If there was a ZERO star, that would STILL be too positive for this disrespectful company! So far, their HOMEOWNER treatment is atrociously outrageous. The homeowners are spoken to with disgust and this "company" has yet to inform us of any date / days of a meeting...as if any homeowners would attend. They send intruders onto your non-walk private-enclosed porch and look waaay too close at what should be a safe living place for the homeowner.....they "make up new violations as they want and feel like it".....violations for having a beautiful thriving plant is "a violation"....having inside hanging in your own home, window blinds (expensive ones) and having this "person rep" tell the homeowner the blinds need to be changed because they "are not white"---they were beige--- demanding to have flower boxes removed from flower ledges after nearly 9 years to be enjoyed is despicable! Shame on this "company" and shame on the "Boss" Or "head honcho" to NOT introduce themselves to the complex Homeowners is so unprofessional, especially when the HOA fees have SKYROCKETED insanely!! Level has been our property manager for less than four years. During that period we have had six property managers. To say that they have personnel issues is an understatement. Whenever an issue is raised the standard response is to create a legal straw man (" I can't help you that's against the law") as an excuse for inaction. In a recent incident we were told that adding a statement informing prospective board members that board duties included the use of a computer was illegal because it might be construed as religious discrimination??! In another case I compiled a list of homeowners names from publically available property tax records and was told that it was against the law to distribute the list to residents. If you are looking for a jailhouse lawyer Level is the place to go. Otherwise find a property manager that treats you with respect and courtesy. read more

After 7 years with another management company and no problems, Level Property Management took over 4 months ago and I have experienced nothing but grief! This company started managing our HOA the beginning of 2015 and it has been nothing but grief for us. We have lived in the same community for over 6 years and haven't had any issues. Now that they stepped many of my neighbors have complained about them. I want to provide specific examples so I am writing about my specific experiences. They are extremely slow to respond to any inquiries and I don't think they really know what they are doing. Week one: Called Wednesday, talked to the girl who manages our property with my request. She said she would get back to me within 48 hours. Week two: Wednesday, after not hearing back, I called again asking about the status of my request. I was told she would check on it. Week 3: Monday, Emailed the manager asking about the request. Thursday, sent a follow-up email to manager since I received no response. Week 4: Finally received an email response. No resolution, but at least it was a response. It took another two weeks to get an answer. Their "resolution" didn't work and I'm now having to escalate. "Courtesy letter" for a light that was out was a disguised as a demand letter. In one of the meetings one of their employees actually said "If they don't resolve their non-compliant issue, we will give them a 72 hour notice to vacate" - Ummmm, we're homeowners. I'm quite sure that is not an accurate measure they can take. I own properties that I rent out, and when I search for companies to manage my properties, I look to find a company that not only balances the needs of the owner, but the needs of the renters. I also want them to be extremely organized and on top of all of the work. In this case both the HOA and the Owners needs aren't being met due to their lack of organization and follow-up/follow-thru. Level Property Management needs to get their head out of their ass. I moved to an owner occupied community in July 2015. 4 months later Level Property Management is still sending mail to my old address at an apartment complex. You would think they'd figure out that I no longer live in an apartment if the home has to be owner-occupied. Never heard from them for 4 months and when I did it was a letter telling me I owe Home owners dues for $138.52. Where were the bills for dues the last 3 months? If anyone wants to deal with these people, they should bring a tow truck to the meeting so they can help pull their head out of their ass. Our HOA used to be well-run. Then, without warning, the board fired the old management company and hired these clowns. Apparently they can't process electronic payments and they refuse to accept cash so you have to use paper checks. Unfortunately, it takes their home office weeks to open the mail, so mailing a check is a bad idea. But when we paid in person at the office, they lost the check. Good thing I asked for a receipt. The manager at our office reminds me of an old co-worker whose stated goal was to get fired so she could collect unemployment. Ask her to perform even the simplest of her job duties (like check if your payment was processed) and she gets angry. Everything she does is slow and accompanied by lots of protest. This company is just downright terrible. Employees show up late for work, meaning the facilities are closed when they should be open. We frequently hear the excuse that they're a small company and are overwhelmed with our HOA (which is really pretty small). Worst of all is the attitude; they treat us like we live in a ghetto housing project. Our old management company wasn't perfect, but at least the employees were polite and friendly. Every time I hear neighbors discuss this company, I only hear complaints. I need to figure out which board members voted to hire this company so I can vote against them in the next election. read more

This is a new property management firm for my sub-division. They changed the gate code to enter so I had to wait for another home owner who had a gate remote to let me in. It's Saturday and of course they are not open. I called and pressed 0 as directed for emergency after hour contact. Eva answered and told me that she did not have the new gate code and could not contact anyone unless it was an emergency. I told her I can't leave and get back into my home. That's an emergency. She stated it must be a traffic accident, or a flood to bother anyone. This place is worse than the last company we had. read more

I attempted to work with the management company on behalf of a mutual client. There was absolutely no understanding or compassion. The homeowner was caught in an unfortunate transition between HOA companies. Level sent the owner a past due bill and in trying to correct the problem, a fee was assessed to her account. After numerous attempts to request the fee be waived, it was useless. Level refused to take any ownership in the issue and I, personally, reimbursed to fee to the client so she was not out of pocket. Unfortunately, Level lives up to the hard line, unwavering reputation that the HOA have earn themselves. read more

After having worked with other management companies, our HOA Board chose Level. This is a smaller company and their reps have fewer properties per manager. While no company is perfect, they at least try. I receive return calls EVERY time, and our manager works with each issue in a timely manner. We have residents who complain at every turn, yet don't attend HOA meetings, won't give specifics when they complain, harp about the pettiest of things, and even complain about "children running up the stairs." If people want solitude, they should have a single family home. It amazes me that people complain, yet won't run for the board, won't even attend meetings, and don't even bother to follow proper channels when they have issues. After having CAMCO as our management company, Level is 1000% better than they were. We had Benchmark before that. And I can honestly say that Level far outshines the previous two management companies on every Level, no pun intended! read more

A few years ago my Association was taken over by Level Property Management. At first the transition wasn't so smooth. With almost 400 owners you can expect a few hiccups (lost checks, new policies, etc.), but Level handled angry residents with grace and respect. When they first took over, my husband and I were livid about the state of our front lawn, which was supposed to be maintained by the Association. I called up their offices prepared to give whoever was responsible for my community an earful, but instead I was treated with empathy and respect and within a few days, my issue was resolved to my satisfaction. When the next election rolled around, I had a few issues that I felt the current Board wasn't looking closely enough into and my Community Manager with Level inspired me to run for a spot on the Board. As Board Secretary, I have had the opportunity to work closely with Level to make significant positive change happen in my community. While working with an HOA isn't always an easy or pleasant task (even I still get the occasional "Courtesy Notice" and yes, I still hate them), but it's nice knowing that there is someone looking out for my community to keep property values and Owner satisfaction up. I know that I have that with Level Property Management. For those people complaining about living under an HOA or calling Board members tyrants or dictators, yes those things can be very true in a lot of cases. However, Level has given us Board members the opportunity to interface with homeowners in a way that keeps us grounded, so that no one is arbitrarily applying loosely translated rules or overstepping the limits of our responsibilities on the Board. Level has helped shape our Board into a united front for positive change and molded or Association the welcoming community that we are proud to call home. read more

Level One Property Mgmt is by far the worst I have ever dealt with. The sight manager is childish and petty. He is not accommodating in any manner and nothing is done in a timely manner. His responses to email are rude and obnoxious. We have had a compressor (riser room) that operates our fire alarm. For 2 years our alarm was faulty for several reasons. We had to have the fire department out on 2 different occasions and at one point the fire dept. shut the compressor off and said that the compressor was faulty. Our fire alarm company has been out several times and also told us the owners that the compressor was faulty and needed replacing. This is just one major issue of several. The compressor can be heard 2 buildings away and the riser room is butted up against my condo. He is refusing to replace a 300 dollar compressor because I have no proof. Well if he'd get up off his lazy butt and come to the property he'd surely hear it, that is unless he's deaf. The site manager does not like me, which is fine. I'd never lose a minutes sleep over it. Anyone thinking about buying a home or condo, please make sure the property management company is not Level One. There are so many issues with this company, the staff, the onsite manager the list goes on. I can honestly tell you I've owned my own company and if one of my staff ever sent out the emails that I receive from this individual I would have fired them on the spot. This company really lacks integrity. I pay my bill early every month and I have improved my front yard so much since I moved in that I won an award for it from the HOA in some quarterly competition they started doing. Well, turns out my street sign wasn't lighting up at night and I found out when I got a notice about it. No big deal, or so I thought. I went to replace the bulbs, but that didn't work so I emailed HOA to let them know and Erin responded saying she would note my account. So I had an electrician check the wiring and those were fine, so I emailed the HOA to ask where I could buy another street sign to replace the one we have in the community and Erin responded saying she didn't know, but she would note my account. I had to look through tons of street lights online before I found one like the one I have and then emailed HOA to let them know I found one and it was ordered and on its way. Again, Erin emailed back saying she would note my account. Now, apparently what that meant was that she was sending me a hearing notice for noncompliance and charging my account a $10 Admin Fee for the notice. Every email after that in regards to why I was treated as if I was disregarding the notice when they knew full well I had been continuously working on it has been ignored. Cowards. Thieves. I will continue to do my part to keep my house nice, but I am pushing for a new management company. And as for Erin....F U liar. read more
