She's fair, easy to talk to, and really takes the time to make sure things get handled. I have lived at these apartments for 2 years now and it has been amazing from the first day I came into the office. The staff has been so helpful from the beginning! I could walk in whenever and they were always eager to help me with any questions. Putting in requests for maintenance was very simple and easy. Everything is done online for any of those requests and they were usually always completed with in 2 days. The pool, jacuzzi and gym were always kept clean. There is not a dog park here but plenty of grassy areas to walk dogs if needed. I think its super cute when they have free lunch ins for us living at the apartments. & Might I add the the apartment complex is just 2 storys and only a few buildings and I loved that ! Viviani Apartments simply is not a luxury apartment. This complex kind of rundown ghetto property. Simply not a safe place to live. It's old and the appliance in the apartments are so old that they smells for being old. Dog poop are everywhere. You leave the apartment see poop and come back see different poop. Sometime large and sometimes small poop and when it's dark, you could step on poop and the smell of poop it's all over. Residents do not follow polices and rules. They do anything they feel like it. leave their broken cars like junk yard around our section and it's so embarrassing to bring guest or have visitors. Just so awful. Property Management absolutely doing nothing. They don't even bother to walk the property. They are so busy charging fees left and right for everything there is. My husband and I have been living in this complex for almost 3 years now. We absolutely love it. The maintenance crew is always on point, super friendly but professional. They come super quick when we submit a maintenance order and fix everything fast. The amenities are always clean when we try to use them. They have little events for their tenants here and there. We have lived in the Viviani complex for 2.5 months. When we originally toured the complex, we only saw the office, pool and model. Of course, these areas were all well kept and clean. However this did not continue when we moved in. On our move in day, we noticed quite a few blemishes within the apartment. Now, this is not the first apartment my wife and I have lived in, and we expect that everything will not be perfect. The cabinets, appliances, fixtures etc. are all slightly dated. There are a few small dents here and there, things like that. But like I said, when moving into a slightly older building, those things are expected. However these were not my issues. There were/are many issues that are clearly just laziness from both maintenance and management. Multiple areas where the wall meets the floor, there is paint that got onto the carpets and flooring. Two of the door knobs had large white paint smudges. The Master Bedroom door will literally not stay closed because it does not fit! Last and worst of all, there was paint and painters tape left on not one, but TWO of our door frames that were keeping the doors from closing. All of these things could very easily have been solved by a manager taking 10 minutes to walk through the apartment and notice it, and maintenance maybe an hour at most to fix. Upon seeing all of these issues, I went to the community manager and requested that these issues be fixed ASAP, as well as a credit back for our first prorated 6 days of rent. This equated to roughly $300. I personally did not believe that our apartment was in adequate condition for the money we were paying. After coming and seeing all of the issues, the community manager simply said "well, its an old building, so you can't expect it to be perfect." When I brought up that every one of my issues were due not to the age of the building, but to the laziness of her staff (such as paint dripped onto the floor from the wall), her response was "I mean, ill talk to my manager, but its not like there's giant globs of paint on the floor. This isn't excessive or anything". Since then, I have received zero communication from anyone in management. No one from the office here or with Ovation. This includes the community manager who said she would get back to me "within a few days". Nothing has been fixed, and management has given no response to anything I have brought up to them. It is clear management really does not care. These things literally may have taken them an extra 2 hours total to fix, and they refused to do so. And when called on these issues, they have done ABSOLUTELY NOTHING to remedy them. Before moving in, my wife and I had planned to stay in this apartment until we bought a house, which could be nearly 3 years. that is nearly $40,000 over 3 years. Now, thanks to the apathy of management, and lack to make up for their issues, we will be moving out as soon as our lease is up. If you are looking at moving in here or any other Ovation properties, I highly suggest you look elsewhere. They have sub par reviews all over, and clearly have an apathetic culture from the top down that simply wants to cash your rent check, and do the bare minimum to get the apartments into livable condition. read more

I'm currently a resident and have been here at Viviani's since late July. I would absolutely recommend this place to my friends and family or to anyone of that matter because the customer service here is amazing and whenever there was an issue, maintenance were right on top of their game. They always took care of my needs and the area is quite peaceful. I feel like more residents should take the time out of their day to actually leave this establishment a good review if their stay has been nice. It's definitely well deserved. Plus, Jarrett's been awesome to work with! Haven't met anyone who seems to actually care for their customers the way he does! This is the worst apartment complex I have ever lived in. First of all, they lie to you over the phone about payments and then charge you hidden payments for stuff like sewage, gardening, etc. When you ask to get things down in writing they ignore you. Additionally, there are 10 parking spots in front of our unit but they assign us a parking spot that is a 3 minute walk from our unit. There is no direct walkway to our parking spot either. I have to walk through a hill of pebbles. This makes no logical sense at all. Lastly, they have gardeners come in early in the morning for 3 days straight. For light sleepers who work late, this is torture. If it is one day, that is fine to me. But three days in a row?? And I have to pay hidden charges for this??? Update - We are finally out of Viviani and wanted to throw you guys an update since our last review of this ovation property. While moving the last bit of our stuff out of our apartment we came to find out they were charging us for an extra day past our move out date because we notified them that we needed one extra day to get the rest of our stuff out. This wasn't the issue but the issue was they changed the locks and locked us out of our own apartment and the Manager on site at the name by the name of Jamie stated that they didn't need to give 24 hour notice to enter our apartment and that they are allowed to change the locks on us without notice. Even though they did charge us an additional day and we did communicate with them as what we were doing. This is one of the worst companies to deal with and I wouldn't recommend renting from any of their properties as they've done nothing but screw us over time and time again but this will be my last review as we are finally out of the handcuffs from Viviani and are able to move on with another rental company. That doesn't change the fact that I really want to educate others about how poor this company (Ovation) is when it comes to dealing with their tenants they act all sweet and nice when you walk in to rent but truth be told once you're inside and signed the lease they could give a crap about you. I haven't had any other issues renting from any property in Las Vegas so I decided it was time for a nice little review. I had to call a million times to reach someone in the office. When they finally answered I advised I was inquiring about a one bedroom unit. I came down to the office and the manager (Hispanic woman) treated the main point of contact/ main leasing agent with such disrespect. Very rude to her as if I wasn't standing there. I don't know if it was because the girl was African American or what but I'm sure I'm not the only one who's said something. The apartments were nice but there were no upgraded appliances available . They ended up deleting my move in process because they couldn't verify my paycheck stubs. Took forever to refund the money I paid. Long story short ? Highly recommend this property. We went on countless apartment tours and Viviani by far had the best customer service and not to mention the apartment and complex is beautiful. Chelsea C. was so great to work with! She showed us the models multiple different times and was so patient with all of the questions we had for her being first time buyers. She is very wonderful at what she does and she even went out of her way and stayed past her shift one night to help us. Overall the process was so easy and straight forward. Save yourself and choose another apartment complex to live in. Better yet: Rent a house. After two and a half years of living here we will not be renewing our lease and we cannot wait to get out of here. The grounds at Viviani Apartments are GORGEOUS. It was basically the reason why we chose this location over the surrounding apartments. This oasis, however, is ruined by the high crime rates, the land mines of dog poop, the children's toys and bicycles left out for days at a time blocking the small pathways and the race cars that think a 10mph Road is a suitable environment to train for NASCAR. It's horrible. My tiny kids and I have almost been hit by cars almost very day. Beautiful grass that you can't even step on because irresponsible dog owners let their dogs out with out a leash and with out supervision to poop and then let them back in. It's disgusting. I can't remember the last time we went on a stroll with out having to constantly remove bicycles and toys left out by the neighborhood kids that practically live outside also with out supervision. They run in the roads and race cars as you drive by and don't stop when you ask them to. They throw rocks. They're out at very late hours at night being very noisy. The repairs in the apartments are a joke. I'm sure they lack the proper funding. Every time we've called, although the repose is prompt, the "repairs" are band aid solutions that will only have you calling the office several times before they realize it has to be replaced. Even then you'll get appliances that they've refurbished from ones they've gutted parts that will break months later. The air conditioning is horrible. They've not wanted to replace the unit even though we have had problems with it every summer. When we first moved in the staff was amazing. Very friendly. They felt like family. Jared or Jarret the manager at the time was very caring. His blinds were always open and he always smiled and waved when you went in the office. As did his staff. I'm not saying they were perfect, but if there were problems or concerns, it was quickly followed up with. The new manager and the new staff are all unapproachable. Professional. But robotic. No personalities. The blinds to the managers office are always closed and she never looks up. Although all of these things may be looked over, please know I am very much sugar coating what has happened in the short time we have lived here. What really tipped the scales is the ridiculous amount of money they raise your rent by every year. From the time we rented the apartment to the time we left our rent was raised more than $400. In two years $400. Their reasoning is that their rates are generated by a computer and has to reflect the value of the surrounding rental properties. So basically they don't care if you've been there for years, if you've never been late or if you've never been complained on. Meanwhile, they rent out empty apartments to new tenants for the original price you started paying. Don't let the beauty of the property blind you. read more

This past year at Viviani was nothing short of amazing! It was my first experience out of the house and the staff could not have made the transition smoother. Jarrett in the office was always so understanding and helpful. Pricing was also very reasonable, which made choosing Viviani as easy decision. Anytime we had an issue, whether it be the fire alarm needing a new battery or even a light bulb replacement, the maintenance crew took care of all our needs within hours of putting a request in. The only reason I am leaving Viviani is to move back to Boston, otherwise I would have loved to stay longer. read more

Look out, these people are only interested in the almighty buck. I got slapped with a $1550 move out fee for paint & power wash. They denied my request for a 1 month extension and preferred to kick a 70 year old woman and her family to the curb. Rent for that month would have been &1700. If you want an apartment complex to bombard you with fees and management to treat you like dirt, then this is the place for you. The area has gone downhill, very loud all the time, people honking in the neighborhood, walls are extremely thin. If something breaks, good luck getting someone to fix it. Office is always closed by the time you get home. Constant notices left on the door for circumstances that don't even apply to the tenant. Surprise inspections at least three times a year, banging on the door at 7am. If you pay after the 5th for rent, they charge an extra $75.00, they won't take a check, you have to get a banker's check at the bank to pay. By the 6th of the month, you get an eviction notice. No rent drop off location when the office is closed or when no one is there. It always happens during a long holiday, they don't care when you get your paycheck in. If you want to pay by credit card, they charge a 15% fee on top of your rent. Which is against credit card company rules in the first place. This is not a reasonable place whatsoever, they will do nothing to help you no matter what the circumstance, they are always trying to screw you at every opportunity. read more

Horribly under-qualified and unhelpful staff. Pray an emergency doesn't happen where you need to call the office because your calls will not be picked up or returned. Don't try to set up a meeting either, the manager ran out the back door when I was supposed to meet with her. Oh and on top of all that as if rent, deposits and a cleaning fee aren't enough expect random fees and charges for nothing. Worst choice I made was moving into this complex. On top of horrible staff the safety is at an all time low. 5 burglaries in only a week or two? Don't depend on the staff to notify you about these dangerous occurrences they like to keep information like this on the down low to maintain their "reputation" Take my advice and keep looking there are a so many better apartments in Las Vegas. read more

Jarrett in the office is a God sent. We had to sign a lease the day before we were out of our apartment and he assured us we were in good hands and we were. We've been here almost 3 months and have no complaints. The maintenance is there the day after we put a request in. We have BEAUTIFUL landscapes around us with amazing flowers, luscious bushes and shrubs as well as trees that cover a lot of the grounds to keep it nice and cool. We are very lucky to have found such a great apartment complex when we were in search of a house. It was a wonderful back up that I recommend to anyone as a first option. read more

Nothing but positive things here. This was the very first apartment complex my boyfriend and I looked at and were completely impressed. Jayme was very nice and extremely helpful and definitely took extra steps to make sure we were pleased with our apartment. We ended up choosing a unit that was just moved out of and Jayme had told us that it was a POSSIBILITY that wood flooring would be put into the apartment before move in. She took extra steps to get that done, and when we went to actually see our unit for the first time we were surprised by BRAND NEW floors, and new carpet in the bedrooms. We lived here in 2014 and this was the worst rental experience that we have ever had! We were very specific in explaining that we wanted a top floor apt, but could not live above a smoker because my husband was getting over stage 3 Lymphoma- Cancer. We were assured that would not be a problem..... OMG! We were literally put above a chain smoker. Within a couple hours of moving in, the smell of smoke was so bad that we could not even stay the night. We went to the office and they told us that they could not have another apt ready until the next day and that we would have to make sure that all our stuff was out of the apartment that we just moved into by noon. We had to hire the movers again to move our heavy furniture and we had to get a hotel for the evening. This only put us back another $250.00 and without any apology for THEIR selfish mistake. Unfortunately for us, they only continued to make mistakes. They lost our rent check, charged us a late fee and then put an eviction notice on our door within 24 hours. When I went to the office to show proof we had paid, I saw our check sitting on their desk! No apology again. I have never met such disorganized, rude and unprofessional people. The apartments are not nice, the appliances are old and worn and leak. Also, the entire time we lived there the gate was constantly breaking. They are sneaky about their charges and you will be overcharged. Do not trust anything that is not in writing. I would never recommend living here. I can verify that all the other complaints made through other reviews are valid. Consider yourself warned. read more

I am not happy here. Staff is very disorganized and irresponsible. They misplaced my rent check and tried to charge me $75.00. When I went into the office to straighten things out, my check was on their desk. No apology was made to me for their mistakes or the inconveniences they caused me. Ovation Complexes are good to live IF you have a gun or brave dogs. I am living at Viviani now, and there is no any security. No security person, no gate code(it always open to every body) and no security camera. About 2 months ago my license plate was stolen but there was not any camera in the complex, i told them and they said: WE ARE RESPONSIBLE FOR YOUR CAR, YOU CAN CALL THE POLICE. Then after 1 month, on 30 June, we were eating lunch with my family in pool area, and some strangers from outside of complex came inside our property and 2 wilds lady attacked to my sister- in- law and my wife that she has disability, because a simple argument. They punch their faces and heads like a killer. So, we called the police and police came and asked to check the pool's camera, but the office member said we do not have access to the cameras. So, police officer told them please call us when it is ready. After 3 weeks, the Police is still waiting for the office's calling!!!! Today, the manager told me the camera did not record anything. I was shocked that it is not impossible. I went to the Ovation's manager, she did not have any answer for me about camera and said: WE DO NOT GUARANTEE YOUR SECURITY :-) :-) and she told me GET OUT OF MY OFFICE! Their customer service is like their security. I want to say thank you Ovation that you protected us, and i know you deleted that camera records because you knew it was your fault. You wanted to cover the truth. It is OK, but it is not LOYALTY and not HUMANITY. Horrible Experience Ever!!! Manager is rude. Was frustrated to spend time to explain all the charges. Charging unnecessary extra fees based on credit score even though they claimed that they don't go of FICO score. No problems with credit whatsoever. Handwritten breakdown of all the charges. I have lived at this property for a little over 2 years and since I have been here the entry and exit gates have been malfunctioning. Well i was leaving for work one morning and the exit gate was open it closes on me causing damage to my passenger door. I filed a claim with resident services and asked to see the video. They still have yet to show me the video. I called property management vp and still haven't received a call back. Residents services denied my claim saying gates are in working condition because they open and close but gates are not supposed to close as a car is exiting the property. More complaints to come until they fix the damage to my vehicle read more
