If I could give this HOA management company zero stars, I would. I called in just trying to make a payment and explain that I never received the required paperwork, so I couldn't set up my usual payment method. Instead of helping or offering a solution, I was immediately met with attitude. The representative I spoke with, Crystal, raised her voice at me for no reason while I remained calm. I simply pointed out that the process makes it difficult to stay current on payments, which should be a fair concern for any homeowner. Instead of addressing the issue, she became even more aggressive and unprofessional. When I told her there was no need for that tone, she abruptly hung up on me. So basically, they make it hard for you to pay your bill and then treat you poorly when you try to fix it. Completely unacceptable customer service. If this is how they handle residents, it's no surprise people lose trust in your company. Do better. read more

I wish i can give zero stars because this management sucks. Cooper Fuqua is one good example of unprofessional and terrible management. It's very difficult to get ahold of him. My car was damaged because the gate malfunctioned. Not once has he apologized or showed any care. Whether though email, text or phone calls, this guy ignores them or responds in days or weeks later. I tried to get ahold of his supervisor Anne Copeland, which is even more difficult to get ahold of. They manage the Canyon willow in Las Vegas location. Where do I start..... this property management company is the worst. I've never seen a property management company who does not respond to emails and the owners when they need answers. When they do respond, it's 2 to 3 weeks later and it's just bogus answers. They can't even properly operate a zoom meeting so therefore they refuse to do it and they send you the link but none of them work. But instead, they feel like they should do workshops for planning, who the hell cares about workshops when you can't even meet the needs of the owners. At the last Board Meeting in May 2025, found out two more bad things. A Vendor had presented his case and stated that he not only submitted his credentials, but also a bid, but we did not know that part of it. The PM said he only presented his credentials. This was a lie. An Owner spoke at the last Board Meeting in May 2025; said she was the victim of a robbery attempt last year (nothing was stolen but her window pane was damaged). She requested video of the assailant's car's license plate in order to file a police report. She was told that the person handling that was away on vacation. So she did not get the help that she needed. She wasn't able to file a Police Report. We had numerous other complaints from other Owners about the customer service that they received from this company. I did also keep asking our PM for more bids when we received just one bid on some issues. (I have close to 800 emails between two email accounts.) The car accident to the Exterior fence of the Property which took place in July; the damage to one pillar was fixed in December 2024. Forgot to mention that in October 2024, requested that a sign be replaced because someone had taken it to the garbage dumpster, but the garbage man had taken it out, placing it on the rocks. It was not replaced until January of 2025. (Email requests went out several times.) And it was no longer on the pole, it was placed on the garbage dumpster, next to Bldg. 26. Four months for a simple sign. Major mistake last year- the Election. Two positions were needed, not three. Three were on the ballot. Big mistake. Had to do a second ballot. This mess took about a month to settle. Wasted a lot of time on this matter, due to the mistake on their part. Another mistake last year, 2024. Forgot to put the Resurfacing the Hot Tub Spa in the Budget (which had to be ratified in December 2024). Made a change in the Management due to the years of Neglect. The Transition process was not smooth at all. Not cooperative with all aspects of the transition. Bits and pieces were received, at different times. Not sure how long it all took. If you look at the HOA industry, you will notice that many companies are lacking in customer service, and have low ratings, all around, and this is typical of Las Vegas. read more

Water gets turned off for hours at a time with no notice or warning. Cars have been hit by the gates coming and going damaging cars and no one seems to care or help at all when it comes to getting a vehicle repaired from the damage their gates cause. Cooper couldn't care less about any issues that seem to constantly arise in this terrible "community". Issues are never addressed or resolved. Absolutely unprofessional management. I am writing to file a formal complaint regarding Level Property Management's mishandling of my HOA account and their continued failure to address multiple serious accounting errors. I am the owner of a property which is managed by Level Property Management. Since December 2024, I have paid my monthly HOA assessments automatically through my bank's bill pay system, scheduled for the first day of each month. Despite this, during the past eleven months, five of my payment checks were returned by Level Property Management without any explanation or justification. These returned payments resulted in unwarranted late fees, penalties, and, most recently, a lien placed on my property. I have made numerous attempts since January 2025 to resolve this issue through proper channels: Multiple phone calls to the community manager and accounting department. Several emails (none of which have been returned). Submission of the HOA's "Request for Waiver" form three separate times. Despite these repeated efforts, I have received no response or acknowledgment from anyone at Level Property Management. It is clear that the issue originates from their internal accounting or payment processing systems, as my bank confirms that the payments were issued and mailed properly each month. Level Property Management has now demanded that I pay all associated late fees, penalties, and lien-related charges before they will even review or investigate the issue, which I find unreasonable, unethical, and contrary to fair business practices. I respectfully request that Level Property Management: Immediately remove all late fees, penalties, and lien-related charges associated with this issue. Conduct a full internal review of their payment handling and accounting systems. Provide written confirmation that my account is current and that the lien against my property will be fully released. I am submitting this complaint to the Nevada Real Estate Division's HOA Ombudsman Office for formal review and intervention under NRS 116.31184 and NRS 116A.640, as I believe this represents clear mismanagement and a failure to respond to homeowner concerns as required under Nevada law. I can only give Level Property Management one star because there is no zero or negative stars that I can give. read more

Level does not work for the HOA community that pays them. They work for the BOD majority that hired them. Against our CC&Rs they have issued special meetings with a 45min email notice to the community, changed times and dates arbitrarily during the holidays to exclude as many homeowners as possible from board meetings to pass 5k assessments for undisclosed projects. The majority of homeowners prefer HOA meetings at the community clubhouse not across town during peak traffic times or zoom meetings that cut off because of their computer low battery. Currently our guard house is without phone service because of an unpaid phone bill and the management company is out till January 5th... not a good management company -5 stars. read more

I recently received a letter demanding payment for a bill due in February 2024. After checking my banking account, I could see where a payment was processed. You would think that they would have sent me a late payment notice which would have alerted me that something went wrong. Instead they sent the demand for payment this month (June 2024) threatening to place a lien on my property. When I contacted them, a very rude lady explained to me that the address had changed and the management had changed. Apparently a letter went out some time in 2023 with the change information. She would not give me the exact date. Since I purchased the property in October 2023, I did not receive the change information. She basically told me that was "my problem", and said "have a good afternoon" and hung up the telephone. I called back but she refused to answer. This is a terrible management company. Customer Service is awful. I was forced to pay almost 3 times the amount of the original bill because I did not receive the change of management letter, address or a late payment notice. I hate giving them a one star, wish there was a 0 available. read more

I live in a community where the streets are owned and governed by the county. Per the Clark County Public Works Department this HOA has no authority to enforce any parking restrictions on the county's behalf. Enough is enough of these people discriminating against renters on behalf of "homeowners" in the area. Side note: my vehicle is LEGALLY parked on the street but a entitled homeowner doesn't like vehicles in front of his home. I have not seen experienced worst attitudes and incompetence than the people in this office. They call themselves Property Management Company and they don't know which and what is their extent of their responsibility! We went over there to talk to them about rat infestation in one of the properties under their management.. The lady at the reception which not supposed to be called a lady by any means, immediately says you should write to us, we cannot talk to you, extremely rude! Her attitude was comparable to a rabid dog not an a human being. Then she says this property is not under our management without checking. Then we showed a letter from them that this property was transferred to them and a woman named Chelsea was the assistant manager. The ugly attitude receptionist was not apologetic and got even more angry and start attacking both of us again and stated all types of lies. Bad attitude receptionist mentioned that "I don't know if Chelsea is in or out." She was stupid enough that did not notice that the only way in and out of the back office was by her desk. Finally she goes back and is talking to someone quite loud and comes back with some more B.S. excuses. She sees that her ugly unprofessional attitude is not working on us so went back and got the main B*tch. Chelsea is truly the definition of the word I used above. She absolutely did not make sense and raised her voice several times without mentioning her extend of their company's responsibility regard the property in question. In conclusion, they were not helpful and seriously out of line. I know residents are considering legal action against this company and staff. I am a property owner in N. Las Vegas, Level are a bunch of "Karens" who have nothing better to do with their time than act like they own our property. When I tried to tell them my concerns, they acted like I was lying and that they were in the right. The woman is condescending and treats the homeowners like criminals. They pick the most insignificant things to make a fuss about while they buy and spend on stupid things like tiny signs that you can't see. The landscaping is subpar. The HOA fees are $205 dollars a month for just a condo complex with one small pool and the homeowners don't have access to the clubhouse unless they pay additional funds. Can you say power hungry? I've sent emails and made numerous calls to have an abandoned vehicle removed from a 24 hour parking spot in my neighborhood and after 2 months just got a response that the vehicle wasn't there when the tow truck attempted to remove it. I've got camera footage of the car continuously sitting in the same spot and not being touched yet now they're claiming it wasn't there. It's still there! I have repeatedly contacted Level Mgt to have my new garage door opener recalibrated to open the front gate @ Jasmine Ranch. I was advised that I must schedule an appointment, go to their office in the south end of the valley and pay $40 by check or money order to receive a new opener. I have lived at Jasmine Ranch since purchasing my condo in 2004 and have NEVER been asked to go to such lengths in order to access my community. I was given a code to open the front gates which I've been using for months. I also requested to have a crack in the concrete between my front porch and sidewalk for months. To date, the only repair has been done is something was sprayed on the crack...a sealant I presume. My experience has been that email requests never receive a response. Phone calls are transferred and you never get to actually speak to a person, only voicemail. I have yet to ever receive a returned phone call or email response. read more

Anyway they were paid to fill out a basic HOA certificate for the lender and they refused to answer 3 questions. This is standard procedures in the industry plus they have the information for it, but are either too lazy to compile or give out. This caused the lender not to be able to lend on this property causing my client a loss of over $1000 in fees paid for the loan process and not being able to move forward with the purchase. They are doing such a disservice to their clients. Why any Homeowners Association would hire such an incompetent bunch of individuals is beyond me. Plus they never return phone calls. It's hard to believe this company received any award for service. We sold my mom's condo that was managed by Level Community Management (Jasmine Homeowners Association). We had to pay $480 in advance for escrow documents and for a form to be filled out. The lender had been calling and emailing the company 10 times a day for almost a week to get the answer to 2 questions that were missed on the form. They were yes or no questions, that would take 5 seconds to answer. The property manager told the lender that this was not a priority for her and she would do it when it was convenient. The Vice President of the company was also copied on emails and still no response, so she obviously didn't care either. The purchaser was in jeopardy of losing their earnest money and the locked interest rate. After days of no response, we finally received a reply with 2 no's to the questions. Why was this so hard? This was the worst customer service we have ever experienced. Stay away for this company. I wish I could give them 0 stars. read more

This company is a bunch of Karen's that will find any reason to fine you so they can line their pockets. Their business model is to nag you about the dumbest things that have absolutely zero meaning in your life. Example- I had a family emergency where I had to spend the weekend at the hospital. Trash pickup is on Saturday's. Because I wasn't home to bring my trashcans in exactly 12 hours after pickup, I was sent a letter threatening a fine, as well as pictures that were taken of my house as "proof". I have a life, and emergencies & extenuating circumstances are part of that. They literally don't have anything better to do except try to treat you like a child even though you are an adult homeowner. I would never, ever, live in another property that is managed by this company. Even if it was my dream home. The fact that they drive around and take pictures of your house on a consistent basis to see what they can try to fine you for is so weird and creepy. read more

So fines, and sending notices, anything like that, they just go by what they're told. I don't see why we need them In our community at all. Seems like a huge wast of money.
