Horrible management!!!! Get this, to live here you need a parking pass and if your pass is expired they won't bother to notify you, they will just tow your car away. It's sad to see them not care to help the community out. Do not move here!!! Cheap is not always the solution. read more

I am a therapist that comes to see patients here. I had a parking pass which the office had told me it would be good for a long time due to me coming often. Well suddenly they decided to tow my car due to my parking pass being expired. I couldn't believe walking out and not seen my car there. I couldn't believe that even after having a pass and registering as a therapist. I still got my car towed, I was in shock no courtesy reminder nothing. its sad the cost and the way they towed my car. read more

As bittersweet as this seems, I'm sad to give this place such a low rating. I've lived here my entire life. When we were kids I remember the front office being very active with its community. We had a clubhouse that allowed the kids to shoot pool, a full on gym with TVs and updated equipment, we were able to hangout on the couches and play board games and watch tv and videos. They even had showers and restrooms that were really nice. The pool was always clean and well equipped, we had a laundermat onsite as well as handball courts, basketball courts and the coolest playground in Cypress! We had a security guard that rode his bike around (he was a prick). But it was all about the experience while growing up. Hence why they get the second star Now? It's a shitshow! My moms car has gotten broken into twice. Their towing contract is a straight scam! They charge tenants to park their cars, when before it belonged to guest. We rarely visit my mom because of their terrible parking situation. They allow a ton of people to live in one household, all of the amenities that they once offered went to the trash. The pool area looks disgusting, the laundromat is abandoned and the streets are all cracked and straight ugly! There's always stragglers walking around looking to steal! Shame on the partnership that owns this shithole! Shame on all of them you greedy pigs! Don't know how they can sleep comfortably at night. The managers have no fault in this. We once went to complain and the lady was so sweet. She empathized with us and said there was nothing she could do about our concerns. About a month later, they fired her too. They go through managers like crazy!! It's the owners who are scamming, cheating and stealing from their tenants. Terrible terrible terrible ownership. As a matter of fact, just writing this infuriates me! I'm dropping it to a one star. Don't move here! Let them go bankrupt and have to sell the land! Maybe then someone else can buy and rebuild a nicer community and recreate everlasting memories for people. read more

Where to begin... We've lived here since 2016 and the park changes managers about every year to year and a half. The assistant manager seems to get changed every few months. They start you out at a specific space rent but every year you will get a letter that says something like "congratulations your rent only increased 4% this year!". This year after covid each rent increase went up 6% which was give or take $107 per home. Your electric bill if you have a family in the summer time will easily be over $500. It's funny how a house in lakewood doesn't even have electric bills that high. There's a playground here but it's completely unusable. There's sand around the play apparatus that is full of cat and dog feces, broken glass and I've even found a used needle in there. As the other reviewer said there's a horrible feral cat problem that management won't do anything about. A new problem is the increasing number of people coming into the park at night going through driveways, cars, and homes. These people are caught on cameras on residents homes. They have been arrested by police and come back and do it again here once they're out of jail. Again, management refuses to do anything about it. A homeless person stole and entire recycling trash can that police recovered out on Bloomfield. The aging sewage line is becoming a massive problem. It has broken twice in the last two months spilling raw sewage down a residential street. The manager, assistant manager and maintenance man were out with brooms sweeping the raw sewage into the drain at the end of the park that leads into the storm drain. Following that they poured pure bleach all over the street to either disinfect or cover up the smell...this too went straight into the drain. The electric grid is falling apart. We lost power for 15 hours last week and management had refused to say anything about it but they did inform us that emergency repairs to the natural gas line will be done in the next week or two. Our water is shut off all the time and pipes are constantly bursting all over the park. There is a 50/50 chance we get notified that a utility will be shut off but there is never any kind of reimbursement for the constant shut offs. When there is an unexpected shut off during office hours the manager will unplug the office phone and ignore the emergency pager so she doesn't have to talk to residents. There is almost no guest parking and you cannot get a guest pass after Friday afternoon. The door says the office closes at 5pm but the manager likes to leave and go to her on property unit and close early and come in late so the office hours are whenever she feels like coming in. If you happen to park in front of your home the predatory towing company Tow N Mo will snatch up your car while falsifying pictures to "prove" you have been there longer than 15 minutes which is allowed as stated in the lease. When management is confronted with video proving how long a vehicle was there from several resident security cameras they defend the tow truck saying the driver sent them "proof" even though there are numerous different angles proving the tow truck driver lied. This place looks OK but the on-site managers, Sierra corporate management and kort and scott make this place an awful place to live. Most residents want to leave but can't afford to leave because they keep raising rent which traps people here. read more

This neighborhood has become a horrible place to live. Management knows and doesn't enforce its own rules and regulations, or law. It is even becoming dangerous. Between a half and a third of the spaces here are empty or for sale, or don't have a home on the space. People have been found breaking into and squatting in these abandoned mobile homes. One empty home is located next two an occupied home where there was a violent incident that had the police called in. Me and my husband walked over from the next street to check out the commotion and check on friends. I noticed last night the empty home for sale had a rope blocking off the driveway. Today when I went to check on the young woman who saw the attacker last night I noticed a neighbor across the street removed this rope and was parking his cars with one in the abandoned carport, and one on the street without it flashers. I came back several hours later to check and his vehicles where still there. This resident is not the only person who parks illegally for hours without hazard lights on, which is against state law. I once even witnessed a fire truck and ambulances have difficulty driving through the narrow streets on a weekend when there were half a dozen cars along just one street. My husband and many neighbors I know from years living here, and new people moving in have made complaints to management about these dangers. Nothing is done, and in the last few years we have had almost 2 dozen new managers because the previous one quits or is fired. The tap water is undrinkable and unhealthy. Park refuses to fix and water is often shut off for the day when the ancient pipes in the park break. Electricity also fails too often because of old infrastructure that the park won't fix. Most homes no longer have home phone access because the park won't replace the phone lines. Many homes don't have access to internet, because the connection to the phone lines, or cable lines are old and damaged. There is a big problem with feral cats that management won't address. (We keep our cats inside, so should everyone else.) The asphalt is coming up throughout the park, leaving huge pot holes. I could go on. I no longer feel safe living here when my husband isn't home. I often see strange people that I don't recongnize wandering through the park. I like the little yellow house I share with my husband, and chatting with the next door neighbors while I pitle with my flowers, and listening to the laughter of the children playing. I am saddened to see my home be slowly destroyed. read more

I just love Lincoln Center, Located in a tucked in secluded great neighborhood of Cypress, visited the community many times, not sure if they still do the Tuesday family nights in the clubhouse however they were amazing games and fun for all the families of Lincoln center to participate in, great residents, very friendly staff, amazing amenities such as pool, basketball court, handball court, exercise room, big kitchen, playground and so much more, very family oriented, would recommend this place in a New York minute read more

This has been our experience with this park: My husband and I and our two children moved into this park in 1997. We had a new home built on the lot. Our space rent at that time was a little over $500. Our lease expired 5 years after we signed it, and we chose not to sign another lease because almost immediately we noticed a nasty undercurrent of displeasure among the park residents. Meetings were being held in the park community center and the ballroom was completely full of very angry people. GSMOL was present to represent the grievances of the residents. Collections were being taken up to send a representative to Sacramento. Ultimately, we were very uncomfortable with this, and we were not aware of it until after we moved in. Over the years, various legal battles have been fought within this park, none of which we participated in. After the lease expired, we went onto a month to month land rental, and each year it increased about $100. As of right now, we pay $1575.00/mo. land rental. New residents all began paying $1700.00 the beginning of January. Our children have grown, and my husband and I have decided to sell and move to a mountain community where rents are less expensive. But now, with $1700.00 rent, more and more people are finding they can't afford their rent, and they are trying to sell their homes. However, the homes won't sell because the rent is too high. Since they can't sell, residents are walking away from their homes, and this park is receiving more and more foreclosures than ever before. Because of all the foreclosures, mortgage companies have "gotten the word," and are refusing to loan to buyers in this park. What this ultimately leads to is a nightmare for my husband and I. Since mortgage companies will not loan for homes in this park, we must try to find a buyer who can pay in cash. And even if we DO find a buyer with cash, they do not want to pay the $1700.00 land rent. So we need to also look for someone who wants to pull the house from the park and put it on private land. These two factors are making it impossible for us to sell our home. Our credit rating, which we have worked very hard for many years to obtain, is well over 800, and if we walk away from this home, it will drop dismally. We have lowered the price of the home to only the amount we owe, which is so low that most people think it's a typo. Still, no takers. Do yourself a favor. If you plan to buy a mobile home, run--RUN far away from Lincoln Center Mobile Home Park! If not, you will be inviting a nightmare of astronomical proportions. I was forced to give this park a star review. This place not only does not rate a star. If I had a preference, I would REMOVE a hundred stars from it! read more
