I was one of the first renters at the property when it was still under construction. My recent move wasn't due to any controllable factors by the property. I likely would have stayed forever if I could. My experience was great from beginning to end. Over the nearly 4 years I was there, I saw a bit of office staff turnover in the beginning, but anyone I dealt with was great up till the end with people like Jennifer. I didn't realize I was being overcharged on a utility and they were able to catch it, call me and credit me, even though they knew I was moving out. The honesty is something that I will not forget. I loved my actual unit. My neighbors were chill and quiet. I never had disturbances even though I was near the pool area. The value of my unit for the money was great compared to other properties in the area. It has everything I needed like a gym with all the basics, a computer area where I could print things and comfortable common areas where I could socialize. The pool area was always upkept and I spent great summers there in peace. I do have to give props to the maintenance team and those that upkeep the grounds. They're all so friendly and worked hard to keep everything looking brand new. I appreciated seeing consistent staff on that team and never felt uncomfortable letting any of them into my home if I needed to fulfill a maintenance request. They were all professional guys that did their jobs effectively and efficiently. I lived at another Picerne property prior and also had a good experience so I feel they're a good rentor in town. Should I move again, I'd definitely consider another Level 25 property. read more

Corporate management needs to intervene and give this management crew an enema. The car electric cars are sitting after charging stations for hours on out after fully charged. No letters get sent out no matter what you say to them. Nothing gets done no tickets no towing of cars no nothing nothing ever gets done here. luxury apartments ?? I think not the windows needs to be refurbished because it's paper thin you hear every little thing outside your window and we face sunset and every other car sounds like a frigging, Formula One, race, car and motorcycles. read more

I moved into Level 25 at Sunset in May 2021 and signed a 15 month lease renewal this past May. Pros: The office staff has been consistently professional, helpful and responsive from Adam, Emily, Kevin, Siley and Bill in the past, to Michelle and Alvaro currently. I cannot give enough accolades to the maintenance and housekeeping staff. Yelsin, Walter and Angel work very hard keeping the property clean and presentable. Work orders are responded to quickly and professionally. There is a security guard at night. There are monthly residential community events. The property is landscaped beautifully with amenities including a clubhouse, pool, hot tub, pet spa, gym and business office. There are dog waste stations located throughout the property grounds including a dog park that I appreciate being sprayed down frequently during the hot months. I enjoy the appliances, including a full sized washer and dryer in each unit. Suggestions for improvement: There are 4 enclosed trash dumpster receptacle areas in each corner of the property. The smallest dumpster between buildings 6 and 7 has been a recurring issue. Trash is meant to be disposed of into the waste receptacles, not thrown onto the ground. On many occasions, I have witnessed Walter outside cleaning this area and pressure washing the sidewalk. There are only 2 dumpsters at this location. This may be improved if the enclosed area was enlarged like the company did with the other dumpster areas. I wish the residents who threw trash on the ground or left dog waste on the ground would pick up after themselves. I'm sure this is an issue everywhere. Please be considerate of others and take pride in your surroundings folks. There is one dumpster allocated for recycling located between buildings 8 & 9. I would suggest at least another recycling dumpster to accommodate the community. Also, please break down boxes folks. Dog waste is an issue. If I owned the company, I would consider more security cameras, issuing warnings, then fines for pet owners who choose not to dispose of their pet's waste. Dog waste and trash are health hazards and insect attractants and make the community appear less desirable. Please be respectful and responsible, and pick up after yourselves and your pets. Overall, I do enjoy living here, and appreciate the location and the hard working staff. read more

Biggest regret ever renting here! I loved the amenities at first, but as soon as I moved in, I quickly realized this place is horrible! The pool, I only went twice bc the tenants invite all of Vegas to use the pool - kids, family, friends, large parties. Parents allow their kids to go to the pool alone, and YOU become the sitter/lifeguard. The trash: PEOPLE don't have common sense. They fill one bin that closest instead of utilizing the other bin. Trash over fills. On occasion trash looks like it's been sifted through and scattered. The poor grounds keeper can only do so much. Crime. The police are ALWAYS onsite for crimes. The swat team, too! One day, during a weekday around 8am, we witnessed a car being broken into. Broken window and all. Atrocious neighbors! Pets: tenants do not pick up after their pets. They LET them piss on the sidewalks, on the building walls under the stairs! It's so nice walking up to piss stains by your entrance or poop on the walkways or under the staircase. Smell of urine and dog poop. I've seen a neighbor with a pitbull. I thought those breeds were prohibited but apparently not at Level 25 Sunset. ALL THEY DO IS SEND AN EMAIL OUT. Over and over, notified, Property Management, "we're a pet friendly community" is their automated response. I paid more rent than the pets/ dogs, but the dog seems to have more tenant rights than the humans! Probably bc the property mangers have barking loud dogs, too. You hear everything step, every sound from you neighbors. Paper thin walls.It's cement floor with thin laminate. Very poorly constructed, but it "looks" good. For a nonsmoking complex all these people do is smoke, lol. Cigarettes, weed & probably other things. The exterior floors are not seal coated so the walk ways are dirt black! People speed around the parking lot. I witnessed two people crash into each other and started fighting. Parking sucks! The architect of the grounds did such poor planning for parking and trash! Good luck finding parking near your unit. People from other buildings rather park down from their building to be front row covered parking instead of the second row, covered parking. Cars without permits often park in permit parking. Management does really nothing to enforce. Oh, they send junk emails, that's right.Cars have oil leaks! Massively. Everywhere. Kids riding their bikes around. It made me anxious that one day one might get hit by a car bc the drivers speed through. The kids go around knocking on doors asking for money to take your trash out. The water takes 10 mins to heat up! It's a tankless water heater. The smoke detectors are always going off. They are super sensitive. The flight pattern to the airport is right above these apartments FYI! The property manager, Michelle, is useless, lazy, incompetent, worst PM I've come across.( Jennifer is, too) She is a no action manger ever! She stays in her office, away from Tenants. She doesn't want to be bothered. She is the problem or maybe it's the Regional Manager that encourages this type of lazy management? The property itself had so much potential. Unfortunately, how it is managed or lack there of is why it is not a good place to live. It feels like a prison you're paying to live in or low income housing. I moved from Level 25 at Sunset a month ago, but I didn't leave because of any negative experiences with the property or staff. In fact, life had other plans for me and my sister Annette, and we had to relocate. I was overwhelmed with emotions as I tried to make the final decision to leave. My mind was racing, and I didn't want to go, but I knew it was for the best. I had called Level 25 at Sunset home for almost 4 1/2 years, and it was supposed to be my forever home. I loved everything about this community - the upscale apartments, (Apartment Homes) modern appliances, fantastic gym, computer room, beautiful pool and Jacuzzi, dog park, pool area, pet spa and huge common room. I am sure i left a couple area out. What really made it special was the staff. Michelle, Jennifer, and Noelle were more than just property managers - they were family. They were always professional, caring, and hardworking, and they made sure I had everything I needed. I was greeted with a smile every time I walked into the office, and the other employees, Chris, Walter, and the new team member, were just as kind and helpful. The property was always immaculate, and the pool was gorgeous, thanks to the employees' hard work. I read some negative reviews before I left, but I know they were untrue and likely written out of anger or boredom. Don't let those reviews deter you - take a tour of Level 25 at Sunset, and you'll see how amazing it is. I'm a strong person, but the day I had to give my notice was emotional. I cried all the way to the office, and when I saw Jennifer, I broke down again. Michelle came out of her office, and her expression changed from a smile to concern. She hugged us tightly, and I'll never forget the sad and disbelief look on their faces. Noelle was quiet, but I could see the sadness in her eyes. As I sit in my new place, I'm still emotional, and I miss Level 25 at Sunset. I remember Michelle asking us to stay in touch and visit soon. I plan to take her up on that offer this weekend, and I'm looking forward to grabbing a cup of coffee from the common area. They always had a variety of coffee available, and it was just one of the many things that made Level 25 at Sunset feel like home. We lived here for a year. The management and office staff at this property are VERY rude and unprofessional. We had a roach issue from day 1 of moving in and they had the nerve to say, "maybe you brought them here." We hadn't even moved a box in yet when we saw the roaches!!! They refused to deal with the issue because they "just sprayed". And that was just one dealing with this horrific staff. They have a very IDGAF attitude. Their phone etiquette is disgustingly rude and unprofessional as well. For as much money as people are paying to live here you'd think they'd hire qualified staff. I currently reside at Level 25 and the onsite management is lovely and very professional. They are quick to send maintenance if you need them. The trash receptacles are a problem (as mentioned in other reviews). Some residents send their young children to fling trash bags into bins that are much to high for them to reach. I viewed our trash workers recently leave garbage strewn all over the parking lot as they were emptying the bins (which was gross and unprofessional) but maybe they were responding to the mess the residents had left for them. Not sure. The onsite maintenance tries to keep up with the issue but it's a lot. The apartments are lovely and the prices reflect that. The amenities are great. I am more than happy to pay for a nice place to live BUT the residents (one in particular) are an ongoing issue. The floors are laminate (likely over concrete in the living room). Beautiful unless you are noice averse. I'm in a middle unit. Love the location but the individual beneath me HATES when I am home. Disclaimer: I never wear shoes in the apartment and am average weight. I was harassed at my door until I installed a ring camera. She screams, yells, slams doors & cabinets and acts crazy to let me know that she knows I'm home. I'm not allowed to have ANY guests! Her behavior scares them away. Last month my 38 yr old teacher niece spent the night and this woman terrified her with her screams. My 8 yr old great niece has been made to cry on 2 occasions from her erratic behavior. She doesn't visit any more. I took this to the management many times to no avail (documented much of her antics). There is nothing they can do until SHE decides to move. They are sorry that I have to live this way. My lease is up soon and I hate the thought of moving again but my life is being dictated by an unhinged neighbor. I'm a working senior and don't fraternize with too many people here so I don't know if there are others like her in the complex (the people in my building are well aware of this person as she caused chaos for the tenant who lived in my space before me). In closing; lovely, expensive, apartment with neighbors who may make your life miserable. If you decide to rent here know that the onsite management will listen to your problems and sympathize but their hands are tied (my guess is they fear legal ramifications as this tenant may be mentally impaired). NOT A LUXURY COMPLEX : This place smells bad like dog urine people leave there dog waste everywhere I've seen a random sock with dog poop inside of it smeared that was left there for 2 weeks. If you smoke weed this is a great place bc even though there's smoking areas people still smoke in there unit which goes Into our building unit bedroom. Told the front office they say they'll send a letter they never do because it was still a nightly thing . We couldn't have our windows open because of it . The units are super loud because of the way they set up the ac unit when the place was built it sounds like a Boeing 747 is about to take off in the living room everytime we turn the ac on . Then our floor vibrates so hard from the downstairs ac unit . So if you enjoy the strong ammonia smell of urine fecal matter and weed this is a place for U. Cops where at the neighbors not too long ago. Whether it is because Halloween is over and we surpassed our limit for having Halloween decorations, or they have something against being a little different from other apartments, it's stupid. The only decorations I had I took a picture of. 8/10 would not recommend. The staff for the most part since I've been here have all been fantastic. But as others have said, this place is starting to feel very un-luxurious. The overall vibe of this place is just odd... is it a place for young professionals? Families? College students? Hard to tell. And the community events honestly are pretty lame and don't really give you the opportunity to truly meet people in the complex. Trash - definitely an issue. There is no "recycling program", just an additional bin in the far corner of the complex where people throw away what they perceive to be recyclables (see photo). I understand staff is doing their best and I see the amount of work they do day in and day out to keep this place clean, but more has to be done to let the residents know that they can simply walk a couple more steps to throw their trash away in a less full trash can. WiFi by the pool and clubhouse is pretty much non-existent. Forget thinking you can lounge by the pool with your laptop and do work because that's not gonna happen. And in this era of "work from anywhere", that was a pretty big disappointment upon moving in. Business center computers are also often down or frozen. Noise is a huge concern and something they don't warn you about when it comes to choosing the floor you want to live on. I'm convinced the neighbors below us think we're out to ruin their lives and think we're doing jumping jacks for fun.. like no, I'm literally just walking to the kitchen to grab a snack. I don't know if they expect me to glide across the apartment or just not walk at all from the hours of 6pm to 8am? Because my feet are starting to hurt from the amount of tip-toeing I have to do around my own apartment. Pretty unfortunate and definitely not a comfortable way to live. Anytime someone accidentally lets their front door close it shakes the entire building. Also no one warns you about the hypersensitive smoke alarms. That's something you have to learn the hard way. If you're a young working adult looking to save some money, I'd say look elsewhere. There are plenty of other apartment complexes in the area around the same price with better amenities and the same amount of space. I'm not trying to be nit picky but if you're going to spend your hard earned money at a place, at least make sure it's a place where you can live comfortably. Alas, this is apartment living. It's not like we were scammed and at the end of the day, I chose to live here. But can't say I'll choose to stay after my lease is up in a year. Pros: The outdoor grill to resident ratio is off the hook. I don't know why Picerne decided we needed 8 BBQ grills and only one recycling bin but sure, we'll take it. Proximity to the strip is great. I've lived here since they opened last year and love the community. So much to do in the general area, just discovered a new ramen place Kobo down the street. I also used IKEA which is down the road originally to furnish my apartment. I tend to use the gym pretty often which has a lot more equipment than most communities. It's a shame to see all these bad reviews for something I haven't experienced personally besides the trash. With all this wind there does tend to be more trash than usual, they should be more on top of it but it's nothing horrible. Drove around the area and found this place. My hubby and I went into the business office. This young gentlemen saw us and greeted us with a smile. He introduce himself and his name was Alvaro. He has a great personality. He showed us around and we seen all the wonderful perks. I loved that they had a doggy park with pet station to wash your furry babies. We saw a 2bd/2b. I was amazed how spacious this B2 apartment. Loved how the decor was set up. Great for a small gathering with family and friends. I would love to stay at this apartment. It's kind of out of our budget, but hey I still would recommend this place. Go and see Alvaro. He is very helpful and we appreciate his time for showing us this wonderful place. Let's just say they need elevators here. We chose the third floor from having previous problems with upstairs neighbors but it was a pain when needing to go grocery shopping. With how much we paid they could've put in an elevator. Lol the air conditioner is loud as hell, and would only make the living room cold and not our rooms. And upon move out we had to pay to replace ALL the carpets due to one being barely dirty (13 month lease& NO PETS) ! They said they have to make all of them match, lol so they'll charge you to replace allll of them which is roughly over a grand. So get some rugs covering the entire room! Smh . Would not recommend this place! Expect your car to always get dinged & scratched up also. read more

*** BEWARE DO NOT MOVE HERE *** I would not recommend these apartments if you're looking for a nice, safe, clean & quiet community. I had an issue with the above neighbor making extremely loud noises not only throughout the day but in the middle of the night too. I made reports to the office & with the security office during after hours. And because of those reports made, I was threatened by the neighbor. He approached me at my door yelling & screaming at me, calling me, " Bitch" and making threats for making the complaints. And when I reported that to the office, nothing was done. Aside from that, the grounds are filthy! Dog crap & piss everywhere not to mention the garbage stays a mess. They also have many events and giveaways/ provide food , no apartment I've lived at has ever done anything like that. The community is diverse, which I really appreciated. I moved into my apartment here about a month ago and it's been one of the most streamlined experiences to date. I don't typically leave a leasing office with much more than a brochure and a document with details about the community. The leasing specialist I worked with, Adam, provided the best service. He greeted me with enthusiasm and listened to all of my needs. Adam toured me around the facility and talked to me about all the amazing move in specials they offer. The apartment is beautiful. I love the open floor plan and storage space I have. The community is brand new so everything looks beautiful. On moving day, Adam was prompt and ready for my walk through and move in. During my tour, we talked about our love for animals and he even had a little welcome gift for my fur babies which I LOVED. I've lived here for over a year now. This is the best place that I have ever lived! From the quality of the apartment to the amenities provided - everything is five star. The management is amazing(Kevin is so helpful and always nice) as is the leasing agents. Maintenance is ALWAYS working on the property and keeping it clean.
