    The walking path to the stairwell has remained this way since August 2024. Trash included.

    Management upon move in was very good, cordial and on top of things. Then, Courtney left in Dec. 23'. Enter the new regime. I encountered dog feces for over 5 months tracked up the walk path and on the stairs, in which I told the Management (Melinda). Nothing done! I complained of the weed smoke each night entering my daughters room. Nothing done! I complained of trash, they even have syringes and stains building up under the stairwell and was told by ( Melinda) , " we have only 2 Porters for a large building that has to deal with building and repair. Which would you rather they handle? I definitely think repair is more important. " You don't tell your tenants this. ITS ALL IMPORTANT. I don't desire to live in filth for $3200 a month. The apartment thereafter becomes infested with roaches that we find have hatched from the refrigerators heating system. They store them in a dust filled garage and then place them in apartments upon move in. I learned that the hard way. Antoine ( employee ) has been the only assistance in making sure ORKIN gets by weekly to assist with the issue. This place has become a complete nightmare that I put in for a definite MOVE OUT NOTICE! I have MULTIPLE PICTURES that I will be including on other review forms of this property and how poorly it's being ran. I've even reached out to the regional manager. The saga continues.... DONT DO IT TO YOURSELF!!!! So many other well kept community complexes for less. Sad because this started out nicely. Management isn't just sitting in the office doing numbers. Get up and walk your building! 2024 DISGRUNTLED TENANT, because 2023 didn't start this way.

    So we've been living here at LAW for just over 19 months, and I have to say this has been one of the very best apartment experiences I've ever had. Not sure about the issues others have complained about, but our experience has been absolutely top-notch (with only one minor drawback, which I'll get to). We were desperate to find a place back in the summer of 2018 after moving from a far lower-quality property in Canyon Country. I searched ALL over SC (and I mean everywhere) to try to find the best combination of quality vs cost, and hands down LAW won out. Kelly (the previous manager) and Shirleen helped us get into a place quickly, and gave us a far better deal than another property (which had initially approved us) that would not have included a garage. So instead of staring at the side of a shopping center we got a ground floor apartment with a beautiful view of a golf course in a gated community - and our rent was $300 less! After the first year, our rent did increase - but I wasn't shocked, since every other apartment I've ever lived in had a rent increase from year to year. It was still going to be $100 less than the other unit we looked at the year before, so we were fine with it. And then, after a few months, we got a notice that our rent was actually DECREASING by about $40 due to some sort of state and/or local govt. rent adjustment. No complaints there! Our unit itself has been awesome. Our previous place in Canyon Country was larger, but $500 more expensive and not nearly as nice. We've been MUCH happier here. Residents we've met have all been quite pleasant, and we've gotten to know our upstairs neighbor pretty well. Yes - when he walks around upstairs we can hear it from time to time. But it's not unbearable, and if we didn't expect to hear any noise from neighbors we would have tried harder to get into a house or town-home with no one above us. As far as I'm concerned that's part of apartment living. Maybe if he was a non-stop party machine or something we'd have issues, but he's a cool dude. The pool area is quite nice, and we've used the barbecue grills many times. When they renovated the clubhouse they added a pool table which is great since I love to play. The gym has exactly the machines and weights I need, and it's open 24/7. When I receive packages, I get an email and a text message. The package rooms are open 24/7, and I can walk down at my leisure and get my package from a locker using a code. Don't even have to talk to the office. Not trying to sound ridiculously positive, but these are the actual facts of our experience here. So what's the drawback? Our particular unit was limited to only using AT&T Uverse for internet and TV, and it was a huge step-down from the Spectrum internet we had before. Since we've been here AT&T has gotten more reliable and stable, so my complaint's not as bad as it used to be. But I still miss the 300mb download speed we had before. Okay, I lied - one other drawback. VERY few guest spots available, so keep that in mind. Our last place was even worse (I had to park half a mile away every night) so having a one car garage with a covered spot to boot is much better for us. As far as the current staff goes (as of the time of this review) I have nothing but solid praise for all of them! Sherleen has always been extremely kind and friendly, never fails to smile, and has immediately helped me with any of the minor issues we've had. Dylan is always friendly as well, and even though our lease isn't up until August, he spent quite some time showing us some larger apartments in case we decide to upgrade at that time. And not only did Claire acknowledge my after hours service request (our sink had an issue) first thing the next morning, she had the maintenance guys at our front door within an hour of opening. We were fixed and good to go before noon! All I can say is I'm in my 50's and have rented from dozens of apartment complexes, independent landlords and leasing companies between here and Texas. I have had ZERO problems with the folks here at LAW, and I think they are hands down the best people I've ever rented from! Just my 2 cents, and best of luck to one and all...

    We've been residents here at the Links since July. When we first visited the property we were greeted by Ronald who was extremely friendly and enthusiastic about the property. We felt like we had made the right decision by signing a lease and choosing this to be our home for the next year. The first few months of living in the apartment we had a lot of issues with our upstair neighbors as they would blast music at all hours of the day - so much so that our surrounding neighbors could hear and vouched to complain with us if we needed. Alongside the music, it sounded and felt as though they were constantly jumping up and down and running throughout the apartment. Our ceiling would shake and things would fall off the wall constantly. I understand that this is just apart of apartment living but we have NEVER had an issue like this before. At the request of the leasing office we would send numerous videos of the noises. When that didn't work, we'd call security and make noise complaints. We have proof of numerous calls and security guards who would side with us and agree that the noise/music was unnecessarily loud. Things took a turn for the worst when the male tenant from upstairs came downstairs and started banging on our front door upset, after we had called security. Terrified , we didn't open the door but merely watched from the peep hole. We brought this to the attention of the leasing office. We told them we were scared given the fact that our carport was directly next to theirs. We explained that if a male knowingly came downstairs and aggressively banged on an apartment that he knew two females lived in - something clearly wasn't right. Just when we thought things couldn't get worse the upstairs neighbors are having their dogs urinate and defecate on their balcony. This wouldn't bother us obviously and we wouldn't even know this if they didn't brush the urine and feces onto our balcony, when they are cleaning. When we first saw the dripping from above I had no idea. It wasn't until it became routine for them and our entire balcony , plants patio furniture and rug included, smelled like dog urine and fecal matter. Dylan did respond to one email saying the issue would be addressed but nothing has changed and no updates have been given. We've brought this to the attention to the leasing office so many times that at this point they are ignoring us and doing nothing as we are still to this morning dealing with this urine/feces matter. We also know we not the only people complaining about these tenants as we've spoke to others as well who have had other issues. We are constantly in a state of fear and feel uncomfortable. The leasing manager explained that due to the laws given the pandemic- there was simply nothing they could do. They offered us to break the lease rather than move us to an alternate apartment. We've been great tenants and are friends with all of our surrounding neighbors a with the exception of those above. My wish as a tenants would be for these issues to be addressed. We wish we were heard and not made out to feel like a bother for simply wanting a comfortable living space.

Not to mention Panera people park in resident parking spots too. Even assigned. Grass is always spongy because they over water. So don't step in the grass or you will sink in or get muddy. I recommend you steer clear of the grass as it is since it usually has lots of dog poop on it since a lot of the owners choose not to pick up their dog poop. Back to the water. I paid less for water in my 3000 square foot house with a pool, then I did at this place. They say they take the amount of water used by the complex and divide it by the number of residents. But we downsized to an apartment a fifth the size of our house and no longer had kids either. It is a Rather decent complex absent the dog poop everywhere and limited parking. We did like the floor plans offered throughout and the apartments are pretty well insulated so not a lot of noise from neighboring units. We were middle floor. We did like that we had gas stove, water heater and dryer. Lots of other places are all electric which we don't care for and cost way more to use. Location is pretty convenient with lots of things in walking distance, plus paseo (bike bath) right behind the complex. Only bad part about location was parking and the customers at Panera that obviously can't read or don't care if they park in your spot and leave their trash. Other than the neighbors that don't pick up their dog poop, they were all pretty nice. Don't think I ever saw a police car in the complex and never heard of any loud parties. When we moved out, they gouged us for a $200 cleaning fee and $95 carpet cleaning. Sucks that we cleaned the place top to bottom before we left. So if you rent from here, and your move out date, don't even bother to do a good cleaning because it doesn't matter. Only got hit with minimal paint charge. But then again, This was not a long term place so we didn't nail anything into walls that would need to be patched and painted. Needless to say, we were satisfied with the our living arrangements. But at the same time, couldn't wait to leave.

We lived here for 5.5 years but left due to other residents being constantly…read moreallowed to smoke pot (it's a NON-SMOKING COMPLEX), bully, threaten (to kill us), and intimidate other residents and us, and nothing was done about it we had to leave as it became too stressful. Lease rules mean nothing. We finally decided to move after trying to make it work, as the complex itself is gorgeous, and we LOVED Alex and the maintenance team, but the managers not caring about the well-being of the residents is a problem. There was also a lot of drug-dealing and prostitution going on right in front of our apartment, and they told us to call the useless security that is on AI first; then, after 45 minutes or more, they call you and yell at you. Once we watched the security guy join the party going on in the streets. In other words, nothing was done. They allow kids to play in the driving areas and parking lots. They allow kids to ram you and your dog with their scooters. If you want to live in complete CHAOS? This is the place for you. Also, more than a month and we still haven't received our deposit back. We got a letter telling us that we would, so it's not that, but they keep spewing lie after lie. I write this review to explain our situation, maybe others don't mind those things. The constant begging for reviews is bad too.

We loved walking our dogs and talking to friendly neighbors and using the gym and pool. Rudy is an amazing maintenence tech and was always super helpful and fun to talk to... gonna miss him very much! We are moving away to be closer to my ailing mother but otherwise we would have stayed for many more years Our 2 bed/2 bath Dover unit is available 2/14/25 !

Resident relations do nothing but gaslight saying a toxic illegal unlicensed commercial diesel truck isn't violating anything. Wanna live next to Commercial Waste Truck? Paying 2-3k to basically get sick and die. Zero enforcement, lots of passing the buck among the front desk clerks. A no integrity operation. AI is used for issues, so imagine, you're in your new place and something happens. You chat with an AI. Then the next day employees that pass the buck.

The details: I think the apartment itself is fantastic. When we moved in it was clean and overall fully ready to move in with a few minor maintenance tweaks that Fairways took care of right away. We have had no issues in the time we've been here with loud neighbours, our assigned parking spot was only taken once, and a quick call to security sorted it out right away. The real star of the show is the maintenance King, David! I'm glad to see that other reviews are praising him because he really is the best and deserves all the awards and accolades. The facilities such as the pool/hot tub, BBQs, and gym are all nice and generally well maintained. The not so good is really just one thing which is why I can't give it 5 stars: My wife and I like taking walks in the morning and evening and it seems like every single grass patch is generally obliterated with dog poop and it's disgusting. It's gross, carries disease, and attracts vermin. The real reflection is on the dog owners who can't bend over and use poop bags that the apartment complex SUPPLIES all over. I think Fairways needs to step up their game and either hire a full time poop cleaner OR better yet, fine these dumb dog owner who don't have a shred of decency or respect for others.

She moved from Artisan over a year ago and an expensive item was delivered to her old address. We called to see if the current resident, by chance, had taken it to the front office. Roy confirmed no one had turned it in. We thought that was at the end of the story and then 20 minutes later, Roy called my daughter to say that he had gone to the current resident, who thankfully had the missing package. Roy checked the caller ID and called my daughter back to let her know he had tracked it down and that it was at the front office waiting for her. Roy went above and beyond. He restored my faith in humanity. What a nice person. He deserves a big raise!!! Thanks, Roy!!!!!

The management has the veneer of being actionable while never truly listening: if your problem is small it'll be attended to, if not you have to continually advocate until your lease expires. Yes until your lease expires, because it'll never be solved. I would like to go further in detail, but I'm not able to without doxxing myself. My place had obvious structural issues which in retrospect, I should have known due to the very high turnover rate specific to my apartment. This issue was never taken care of despite more than ten conversations. Through these conversations with them I realized the management is not human (at least not in the way many would consider), there seems to be a serious lack of concern and regard for their fellow human beings. I could not discern if they are like this in their personal lives or when it comes to business, they'll sacrifice the well-being of other people to feed themselves. So if you would like that peace of mind and comfort that traditionally comes with the price point of Artisan Oaks, I would consider looking elsewhere.
