Indifferant management at Linc 245 is the reason most residents don't stay too long, all about $$$ here. Units are fair, not exactly 5*!

Moved here from California in 2020. If I could leave 0 stars I would. Halls and lifts smell like piss 24/7 $100+ "service charge" every month In the 6 months I lived here the entire building was evacuated later than 9 in the evening 7 times because of fire alarms malfunctioning. Any attempt to communicate with management is met with attitude and condescension. Paid a full months rent deposit ~2000 dollars got 600 back. Criminals Attempt to contact management and have any issues fixed and I guarantee they won't get back to you. Once I had moved they incurred 20 days worth of NW natural charges on refused to pay out to cover their incurred cost. Save yourself the hassle and rent elsewhere. I lived here for two years alongside my girlfriend and my small housecat. For the first year, it was a relatively quiet and safe place with minimal problems, a clean apartment, and a responsive maintenance team that helped with any issue. It was a complete 360 degree switch in our 2nd year. We had neighbors below us in an obvious domestic violence situation, constantly fighting with each other, throwing stuff and breaking things in their apartment, alongside constant music blasting so loud it would shake our apartment flooring, scare our cat and oftentimes keep us awake until 2am at least. We complained to management nearly 20 times and called the police as we at one point thought someone had been hurt, and absolutely nothing ever came of it. This persisted literally until THE day we moved out. Homeless kept breaking into the complex and stealing packages, and pulling the fire alarms. Near the end of our stay, an unwarranted construction project happened that we didn't consent for and management had construction workers randomly entering our home to replace our windows whenever they wanted for 3+ weeks, not giving us an accurate estimate of when they would do so. Every time this happened, the workers would leave our apartment completely covered in drywall dust and I had to clean up my whole apartment 4+ times a week. This was hilariously our last month living there, so in the midst of moving we had to constantly worry about strangers entering our home whilst only our cat was there. All the while, I had stomach flu and was sick for about 2 weeks straight. When we asked if our room could be put off for a time until I had recovered, management simply said no. Easily the most stressful month of my life. Construction workers were knocking at our doors at 7:30 am without warning. At one point they even tried entering when only my girlfriend, right out of the shower, was home, without knocking. They even tried charging us a late fee for rent when we had paid the day it was due. Pictures below to further show the absolute BS that was our last year living here. Stay away from this hellhole. If the complex needs something they leave the oneness to chase down why they are doing what they are doing vs having a conversation. I leased an apartment for 12 months. At the end of my lease I chose to move on. Management refused to provide a rental reference for my new apartment. After 2 weeks and many phone calls to them and finally the threat of a lawyer they complied. Two 2 prior to my move out they had scheduled a remodel in my apartment. Claiming it had to be done then. I work 12 hour nights and requested they wait 2 days until I vacated the apartment. I was told that would be fine they would wait. Instead they came pounding on my door at 7am and had unlocked the door with their key. When I refused to open the door they threatened to cut the chain. I felt completely violated in my own home. They proceeded to enter and spend next two hours cutting molding that could have been completed in 30 minutes. There other issues as well, these are the major issues. read more

Avoid the Linc at all cost. I am writing this review while my balcony has been covered in urine for the sixth time by our upstairs neighbor. We reported this to management, who responded by accusing us of doing it, as the urine also dripped to the apartment below. Our apartment was then "inspected," to ensure that, despite photographic evidence of urine dripping from the ceiling, our small pug was not the culprit. For the next three months (Yes, this went on for three months), we struggled to get the management to take any sort of action beyond forcing their maintenance staff to clean up after the disgusting tenants above. It took two more occurrences for management to engage with the apartment above. Luckily, they were able to stay and continue to urinate off of balconies and the laugh when they heard us uncover it. Their management suck. Since day one, they show you they don't care about their tenants. They raised the rent at the end of the 10 months "special offer" When my rent auto-pay didn't go through one time on the first of the month, I gave them a personal check for the rent the next day. They didn't cash it until the 10th. Still they charged me 125 late rent fee , no body listens/hears/understands or care when you complain. (I posted this same review on Google) We lived at the Linc for almost two years before we decided to break our lease and move. We had almost no problems at the Linc for the first year of living there, but then things started to go downhill very quickly. We had new neighbors move both directly above and below us. The above neighbors would be so loud at random hours (usually 11 pm onward, and then 5 am - 7 am), and it could only be described as constantly moving furniture? It was SO. LOUD. So we emailed the front desk and called courtesy patrol and it would stop, only to start again a few days later. After numerous complaints about them to the leasing office, nothing changed. Annoying constant cycle of events. Our downstairs neighbors would constantly throw parties/ get together. Music so loud that it would shake our apartment, yelling so loud from midnight onward, and doors slamming from midnight onward. Not to mention smoking off of their balcony causing our apartment living room to smell like smoke, and these residents would also yell out to random passerby's out their window and balcony. All after quiet hours. Again, complaints made to the front office and courtesy patrol called. It would stop for a few days and then start up again. Another annoying constant cycle of events Then finally our neighbor, who lives TWO floors down from us. Her and her boyfriend (friend? Roommate?) would never wear a mask while walking their (incredibly misbehaved) dog or just walking on the premises or in the building. And they weren't the only ones not wearing masks.EVEN THOUGH there were MULTIPLE signs up EVERYWHERE and emails sent, they were just snot nosed brats and refused to. The kicker was when this girl's dog got off the leash and violently tried to attack our dog as well as my partner and I inside the building (and no, she wasn't wearing a mask when she FINALLY was able to get control of her dog). Though I complained multiple times to the front desk about her not wearing a mask, I was told there was "nothing that could be done". Nothing that could be done about a rule you made up? Okay, got it. Because we didn't feel safe from the dog attack, the not wearing masks, and were so annoyed that nothing long term was being down about both our downstairs and upstairs neighbors, my partner and I broke our lease. They allowed us to waive the astronomical almost $3000 fee which was nice, but then hit us with moving out fees that were shady. In the move-out agreement we were told to not cover the wall holes we made, but then they charged us $80 to "fix wall holes". When we emailed them asking why, they first told us that it didn't say that anywhere. Then my partner highlighted that section as proof and they came back with "well even if you filled it in we would've charged you anyway to fix them". (What?) And on top of that they said "we should consider the fact that they waived the move out fee when asking questions about the charges on our move out bill". They also said they gave us a discount on the blinds that were broken in our apartment, but many moons ago we requested maintenance to fix the blinds and they didn't. SooOooo that could've been avoided. Also to add, I had to replace our bedroom door one time because as I was pressing it close my entire hand went through it (!!!), and they told me it would take two weeks. After a MONTH I was the one that had to get in touch with THEM after NO communication of when we would get our bedroom door back, and they finally gave us a door back...just not the original door. Because the original door had hooks on it to hang things. So we had to drill holes in the door to apply hooks, and then we got charged to replace the whole door when we moved out (you know, even though we "shouldn't have filled in the holes"). Well Linc, maybe you should consider the safety of your tenants. If I had known I could have broken the quiet hours written on the lease, smoked off my balcony, not worn a mask on the premise, and not leashed/had control of my dog, over and over and over again and not gotten in trouble at all, I would've done it! Because they don't fix situations with tenants no matter HOW many times it happens! That being said the apartments are built cheaply, there's nothing to do around the area, and the walls are paper thin. There was no discount or consolation for all the amenities we couldn't use due to COVID (not mad about not being able to use them, but we pay a specific price because of those amenities. And if the Linc says that "amenities aren't a factor when pricing the apartments", then sorry Linc, but your apartments are NOT worth the price.) Many other tenants I've talked to are trying to get out of there ASAP, and I know of at least one unit who has moved out due to severe dissatisfaction (paying the lease breaking fee and all). Unless you like living in a glorified frat house, don't move here. read more

My fiancé and I lived in a 2 bed 2 bath unit on the first floor of the 245 building for three years before we had to break lease and move into our home. I would definitely recommend this place to those wanting to live downtown but don't want to pay pearl district prices. Pros - Management and maintenance staff were always friendly and helpful. Never had any issues. - Location - Walking distance to everything in the city but without paying the exorbitant cost of downtown prices. Near the max stop was a huge plus as well. - Amenities - They had a pool and spa which is hard to come by downtown. And a sauna. The gym also has new bikes and weights. Package lockers are new and convenient. - Our unit had a ton of upgrades: new washer/dryer, cabinets, appliances, carpet, etc. - A lot of reviews mention heavy fees after move out. We did not have this problem and thought Linc was very fair in assessing damage/repair fees. Cons - This may not apply to everyone, but our unit was SOOO cold. We had to buy thermometers for each room and it would be 50 degrees in our apartment when we would wake up in the morning. Maybe this was just our unit, or a first floor problem, or just poor insullation between the parking garage and our floors or the windows needing replacing (windows are terribly drafty), but something to definitely ask about before signing a lease. We did ask them to replace our wall unit with a newer model because it was so cold, and they did do that for us which was GREAT! We still had to purchase a second wall heater to supplement heating. Our unit is only 1,000 sq ft and our electricity bill in the winter would be just under $200. I think insulating the ground floor and the walls/windows would have made more of an impact. - One of our windows was broken the entire time we lived there. They couldn't replace it because they are working on replacing all windows in the building. read more

Moved to PDX recently,.....work. Found this place, price was decent and pretty damn spacious for living in the city, I rarely see my neighbors.......not a bad thing. I needed a spot quick, the staff was super chill and accommodating to my situation. The gym and sauna is where I will be during these cold months. We have lived here about 3 weeks now and Ashley - one of the leasing agents - has been absolutely amazing. Any issue I've had she has gotten back to me incredibly quickly and offered solutions. Yesterday a package of mine got lost and I asked her if she had seen it and she went so far as to personally call the delivery locker providers to investigate and recover my package, all within an hour. Several others have mentioned this as well, but the Linc will charge you a ridiculous amount when you move out. When we moved in we didn't take pictures of every inch of the apartment which was a mistake on our part. At move out, we were charged over $600, on top of our deposit, to replace floor planks, fix a barely visible scratch on the counter, and replace blinds that were not broken. When I emailed the manager asking why 72 floor planks were purchased, which would be enough to replace most of the living room, I never received an answer and she was never available to take my calls. It seems like they purchase extra supplies and charge tenants at move out. I definitely do not recommend living here. read more

The only reason I give it one star is because zero stars is not an option. Do not waste your time, the stress and your sanity. By far the worst apartment experience I have ever had. I moved out of the linc301 five months ago and made the terrible mistake of just parking in the parking lot after circling the surrounding blocks for 30 minutes looking for parking (shame on me, I know). I returned 10-15 minutes later with a sticker which I now cannot remove from my window. I understand I should not have parked there but a simple warning under the windshield wiper would get the message across... but the over reaction of placing an nearly impossible to remove sticker on my driver window (arguably a driving hazard) is an accurate representation of my entire stay at this nightmare of an apartment complex. I will not even comment on the cleanliness (or lack there of), the smells, the crowds of homeless surrounding the place, or the overlaying sense of misery among the residents, because honestly, those were whispers in the wind compared to the stress and frustration caused by the staff. It was not blatantly obvious at first, but it did not take long before it was clear that the friendly smiles and seemingly good ambitions of the staff held no merit passed the "hellos" and "how is everything going." Flexibility does not exist for them. On one occasion, a blanket charge of $50 was taped to every door on the floor for someone smoking in the apartment at noon (I hope no one paid that, because this shady behavior is ridiculous, but probably common). Any request for repairs was a waste of time. I received multiple parking tickets, despite paying for parking every month with the rent; because if you were not available to pick up a pass between 9:00am and 5:00pm, your pass which needed to be renewed monthly, was then not accessible to you (even after requesting that it be put in your mail box). Please learn from the mistakes of those who have suffered in the past. Do not give this place your business. The rent is insanely high for the constant nightmare and frustrations. read more

So many things 1) They nickel and dime the crap out of you. They taunt a low security deposit, just to charge you obscene amounts above the security deposit when you move out. Is that even legal? Lol. Parking, especially guest parking, is way overpriced. The cleaning fees are overpriced. 2) The noise. The people below me constantly threw parties that would shake the floor. The people next to me would watch movies (at probably a relatively reasonable level) but you could feel the walls shake during action scenes. If anybody is out in the hallway, you can hear them too. 3) The safety. There's drug addicted homeless people surrounding the building. That's not the fault of the Linc, but when I don't feel comfortable leaving my apartment alone, it becomes crazy to charge their prices. They're loud too. There was more than one night where somebody is yelling at the tenants throughout the night. For the prices we pay, they could at least hire a decent security guard. Note: there was a security guard once. He wasn't even there on behalf of the Linc. He approached some of these homeless people, they yelled back at him, "What are you gonna do? Call the cops? Tell them we're going drugs in the park? Go ahead! Let's see if they come!" And the security guard just walked away. Cops never showed up. My point is it's ridiculous and nobody is doing anything. 4) The appliances. The plumbing randomly backs up far too often. Multiple times for me personally, and multiple times for someone else when they had to shut off the water for the building. There was a few weeks where the alarms would go off for no reason. It got so bad, I left the unit for a week. Then they proceeded to call me to enter my unit because the alarms were still going off!!! Holy moly get it together. The amenities are nothing to brag about either. It's all smoke and mirrors. The gym is bare bones, and the whole thing closes from 4:30 pm to 5:30 pm. You cant pick a more inconvenient time to close a gym lol. This place seems awesome at first, but it quickly becomes an incredibly annoying place to live. Do not recommend. Edit: Oh, also, I called them once to fix a window in the bedroom that wouldn't open/close. They came and replaced all the windows in the living room (with worse windows), and left the janky one! Wtf?? For such a huge expenditure, you made backwards progress... EDIT 2: Okay lol I'd like address some lies in the owners response. "There are no homeless camps in the area". That's false, there's a camp on First and Lincoln. Even ignoring that, the homeless like to hang out at Lovejoy Fountain Park, which is literally right next to the building. My unit faced into this park. The homeless hang out by the fountain and on the park benches. While this is not a true "camp", it's a group of more than one of them constantly hanging out there. There are also some park benches right outside one of the "security gates" she mentions. Those park benches usually have a person or two tweaking on them, making those kinda scary as well. The odd thing there is they always sit ONLY on the park bench directly across from the gate. Never a bench or two down. They must like that bench for a reason, and my guess is it's the proximity to tenants entering and exiting the building. Again, this isn't the fault of the Linc. But as a 5'2 girl, I honestly was scared to walk out of the building on my own. I NEVER left alone after dark. And it's something that it's impossible for the Linc to be unaware of. "Residents are always encouraged to contact courtesy patrol to handle problems" This is also false. This is the first I'm hearing of a "courtesy patrol". If a separate number exists for them, it is not readily provided. They are correct in stating that I did not call them about noise. This is because I talked with my neighbors about it, and they were the ones to call. Like I mentioned, the parties shook my floors. I was not the only one who lost sleep over this. Anyways, neighbor calls, nothing happens, parties raged on. At least this way I wasn't forced to deal with the leasing office myself. My point in this was that the walls/floors are incredibly thin. I could hear my neighbor watching movies, and I'm definitely not going to call the leasing office on him trying to enjoy an evening. Most buildings have walls thick enough to block out at least some of that noise. END EDIT read more

I would not recommend theLinc to anyone. They lure you in by offering "great" move in rates and showing you their gym/pool/hot tub but it ends there. I have had nothing but one bad experience after another at this place. It all started during my application process, which I should have recognized as a sign. The staff got better since last year and are usually very friendly but often tell lies to cover their behinds. Mail goes missing a lot, I have heard this from several residents and it also happened to me once. When I mentioned that my tracking number says "delivered" I was told that the mail gets mass signed off before verifying that every single package is there and often some boxes "fall back into the truck". Secondly their appliances are cheaply made and it takes you calling the office five times before anyone will actually address any maintenance request. The plumbing is the worst, our toilet flooded a good five times during our time here and the best thing they were able to do is show up with a plunger for a temporary fix. Also be aware of any fees they are illegally charging you upon move out. I was told that I would have to pay a "mandatory" carpet cleaning fee no matter what condition our carpet is in. A few weeks later I found out that our carpet is actually getting replaced with hard wood floors. When I asked why I still had to pay a mandatory carpet cleaning fee for something that is getting removed regardless I was told that per Oregon Tenant law they can charge me whatever fees they want after move out by one of their leasing agents. Obviously that is not true, which I confirmed by reading through my tenants rights. I reached out to Jaime Bryant the general manager who then proceeded with denying them putting in hard word flooring at first and stated they would only charge me for a carpet cleaning fee if our carpet is damaged beyond the usual wear and tear. Which is interesting because I was told but multiple other agents that they charge everyone a mandatory carpet cleaning fee no matter the condition nor if the tenant has carpet or not. And also got confirmation that our carpet was getting replaced with hard wood floor by a leasing agent and their contractors. I was also told that I can just throw the keys into their mailbox once I moved out and they'll go into the apartment for an inspection once I was gone. Which makes no sense because that would give the Linc the option to rip you off even more and deduct random stuff from your Security Deposit. When I asked why I was not offered a walk through upon move out the answer given on the phone was "Well all you have to do is ask and then you can be there if you want to I guess". Additionally, the outside area in front of the 301 tower constantly smells like dog pee which is super disgusting, tenants let their dogs pee in the elevator without cleaning it up in addition to students smoking marijuana in the hallways or their apartments which makes everything stink. The Linc used to have nice brunches catered by Einstein Bagels every month or so which now got replaced by Costco muffins and pastries since they supposedly have new management that made some budget cuts. So don't let them tell you about their "great brunches", that's bogus. I guess if you are looking for something that feels like living on a college campus go for it but other than that, stay far away from this place! No wonder the turn around rate is pretty high. You see people moving in and out at least once a week. The Linc is nothing but a slum dog apartment complex. Don't let the new paint job fool you. I've lived here for a few years. Sadly I'm not renewing my lease for a couple of reasons I think would be helpful for others to know: - Noise: This is the main reason. If you live in an apartment facing the parking lot courtyard it is NOISY, especially during summer months. Why they don't post notices is beyond me. The noise above us has always been horrendous. I'm not even sure the people above us are doing anything out of the ordinary but we hear stomping and pounding all evening through the night. I've made complaints and I've been offered to transfer to a new unit, but the ones on the higher floor are of course, more expensive. If you value quiet, DO NOT choose an apartment with people above you. The poor construction is so bad, it will really impact your quiet use and enjoyment. I've seen many other posts about this. These days, renters have many options to take their business elsewhere, so if noise is a big deal for you, take it into consideration. - Management: Seems to only be responsive when it benefits them. I'm referring to upper-level management. The employees in the office answering phones are really great. I requested to be transferred to a higher level unit and have some kind of rent reduction (really any rent reduction would have been nice as we are loyal tenants, always pay on time, have been complaining about the noise for years). Oh and, we're in a pandemic. We haven't had full use of our amenities throughout the past six months. While I understand that it's due to COVID, amenities are part of our cost as tenants. If we don't have access to these amenities, why is my rent staying the same? I have numerous documented complaints about the noise in our unit. I was never once offered any sort of concession. Maybe because I didn't ask? Either way... many other apartments in the Portland metro area are offering 2-3 months of free rent so hey, I figured they'd be motivated to keep existing loyal tenants that always pay rent on time, have had numerous documented noise complaints in the past (at really odd hours too). I finally mustered up the courage to ask for some type of rent reduction and a unit transfer. After months of emails, management finally offered a $50 a month concession, as a COURTESY. Oh hm ok. Thank you? I've been dealing with this noise for years and the only thing you offer is this? Honestly, it was just plain offensive because this was absolutely not a courtesy whatsoever. It was rude to even call it that. I don't care if it's "apartment living". There is a clause in our lease agreement that a tenant has the right to the quiet use and enjoyment of their unit. After months of complaints, I just gave up. Anyway, moving on. I looked at their website today and they are offering free rent for new tenants through 2021. My question is: wouldn't they rather give an existing loyal tenants some kind of deal than give a new tenant two months free... do the math.... Also, in general, it's not that hard to be responsive to emails. I've waited days to hear back from upper management, and that's not normal. Technically I'm a customer, and should be treated like any prospective tenant. Tenants can take there business elsewhere, as I'm doing. Yeah I get people are busy, but guess what, so am I. Learn how to treat your customers (aka tenants) with more care. Also if you value your tenants, they may stay longer. 3- Maintenance and Apartment: The apartments are nice. I will say, they are updated which is always great. Maintenance staff is super responsive. They deserve major recognition. 4- Parking Pass: Once I left my parking pass in a loaner vehicle (my vehicle was being serviced). I thought I lost the parking pass. I called the front desk and they said, no exceptions, I had to pay $150 for a new one. This is kind of ridiculous. Just take my license plate number and realize that I'm not using the pass for a second parking spot (I paid for one spot). I was super turned off by this, as one should be. My vehicle service center ended up finding my parking pass in the loaner vehicle. But, the thought of paying $150 for a "replacement" parking pass, I pay for EVERY MONTH, was NOT OK. GIVE PEOPLE EXCEPTIONS, my god, we're all human. 5- Carbon Monoxide alarms: For one week straight our fire alarm or carbon monoxide alarm was beeping anywhere from 12 a.m. to 4 a.m. We submitted multiple work orders and the issue persisted. Neither of us got any sleep that week. I'd expect something in return for the HUGE inconvenience and multiple documented work orders/calls. We also took videos of this. In summary, between the truly unbearable noise (I'm currently hearing loud stomping as I type this) and these off putting interactions with upper management, it's not worth it, unless you live on the top floor! Then... maybe. Just don't expect any favors. This is the review I wish I would have read before moving in. Hope it's helpful! read more

Do not support this business. They promote inhumane treatment of animals. Repeatedly, we have contacted their management about birds trapped and in distress on the building roof. The management says that this is part of their pest control. The birds fling themselves against the cage in distress. They are left without shelter in high wind and extreme cold. The management says that this is not their problem. There are lots of places to live in Portland. Don't choose one that promotes cruelty. Still have to deal with apt things like noises and stuff but you'll get those things anywhere you live. Social gatherings include alcoholic drinks and food which is pretty nice. Great location next the food trucks and close to the waterfront and downtown. Angie managed our lease and she's super great. read more

Recently left the Linc after 4+years. Very bitter sweet. Some of the staff are great and they are very responsive regarding up-keep and Maintanence. However, be prepared to be treated like a criminal if you violate any of their rigid rules regarding parking, damages when you move out, and monthly utilities. Also be aware that they will raise your rent every year even though the exact same apartment that is vacant will rent for less then you're paying. They have no loyalty to long time renters. they have turned the visitor parking and monthly parking arrangements into a money making scheme. Don't want to go into details, but you and your guests will come to hate those $44 parking tickets. Scheduling a simple dinner party is hell because you have to explain how every one has to move their car by a certain time or get ticketed. Also, the moving-out process is so unfair. They use very cheap materials (particle board cabinets) in these apartments and blame you because they don't hold up. Your furniture will dent the fake wood floor and they will charge you hundreds of dollars to replace the cheap flooring. The "utility" company they use will charge you $50 for being more than 30 days late.... which on a practical level means that if you pay monthly, every month with 31 days means you'll get a nasty note on your door charging you $50. They are ridged and anal about a lot of petty stuff....then they put on "parties" for the tenants. I would have gladly traded the silly parties for more respect and fair policies. read more

I really enjoy living here for the past 2.5 years. The maintenance staff is quick to fix issues, the front office is always helpful, and I can have my big dogs here and it's pet friendly. There are some issues with homeless people, just like there is everywhere, but they seem to have upgraded their security and there has been significant improvement. I moved into Linc301 Tower two weeks ago, and I couldn't be happier with both the move in experience, and the apartment itself. (Note: Linc301 is the tower with 14 floors, and Linc245 is the smaller building to the east). Linc301 Tower was built in the 80's, but has been renovated so everything looks and feels quite modern. The only significant difference seems to be Linc245 has washer/dryer units in the apartments. I looked for about a month a places all throughout downtown, and I feel confident I made the best decision. Here's a recap of the main categories to consider: Location 9/10 Phenomenal! I love being walking distance to anywhere downtown, but tucked away in a part of town that is pretty quiet. My balcony faces west and everything below is pedestrian, tree-lined walkways. The nearest street is approx. 75 yards away. There are tasty food carts right out the front door, coffee shops, and the MAX could not be any closer--it's right across the street. Price 9/10 For a 1br in such a great location, in a place that isn't "vintage" I didn't find anything in my month of searching that compares to what you get. There seems to be move-in specials offered quite regularly. Staff: 10/10 Incredibly friendly and helpful in ever possible way. Jaime was very informative and easy-going with showing me the apartment initially, in a way that made this feel more like home, rather than some places which can be a little too forward/official. Miguel does his job incredibly well, and I have been very impressed with his superior level of assistance. He deserves a promotion and a raise! The move in process was seamless, and I get the impression anyone in the office helping would have been equally as capable as Miguel. I feel confident the staff is committed to assisting all tenants with exceptional customer service and professionalism. It's easy to tell right away when an apartment staff is complacent with their job, and nothing has given me that impression. Community 10/10 I've met a dozen or so other tenants, and they've all been quite nice. There are a number of college students, but the mix seems to be pretty diverse of all demographics. I haven't noticed or heard any loud parties whatsoever, as one might expect being near the college. Every month the staff puts on a social event in the lounge downstairs. Noise 8/10 Again, no noticeable noises from parties, or even loud neighbors. I've never lived in the city, but overall I'm quite surprised at how quiet it has been. The walls are soundproofed really well, I don't hear anything from my neighbors to the side. Occasionally I'll hear some footsteps upstairs, but it's very faint. The two biggest factors are 1) Noise from the hallway 2) Sirens. The doors don't go all the way down to the threshold, so noise from the hallways can be heard from the apartment (but not really with the door shut in the bedroom). This can be kind of nice with the right neighbors, as people maybe aren't too loud in the apartments because noise can be heard in the hallways somewhat. This hasn't been much of a problem so far mainly because I don't hear much from the hallway, and the interior wall soundproofing is so good. With OHSU and the VA just up the hill, I do hear about a dozen or more sirens go off throughout the day/night. The sound is relatively distant, and hasn't really bothered me much. Overall, for a place downtown, it's awfully quiet compared to anything else I'd imagine. I am in the 13th floor, so it may be different at lower levels. Amenities 9/10 Hot tub, pool (seasonal), steam room, fitness room, nice lobbies, garage parking, what more could you need? They're all great in my opinion--I suppose they could be bigger, more flashy, but let's be honesty, you probably won't use them as much as you think you will anyways. Negative reviews: Everyone of course is entitled to their opinions. I'm a veteran, and I defended everyone's right to free speech, but you have to reserve the right to see how wrong and nit-picky some people can be. I suggest taking these reviews with many grains of salt. The Linc has been a fantastic place to live so far, I have zero complaints, and I highly recommend it. 1) Interior of the building is in terrible shape. 2) Hallways smell of canine excretions and carpet is heavily and broadly stained from same. 3) Elevators are the slowest in the world, and appear in great need of update and repair. 4) Deafening fire alarms go off quite often and usually at the most irritable times (such as late nights and early mornings). I hear my neighbor's poor cat cry because it's ears are hurting, and then dodge dogs and neighbors as we all try to get down the steps - *again.* 5) Smoking violations are decreed to renters without any reasonably simple investigation of where aromas are *originating* from, which is intensely annoying to the neighbors who receive notices erroneously (and also a ridiculously unnecessary threat of eviction for some). 6) Noise complaints are placated and not addressed. 7) Window hardware repeatedly fails, and tenants are informed that parts are ordered, however parts have still not arrived after over one years time. They just keep jerry-rigging them. This allows constant streaming of air through windows, thus tremendously increasing cooling and heating costs. I cannot open or close my windows normally. If I try to open them they hang dangerously crooked off of the portion of the hardware at the top alone. This has gone from inconvenient to just plain wrong, and I do not think this will ever be repaired. 8) Appliances are apparently the cheapest available and are in constant need of fixing. When I ran the dishwasher for the first time, it flooded the floor. When maintenance arrived, I was told that the drain plug was never hooked up. 9) Outlets are all the two-plug kind, but only the bottom plug works throughout apartment. What's the deal with that? Should I be concerned? 10) Kitchen space comes with bar lighting including three specialty lights. Linc will supply these specialty lights for you when they blow, however there is either an electrical problem in the building or there is something wrong with the supplied light-bulbs because they blow out within the first two weeks of installation - always. It's a really rather disconcerting to have to keep replacing blown bulbs. 11) If you live over the park areas, be prepared to hear and see a lot of disruptive behavior from the regulars below. There is a particular gentleman who likes to come through around three in the morning, literally screaming drunk - or on whatever. His verbal projection is much too strong for his condition, whatever it is. 12) There are *constant* staff changes. Happy newcomers seems to become sullen over short months and then disappear. A couple good warriors seem to be hanging on, but many were sadly lost. Whatever philosophy is rolling down hill here cannot be positive. 13) I am concerned about my departure because I hear through the local and web vines that Linc245 does not like to give back renter's deposits, especially if it was a larger one. I have also heard that they like to charge folks to replace carpeting that was already old when they moved in, and such. I guess I'll have to update when I find out. 14) The management apparently allows workers who are upgrading apartments to live in them as they work on it. This seems weird and kinda shady. 15) The public sauna is not well maintained at all and rather skeezy. Workout area is kinda gross too as everything looks in serious need of a wipe down. 16) Utility costs run high, and the Linc engages a payment company in Illinois for this. It's a pain to deal with, but maybe this is common. 17) Convenient access to building is often inappropriately blocked by moving trucks. 18) Hallway carpets are torn and ripped in many areas, especially by the corner elevator. All pose a hazard as they are easy to miss and slip or trip over. 19) Door locks do not feel stable or adequate, and it is common that doorways have large gaps when doors are resting in the frame. If you stand in front of a door you can hear everything that is going on inside and what people are saying. Walking down the hallway sometimes feels much too intimate. 20) Hallways are filled with smells - cooking and otherwise. (Mind the gap.) 21) The community gatherings that they tout and offer most every weekend are lame, and the food is cheap. Not at all enticing, socially or gastronomically. It is what is is I guess. It's downtown, so I'm sure management enjoys some sense of entitlement and impunity. It is very disappointing however that upper management does not care enough on principle to fix these very fixable things. They have clearly illustrated where their priorities lie, or they lie about their priorities. For the cost, you expect better. The vibe here just resonates a take it or leave it doctrine, disappointingly. The new MAX station is nice, so that's something. read more

This is a horrible place to live. Way over priced, horrible customer service and the worst management!!! They can be quite inconsiderate, instead of assuming good intent, they always assume negative. Some seem like they HATE their job, like the pompous bald A**! He is the worst, has the worst customer service and is always who rude! We lived here for 8 months and loved (most of) it! Great location, easy access to highways and public transportation and reasonable rent for such close proximity to downtown. This is the only apartment which at least I found in my search that does not lease to people apparently without a 2 year credit history.I found out about this half way into filling out an application.The person i spoke to over the phone, or the website clearly does not mention it. This means any person who relocates to Portland from countries outside the US are not eligible to apply.I will definitely post this message within the Intel user groups so that people like me would not waste a few hours of time. Now I leave it upto people to judge on practices such as what I have mentioned.I assume if the management really wanted they can check the background based on income / employment documentation etc. read more

One of the best apartment living experiences we have had to date! We lived at Linc245 for over a year and only left because of a job relocation out of Oregon. First off, the staff was friendly, courteous, responsive, and generally great to work with. The office was a warm and welcoming place with everyone greeting us with a smile and treats for our dog. The maintenance crew was top notch and quick. Even when we had a request marked medium or low urgency, they always came promptly the same day and fixed the issue immediately. They were also super nice. The apartments are quiet inside--we never once heard a neighbor--and beautifully designed. The grounds are lovely and well maintained with a lovely pool and gym. And lastly, the convenient proximity to both the MAX train and Streetcar just couldn't be beat. We loved living at Linc245 and were sad to depart. Overall, a great place to live in Portland. read more

I recently accepted a job in portland and had one week to make a move here from 6 hours away. I came down to find a place and finally found a lease take over at the Linc on a Thursday when I was scheduled to start work the following Monday. After a week of hunting I struck gold. I was getting the run around by other apartments, given two week expectations for application process's, and flat out told they couldn't assist a move in that quickly. I figured I would be starting my first week at work out of a hotel. I explained to Ken at the Linc my position and the entire staff was amazing about expediting my application process to ensure I could move in that weekend. He was heading out of work for a trip but still made sure my paperwork was good before he left. With the help of Aaron and Katie to finish everything up between the current tenant and I while I was back home packing, my place was ready for move in that weekend. Thats not all though... During the first week I was in the office for small things every day after work and they took care of everything with no delay. New screen door, carpets cleaned, contacting old tenant after I smashed my phone; they were there for me. Making a move to a city, far from home, by myself, in 1 week, while starting a new job was a pretty big task. Having this staff to help was unbelievable!!! They took away a great deal of difficulty that was on my plate during this time and I am grateful for it. Plus you just cant beat this places amenities or my view! Love living here!! Safety is the major issue in this apartment complex and the issue is getting progressively worse. Administration keeps all the recycling/trash area outside which draws a lot of transients to the area. They usually stay/sleep/live at the Lovejoy fountain right outside. Homeless routinely harvest the bins and sometimes sleep at the recycling areas. I have also witnessed them sleeping on the couches inside my apartment building with their dogs. The administration does not interfere. Transients frequently sneak in to the apartment building to take shower, use sauna and use the bathroom downstairs. These amenities have no value to me and I never use them because of how gross they are. It often smells like bio and pee in the lobby. Transients act aggressive and threatening towards the residents almost on the daily basis. Police is a frequent visitor to the area. The tower building is very unsafe since there are two entrances and one of them is the cargo door which stays opened ajar after being activated. It is very easy to sneak into the building and hide in the lobby/gym/common areas. The administration has recently built a gate around the recycling area so only the residents can access it. However for some reason instead of using the door fob keys on the lock they chose to use the number lock. So they email these number code to all the residents and we are supposed to remember them every time when we take out the recycling... The homeless are still being able to access all the gated areas because some residents share the code with them. After a few complaints, they emailed everyone new codes... just this morning I was taking out the recycling and came face to face with a really scary looking transient digging through the cans. It is really easy for the homeless people to find out the codes, they might even be on the email alias. It would have been much better to set up the fob-activated locks, but perhaps it was not as cost efficient for the management. I think the gated recycling areas are very unsafe because you can potentially get stuck in enclosed small area with a transient who might be sleeping/digging through trash there. Well-being of the residents is the last thing on the administration's agenda. I have to worry about my safety on daily basis and am being frequently harassed by homeless. They would rather invest in renovating the lobby and painting the balconies. The value of the amenities is ruined by transient's activity. Counting days till my lease is up. read more

Residents of the Linc are subject to warring factions of transients who remain on property no matter what time of the day or year. There is a constant presence of angry homeless men surrounding the property as if they were a moat. Every day, I am verbally threatened or harassed. My neighbor was punched in the face by a transient who followed her from the dumpster area to inside the lobby of the complex and it was caught on tape, yet management and their "private security" continues to do nothing. I have had to call the police eight times over the past two months, and many of my neighbors call more frequently due to the constant noise, which includes screaming at all hours of the night, fights, and terrible songs featuring stolen guitars. I have found syringes in the parking lot and used suboxone wrappers which is especially worrisome as my dog likes to eat garbage. I have had rocks thrown at me in a "hippie stickup," and knives brandished toward me. I myself have taken to carrying a knife with me at all times in response. As I write this, there is a body surrounded by garbage directly beneath my balcony. It may be a corpse. It may not. Despite all of this, the Linc is not a great place to live. It is poorly maintained, often dirty and smelly, the management is frequently rude and treats residents of color completely different from Caucasian residents. Residents who aren't white can look forward to being accused of strange, incredibly random "offenses," and being asked if they "have enough money in their account to cover rent" when they pay rent, despite never being late on a payment. It's by PSU, so expect many loud college students throwing pretty big parties and adding onto the trash from the transients. Residents are allowed to smoke cheap skunk weed in their apartments daily, which causes other residents' apartments to reek. I have lived in the apartment for almost two years and maintenance has repeatedly refused to fix the windows, stating that it would take a part that is "difficult to order." The utilities are shoddy at best and it is clear that the cheapest materials have been used in order to save a quick buck. A door in the parking garage remained broken for almost a year, which would have been unacceptable had their not been packs of roving derelicts wandering about. The sinks and bathtub always clogs, and the toilet is almost always broken. Be prepared to pay upwards of $1700 a month if this fits your definition of luxury. read more

Truly horrible place to live. Do not waste your money. The quality of the apartments is not worth the price, and the staff is AWFUL. I have been a resident for two years, and the last 6 months have been less than satisfying. One of the women in the office made me feel more disrespected than I've ever felt. I am a current resident of Linc 245 and I couldn't be happier. I haven't had any of the issues or seen any of the problems that previous reviewers did. Granted, when I moved into my apartment it was equipped with new carpet in the bedroom and beautiful new wood flooring and fixtures throughout. As well as the hallways having new carpeting & paint, the elevators also seem to have been recently remodeled (I've never waited more than two minutes for it either). Both of my door handles hardware are also new and secure. So it seems to me any of those previous cons have been fixed. My leasing agent Ken was such an angel. I was in a tough situation of having to find an apartment and move out of my previous place in a few days; he was more than accommodating, had me approved and handed me keys in two days. When he showed me my unit I never felt more at ease. Gorgeous large windows, large bathroom, washer & dryer IN UNIT, a/c, and a balcony. Along with all the building amenities... I fell in love. The staff is helpful when I've needed them and have never had an issue giving me my packages. All of the neighbors I've had elevator talk with are also happy living here. read more

The apartment is so nice and I cannot think of one thing I would change about it. And there is an awesome pool and gym, plus downtown access to everything. Worth every penny! read more

I have been living at The Linc 301 for over 2 years now, and I have run into very few problems with them. Sure, I have had instances where broken appliances took two visits from maintenance instead of one to fix because of ill equipped inventory, and yeah pretty much the entire premises smells like animal excretions of varying degrees and varieties, but call me tolerant I guess. The problems I have with the apartment are seldom having to do with the management team, but merely the absurd mix of people this building seems to attract. Foreign exchange students who seem to never sleep, stoners who I can't imagine are still alive in there, hipsters who have just relinquished themselves from the (not financial) chains of their parents just last week, people who by all accounts seem to be housing packs of rehabilitating feral dogs, Californians with obnoxious aftermarket enhanced cars with equally obnoxious tastes in music and a gnawing need to show and tell, professionals trying to keep their heads down, the hapless retired old people filling out the cracks and corners, and the roving droves of deinstitutionalized homeless alcoholics screaming their heads off at 2am and rousting said feral dogs; the Linc truly embodies some of Portland's spicier culture. Also, they aren't done with that remodeling upstairs. They are never done with remodeling upstairs. I swear I have heard the hammering of nails, the whining of drills, and what sounds like someone dropping an olympic shotput on a concrete floor repeatedly, since like....last fall? But most of this isn't their fault. It's part of The Linc's charm that they can't quite seem to scrub off. The leasing office itself is full of seriously nice people, most of all Ken, who is seriously a total badass and one of the chillest and nicest people ever, I wish I could take him with me to where I am moving next. The number of times that man has had my back is not even funny. And the rest of the team has been unfailingly pleasant and friendly. I have gotten to know them all over time, and they are what I will miss the most from living here. The pool is more like a wetland nature preserve for most of the year, which is understandable since the weather here sucks most of the year anyways. The hot tub is amazing during the winter. The gym is a joke just go to 24 Hour down the street. The lobby is very pleasant and is usually where the old people hang out and watch tv on the luxurious L couches and peer at passers by. The brunches used to be way better and much more frequent, which is a shame, because there also used to be less people here, and the apartments used to be much cheaper. Living here has been amazing haha. The location is a burgeoning yet festering, forgotten yet bustling corner of Portland paradoxically in the middle of downtown. And yes, you will pay a premium for location. But it was worth every noisy night and every fetid walk up to the front door. Living in the Linc is not just an arrangement. It's an experience. You have to just drink it in. I loved living here, it is a busy and cultured atmosphere that always keeps you guessing. We've been pretty happy living here for the past year. The apartment is nice enough- some accent color on the walls, tiny balcony, and a granite breakfast bar. It sounds like they're going forward with hardwood floors now but we've got the old carpet, old sink, and old appliances. PROS: - Decent gym (often empty!), pool (crowded), and hot tub - Monthly free food (pizza, sandwiches, etc). Used to go all out with a super-nice catered brunch once a month but that's changed to generic items as of late. - Near the Max green line and orange line (opening soon!) - On the edge of downtown = cool : ) - Pet friendly (but this also means the building is surrounded by dog poop, beware) - Can get a washer/drier in your unit ($$) - Interesting mix of people living here: locals, international students, older folks. Most tenants here are nice. - Lots of moving sales advertised in the lobbies. Good way to get furniture since the units are unfurnished. CONS: - Oh man, the MAIL system is a clusterf*ck. It's your lucky day if you actually get a package notification. Most of the time you'll have to convince office staff to go rummage around reluctantly in the package room. There's a 24/7 line up of people in the office repeating the phrase "So, online tracking says my box was delivered four days ago..." Good luck with that! - Parking is about an extra $125 a month, when it's not that cheap to live here in the first place. - A group of the homeless tend to camp out at the Lovejoy fountain (borders some of the apartments). Sometimes there will be fights or someone loudly tripping out on drugs. We had to call the police one night over a guy who was screaming about seeing a dead body. I understand the linc can't do much about this, since it's not their property, but it's sad and weird to have this constantly going on in the background. - Office staff are quite friendly but not always professional. Often they're talking loudly in the back about what they had for lunch, etc. They've also badmouthed other tenants while I've been in the office. read more

We just moved into a renovated unit in Linc 245, the kitchen sink faucet needed some rework, however, the maintenance staff took care of the issue immediately after we submitted our work order. The gym is a little small but the rest of the facilities are great. Shout out to Aaron, our leasing agent. He went out of his way to ensure that our move in was smooth and coordinated. Would absolutely recommend this property. Aaron and the rest of the staff have been nothing but accommodating and professional. Thanks! read more
