This is a shout out for Dion! She is incredibly personable, easy to talk to, and always takes the time to explain things in a way that makes sense. I never felt rushed or brushed off whenever I reach out for questions or concerns. Dion has been great every step of the way from the initial touring, the application process, move-in (she even left a little gift and even did the toilet paper all pretty!), and after the move-in. During my first month at the property, a few small issues came up (as they usually do), and she has handled them quickly and professionally! My parents love how friendly and welcoming the neighbors are, creating a true sense of community. The office staff is so unprofessional and rude. I simply called to remind them to please advise the maintenance team call or advice when are work order is up for service and was spoken to with a lot attitude from leasing agent named Deon or Dion. She definitely giving the company a bad reputation on how she handles communication between her work colleagues and tenants. She has no right telling me "what the difference if we call or don't call before going" then after giving her my opinion she proceeded to talk about "the logic" on my request and how her company only has 2 maintenance technicians working for a 600 units property. I lived here for almost 3 years and have not been disrespected like this before. They should start recording these calls and Audit her work performance. read more

THIS PLACE IS A DUMP !!! STAY FAR AWAY FROM HERE !!! I've lived here for many years and it used to be a nice place to live. It has really gone downhill the last few years. As some of the other reviews has mentioned, the parking here is a nightmare. The only place to park is in your carport, and if you have more than one vehicle you're going to have to shuffle them all the time. Or park outside on the crowded streets, if you can even get a spot. And if there is a spot available, there's a pretty good chance there's glass on the ground there. Break ins happen frequently out there. If you're looking for a peaceful place to live, STAY AWAY FROM HERE AT ALL COSTS !!!. It has become a construction zone here. When one tenant in an older unit moves out, they tear it down and then build a new one. There are multiple units being torn down and constructed right now. As a result it is extremely noisy from the tear down, construction, and the equipment constantly going up and down the streets. However, if you're a fan of extremely loud, obnoxious cars and trucks with modified exhausts, you'll love it here. The lease states that noisy vehicles are not allowed in the park, however they do not enforce this at all !!! I'm almost inclined to believe that they encourage it, as more and more of the new residents seem to possess them. If you value sleep or any kind of peaceful environment, you'll definitely not get it here ! There's also a huge, loud, stinky trash compacting facility at the park that process is all the large trash bands throughout the park.. I feel sorry for the residents that live downwind of it. The smell is horrendous !!! MAKE SURE YOU TAKE A DRIVE DOWN VIA MONTECITO BEFORE YOU DECIDE TO MOVE HERE !!! It is worse than some third world countries I've have visited. I wouldn't advise going down there at night, it can be pretty scary. Also beware that the large lot to the west of the complex is supposedly being converted to a used car lot. I would imagine that can only just increase the noise and traffic around here. And that big, bright, obnoxious lit up advertising sign on the lot there is extremely annoying as well. Not only does it light up this complex with its constantly changing ads, it lights up the other neighborhoods surrounding the area as well. I've talked to some of our neighbors and neighbors in the surrounding areas and they are very annoyed and unhappy with it as well. I have addressed some of these issues with management, and like other reviewers have said, they don't seem to care. That may have to do with the high turnover rate that management has here. It seems that they only seem to stick around for about a year. You can verify that by looking at past issues of the newsletter here. It lists the management, and the names seem to change quite frequently. And have other reviewers have said they also nickel and dime you. They are now charging $15 a month to use the big gym. Also be aware that there are many wild animals that can be seen regularly roaming the streets within the complex. These include coyotes, skunks, opossums, rats, and families of racoons as well. You may want to consider this if you have small animals and or small children. Having said all this, I am currently looking for alternative housing options for myself. Unless these issues don't bother you, I would suggest you do the same thing !!! read more

Terrible place to live 100% due to poor policy. Your only choice for wifi is the janky wifi company owned by the owner of the facility. Parking is abysmal, some units can easily house 4 adults, 3 cars fit in the drive way. No where else to park unless you want to get towed. Guest parking is always empty, and you are only allowed two passes per month. They punish residents more than they protect. Your only options for parking is the street near Springdale (my car was broken into there) or on garden grove blvd (even more frequent break ins). Whoever makes policy for the lot, please get a new job. this place has the potential to be great, however after years of the same issues, you have to assume the owners just enjoys screwing over people. For at least since February 28, the street lights on Via Ventura and intersection of Via Ventura & Via Granada have not been lite. It is very dark. We see coyotes, raccoons and skunks. Though you, the management and owners say the security you have contracted with , should be referred to as 'parking control&enforcement '. That us ALL they do.. Tenants here pay for MANY SERVICES AND AMENITIES which are difficult to see or appreciate. We have lived here many years and management has been consistently pointless. You are just a number to them. My husband and I both became. Critically ill and required hospitalization... we have a 3 and 5 yr old and were leaning on different family and friends to assist us through the rough time... 10 days we were gone I tried calling the front office to explain the situation to them so that they could issue our caretakers a parking pass as well as our nurse. .... And they would not do it... different people were having to come in assist us due to the length of time we were injured. Natalie, the manager stated we needed to get on the computer fill out all sorts of different information about our personal vehicles. Send and registrations are licenses all sorts of things when she knew we were not in a position to do that as I was in the hospital and my husband was bedridden . There was not a care I. The world about the situation we were in or one ounce of compassion granted. What's even crazier is the parking area they are so worried about controlling sits completely empty because nobody uses it because they're so afraid of being towed. The passes are only good for 24 hours so if you have a friend staying the night, you need to get two passes and you're only allowed to have 4 passes a month so now they're even regulating how many people can come and visit you... what a crock. Oh but they tell you that you're allowed to go park quarter a mile away out on Garden Grove Blvd. which everyone knows that if you park on Garden Grove Blvd. your car is going to be broken into! Instead, they tried towing our nurses vehicle even after explaining why she was there Nd the situation ... they tried towing the vehicle of our babysitter that was assisting with the children while we couldn't be parents. Natalie, the manager, stated there was no way she could help us not even in the time of an emergency. Sounds like a legal liability to me when you're chasing off nurses. We even tried explaining to the parking enforcement what was happening and they did not care. The nurse said she will be making an ADA complaint about the situation. just plan on not having people over and nowhere for guests to park if you live here! read more

I've hesitated to do this in hopes that things would get better and in fear of retaliation but after only being here 3 months I can honestly say this has been the most frustrating place to live and deal with. You want an honest review I will give you one because I wish someone would have told me this before moving here. 3 months in and my family and I feel as if we are a nuisance to the office with any issues we have and that they don't want to give us the time of day. To make this short I listed some of the main issues because in all honesty I could rant about how bad this place manages it's property. Pros. - [ ] Friendly neighbors - [ ] Quiet and peaceful CONS!! - [ ] HORRIBLE Management. Office staff seems to forget that they are in hospitality and customer service. They will be quick to brush you off and send you on your way with little to no resolution on any issues or they will also ghost you when you want a response. - [ ] ANTS!!!! My wife and I clean everyday wipe everything down yet these ants will find a way in. I get it it's summer they tend to show up more but no. I've had ants before and they disappear when treated properly. It's been over 3 months of us having ants show up in hoards. They spray and put ant killer and nothing works. They crawl through the cracks in the walls and the outlets. Nothing is safe. - [ ] It's a "NEW BUILD" this is their excuse for everything. Painters tape still on the wall. Outlets that were hanging on to dear life or broke off. Huge holes in the cabinets. Leaking tubs and showers. Our bathroom mirror has a huge gap in the back. Paint and caulking smeared on the floors. And floor vinyl starting to peel up. - [ ] Amenities.. there are none except the pool! Don't expect to use the gym they have or the pool table room. The gym has been delayed from opening for MONTHS. It was supposed to be opened before we moved in and now they are saying they will charge you to use it whenever they decide to open it. Why would I pay for a gym that I was told I would have access too. And their reason as to why they haven't opened is that they need a city inspector to come check out the gym to see if it's "usable". This is the second different excuse I have heard. And I've spoken to other neighbors and they've said similar things. The POOL TABLE ROOM thats located in the main office is only open as long as the office is open which is 5PM. I get home from work at 4:50... I will never get to use this. - [ ] Faulty equipment. The owner charges you $50 for a key fob to have access to ALL amenities and gates including pedestrian gates. Which is reasonable... if you actually get access to everything. We've had this for months but the pedestrian gate to access the outside parking has been broken for over 2 months... or so we thought. Come to find out it's been working and not "Broken" we just have a restricted key fob. So we got a new one and SAAAAME THING! still no access but can't do anything about it until the manager fixes it who will definitely take her sweet time and is in no rush. Plus she's not there on weekends so GOOD LUCK! - [ ] HORRIBLE MANAGEMENT. Did I mention this already? Well it needs to be reiterated because I've seen what a great leasing office team looks like and this team does not have that(EXCEPT for 2 individuals. Bethany and Lauren are the only people I feel actually listen or take the time to hear out our issues or requests.) The other team have made my family feel like we are a bother and that we don't matter and are just a number to them especially the management team. They will tell you one thing and do something else instead of telling you the truth. I said it would be short but there is so much to say it's hard to really get my point across. Please read the other reviews. I write this in hopes that things can change here because this place has potential, because this place really was the place my wife and I saw ourselves raising our kiddos for the next couple years now we can't see ourselves staying past our year lease. We pay for landscaping monthly, yet you have to call over and over before the overgrowth and fire hazards are addressed. I have been living here for some years and this place is constantly going through management and it's not always for the betterment of the community. I must mention that recently I have noticed positive changes in the community. I personally have had little interaction with management in the recent times but the interactions that I have had have been pleasant. The gardening services have greatly improved, repair requests are handled quickly, and management isn't combative with me when making a request. In the past going into the office felt like I was going into battle but now I'm greeted with a friendly smile and my request is actually addressed. Thank you for the positive changes and maintaining the community clean and safe. Guest parking is a hassle with how limited the passes are but I understand since people were taking advantage so they had to implement this crazy limited system which is dreadful for us because we like hosting in our home (1 dinner party and you use all your parking permits for 20 days). I would give this place extra stars if there was a better guest parking system. read more

This place is like a dog shit wrapped in a nice package. I wish I could give them -5 stars. I lived here for several years and my Mom has been here for almost 20 years. While this place looks better than any mobile home park I've ever seen until you need something done or you want to use the community space. The maintenance team, to put it nicely, is wholly inadequate in knowledge. I've had to come fix they're fix's many times. My Mom has ant issues during the summer and they will only spray the outside of the coach but the issue is coming from underneath the coach so it's a constant battle. And forget about guest parking it's always full undoubtedly by other tenants. My Mom is afraid of retaliation from the ladies in the rental office so she won't complain. We call the office workers the "Gestapo". Led by a fridgid old curmudgeon named Daisy! My Mom got a notice once after Daisy was sighted near my Moms coach, saying she couldn't have her shade on her front porch down unless some one was on her porch using it (it was not old or in disrepair). She uses in to block her front door as added privacy. They don't have cable hookups as they claim. And the phone lines are so old Verizon (now Frontier(Frontier is horrible) ) you can only "get up to" 1.5 MBs per second internet speed (more like 600 KBs). They finally partnered with Wilogic but they only offer 12 MBs. I could go on all day about all the crap like when we took my nice and nephew swimming and one of the "Gestapo" came out from the office to watch us (We were not breaking any rules). I have finally convinced my Mom to move. I would avoid renting here. P.S. My Mom is afraid if I write a bad review the office will retaliate against her before she leaves. read more

Been living here for years now and the management sucks. It seems the owner only wants to hire women which is odd. They lied to us when we moved in, they told us that there would be solar power hooked up soon so the electric would be going down. They are all hooked up to my power I can clearly see it and I have friends who work in solar and they said it is hooked up to my house, yet My electric is through the roof every month and I barley use the AC! When you call and ask the office now they say it is not for the residents it is for the community which seems to mean that they are basically stealing money from all of the residents, Charging full price for electricity and paying Edison less. Im pretty sure that is illegal. The 2 head managers are really rude, they don't pick up the phone if they see who is calling, this place is just not a good place. They change the rules every month they send out there newsletter. They pick on certain people in the park, for ex. They say you can't have anything on your porch and will get a 3 day fix it our leave, yet there are several people that just moved in and will have there porch full of plants or whatever. Or if you accidentally step on the other persons lawn you will get yelled at, there is so much more I could really go on and on its sad. There new rule they just added was its a smoke free complex, we are not supposed to smoke inside (which is understandable) or out outside anywhere. Not even our guests can smoke outside on our porch, it is BS! Most of us like to sit on the porch and have a cigarette and relax but now if we do we get threatened to get kicked out. I have been here since August 2021. There were ants , that was solved but there are are crawling pests in the drawers. I have tried to put traps on every possible corner. I still see a few every now and then. I live in a unit that faces West. In winter the unit is extremely cold and in summer unbearably hot. I called the office and asked if it is possible for them to plant a tree. I was told no, because the owner has stopped doing that. A new resident moved in in the middle of 2022 I saw a tree planted in her front yard. I don't understand the politics in the office. I went to the office the second time and asked again. I do not understand why there are so many negative reviews. I came to this place not reading them before and the staff was phenomenal. I have no complaints about how Olivia and Natalie treated me. I wanted to see one unit in particular and they showed me that one and more! They could have completely ignored my budget price but they kept that in mind. I lived at Los Alisos for 2 years and enjoyed my time there. The main office is always trying to improve the park and provide a nice quiet place to live for its residents. The maintenance team is outstanding to say the least. Fortunately I only needed them twice during my stay and they were extremely prompt and communicative. The folks in the main office are extremely nice and helpful, shout out to Tina and Olivia to name a few. All in all if I ever moved back to California I would definitely stay there again. read more

Never had a gym available throughout my wife's lease even though they heavily advertised it. Lease was a year and persistently had issues with ants. Gates and other entryways break often. Upon ending the lease, they gave my wife's deposit to a stranger and allowed someone to steal it; they explained it's no longer their problem. read more

Got denied in 24 mins after they opened even though me and my roommate were told the application process would take up to 48 hours. We even offered to give a bigger deposit and we were still turned down. We kept going back and fourth. Update: May 10th, 2020. Things have definitely improved here. Spaces are still nice to rent and they've been improving some of the general things in the area, like the garbage areas, mailboxes, and security gates. Their service people are helpful for when your drain is college or the garbage disposal stops working. Quick response. Internet is still the same. Costly for the speeds but it's because they don't really have cable out here. I still also wouldn't park outside the community, but they've added some more parking spots. Overall, good job guys. I just wish y'all had better internet options. read more
