You don't usually see the good reviews. People who are happy with their purchases often don't take…read morethe time to write one, so it's easier to find negative reviews. Being 100% honest, our experience with LGI Homes has been very satisfying. The quality of the homes is 10/10, our experience dealing with the seller/builder was 9/10, and the mortgage company they use is 10/10. If you have a lot of questions, they will answer them and guide you through the entire process. The only advice I would give is this: before you sign anything, talk to both the seller and the mortgage company. Ask about the different interest rate programs they offer. Initially, we were offered a 3.99% interest rate, and we were extremely happy. We signed up (with a $1,000 deposit), but later the mortgage company explained that this rate was variable. So when you go into the builder's office, ask: What is the interest rate? Is it variable or fixed? Can this be provided in writing? We ended up choosing a slightly higher rate that was fixed, which made us feel more comfortable long-term. Another piece of advice: once you sign and submit your deposit, visit the house multiple times. Check everything carefully and note what you like and don't like. Take photos of anything that isn't up to your satisfaction and send them to the builder before the closing date. They are very good about fixing issues promptly. This is not a paid review--just an honest one. We are 100% satisfied with LGI Homes.

No "quality" whatsoever and the amount they charge for these cheap *** houses is way too high…read more Cheap primer paint throughout the house that they claim is real paint. The mudding that's used to cover the drywall seams and nails is so thin and/or low quality that the covering over the nail heads has come off, showing the nails, all over the house. Flooring tearing up all over the 1st floor for no reason. They tried to blame my desk chair scraping the floor, but I don't take that chair into where it's torn up the most: the kitchen, L.R., D.R., and hallway. The ceiling lights are of poor quality, and several of them have burned out. 1 toilet installed incorrectly so it leaked downstairs into the ceiling and down the wall of a closet and grew mold. Only 1 ceiling fan in a 5 bedroom home (cheapskates) and that was in the L.R. An A/C unit that leaked out all the freon and had to have a part replaced in less than a year. A few other instances of a low quality build. But the most serious of all was a $7700.00 repair of the foundation that sank on 1 side of the home that caused cracks in the garage floor, driveway and the brick on the house itself. They build up the land and immediately start building on it without waiting for the land to settle. So, it settles with homes on it, and they don't put any footings in the ground for the slab foundation to sit on. Don't buy an LGI home. You can get better quality elsewhere for the same price.
