Level Best repaired the slab of my house in May 2014. My house is a small house with an attached garage on a concrete slab, but it has a wide covered wooden deck at the back of the house. The foundation repair left the deck damaged and unsupported, with a lot of trash and construction debris left hidden under it. Whatever can be covered up doesn't have to be cleaned up and hauled off, right? I called often and asked that the problems with the deck be fixed. Promises were made, but not kept. A date was finally set in August 2014 for the repair work to be done. No one showed up, and no one has called yet to reschedule or explain. I know that piers were not put where they were originally proposed. I asked repeatedly for a diagram showing where the piers were actually put. Again, promises were made, but not kept. I don't know if I have all the piers I paid for. I doubt that I do. About six months after the work was done, cracks appeared in the walls and ceiling where none had been before. Doors that worked before and after the house was lifted started sticking. Sometimes those doors can't be closed at all. Obviously, the piers are not supporting the house. I'm sure I will be testing the so-called "lifetime guarantee". If your job is simple and straightforward, Level Best may be able to do a satisfactory job. If there are ANY extenuating circumstances, like a deck, an addition or deep clay soil, be wary. And if you're a woman or a senior, be VERY wary. Better yet, find someone else. read more

I used Level Best last year for foundation repair to one of my homes. They said it was one of the worst they're seen. The home is a 60 year old home in Georgetown. I also had the entire home re-plumbed. Level Best coordinated with my plumber to get the job done. Recently I started noticing my bathroom door wouldn't click shut and when I spilled liquid on the floor it would roil like it was rolling down a hill. So I called about their "lifetime warranty". And sure enough they can back and leveled again. They also talked to me about drainage issues and how to prevent standing water. Because they did such a good I asked them to come inspect my other home in the same neighborhood. I was scared to death they'd find something wrong with. But nope! They were honest with me and said it's fine. So now I know now that not only are they true to their word (lifetime warranty) they're honest with their estimates!' read more

Level Best built a new pier and beam foundation for us on a 25-year-old house we just bought om Bastrop County, whose original foundation was a joke. LB's estimate was the lowest we got, but I went with them b/c when Jim came out to check out the house for the estimate, his professionalism impressed me heads and shoulders above the others. THat professionalism followed through at every level: my other encounters with him, working with Deb in his front office, and in his crew of young men who busted their butts and did a very impressive job, even when it ended up taking longer than anticipated. As a matter of fact, I was reminded to write this review -- which I thought I had done a few months ago when they did that work -- today when I called them back to do a small job on an outbuilding. I am very pleased with my experience working with Level Best. We needed extensive plumbing work done under our slab, and to get to the plumbing we needed 80 feet of tunneling under our house. I interviewed 4 plumbers and 2 foundation companies. I am very glad that I went with Level Best. Their workers were always on-time, and always courteous. The guys doing the actual digging did not speak English, but their foreman was always available by cellphone. On a couple occasions I needed to ask questions and he was prompt to answer and was nice about answering my questions. He even came back to the jobsite to speak with me in person about the tunneling specifications. The plumbing company that I used, Wilson Plumbing, was very particular about the kind of tunnel they needed for their crew to work. They had strict specifications, and high standards. When they went out to inspect the tunnel they were extremely pleased about the work that had been done. My husband even crawled doen there himself and was impressed. I was very pleased with the responsiveness of the office staff to my questions. Occasionally, they would forget to call me back, and I needed to call again. However, it was not a huge deal and didn't happen often. All pieces of the job have been completed on-time, and they have been extremely flexible with scheduling. In addition to doing great work, Level Best was also had the cheapest price per foot of any company I called. They were able to provide the cheapest estimate even taking into account my plumber's tunneling requirements. I definitely recommend Level Best. read more

We had several foundation companies bid out the 30 piers needed for leveling out our slab foundation. It was definitely a learning experience as to why each company varied in their recommendation as to what needed to be done. It was difficult getting further explanation from each company. Until finally I was directed to Leija, one of the owners of Level Best. He was so pleasant to work with and made sure I understood each step of the way. Level Best saved me after Centex royally screwed me over. With one day left in my option period to purchase a new home, CenTex didn't show up to do my foundation inspection after my regular home inspector suggested one. I called Level Best in a panic and they got me in within 24 hours. Darrel was the inspector and he was so flexible--first there were issues with getting the right code to get into the house-- he was patient and rescheduled so that he could come back after I got the right code. Then he came out during a torrential downpour and was friendly and professional, took measurements throughout the house, and walked the outside of the house with me to show me where I needed some gutter repair and additional dirt to prevent water pooling around the foundation. He went above and beyond (particularly considering it was a free inspection!) and the company as a whole was amazing to work with. I highly recommend them for foundation inspections. I can only add to the accolades for Level Best!. My house is on pier and beam and until last year sat on the original cedar piers from when the house was built in 1925. Level best sent a courteous and efficient crew out. The entire foundation plus skirting had to be replaced. They patched the skirting then tore it out and replaced it when it didn't match standards for appearance. During the process they discovered a leak in the plumbing which they repaired at no extra charge. I was very impressed with their work as was my friend who hired them to work on her foundation next. She had interviewed several companies and hired Level Best immediately.This week two exterminators who came out to give estimates complimented the foundation and they see a LOT of them. My experience with this company (Mark was the inspector) was as good as it could get!!!..There were wall cracks in one of the investment properties and I called several companies to come give me an estimate. Mark was the only one who was there to HELP...not make $$$ like other foundation repair companies. His estimate for the repair was reasonable and his inspection was thorough. He also made recommendations which were honest and unbiased...I would hire him for all the future work!! read more

Getting your foundation done just sucks. Level Best makes it suck less. Their delivery is much more gentle than others (looking at you Centex) and their prices are fair (again, you Centex). They were able to schedule my work quickly, meet their timelines AND somehow leave the front of the torn up house looking better after than it did before. Mark came out to my house today because I had some cracked tiles that made me think that I had foundation problems. After measuring all over the house, he determined that my foundation was fine, and provided me with some thoughts on what else could be causing the issue. He was on time, extremely professional, knowledgeable and friendly. I really appreciated his honest assessment of my house's condition and his willingness to help me understand what may be going on with my house (even if it wasn't foundation problems). If I ever do need foundation repairs, I'll be calling Mark again. read more

We found a house we like and made offer on it. But there is one problem with the house: there is a large crack on the slab that run through two bedrooms. We hoped it was just cosmetic, but to be safe, we contacted Level best to take a look. Bret Baker was the inspector. He measured the house thoroughly, explained to me how the tool works and what he was looking for. The owner of the house happened to be on site as well. Bret addressed his questions and provided helpful information. Throughout the whole process, Bret was professional, friendly and helpful. Two days after the inspection I got a detailed report and bid for the job. In my converstaion with Bret, he provided further useful advice which helped us to make the final decision on the deal. Turned out the house has severe foundation problem. Two other foundation companies hired by the owner provided similar diagnosis. Our deal didn't go through, however, we felt we made an informed decision based on information and advices provided by Bret. read more

At this point in time I have to urge people strongly to stay away from this company. My foundation was replaced in December, and we already have a warranty issue. It is only six months. They are horrible at communication, and have held back other contractors getting their work done - not only by not doing the job right the first time but when showing up for the repair, nobody seemed to know what they were doing. That sat there for two hours, they claim I was supposed to meet them and the "did not know where the beam was"? What the heck? They put the darn beam in! I clearly made it know I was not there, I had given them the code to get in. I had just met with their boss two days prior. He took measurements and knew exactly what was to be done. AND if they had a question - WHY DIDN'T THEY CALL ME? The only reason I found out was that the painter called and told me that they left and never did the work. AND STILL I HEAR NOTHING FROM LEVEL BEST. I understand mistakes happen, but they should not be a regular occurrence in your business. And I pay very close attention to how you handle them. This is still an ongoing issue, I will have to call my other contractors AGAIN and tell them they will not be able to do their scheduled work due to Level Best. For now, I have to give Level Best a big thumbs down. Holly Landes I wanted to add a follow-up to my previous review. After much complaining on my part, the owner of the company got involved and took care of my issues. They made a point to communicate clearly with me, arrived when they said they would and added the extra beams needed to complete the foundation. At this point, it looks like they did a good job. I cannot give them high stars, I would say I rate them two or three. Mainly because they did not originally give me the number of piers I paid for, they should not have had to add any. Also, the communication in the beginning was still bad, even if they eventually made up for it. But, they did stand by their warranty and they did come out and make the repair. Do not use these guys. Their warranty is not worth the paper it's printed on. They strung me along for months saying the revisit was on the books but never showed. Eventually I hired someone else to do the work to try and patch their shoddy work. I would give minus stars if possible. read more

I am currently going through a foundation repair for my condo with this company. Unfortunately, this company was chosen by our HOA with no say by the owners on who was chosen. Now going on 5 weeks, this has been absolute HELL!!! The workers are rude and disrespectful to those that live here. They do not clean up after themselves -- constant litter and garbage from their lunches and blocking driveways without notice. The foreman for this job is never around... and all the workers feign only speaking spanish! I suspect I will be cleaning up rocks, debris and garbage long after they are gone! Level Best was a lifesaver. We bought our first house two years ago and the inspector told us that the cracking in the ceiling was from traffic in the attic (what?)--and we believed him. We went to pull up the carpet and discovered a huge crack in our living room floor. We started getting estimates and the cheapest one we found was $9500. Each company told us the entire perimeter of our house needed to be piered. I called Level Best to get a 4th estimate, I figured it was probably wishful thinking to hope that they would be lower. But their estimator/inspector, Pat, came out and told us that the entire house didn't need leveling, just one side. The estimate came to $2500, with a lifetime transferable warranty. We scheduled the work immediately and they came the next Monday to start work. They were done in 2 days and left everything just the way they left it, other than some plants in our front flower bed. We are extremely satisfied with the work and I'll be recommending Level Best to any of my clients (I'm a realtor) who need foundation repair. read more

After getting a handful of estimates, these guys came out on top in every area. They are friendly, organized, on time, and, best of all, will give you an honest assessment. The previous company told us we needed $5k worth of work done on our foundation; level best said we were in good shape and didn't even need work. They're not going to sacrifice their integrity for a quick buck. Great experience! read more

I highly recommend Level Best Foundation! I am purchasing my first home and the slab foundation was questionable. Johnny came out and said no repair was needed and explained why. Not only that, I had a question about maintaining the foundation and possibly making a swale around the house (these are ditches that keep water away from the house). Johnny stated that he could do it but that it would be expensive and I should wait and make sure that water around the house is actually a problem. My wife and I were under contract on a house in south Austin right before Christmas. The home had some previous foundation issues that were repaired by Cen-Tex which came with a lifetime warranty. However, Cen-Tex couldn't make it out to evaluate the foundation within our option period. I called Level Best and explained our situation to them expecting to be told "Sorry, we know we won't get the work, so you're out of luck." Instead, they sent Bret out to get some measurements so that we could proceed with our purchase having had the foundation inspected. It turns out that the foundation was still having issues with movement and we walked away from the purchase. I think that a 5 star review is warranted because Bret was on time, courteous, knowledgeable and honest with us. Level Best spent time on a customer that they knew they probably wouldn't get business from and it saved us from making a major financial mistake. read more

Mr Brett Baker came out to look at our house after finding a couple small cracks in the drywall. And before he came out we had another company come and take a look and tell us we needed $3000.00 worth of work. I am pretty sure Mr Baker knew we were prepared to pay for repairs and could have sold us a job. Instead he was honest,He measured our home and found a -1 inch differential in 1 corner of the house, He informed me that this was well within the -2 tolerance and with the proper maintenance (foundation watering) no repair was necessary at this time and once we get some rain the house could very well correct its self. For a guy who makes his living selling foundation repair I would say he was pretty honest to not sell me a job when he didnt have too because we would have taken his advice and hired them to do work if they told us we needed it!!! Darrel assessed the situation and recommended that I take different measures to keep the water in - measures that didn't include hiring them to replace the skirting. The foreman sent a nonspeaking English person to our house two times for two different jobs. Because we don't speak Spanish, the projects were delayed. The foundation was leveled well, but the sidewalk and part of the main door slab had to be broken through in order to put some of the pier supports. They patched it up, but it ended up cracking and parts of it sank. They replaced only the side walk but would not replace the concrete slab that was in front of the main door. Instead they refilled the main door hole with more concrete which does not match now. This is not what I had discussed over the phone with the main office. The whole entire thing needed to be replaced. Now the concrete walk way and front door area has to different colors of concrete. Also the foreman says he would be there on a certain day and time which he did not stick to his word when it comes to that. One of us stayed home the entire day because he said he would be there on a particular day. He claimed that we misunderstood him. I have a suggestion for the company if you are overbooking...................get more help and ones that speak English! No body goes to Mexico and demands them to speak English! read more

They did a really great job on my wife's and my house.

Mark just came out to my house to look at some recent cracks we found in our floor and walls. After stressing about the potential problems we could have with our foundation, we called Level Best to have them come out and take a look. After walking around the house, inside and out, and taking measurements throughout the house, Mark told me there wasn't anything to worry about...the house was only off by 5/8'' which is well within the 2" margin. He told me the cracks in the floor were to be expected with the concrete floors, and the crack in the wall was due to normal shifting of the house with this dry weather we've been having. He gave a few suggestions on things I could do, such as extra dirt around parts of the foundation and continuing to run the soaker hoses I have laid out. He was extremely polite and answered every question I had, and most importantly, was honest about the condition of my foundation. I would definitely recommend Level Best to anyone who needed a professional to take a look at their foundation. read more
