I was looking for a place to start investing and those that know me know the long version of my quest. However, after finding this group of which and how it works, I was ready to join even before the two-day seminar. However, I was told i could not join until the seminar to make sure I understood what I was going be joining. So far, I associated myself with many like-minded investors and i am very happy of the choice I made so far. We've been a member of Lifestyles Unlimited for around 3 years at the most basic level. At that level, we paid several hundred dollars a year. What we received that was worth the money: * how to vet tenants for potential problems and stay within the law * copies of legal forms and property review checklists * good information on how to price various levels of work and repairs * detailed information on how to challenge property tax valuations * lists of contractors good enough for commercial properties In this last case, we had more than one contractor fix things on our own home in addition to our rentals ... take that, Angie's List. And you could find reputable vendors for very exotic projects like ripping out swimming pools and cleaning up a crime scene. No, we didn't need that. A roto-rooter who comes out on a holiday weekend without charging an arm, and a leg and someone who can fix a garage door opener that night, priceless. If you are buying homes to rehab and then rent out before selling them for a greater premium, a group like Lifestyles Unlimited is invaluable. The group also has people who develop such opportunities and sell them, so this is a legitimate source of "turnkey" properties. We didn't utilize that, so I can't rate that function. What wasn't worth the money: The regular sales pitches to sign up for closed-market investment deals; at those higher levels, you're paying $10-30,000 just to be ELIGIBLE to sign up. If you don't have $200,000 to invest, the ROI just doesn't seem worth it. Property vetting tools that do the math for you, if you pay a monthly or annual subscription to access them. Their realtors want to sell houses from behind their desks and the extent of their work is to run a query of houses in your price range through MLS and tell you to go look at it yourself and let them know if you want it. When Lifestyles tells you you get a credit off your fee to use their realtors, you should know it's because their realtors don't do much. Use your own realtor if you want a friendly service experience that has value. The mutlifamily program was simply a rip off, keep your money and buy a trip to Vegas or put it down on a house, you'll thank me later. They have a slick salesman, I'll call him Brad S, he offers no help in making deals for new clients. Most of the time he spends looking for deals for himself and his friends not his clients. When you deal with a Lifestyles Mortgage Company you are dealing with a boutique business. that recommends other small businesses. The problem with dealing with small boutique business is that often times if the owner is sick, going on vacation, going through a divorce, not licensed or their kid gets sick causing their business to shut down. The range of conduct is much larger and often times leaves the realm of professional conduct you may be expecting or is necessary for mortgages. The reason the suggest these companies is not because they do the most mortgages it's for other reasons which I'll let you figure out. I found out that Lifestyles knowingly allowed a vendors to be promoted on their webpage that wasn't licensed to do work in the state! If you foul up and accidentally use one of their unlicensed vendors you could find yourself in some considerable financial trouble as well as having to redo all your work. When I pointed out that they were listing an unlicensed vendor they said they would remove them and they did from the Dallas website but they kept them on their other Houston website. Perhaps Lifestyles ethics got lost on the way to Houston I was under the impression Houston was in Texas and since they weren't licensed to do business in Texas that would include Houston. I also discovered that the company Lifestyles recommended had a extensive history of not renewing their license and hadn't so in 2011, 2013 and 2016. I have little doubt that if you log in today you'll find the same vendor on their website. If Lifestyles seems ethical it's likely an illusion just for you. Went to the meeting in S.F at the 55 PARC Hilton 7-10 pm Thursday evening ready to sign up. Del Wambsly is an Alcoholic and should go to rehab asap. I tried to ask him for a sample of the deals that would be available to me as a member and what I would qualify for because I have equity and cash but poor credit. I wanted to know who his lenders are and if being a Life styles member would make any difference in my case? Usually when you are ready to purchase something you get qualified first, so you know what to look at? I more than happy to pay $20,000 membership fee's but they need show me a real deal and have financing available otherwise your just paying to watch an alcoholic get drunk and blow hot air. I have been a member of Lifestyles Unlimited for the past 10 years. It's because of Del Walmsley and Lifestyles that my wife and I are set for life. I had the house that I own and my wife had the house she owned when we join lifestyles. We now have 13 cash flowing properties and I will never have to work for anyone else for the rest of my life. As soon as we can generate some apartment income my wife is going to head for the retirement exit also. Del may like to drink, but he is the top real estate investor I have ever known. I joined Lifestyles Unlimited 4 1/2 years ago - real estate seemed to be a good diversification from the stock market. I immediately bought 1 house (excellent cash flow, LU realtors found the house for me). I started investing passively in apartment complexes - got my membership money back on the 1st deal. I have invested in 29 apartment communities total - 5 have sold with great results - doubling my money at a minimum! The quarterly distributions have more than replaced my engineering salary in 2 1/2 years so I retired early. The mentoring, operations consultants, realtors, and the rest of the team are excellent - all are focused on the MEMBERS' success.
