The apartment is very close to the valley fair mall which I liked. The leasing staff is very responsive and friendly. I particularly interacted a lot with Alexander and the nice janitor guy, and they were both very pleasant to work with. I lived on the 4th floor and had no issues with break-ins and noises, but I cannot speak for lower floors. I did notice a couple of homeless people starting to sleep outside the 1st floor parking garage, but I think it's impossible to keep them completely gone. Security patrols are usually always going around, so I never felt unsafe. One thing I wish I didn't have to deal with is a skater guy who screams at people and picks fights across from McDonalds. He yells and jumps in front of cars multiple times a day and causes a scene, and I wish I didn't have to hear him scream for hours on end as a remote worker. Other than that, I was pretty happy with Cobalt. I had to move to Mountain View to be closer to work, and now I live at Hadley, but I surely miss Cobalt!

Everything went fine and we even already renewed our lease, but just recently ANTS started to appear massively in our unit. I'm very particular about the cleanliness, so I'm pretty sure our unit is clean as we do the dishes immediately, take out the garbage daily, and clean the floor weekly. Ants started to appear since around last month in our bathroom. At first, we did reach out to the leasing office, and they sent the pest control team. However, the pest control team said they could only spray some chemicals into our units to eliminate the ants, but it won't be a permanent solution and ants will reappear over the whole summer - June to October. Once the ants find a trail to your unit, they will find you again and again. The pest control team suggested not to use chemical spray and just use some cleaning liquids to kill the ants and wipe them out. I asked them if they would do the apartment-wide pest control. They said they would do it, but it WON'T keep ants from coming, and there's NOTHING more they can do about it. We used the cleaning liquids and wipe the ants out afterwards. Also since the leasing office and the pest control team seemed to be passive about this problem we felt like we could only deal with this ourselves. We decided to buy the ant gel and planned to seal the gap. However, before we got the gel, we've observed that ants appear more, more consistently, and in different places - in our bathroom, living room, and even bedroom. We're still contacting the leasing office. We wish we could find a better solution soon.

Latch takes a picture of you and your guest every time when you enter the house. Also, They don't provide a hard copy key. You can't enter the home if you run out of battery. 4. Some of leasing office workers are really mean 5. The pool is only 3 ft deep, basically a children pool and you hear children screams always! 6. Rents are pretty high 7. Paint and cabinet covers are bad quality. Covers loosen up 8. Water pressure in shower is not good! 9. Gym is not that big and crowded sometimes. Max 5-6 people can work out at the same time. 10. Depending on your building you can hear street noise from montegue express way and also constant airplane noise everywhere. 11. This is a dive into what living here is really like, beyond the pretty demo units & the initial promises. In 2020, moving from a 30-year-old unit downtown, The Elements felt like a dream. Newer building (built 2009), close to VTA, seemingly great amenities, spacious apartments & a great pandemic rate. I even scored a larger place with a full-size washer/dryer for just $40 more a month. Gabriella, my leasing agent then, was fantastic. Unfortunately, that's where the initial shine started to fade. It became clear that "teamwork" at Greystar properties (who owns The Elements, & many other older, "should-be-affordable" complexes in our area after acquiring Alliance Residential) often means a cliquey, tight-knit group that, seemed more interested in hanging out & partying hard after hours than ensuring consistent, honest resident service. Every agent after Gabriella seemed to do nothing but badmouth her. My first year was a lot I was promised hardwood floors in my unit & ended up having to fight my way up the management ladder just to get anyone to listen. Fast forward to 2021, & there was a management overhaul. While the first manager wasn't great (just check other reviews!), the new staff seemed okay. Then Joseph O. arrived as Assistant Manager (which ironically has a review for the Elements & response from manager), eventually moving into the complex himself. Around this time, staff seemed to constantly shuffle new management, new maintenance, even a resident temporarily. During this period, The Elements seemed to unravel. The constant, negative reviews you see about crime, security issues, & non-working cameras? Believe them. They are 90% spot-on. There was tons of vandalism, especially in 2023 with a series of break-ins. It was only after these incidents that they decided to install cameras, which, ironically, always felt like they were more likely to be used against residents than to protect them. Don't fall for the glossy positive reviews or the beautifully staged demo unit overlooking the pool (with those sneaky painted accent walls!). If you're thinking of renting here, demand to see your exact unit. Seriously. Your experience will vary wildly depending on where you're located in the building. If you dare to paint your walls (even if they approve it), get that approval in writing, because you'll have to pay to return them to their original color regardless. My hardest personal battle here? Navigating life as a single mom, enduring constant noise from neighbors (even being criticized for trapping & neutering 12 feral cats to control the colony, something I did before moving out last November!). But nothing compares to the unimaginable grief of losing my 3.5-month-old child while living here. Dealing with that while trying to maintain my tenancy. Despite my unimaginable circumstances, their "sympathy" seemed to evaporate quickly when it came to rent. I fell behind, & I simply didn't have the mental capacity to take on a massive conglomerate like Greystar. They showed little care for my situation & still slapped me with late fees. It always felt like a constant uphill battle to get any fair treatment. Then, move-out. Get ready to be nickel-&-dimed. You'll be hit with charges for painting, cleaning, & more. My advice? Don't bother cleaning I paid a cleaning lady, & still charged. Even worse, I'm now battling a collection notice, I paid for damage my guest supposedly caused to a door that was never actually replaced in the unit (it remained damaged for over a year, even after the subsequent tenant left!). When I asked for proof of the repair & final costs, they went ghost on me. Now, they're trying to stick me with the bill. It feels like they stole my money, trying to strong-arm me into paying for something that was never fixed or applied to my account. Luckily, I'm confident I'll win with collections, as most places can't provide proper initial contracts or proof. In closing, transparency is a word often thrown around, but it's rarely what you get. There's so much hidden "crap" between you & the real story here. People will be people, but management's responsibility is to provide a safe, respectful, & functional environment. This place never truly grew into what it was meant to be. I desperately hope some of the genuinely good employees working for Greystar find better opportunities, and that this community eventually improves. Living elsewhere, it's a huge relief to not be micromanaged by a leasing office with their own agendas, to breathe without constant judgment, and to not have to avoid people or cameras. Do your research. Arm yourself with knowledge. Weigh those pros and cons carefully. If I could give zero stars, I would. Management, please do not contact me or message back a waste of time.

I've seen many reviews praising Joseph O, the previous manager, who even wrote a glowing review about the office staff--ironic. During our initial tour, Joseph insisted on showing us the unit himself, claiming it was one of the best in the building. While the unit itself was fine (we lived there for 13 months), there were significant issues from the start. When we toured, I noticed the unit faced the main street and specifically asked Joseph if it would be noisy. He brushed it off, saying it wasn't loud, and quickly changed the subject to the "beautiful skyline" at night. (We're in San Jose--there is no skyline.) Turns out, it's extremely noisy. We constantly hear the VTA, VTA announcements, and Harley Davidson motorcycles revving at night (there's a flagship store down the block). The appliances were also outdated, especially the dishwasher. Joseph then showed us the lounge and theater room, giving a whole speech about how he sometimes waives the 500 deposits for tenants. Fast forward three weeks later after Joseph has quit, we learned that there is a $50 charge per hour for using those spaces. While that's fine, it's clear he withheld this information to pressure us into signing the lease that day. He also promised a second parking spot for free if we signed immediately, but it was never outlined in our contract. We didn't push for it, but it's another example of his lack of transparency. After the tour, Joseph texted us saying another agent had a client interested in the unit and urged us to apply immediately since the office closed at 6 PM. Having lived here for 13 months, I now know there are only two agents, one of whom seems more like an assistant. Was that another lie? Probably. Another major issue: Elements never transferred our information from the application to their internal system. This became a problem when one of our cars was towed for not displaying a permit, even though it was parked legally. The apartment never notified us, and when we asked, the new manager, George, claimed it wasn't their responsibility to alert us--it was a "courtesy." You'd figure they could at least alert us, given the fact that we paid over $3,000 in rent each month. Initially, we thought the car was stolen and asked about cameras. They said there weren't any, but later, the maintenance man sent crystal-clear footage to prove the car had been parked for over three days. On top of all this, the elevators and garage gates are constantly malfunctioning. For the first few weeks of living here, one of the garage gates was completely broken. Elements also loves to schedule pool maintenance during the final weeks of summer, which feels incredibly inconvenient. And the so-called security they hire? After 7 PM, they just sit in the lobby--hardly reassuring since they're supposed to be patrolling the building. There are so many luxury apartments in San Jose--don't pick this one. Elements lies to its tenants to get them to sign, and the lack of transparency and care is unacceptable.

The evidence provided shows no subfloor damage -- only general photos of the apartment -- yet management is insisting tenants cover the cost of what is essentially an upgrade to the unit. Flooring naturally depreciates over time and eventually needs replacement as part of standard property upkeep. It feels deeply unfair and unethical to make long-term tenants pay for property upgrades that should be the landlord's responsibility. I am happy to cover reasonable cleaning costs, but forcing tenants to fund capital improvements is unacceptable. Future renters should be aware of this practice before signing a lease here.

This unprofessional P.O.S. agent that responded to me after an obvious copy paste or automated response was initially sent to me had the nerve to cope an attitude with me when they completely ignored all my questions and requests and when I listed specific details of information I was mostly concerned about they snapped an attitude with me and told me to not apply with them or any other location as I wasn't obligated to do so and terminated the conversation with me. Do not bother with these people because if this agent is in any which way or form a reflection of the type of professionalism you expect to face with the complex then you're wasting your time....

This place is terrible when initially first reviewed and over the year got better…read more The apartment did not seem to be properly deep cleaned between tenants and the apartment manager is not on site most of the time so when things need to be done properly, it took many reminders just to get something repaired or completed. There were several times that the garbage was overflowing and the furniture from previous tenant not given instructions on what to do with their furniture and how to properly dispose of it through the City crew, was a health hazard in this place for the first few months, and eventually got better after sending instructions on how to manage these types of issues. Simply, things like that need to be resolved within 2-3 business days. This neighborhood apartment complex is in Japantown after all and there is a standard of cleanliness this neighborhood requires. After auditing their tenant payment system called Appfolio which seems to not be properly managed or watched, there were several overpayments that some tenants were being debited for that goes unchecked so this was brought to the attention of the property mortgage holder to make sure their automated system did not just take tenants money from their linked bank account considering there are a lot of elderly and families that are in this community. I hope they get that audited and properly watched soon because people work hard for their money and the last thing people need is the automated payment system called Appfolio to go unwatched or unmanned daily taking peoples' money from their bank accounts when not looking. That is illegal and problematic so their management really needs to step up to actually be on site and do the job of what properly managers actually do: watch the software and stop the machines from taking the peoples' money when not looking. There were some issues with some units like the management refusing to repair the doorbell upon moving in, and also the ventilation system in the kitchen is not properly installed because there is not a kitchen chimney vent so if a tenant makes a hot plate, it sets off the fire alarm because of the improper installation of the appliances and the lack of proper masonry construction with the basic things. There was some painting that is incomplete and so some of the units look very tacky and under construction still although it is already completed. So I'm unsure of the people that have done the work at this place but their main mortgage holder needs to check this place in person for a monthly inspection just to keep up with the zipcodes' quality standards for real estate quality control. Just look at who the neighbors are down the street. This place needs to be on par with the businesses on the same street because those people are very clean and tidy and their buildings are meeting and exceeding the building standards. This building was built before the 70's so there is still no reason why simple fixes like a doorbell repair would be refused or not repaired other than being lazy. Some people like old world charm and don't want to get one of those wireless doorbells from the electronic store because that is not really the same as a wired traditional doorbell. Over a few months, this place have gotten better after raising serious safety concerns regarding the homeless encampments and the wanderers considering this place is right next to an elementary school and very certain that parents do not want their children exposed to people suffering from street drugs and other things to stay safe. Let's hope they got the services that they needed and pray that this place keeps up with the basic standards of quality especially with making sure that this place stays kept well quality. There are some great things about this place, one is that that the entire landscape was redone and looks better and newer. There were some immediate safety enforcement when tenants raised concerns so that was really nice to know that the staff and the mortgage holder does actually care for the tenants and their concerns to sleep better at night. Other than this, the only thing that made it a 3 star and not a 5 star is the fact that Appfolio needs to be watched for to make sure it does not act like an automatic ill machine that eats the tenants' money without notifying the tenant what the reasons that it is doing so. The property manager would need to review this and make sure that it does not take any more than what the agreed upon amount is per the agreement.
