After dealing with a horrible PM for our duplex, I decided to be picky choosing my next PM…read more I am an out of state landlord, so it's extra stressful to have an incompetent PM. Thankfully I found Keyrenter! Dana and her team really exceeded my expectation. Our old PM couldn't rent out the place even in the peak seasons, never visits onsite, forget repairs, and was not responsive. On the other hand, Dana's team was able to find a tenant in about a month, right before the holiday season when market started to slow down. Bailey went out to show the unit, and was on top of everything while our unit was vacant. Dana's team is easy to reach, call or email, and very responsive. Everone is super nice. I didn't think I'll find a PM who really cares and work hard for my property, but I did. If you don't want to worry about your property, and constantly manage your PM, I'll definitely recommend Keyrenter Chattanooga to anyone who's looking for PM.

I got the runaround from keyrenter property management for a month. They have zero communication skills. Horrible customer service. This place is a complete waste of your time and your money. I wouldn't rent from them If this was the last place on earth. I called them numerous times and they never returned my phone call! I had money in hand with a great credit score and no time to waste. Don't call them if you're serious about renting.

Although we purchased in a different location, we had to stay with Tyler at Marshall Reddick because of the amazing service. After several weeks of research, he found us the next perfect purchase. His connections and network made it possible to get a deal done. We are thankful for him & his team for their efforts. Me and my wife cannot recommend Tyler or Marshall Reddick highly enough.

Extremely frustrating experience…read more Before signing my lease, I made it very clear that having a reliable A/C system was a necessity for me. I explained that I understood repairs could take a few days if something needed to be fixed, but I never expected to deal with ongoing A/C problems for more than 2 months. Since moving in, the A/C has repeatedly stopped working. I have now been informed that drywall will need to be removed so that ductwork can be installed to vents that were apparently never connected to the A/C system. Finding out that the home has missing or improperly connected ductwork after moving in is extremely concerning. I also never received a move-in inspection before taking possession of the property. Because I rented the home sight unseen, I expected there to be an opportunity to document the condition of the property when I moved in. That never happened. Now I'm almost positive I'll lose my security deposit even with all the videos and pictures I took prior to moving my stuff in. If you are considering renting through Marshall Reddick, I would strongly recommend documenting everything yourself, keeping all communication in writing, and thoroughly inspecting the property before signing or taking possession. And if A/C is a BIG make-it or break-it, like it is for me, then good luck trying to get them to put it into your lease contract. They'll just reassure you it will be just fine. Then months later during the summer you barely have A/C.

She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

We rarely leave negative reviews, but our experience moving into a Marshall Reddick-managed…read moreproperty in Nashville has been extremely disappointing. Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

Sean asked if we're sure the yelling is coming from them and asked another unit if they hear yelling because he didn't want to believe us. Maybe he's half deaf because that audio is clear as day. We were going to stay another year but we just can't. The lady that lives there screams and yells at her boyfriend I'm assuming. The things she says is absolutely vile. She tells him to go off himself and that she hates him. She degrades him and he dosen't yell back. He sounds sad trying to calm her down. She did that just about everyday since they moved in. My bf sent clear recordings of her yelling to Sean at the management office. He didn't believe us even though we had proof. He asked if we were sure the yelling was coming from them. Ummm yeah we're sure like what?? The audio is clear as day and they are right beside us. Sean is either an a**hole or just dumb. Probably both. Sean even said he was going to ask another unit if they hear the noise because he just didn't want to believe us. The dumb owner didn't believe us either. Sean did reach out to the lady. The lady lied and said we were loud and Sean believed them! Now it seems like a racisl issue. They are white and we aren't. Sean and the owner are probably racist. The only noise we made was yelling back at her to be quiet and stop yelling. Nobody wants to hear their neighbor telling someone to off themselves every dang day. After Sean reached out to them they played loud music early in the morning and so we played our music right back at them. Every time she yells and plays music we'll do the same since Sean and the owner is choosing to believe them. Since they don't want to believe us we're just going to handle it ourselves. Next time she screams at that man we're calling the cops. She sounds insane and we're worried for the poor man she screams at. The apartments are cheap anyway. I hope we can leave soon. Bugs, water heater issues, cheaply built, unsealed windows, and more. We will NEVER rent with first property every again. They don't care about their residents at all.

Poor Communication and Unfulfilled Expectations…read more I was with PMI Chattanooga for two years, and my experience was very frustrating. My rental property is an important investment to me, and I expected it to be managed responsibly. Unfortunately, PMI often acted as if my investment wasn't a priority. When my property was first listed, I was told they would ask me before lowering rent if it wasn't attracting tenants. The first reduction was approved, but the second time they lowered it without consulting me, and the tenant moved in at a rate I never approved. I was told inspections could be done every six months, but after a staff change, only one inspection was ever completed. The promise of more frequent inspections was never met. I approved a repair for a shower valve leak and paid for the plumber's inspection, but the repair was never completed. Many of my messages went unanswered despite repeated follow-ups. When PMI switched to a new software system, my rent payment was delayed. I was told a paper check had been mailed, but I never received it. I finally got my ACH payment a month later. In the last few months before my contract ended, my owner deposit amounts decreased without explanation. I've since switched to another management company. I hope PMI Chattanooga takes this feedback constructively and improves their communication, transparency, and follow-through in the future.

We hired this company based on what I thought were very good reviews and a very sweet lady that helped us set everything up. Ms. Moffett is the rudest most unprofessional person that I have ever had the displeasure of dealing with. Trust me when I say this is not the company that you want managing anything that you own. I deal with other property manager companies in other states and this is the absolute worst experience that we have ever had. If you are looking for a property management company, keep looking!
