The new team who's been here longer than any other management while I've lived here has done an amazing job fixing up the place. When I saw all the missing lightbulbs were replaced (like 100 of them (I'm serious lol)), I knew we had good people who cared. The staff (especially the property manager Gwen) are friendly, knowledgeable, and hardworking. There are a few downsides of course like you might hear your neighbors if there's absolutely no background noise, but a fan or TV on low pretty much completely solves that. I think most places in the city have that problem though. You can't really hear people on other floors because the floors are so thick, and the other tenants are respectful. I will say that using a fan aimed at the windows to help with water on the windows during freezing weather helps a lot. (: The metal doors to the apartments and the entrances you need a code for make it feel safe. The big windows let in so much sunlight!!! I just renewed my lease for the third time and can't wait to see what they do next. I honestly highly recommend this place. Is it perfect? No of course not but the management team is really trying to make it the best they can (and is doing a good job at that) and I really believe they will address any issues to keep you comfortable.

It is located in the Jazz District area. It is not in the best location, a nice building with nothing surrounding it. When i arrived to my appointment I liked that it was a very secured building (like most other lofts I've been to), you had to call into the building to let them buzz you in. I was looking for a 1 bedroom or studio setting. On advertisement they claim their units to be 1 bedroom, however when I took a look they're actually studios in an open setting. Studios are something I am more interested in, but for those who are more particular I could see how false the advertisement would be. I was immediately taken back by how modern the unit looked. It was very spacious, high ceilings, concrete floors and exposed pipes which is exactly what I am looking for. The open concept and spacious living area and bathroom caught my eye and the modern look of the cabinets. I was not expecting something like that in a low key area at such an affordable price! $499 for tax credit and $650 for market rates. They have a fitness room that they're currently remodeling, community laundry room (with no coin machine which makes no sense) and a residents lounge with a pool table that is only open form 10am-5pm (they had issues with residents not following rules and had to cut down hours for it which is kind of sad). I really enjoyed the unit and this would have been the perfect place for me to live since it is 2 minutes away from my work place BUT they provide free wifi (in my past experience free wifi is usually never good wifi....slow!). I also did not like that their was no underground/garage parking. Just street parking and a parking lot that has a gate. I asked the tour guide if there had been any incidents of car robberies and unfortunately their was one case that was reported last year. Knowing that fact irked me a little bit especially when I bought a brand new car last year and it's a higher end car. I was not comfortable not having some time of enclosed parking. Sadly this loft didn't fit my criterias for a safe loft I had to pass it up. It truly is a beautiful building with a modern look at such an affordable price, I just wish it was in a better location.

They have replaced flooring from wear and tear and have fixed the "pond sized puddle" in the front from when it rains. neighbors are nice. Free laundry (wish they would open up the 5th floor laundry room soon). Since the new management, parking has been enforced so that's a plus. I have an aggressive dog so he needs to be muzzled and everyone has been very respectful of us. I think the rent is fair due to free laundry.

I had to move 5,000 miles away for my job, and they will not allow me to break my lease for a cause. The management is demanding three months lease~ about $3k while I live across the ocean. I approached them nicely and in person, was a good renter for seven years, never late or a problem. Additionally, the prospective renter should note: 1. Building washing machines are habitually broken. 2. The apartments leak air like a sieve. I attach a photo of my window from last winter- the ice is on the INSIDE. When I asked if they could do anything, they said NO. 3. Frequently, when the weather is below freezing, the fire alarm sounds. The building is so poorly insulated that internal water pipes freeze and break. A significant pipe break causes a drastic loss in pressure sounding the fire alarm. This chain of events usually happens at the coldest time of day, 4 am, so you are standing in the street until maintenance and the FD arrives and can turn off the alarm, usually about an hour. 4. The broken pipes usually flood the building near where they occur. This sequence happened at least once a year in my seven years of living there. Like I said, don't rent there.
