Disclaimer: You will regret moving here! Staff lack basic customer service skills. Where do I start. So I called in today and spoke with Sterling in management. I was then informed there were no 1 or 2 bedroom units available. Ok cool, but there are in fact studio apartments available for 2200 a month. 1 bedrooms start at 2800 a month lol. I called to get information regarding the application I completed online via Lenox Terrace apartments website directly that gives the indication that completing the application would grant you access to apply and or move forward with a unit when it becomes available. I am informed by sterling that , that in fact is not the case and if you complete application online that's pretty much on you because you have to view a unit first before completing the application online. Once I started asking questions that made sense like why is that not indicated and or explained to anyone before completed the application and we give you $20 dollars for nothing? Sterling then explains to me that he understands that it's confusing and very unclear but that's pretty much just the way things are. I then ask Sterling who is in charge of the portal. You explaining this is not a resolve for people moving forward who will visit the website and complete the application thinking there is a list and or process after paying and completing the following application. Sterling then states Drew is the person in charge but he could not provide me his contact information and or email to provide feedback from my experience. Sterling then becomes frustrated that I am asking additional questions because I am clearly concerned about the information or lack thereof on Lenox Terrace Website and then Sterling says verbatim, "I do not have the time to discuss this with you I have other things to do and idk what to tell you. I hang up, in complete shock and disbelief that staff are allowed to speak to anyone in the manner I was spoken to. I do not recommend and I'm happy that I encounter this issue now instead of moving in and going through hell with someone who lacks basic customer service comprehension skills. Sterling needs to be placed on a PPR and should not be allowed to answer the phone until he exhibits better judgement in his tone and attitude when speaking to anyone!!! I have been a tenant in this complex for almost 30 years. Management is horrible in terms or getting back to tenants concerns or questions. No one is ever available. Calls continue to go voice mail. I recently had my car broken into in my assigned spot and I emailed them with the photos and my concerns and noone bothered to respond. I was in need of a new refrigerator and they gave me a refurbished one. It took ONE man 4 days to paint my apt.....4 days!!! Security is supposed to be patrolling the grounds, if they had maybe my car, along with many others would not have been broken into. The carpets on the floors in the halls are disgusting. I am extremely disappointed in what Lenox Terrace has turned into. It used to be such an elegant, classy, safe place to live and now it is no different than the projects, just with a doorman. My relationships with the doormen have been nothing short of phenomenal. They are concerned about the tenants and go above and beyond to help out at all times. Thanks to THEM I have had pleasant experiences in my particular building. They really need to do better by their on-time, loyal, faithful, compliant tenants. Be available when there is a problem, show some genuine concern for their well being and not just a rent check. read more

Horrible maintenance. They don't respond to emails. Major issues such as lack of heat are left unattended. And, the maintenance leadership is totally unapologetic! They're trying to look good rather than do good. To top it all off, the recent tenants have not been screened properly and are careless and noisy on a continuous basis. My upstairs neighbor, for example, keeps dropping heavy objects on the floor in the middle of every night (around 4:00 am!) A total nuisance. The management team downtown is helpless and invisible. I have been at Lenox Terrace for about 2 1/2 months and feel that I can write a pretty thorough review of the complex. Let's begin with the good points. I waited for both a renovated and a rent stabilized apartment so it took a few months to get what I wanted. I also wanted a terrace with south facing views..check. The renovation was OK. They used good quality materials(quartz counter tops, red oak flooring, Friedrich AC's, LED lighting, nice floor and wall tiles and upgraded the electrical system). They lit new stainless steel appliances but on,y gave me 3/4 size fridge and kinda cheaped out on it as well as the microwave and tiny dishwasher. The stove is fine and the cabinets are OK. Remember this a large 1BR(almost 800sf). The bathroom is a disappointment. Very tiny, a puny toilet, no "rain head" shower and they kept the 40 year old tub! The just deglazed it and gave me one of those old rubber stoppers with a chain for the drain. The paint they used was terrible and if I knew they were going to use it I would have bought some Benjamin Moore. Anyway, the renovation was decent but it want complete. When I moved in there was plastic and cardboard surrounding the tub, an outlet that was dangling in the kitchen, wires and no light in the bathroom and the stove wasn't working. The painting was incomplete as there was spackle on the walls. These were the big things, the cabinets didn't(and still don't close correctly), one of the new AC's didn't have a back(and neither was installed correctly), the closet doors and room doors don't close correctly(still don't) and the apartment was covered in dust. Most of these things were corrected in the first 2 weeks. That said things like the cabinets and AC covering are still not fixed(one of the cabinet doors actually fell off). Maintenance is the weakest part of this organization and you will make an appointment and no one will show up or call. This has happened to me twice and since my apartment was renovated when they did finally come they don't want to fix the problems and are trying to get the contractors back to correct the issues. Unacceptable. That said, the girls at the office like Annie and Maia are great as are the doorman, who are very helpful and pleasant. The grounds crew is very nice and tries to keep the grounds nice with a limited budget(they need to get sprinklers or contract a water truck as a lot of the stuff they plant dies because of lack of water). My neighbors are friendly and the building is in a great location. The laundry room is OK, not great and the elevators are clean and prompt. The hallways need to be updated and the carpet is threadbare. Despite the issues with the renovation, my apartment is very nice with a clean modern layout, a beautiful terrace and lots of closets. It's a very good size. Oh and the water pressure stinks. There is noise in the street but this is NYC and we are near a hospital...no biggie. Overall, it's a great value for the money(even with the prices tripling after they are renovated). Most of the staff is great as are the neighbors. Huge apartment with lots of closets and a terrace with a great view. It's a solid 4 stars. If they could just fix the maintenance issues and updated the hallways they would be 5. read more

Please bear with me I am new to Yelp & I am not computer savvy saying that sometimes your voice must be heard. I've been living in Lenox Terrace fore over two years. The amount of rent my wife and I pay- I feel ripped off. The building is poorly maintained. The staff is under qualified and barely speaks English especially the maintenance crew are not only under qualified but extremely rude. (Excluding a very few) The doorman rarely get the door. Infant it is the saddest excuse of a doorman I've ever seen. If you saw the way they are dress you would understand. Not to mention when in the lobby the staff are rambling back-and-forth with the N-word and foul language in front of children and other residents. The building itself is infested with roaches, rats, mice and yes bedbugs. Please look below at another flyer that came to or door this morning. Unfortunately the problem is the fault of management. The woman running the establishment is Victoria Hair - whom doesn't seem to like European Americans (white People) She has been nothing but rude to myself and other residents. From my understanding she's actually threatened other residents when standing up to her. After reading their emails I can see how they felt this way. I personally only dealt with her a few times - never resolved situation. Her excuses is this is Harlem this is how it is. This a lazy excuse. The building itself is falling apart and the walls are extremely thin you can hear your neighbors talk clearly on the phone word for word. The one thing good about this place that is does offer parking for a extra cost. Unfortunately I've seen a lot of cars be vandalized by Employees. The only way to fix this place is to remove the people running it and replace it with a whole new staff and management including the maintenance crew. People who actually qualified know their craft most of all care about the residents and their jobs. Unfortunately they are also raising the rent. I am going to write an update detailing my entire experience at Lenox because it was so bad, I don't want any other person to go through the experience I went through that very day. A business manager at Lennox Terrace sent me a message, stating how they "find it highly unusual for anyone to be received in such a manner- maybe you were having a bad day." Let me just make it clear. For the record, I was not having a bad day. In fact, I was extremely excited to see a potential apartment that just might be my new place that I call home. Life is too beautiful to hold a grudge, so when I feel like there is mistreatment in an establishment, I am not going to hold my tongue. Before my apartment viewing, my first interaction with Karen did not include a handshake or any type of acknowledgement -- Karen walked straight to the elevator without hesitation and I found that quite odd. Granted, the offices were closing at 2 PM and it was around 1:50 pm so maybe she was in a rush? Either way, that was not acceptable. As we approached the apartment, I felt a judgy-type of vibe, where showing the apartment was almost a chore rather than a service. When she was done showing as we were approaching the elevator, she even said "come on, hurry-up lets go." Just rude and unpleasant. If you think I was exaggerating, the kind doorman was a witness to the first encounter. So potential Lenox Terrace folks, be aware of the customer service, and more importantly, Karen. read more

The people in this building are extremely lovely, so are the doorman who are always so cordial, especially Mr. Bryan who from day one made us feel at home. Just amazing energy. The one star is for the fact that we never got our parking deposit back. We had to call and email for months after we moved out just to get our rent deposit back and 5 months later we still don't have our parking deposit. Mind you, we only rented the parking spot for only one month and there is absolutely no damage to that space. None of my calls and emails were answered. Extremely UNETHICAL AND UNPROFESSIONAL. Additionally, it also took many months for our fridge and microwave to be fixed. They never fixed our broken bathroom vent in the 4 years we lived there. However, they were quick to paint the peeling bathroom walls and send an exterminator for our roach infestation. I always paid my rent on time and took care of the space. Deplorable company. I'm glad i trusted my gut on this place. It's been a wonderful experience for me. I haven't had maintenance issues yet, but there seems to be a lot of outreach from management to see how they can continuously improve the experience for people. Fliers in the elevators are often posted stating "meet the managers" - love it. My door men are some of my favorite people. Hard working and so sweet! I was skeptical after reading some of the reviews from people with seemingly awful experiences. But each time I toured these buildings, I just knew that I felt differently about this place than those folks did. Maybe they have improved with time? And some lackluster reviews? I don't know. Lenox Terrace markets itself as offering "respectability without sterility and security without conformity."  In reality, the experience falls far short of remarkable.   The building habitually reeks of marijuana, particularly at night and very early in the morning.  It permeates the lobby and hallways, overwhelms the elevators, and if you're particularly unlucky, your unit.  Not good if you have allergies, sinus issues, breathing problems, small children, or plainly do not like to be constantly exposed to marijuana smoke. I complained numerous times to management who refused to acknowledge the issue, beyond a bs investigation that did not include inspecting my unit or the offending neighbor's during the hours that the smoking occured.  As a result, I spent a long winter with the windows open all night, every night in freezing temperatures. The hallway walls sport "whipped cream" swirl texturing that was all the rage in the 1950's, and has never been updated, other than bad patch repairs of cracking and peeling sections.  There are no windows in the hallways to provide natural light or ventilation, and they thus tend to hold in various smells.   The hallway stairwells are similarly devoid of windows, dark, and painted an industrial dark gray color that has not been refreshed in years; they frequently stink of marijuana despite being patrolled by building security.  While there is pleasant landscaping out front and at the entry points of the building, a number of tenants use their terraces as storage spaces for tires and other random junk.  Though the terraces are a main selling point for the building, they're largely unusable because of the number of tenants who use it to smoke.  It's also not uncommon to find cigarette butts, trash, glass and other items that have landed on your terrace after being discarded from other units.  The building provides rubber food service carts for transportating groceries and other parcels from the front entrance to units. The maintenance staff uses grocery carts, which are pushed from building to building.  The only facility with normal, decent carts, is the laundry room, which has high-efficiency washers, commercial driers, and one dedicated folding table, and is otherwise unremarkable. The units are pretty standard.  You might have a stainless steel refrigerator a small dishwasher, a digital stainless steel oven, and some granite in the kitchen and bathroom.   You'll also likely have laminate flooring (even if the unit had parquet floors when you viewed it) with a lot of padding underneath, in some cases covering mysterious dips in the floor, and which can tend to separate from the wall as you walk on it.  The front door, radiators, and other fixtures will have been painted over several times throughout the years to the point that the paint is thick, and cracks in sheets.  The walls will be painted a white matte color that scuffs very easily.   The front door lock might be beat up and decrepit after years of use, but the management won't do more than the bare minimum of replacing the cylinder after the previous tenant.  The walls between units seems to be fairly thick, but noise from upstairs tenants, including pets running about, footsteps, and moving furniture, can be fairly clearly heard.     The doormen are quite friendly and pleasant for the most part, and will learn the names and faces of tenants and personally greet them each day.  They seem to have history with the building, as opposed to some buildings, where the door staff frequently change. The "package room" service is a plus, allowing tenants to receive deliveries at their convenience, without having to readjust their service.  The hallways and stairwells are patrolled at night by building "security" agents who open and exit at each floor, slamming the metal entry doors with abandon at all hours.  Loud parties are occasional, and are generally shut down by security at 1:00am.   Dealing with the management office can be a fair to unpleasant experience.  The "leasing" office located at 484 Malcolm X Blvd/ Lenox Ave can open as much as an hour late, which can make it difficult to visit before heading to work or when trying to get a permit for a weekend furniture delivery.  But it is equipped with nice seating, and your visits to and interactions with that office will likely be few.     There are 3 grocery stores within short walking distance, of various quality and offerings.  Sylvias, Red Rooster, Cove, Corner Social and a handful of other quality sit-down restaurants and bars can be reached by a 5 minute walk to 125th Street.  The restaurants immediately outside of Lenox Terrance are largely unremarkable.  If you can afford to pay the prices Lenox Terrace is asking for units, I would strongly advise considering other options in and around Harlem, before deciding to rent here. read more

I do not recommend this place, the apartment had many problems of maintenance and I had to make complaints in the city to fix it, the toilet was crooked, the furniture of the kitchen deteriorates and without repair, the parquet floor of the living room stood up all Only mended instead of changing it properly, and they floor rose again, right at the entrance, where one could stumble. Bad water pressure in the kitchen, if there was hot water there was no cold and vice versa, the air conditioners are old and make noise. The dirt in the hallways ( carpeted with stains) stairs, elevators, and laundry area is indescribable, garbage, condoms, beer cans, empty bottles, needles, human and animal scrawls, elevators do not have proper maintenance service. The company promises doorman service 24 hours a day and security, the night staff is never at your place of work. There are security problems, maintenance, and management is rude, inconsiderate, bureaucratic, ignore messages, do not return calls. Neighbors a disaster, lacking in hygiene, resting at the entrance to not use their AC, loud music, parties that run to the corridors, pet that smudge everywhere, smoke in the elevators and you must live among clouds of Marijuana.  I survived for more than 8 years and as a compensation for all the inconveniences I was released from the contract, I did not return the deposit insurance, I left on October 31, I leave them an impeccable apartment, they want to keep my money anyway. read more

This place is the most disgusting apartment complex I have ever resided in The place is infested with cockroaches and there is peeling paint on ceilings that would rival a NYCHA complex. In addition the management tolerates the behavior of residents who "mistakenly" try to enter other tenants apartments. Concierge staff do not monitor who enters the building and at the best of times the security staff are nowhere to be seen or too busy socializing on lenox Ave entrance to do their jobs. Walls/floors/ceilings are paper thin--you constantly hear your neighbors next door, across the hall and upstairs, plus people slamming their doors. Dog run squeezed in between 2 apt buildings so frequent loud barking. Hallways and elevators dirty; laundry room and garbage area gross. Security guards ineffective in stopping loud parties keeping you awake. Doormen nice but overburdened. Mgt raises the rent every year, but not qualify of life! I've lived here for six years. It was fine in the beginning, but it's gotten worse and worse each year. All this acreage and ZERO groundskeepers. Dog crap, garbage, and sometimes crack vials litter the grounds, and they keep planting flowers and trees but not watering them. This place is run by people who lack know-how and professionalism, and who are cutting corners at every turn. Do you like second hand smoke? If yes, then this is the place for you!! The management does nothing to enforce their smoking "policy" so if a neighbor smokes, you may find yourself living in a second-hand smoke ashtray! There is a smoking policy, which states that people in rent stabilized apartments are "grandfathered in" and allowed to smoke. But, they are not permitted to let the smoke "leave" their apartments and bother the neighbors. . .Please, it's 2021, shame on you for allowing smoking inside and you have to be kidding if you think that cigarette smoke from my neighbor doesn't infect my living space, the entire floor, and the ones above and below it. Rent with caution as you may smell smoke, a lot of smoke. We have an infant and have moved out while still paying rent because we don't accept cigarette smoke in our apartment and neither should you. Lenox Terrace, you need to make your property a smoke free residence or be more honest to prospective tenants regarding what your bullshit smoking policy actually means. . .nothing! Maybe the doormen and maintenance people who have been there for years won't STEAL $6,000 of jewelry, clothes, shoes and assets out of other apartments like they stole out of my apartment since they had the key while I traveled extensively for work. The UPS delivery guy stole my laptop. The US postal carrier stole our credit cards and several checks including IRS refund checks. Do not be fooled by the nice south facing views... Lenox Terrace is operated and maintained as nothing less than a dump. If it doesn't overwhelmingly smell like human feces from the rotting pipes, it smells of mildew that the building maintenance staff isn't even aware of from working in the foul conditions for so long. Let's say you want to be a responsible tenant and try to contact management... GOOD LUCK GETTING ANYONE TO ANSWER THE PHONE. The voicemail is so chronically neglected that you cannot leave a message. Welp, guess you can't respond to a complaint if you don't answer the phone and when it does go to voicemail, the mailbox is full! Well played, slackers! Your next option is of course to contact the Ol Nick management office. There you will find unanswered phones and full voicemail boxes once again. I usually just start randomly dialing extensions at the Ol Nick and Lenox Terrace offices until some poor accountant picks up and transfers my call to the appropriate warm body. Finally, and really your only option all along, you start calling 311 to submit your complaints. This is really the only way to get any response from this neglectful development. I moved to Lenox Terrace in 2012 and for years the building systems did not fail, but now I know that was just LUCK. These buildings were built around the 50s. The internal sewage backflow prevention system and pipes have passed the point of useful life. This is why the sewage and mildew smells are so unstoppable. The development has a J51 tax exemption through this spring. After that point, they can go market rate. For all prospective renters out there, I urge you to get a clear indication that the building systems will have been fully renovated by that time, if you DARE to pay market rent for a rotting development like this. I lived in LT for over 4 years. I actually found the listing on Craigslist. We were relocating from Brooklyn and needed to find an apt. quick. We met with the leasing manager and was promptly shown the available acts. They were immaculately clean, lots of natural light and very spacious. The doormen are wonderful and there is a sense of community there. People actually say Good Morning and Good Night. I NEVER experienced a roach, bed bug or rat in my apt the entire 4 years! read more

I have lived in this building for 3 years now. The absolutely best place in Manhattan for your buck. It's very quiet, peaceful, all my neighbors are sweethearts and polite. I never had any problems and I love my apartment and the energy of this building. The doorman is very helpful and does all he can to help out with anything I need. The management company is just downstairs and I can go there if I have any problems. Also, the elevators, driveway, huge balcony and 800+ sq feet space I get here for the price I would pay in a shoebox anywhere else in the city is one of the best deals I ever found. On top of that, my apartment is rent stabilized like most of their units in the building. My two dogs live with me because they are pet-friendly. The apartment is warm in the winter and very cozy. 4 Years after posting my excitement about living here, I have to withdraw my comments. I'll be short and sweet here. 1. Bed Bugs and negligence on management's side. Huge issue affecting multiple floors and at least 2 dozen tenants. 2. Mice & Roaches 3. Apartments are in terrible condition and you can tell they have been just painted over during the life time of the apartment. 4. RECENT OCCURRENCES OF SHOOTINGS FROM GANG RELATED VIOLENCE: THIS IS A BIG ONE. ONE SHOOTING LITERALLY ON THE CORNER IS ONE TO MANY. There have been 3 Shootings over the last 2 months on the 132nd street and 5th avenue corner. In the summers you can literally here semi automatic gun shots from our balcony. On New Years eve at around 1:30AM (2016) We could here gun shots. 2 years ago, 129th Street was closed from 5th Ave to Adam Clayton Powell for 3 months. My wife was coming around the corner on 132nd street. As she came into the drive way with our 5 month old son in the stroller, there was a shooting on 132nd street ! 5. Constant Fire trucks through 132nd street and Police cars (The sound is also magnified because of the amount of space between the buildings and the streets). 6. NEIGHBORS: Be ware of your neighbors. My neighbor below me was sacrificing animals and leaving there dead carcasses on his balcony below. The smell was so bad, we called the OLNICK office (management) and they still didn't do anything about it other than serve the neighbor a letter asking to clean his balcony. Still smells. 7. Water Quality: I've been through 4 shower heads since moving here because the hot water comes out brown and sludge. It's nasty. The list is long. I'll stop there. My recommendation is don't move here. spend a little extra cash and move below 125th. Stay away from projects because that causes many issues or if you really want to move to E. Harlem, find a brownstone to move into. Dish out more dough and get a nice place. If you decide to ignore the posts on yelp and rent, Make sure you walk the apartment and take photos and notate everything. Before I moved in I let management know all the issues with the apartment that needed to be fixed before moving in . ON MY MOVE IN DAY I had 3 workers working on the apartment. Nothing had been done, and I could't move in with all my friends on the street and my truck for almost 2 hours. Check your oven to be sure you do not have any uninvited guests living BEHIND or in your oven. Look under the oven hood, right below the burners. Check all your cupboards and REMOVE your draws. When we were moving in my drawers and mechanisms were all covered with roach droppings and i found dead roaches in side the plastic covers above the hinges on the fridge. Also look for mold. The corking where the ceiling meets the cabinets in my apartment is being to deteriorate. We can start to see black on the ceiling and behind the corking. If you get a unit with a balcony, be sure they've stripped and painted the concrete floor and repainted the ceiling. They never did ours, the paint is falling off. One of the main reasons we have not called management to make any more changes or fix the issues, because of the Bed Bug issues. The same facility workers are also accessing these apartments. I ultimately went with a different apartment but I will always dream of the SoutWest facing Unit on 132nd Street here. The agent Chrystal Perez was very friendly and personable. I really tried to close this place with my girlfriend but unfortunately we will need to wait on the unit. I f you can sang a West or South facing they are impeccable city skyline and sunset unobstructed views to literally dream about. Because they are renovating these you might get lucky and snag one of the best places in a doorman building here in NYC and only 1 block from the 2&3 trains. read more

The sad thing is that it's the "management" that makes this place suck so bad. 1st off, tenants are required to send a physical check or money order for rent. No cash. No auto debit to your bank account. No drop boxes (even though the buildings are all doorman buildings, there's a leasing office on site, and they have drop boxes for the annual window guard slips). NOPE gotta send in that check to a PO Box. EXCEPT they don't always check the PO Box every day, and even on days they do go retrieve the mail, they don't always get the rent payments posted to tenants' accounts right away. SO if they don't have rent posted to your account by the 10th of the month, they assess you a 5% late fee. I used to use online bill pay through my bank to pay my rent but in March 2013, I had the check sent on 3/25 but Lenox Terrace didn't post the rent until after April 10th so they assessed me a fee. I refuse to pay it... still fighting it all these months later on principle. So in April, I went to the bank, got a bank check, went to the post office and sent it certified mail. I tracked it and the check was signed for on 4/29. When I called to find out why the late fee had not been removed from my account on 5/9, I was told that NO they didn't have my May rent yet and I had until tomorrow to pay or I'd get ANOTHER late fee. I had to fax the proof that the rent check for May was received and miraculously, after submitting it, they advised that yes my rent was received and posted on 4/29. Very interesting since 20 minutes prior they had no record of my rent, and then suddenly they had it posted. THIS IS THEIR TRICK! Some of the apartments are rent stabilized so after the initial lease is up, if you re-sign the lease on a stabilized unit, they can only raise rent so much. So by playing these tricks, they get the rent increase PLUS an additional 5% on late fees. They ADMITTED verbally that most people just pay the fee and don't fight it. WELL I am not paying it. Separately, their office personnel are usually very polite but overall very incompetent. I called to make an appointment to have a repairman come out and look at my A/C. It runs CONSTANTLY, never shuts off. I have a STUDIO apartment and having run my A/C 8 days out of 30, my Con Ed bill was $240!!!! When I called, I was very specific on what the problem was and made arrangements to take a half day off from work to be here when the repairman arrives. He comes in... I explain again the problem, and his response is "Oh. Well, I don't know anything about fixing air conditioners." SERIOUSLY??? So he calls the super who calls someone else, and an A/C repairman should be here sometime by 5. So looks like i'm taking the whole day off from work. It's 4:20 pm and no one has been here. I call the office, and they have no idea what's going on. Meanwhile, I had ONE vacation day left for the rest of the year, and it's gone. No more time off. An A/C that doesn't work. An apartment management company that is full of incompetence. Going to be a long HOT summer. read more

This place is over rated. I live there for 5 years. Here is my review Pros 1 The size of the apartment is a little bigger that avg in the neighborhood 2. The doormen are excellent, very polite 3. You don't have to worry about your mail or packages Cons 1 The place is infested with roach and rats. The exterminator only come once weekly and you have to put your name on a list 2. The employee at the management office is very impolite and rude. the lack of respect displayed towards the tenant is so ghastly that most tenants try to avoid any dealings with them 3. Tenant turn around is very high. Every year a couple of people move out 4.The laundry room is expensive. There is only 3 big machine in the 470 building on lenox ave. Most of the time they are broken and it take days to get fix. You are better off going across the street to do your laundry 5. There is always one or two dead roach in the laundry room 6. The security is overrated. My car was broken into while park on the premises. The glass was broken and I have to fix it myself 7. The apt is not clean on a daily basis. The hallways are covered with carpets and sometimes its so dirty you can smell it while walking on it. 8 Every year they raise the rent on you by a ridiculous amount. I mean they would raise it anywhere from one to two hundred dollars extra. 9. It can take days to get repair done on your apartment. 10. They will take your security deposit when you move out and claim damages to the apartment so make sure you take pictures when you move out. read more

I lived here for about a year and didn't have issues. It was overall a good experience. Neighborhood is not great but I chose to be there for nearby work at the hospital. Nice buildings, my unit was nice, and the staff are all right. read more

Maybe we should start listing our actual buildings for these reviews because I am so taken aback by the negative ones! I lived in 470 Eden Roc for the past year and it has been my favorite apartment of all time. The doormen, Mr. Christian, Mr. Boston, and Brian were some of the most kind and helpful people I have ever met. Always a smile on all of them, and always a pleasant greeting or salutation. They were happy to help in any extra way they could. My apartment was recently renovated before I moved in and they did a good job with it. It was obviously a rushed job, with a few paint splatters and a chip in the counter top, but on the whole it was a good job. The appliances were brand new and worked like a charm. Yes, you can hear your neighbors sometimes, but c'mon we live in apartments not single family homes. Get over it. The only complaint I would have is HOLY HELL does it get hot in the winter!! Some people love to be warm and cozy but I had to keep my window cracked the entire season. But if that's all I had to worry about, I'm okay with it! read more

It's horrible living here. The walls are paper thin, you hear people's conversations from next door and across the hall. Neighbors have frequent late noisy parties which management does not stop. People loiter on the benches late at night drinking, smoking, carrying on loudly. The security guards have no power, they are totally ignored. I have had many sleepless nights. I have been living in Lenox Terrace since August 2010 and I've loved it. It's the only lease I have renewed more than twice! Since I've been here, 3 of my friends have also moved in or are in the process and they each love it as well. The location to the 2/3 and 4/5/6 trains is definitely a plus, Central Park is only a quick jog south to 110th St. from 132-135th St., there are SEVERAL places that deliver, GREAT restaurants everywhere!, laundry and snack machines in the basements, and all of our doormen and neighbors are great. There's a great mix of elderly and young tenants which keeps the history and traditional interactions rich. I would definitely encourage anyone to truly consider this historical complex. I am currently residing at Lenox Terrace. I am very happy with my apartment and the neighbours are great as well as the maintenance staff. The security personal are all very professional, always helpful, polite and greats all tenants with smiles. The only issue I have is the management. Please send them to a course were the security staff can teach them proffessional maners. Every time I have been in contact with them they are rude and not very helpful at all. At one time I was looking to switch to another apartment and had a time scheduled with one of the staff. I waited 1 hour and she never showed up and never called to reschedule the appointment. read more

The management office really is horrendous. It's funny. If you go to furniture stores in the area (not mentioning which, but 3 in the area come to mind) they know the management. They have notes on Lenox Terrace on their desks they showed us. They know the staff by name and know they're a pain too deal with an unreasonable. They can be very mean there and getting anything done is a pain. They throw a huge fit over nothing and very un-friendly. No one in the buildings like the people in that office. On the plus side, the people that live in the building are very nice and friendly. It makes it feel like a real neighborhood in Manhattan where you know your neighbors. Leasing office is awful though. Also, don't seem to follow procedure for pest control issues which the buildings do have quite a bit of. In building staff is great. read more

A terribly dreadful management company. They are highly unorganized and wildly unprofessional. No people or communication skills and blatantly rude and dismissive. Terrible company. Apartments need work and often have maintenance issues which are NEVER fixed just masked. Bed bugs, cockroaches, and mice run a muck throughout the buildings. read more

Overall the apts are not bad. Here are the cons: Many tenants are subletting their apartments and they are turning Lenox Terrace into a hotel. If you go to Airbnb.com you will see some of the apartments listed there. There are so many transient guests that it has created several very noticeable problems: 1) BED BUGS!!!! 2) The doormen don't know who are guests and who are visitors. Instead of confronting them, it makes it a pretty unsafe atmosphere. (Perhaps ID badges are necessary.) 3) These visitors don't speak to the other tenants even though the culture is one where long time tenants say, "Hello" "Good morning" or "Have a nice day/evening" when they see each other in the elevators and hallways. Management needs to have a no subleasing policy and stop letting people turn this apartment complex into a hotel!!! Management is allowing more and more dogs at this complex and it's become a real problem. The dogs walk through the lobbies sometimes without the owners holding on to their leashes. The biggest problem is that often times you will find poop all around the premises because the dog owners refuse to clean up after their pets. Also the newer tenants pretend not to see you on the elevators and in the hallways. They refuse to speak. They'll look at their cell phones or do anything else to avoid speaking to you. Gentrification... It doesn't have to be like this but this is how it is. They advertise that security is present 24/7. That is incorrect. In the winter time, the security guards spend most of their time inside of the buildings when they are supposed to be in the parking lots. The security guards need to have vehicles to sit in so they can be warm, but since they are not supplied with them, expect to find the guards in your building lobbies or standing right next to the entrance of your building. If you are walking across the parking lot especially during the colder months and it is 10pm, 11pm, 12am, 1am, or 2am, you will NOT see security. If anyone in management says that is not so, they are lying because they don't walk around at those hours to observe the lack of security present in the parking lots. Also there are some lights in the parking lot that have been out for many months making it a security risk. Also, the doormen don't always announce visitors such as people delivering food. They just let the delivery people go straight to your apartment. On the weekends, the trash piles up in the basement to such an extent that it is disgusting!!! It's an open invitation for rats and roaches. They need to have someone attend to the trash around the clock. The carpets in the hallways are not shampooed regularly unless regularly is once every 3 months. The dog owners track in all kinds of dirt on the floor. There are KNOWN drug dealers living in Lenox Terrace, some are not on a lease, but share apts with others. They hustle all day and all night. They conduct a lot of their business around the side of the buildings. They've been doing it for years and management does nothing about it. read more

I really THOUGHT I wanted to live here given that the apartment is really nice. However management was horrendous! I think it may be because I am in a biracial relationship because they treated me and my boyfriend quite poorly, while they treated the black-black and white-white couples fine. I was very disappointed to say the least, so I will continue to search for an apartment elsewhere. read more

Living conditions are fine, location is great, but dealing with Management is HORRIBLE!! Never have I encountered such a lazy group of individuals. Noisy Junkie in the hall, long-tem problem, Management knows about it...does absolutely nothing. When you call to log a complaint, they tell you to "put it in writing". That's the job of Management, why would I do your job? You call downtown to complain, they'll take your rent check, but not a complaint. "We haven't heard from the General Manager". I honestly don't think one can find a worse leasing company. After three months of trying to get an apartment here, I finally realized I was much better going down the street to The Riverton. I can't believe it takes the company 2 weeks to approve you and schedule a move in. They don't have a sense of urgency nor a regard for their tenants. The staff is unresponsive and though new people were being brought in, I think the culture isn't one I would want to associate with. read more

This is my apartment hunting review, I will do another for move in, and then my experience once living there. I also read these reviews and was pretty horrified. I actually have a property management background, so I am picky about apartments and the leasing office. The apartments are affordable and a decent size, I looked at three studios. The first was decent, I fell in love with the second because of the stainless steel and the lighter floors, but did not necc like the positioning of the bathroom. The third was the winner. It was the biggest, with a bigger kitchen, and although it had white appliances ( brand new by the way) and the standard hardwood floors, I did not mind for the bigger kitchen and closets. I did not notice any strange smells, signs of rodents, or unusual dirt. Also, the leasing office staff was very nice, and helpful, not only the day I visited, but in following up. I am going to sign the lease Saturday and I move in next week. The other reviews can be a little misleading, but I did heed them in going to see the apartment. read more

The pest terminator from the apartment guys applied some pesticide and now I don't see a single roach in the apartment. Don't have any problems with the apartment now so giving it five stars. read more
