I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! J is good people doing good work. I will never work with anyone else for home inspections.

The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Titan conducted an inspection for the seller of the home I was interested in purchasing. Titan said…read morehome was in good shape, furnace was 0k and roof nearing end of life expectancy. Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Problems we had that were not listed on his report: Wrinkles in the carpet and the carpet was loose at the edge in the main walk way, causing a trip hazard. It is also loose at the backdoor. A kitchen cabinet doesn't close completely. We have to hire an electrician to fix the ceiling light fixture. Water from the downspout drains right at the garage foundation and puddles there. A living room window has a broken seal on the double-paned window causing condensation inside. He didn't check the attic for roof leaks, but that was because of the blown-in insulation. We could have negotiated with the seller of the home had we been aware of these issues, but because they were not listed on the home report we are now stuck paying for them ourselves. After contacting them about these issues he confirmed he does not check these items and he is not responsible for our loss. I sure wish I knew that before our realtor recommended him.
