I speak too that they will all tell me the same thing. This is not the service I was promised or imagined I would receive by this company. I chose them over DR Horton and Toll Brothers and am now very much questioning that decision. Communication with the warranty team has been terrible and they come as they see fit with no communication to ensure you will be home or not and to file warranty issues you must do online. So someone comes to the home as they see fit and tries to understand what you are talking about from what you wrote online. Now that we have had a dispute they are not responding to my other requests. read more

Think twice about buying a home through Lennar as it may not be the right the builder for you. It sure wasn't the right builder for me. Lennar prides itself of "ei" (Everything Included), but before you buy really ask them what that means. More, importantly ask them what's not included. In my opinion, Lennar cuts corners to save money. They will tell you that their research shows that most home buyers don't demand certain things so they don't include them. Here are some of the items I was surprised were not included with the house and Lennar will not even allow you to pay for an upgrade. Meaning if you want to make small changes to the build of your house, Lennar's build strategy does not cater to this. 1. Lennar does not insulate between floors or inside walls. From an insulation standpoint it's not too critical, but from a sound barrier between bedrooms, it's important. 2. Lennar does not use underground drainage (i.e.: French drains). Prior to close we stated our concerns regarding the drainage and they had their engineer sign off on it and we were fools to go along with it. During the first rain storm we had a small lake in our backyard running along the entire side of the house up to 4 ft. in width in some places. Lennar stated that was normal and not their problem. I didn't know I was getting a swimming pool with the house! 3. Lennar used a cement pad on our house, but didn't water proof the cement pad. This stops long term water seepage into the house and cracks in the cement. I wouldn't say it's mandatory, but any decent builder would include this as standard. I guess it's not part of their "e.i." (everything included) 4. Also "e.i." includes the cheapest carpeting/pad, and ceramic tile in the industry. They even tell you the manufacture won't stand behind the carpet because it's so cheap. I also recommend going out on the internet and reading some of the other comments out there on Lennar. One of the biggest complaints out there is once you close good luck getting Lennar to fix anything. I closed a few weeks back and currently 1 of 2 on them fixing things. The Garage door they fixed right away, the drainage problem they basically told me to get lost. I do have to say the general contractor I spoke with regarding the drainage issue was very courteous, but his hands were tied. Lennar as a corporation said it's my problem now. The goal of this review is to pass along info. to help others make an informed decision while making one of the most important financial decisions of their life. read more

On February 9, 2017, a portion of my fence collapsed. This was the second collapse, the first happening 2 years prior. At that time it was "repaired" by Lennar. At the second failure , they denied responsibility. After documenting substandard, poor workmanship, they agreed to do the repair as a latent defect. It is now over 3 months since the failure and nothing has been done. I have 50 feet of unprotected exposure due to this collapse. I now have to involve an attorney.
