Janet in the leasing office was incredibly warm and welcoming during our leasing process. Rest of the staff I've met so far have all been so nice and genuinely friendly. The community itself is very well maintained, and the homes are also quite nice. We had an issue with a third party contractor and we consulted the leasing office with our concerns. They responded promptly and addressed our concern. My only complaint is no fiber internet is available yet. But all in all a great living experience this far! read more

I lived at Lionsgate South Tri-level Townhomes for a very long time and would not recommend this place to anyone. for the following reason: * No A/C - We originally started with just one A/C unit, but we quickly realized it wasn't enough to keep the space comfortable. Over time, we added more units and eventually ended up using four. While they helped with cooling, running that many units consistently led to very high electric bills. * Valet Trash is a joke - If a trash bag is too heavy for the staff, they will not pick it up. Additionally, if a bag is placed on the floor instead of inside the trash can, or if a bag has a hole caused by the squirrels in the area, it will also be left behind. I raised these concerns with the office staff multiple times, but the only guidance I received was to contact the valet trash company myself. Even after doing so, the issue continued without resolution. * Inspections - It became very inconvenient to accommodate the frequent entry requests, as they required access to the home at least five times a year to check the fireplace, sprinklers, shower heads, fire extinguisher, and to conduct general inspections. It would have been far more efficient if these tasks were completed during a single visit. For anyone who works from home, this repeated disruption becomes a significant hassle. They experience a high turnover in management, and several of the managers were extremely difficult to work with. At one point, I had an issue with the mail carrier, and despite informing the manager that she had threatened me, the manager still shared my personal information with her. This was completely inappropriate and added to the ongoing concerns I had with how situations were handled. Stay away from this place. Extremely expensive for all the hassles. read more

Neighbors have kids that play in the streets and scratch up peoples cars that are in front of the garage and have no respect for their front doors dispute there being a park down the street. The people in the office don't do anything about the complaints but ignore you. I can't wait to move out of these outrageously priced apartments. read more

Since moving in, I had about 1 month of peace before disorganized management and nosy neighbors started harassing me. I sent in paperwork related to my rental more than 4 times over and over, only for management to seemingly lose it several times. Northstar owns many apartments and I stayed on Casino Rd. In Everett. My apartment flooded and they were stalling to fix the water problem-imagine they give you lots of towels to put on the floor. This went on for 3 months. Since nobody had no clue where all the water came from, they told us we could break the lease and move. We lost clothes, toys, and appliances. Since they lied and gave us an eviction, we've been going house to house and staying in hotels. We cannot find any place because NorthStarwent back on their word. If i could give less than a star i would, Where do i start.. we are coming up to a year of living in this complex and they're trying to slap us with an increase. They make excuses when you try to negotiate, it's simply talking to a brick wall. We have amazing rental history and the fact that they don't even work with us is hilarious. Two months before, the same model unit was priced at 450 dollars less than what we are currently paying and current rates 200 dollars less than what we pay. Neighboring units pay rates almost a grand less than what we do for the same layout. They told us if we want to stay in the complex, to move into another same layout unit that's priced cheaper. Laughable. They wonder why they always have a bunch of units available all year round. They're money hungry and simply don't care about keeping long time renters. If you want to end up paying 3k a month for a 2 bedroom. Take a stroll into their office. read more

Ever since I moved in March of 2023 I noticed the communication was lacking. I moved into an apartment that had the most updates in any of the apartments I looked at in the area. But I didn't know I was moving into an apartment where a previous smoker lived. The neighbors that have been there long term filled me in. I had to beg the apartment complex to do something to rectify the situation. It took si 6-7 months to address the situation but you still smelled the smoke more at night. My lease came up and they were going to raise the rent by $200. I chose to put my notice in on 5/11/24. When it came closer to moving out maintenance came and did an inspection. I had told the management I wanted to be there for any inspections and see if I was going to get dinged for anything. Management said I didn't need to be there and that they would provide me with a report. Then it came to moving out I cleaned the best I could and patched holes. I moved out and then was informed apartment management would do a walk-through. I never received any paperwork until past my 31 days. In the state of Oregon, the landlord has to give your deposit back within 31 days. There was zero communication on Lionsgate South/Greystar to communicate with me about my deposit. Until I brought it to their attention that they dropped the ball. The manager at Lionsgate South/Greystar admitted it was her mistake. But it is now 37 days and I still haven't received my deposit. I would avoid Greystar properties as no one should ever be treated this way. Greystar should care about their tenants there is a reason why they aren't full. read more

I don't even know where to begin. I hope this review helps others when looking at apartments to rent. The water is constantly being shut off for 4 hours at the least to most of the day at worst (as I'm writing this our water is off again with no advance notice this time) Repairs seem to be neverending yet nothing actually gets fixed. "Valet" trash service is pretty much non existent. We take our trash to the dumpster every time so it doesn't attract pests while sitting out for who knows how long. We had a major leak the middle of April and the final step of painting the repaired area is still not completed. When they replaced flooring (after April leak) they tucked it under the edge of the washer and dryer on top of a giant lint ball. There are cracks around door leading to garage and also the front door that even after being repaired they reappear. While they did install new carpet (with way too many nails and staples that poke thru in vaious spots) and flooring before move in they didn't paint, repair or replace blinds, the unit wasn't even cleaned properly (black in groutlines, black in primary toilet, blinds were gross, mold/gunk covering the inside of pantry door). They had their cleaners come back out but not only were things not cleaned they left our door unlocked and ajar when we had already started moving things in (because they were delayed in having our unit ready). Make sure to view your actual unit. Make sure to keep an eye on your bill for inconsistencies. The only positive part of our experience is Janet in the office, she is wonderful. read more

If I could rate this apartment 0 stars I would. It absolutely blows my mind how terrible this place is. Not only does construction go on ALL SUMMER, but some days the construction is right in your front door. 8am every morning if you aren't up construction will have you up. Rent is ridiculously expensive, only for the entire building to be half assed. The location is perfect, that's why we moved here. Once they rope you in with promises and visions of relaxed living, that's when the poor customer service comes along, right after you move in. The staff doesn't care about you or your needs, and make everything more about them and what's convenient for them. I can't wait for my lease up so I can get the f out of here! I haven't lived in an apartment for many years, but moved to Hillsboro to be closer to my elderly mother. Lionsgate South is a great place to live - all townhouses and I believe all have garages! The office staff are genuinely interested in resident satisfaction. Maintenance is very responsive to routine requests and for the more complex items, work towards resolution all while considering the many improvements being made such as new roofing and re-sealing of the common area driveways. The neighbors all seem friendly and are surprisingly quiet. Just writing this while enjoying the free Summer Resident Appreciation Party. read more

We move here when relocating to the Hillsboro area, we knew the area and liked the location. BIG MISTAKE! The place is old, loud, and they MAKE you pay $30 for their trash service... we lived right across the trash compactor and wanted to opt out but no, you HAVE to pay for this horrible service. Is your garbage or recyclable items are in the wrong colour bag they wont take it and leave a note that you will be fine if you do it again. The place is so hot and have no AC, you can rent one for only $75 per month and your electricity bill will go way up. The water takes forever to warm up, at least 2 minutes of running cold water, I complaint about it and they said "it is normal" but it is not! I just moved to a 3 story town home and it takes about 30 seconds! The staff is friendly but not very knowledgeable. We had to break the lease and they wanted to charge me 2 full months of rent. if you like to sleep in on weekends, stay away from this place since there is always some sort of repair/leaf blowers/ disrespectful screaming kids with scooter/barking dogs all around the community. And forget about finding a parking spot! read more

I've never had to deal with so much disrespect and bad customer service EVER!!!!! Alexandria is horrible to work with. I can't stress it enough but she literally yelled at me thinking she knew the full story about my roommate situation and wrongly accused me of kicking my old roommate out when really he opted to leave since he couldn't afford rent but she believed EVERYTHING he said and treated me like I was the bad person!! She even said I was a liar and didn't believe me, ridiculous. So I physically went to the office with my pay stubs and told her I didn't appreciate the way she talked to me. She still gave me attitude and yelled at me in person.. Not to mention made a huge scene in front of everybody in the office... The day before that I called to ask about rent information and she rushed me off the phone and didn't even hear what I needed to say and I had to call back and still hung up on me before I asked another question! Consistently sucks at her job, Handles issues incorrectly.. Even felt apologetic to her manager but never once apologized to me about handling the situation the way that she did.. Honestly I was going to renew my lease but I had to deal with so much disrespect and treated unfairly from her I can't wait until my lease is up. I hope she learned SOMETHING from this..like maybe the industry she's in right now isn't her thing. Don't live at here if you don't want to deal with people like her. My husband and I got put up here for temporary housing while our new home was being finished. I would never, ever rent here if I had a choice in the matter. The office people are nice, based on my few interactions with them. But as others have mentioned, this is not a dog friendly complex. Unless you have clipped the vocal chords of your dog. Apparently if your dog barks at any point in time during the day you will receive a noise complaint. I am curious if the other dog owners who's beagles howl for 20-30 min stretches get noise complaints or if it is just our special neighbors who complain. Don't want to hear occasional barking, maybe you should live in a complex that doesn't allow pets. There is also a LOT of noise when school gets out and teenagers running/screaming through the streets. There has also been a lot of loud yelling and shouting going on outside after midnight. Apparently, I should be filing noise complaints any time I hear someone sneeze around here. When we moved in, no one explained what this Valet trash thing was. So I just did what my neighbors did, put the trash out when they did. How they did. Wrong. Oh, hello trash violation. Apparently you can only put your trash out between 6-8pm (if you're gone then, well you're SOL), and it must always be in your black Valet Trash can. Again, I wonder if all the other people who put their trash out earlier, or not in their trash can, I wonder if they get trash violations as well. We almost felt like we were being targeted -- the violations were almost laughable. I wanted to post a sign on our balcony saying "Don't worry, we hate it here too. Leaving shortly." As for the actual condition of the apartments, I'd hardly consider them luxury. Our floor is so creaky and not level. When we moved in it was covered in ants - like an ant conga line around the baseboards. They assured me it was seasonal, and had someone come to treat for ants the next day. The washer and dryer aren't impressive. The washer is small and the dryer takes at least 90 min to dry jeans. We were stuck here for 90 days too long. I would not recommend living here for a short or extended stay. read more

Toured here today and my boyfriend and I absolutely love it here! The price is right, although they don't have a club house, they have everything else we wanted: a townhouse, a huge garage, pool, fitness center, washer dryer and 1200+ sq ft of space in 2bd/2ba! Not only that but the associate, Marie G., who gave us the tour was just a doll and made us feel so very welcome, which I wish I could say for 90% of the other places we toured. We are just waiting until October to get everything in order to apply and then we will definitely move in. Will update my review in 5 or so months :) read more

I have been living here for 9 1/2 months, and it has not been worth my money. The apartment itself has what feels like holes in the carpet. Creaky floors, always sounds like the floors are going to cave in. The banister leading up to the stair is wobbly, and we were told that "every apartment is like that" OK... so that's supposed to make us feel better? Walls are paper thin it seems like, I can literally hear every single move my neighbors do. (maybe my neighbors are just noisy..) NO PARKING. Was told when I moved in that I can park across in the garage at the streets of tanasbourne, was doing that for the last 9 months and all of a sudden it's not okay? It's first come, first serve with parking and if you happen to come home late from work then you're SOL. Unfriendly office workers. Explained my situation with parking and was basically told, "not my problem, you'll just have to find parking elsewhere." Which I get, it's not their problem but not even a suggestion on where to park? I'm a young girl and walking so many blocks at night by myself does not make me feel comfortable. All in all, 2 stars. I can not wait until my lease is up and I can move out of this place. While the apartments are nice, the people who live in them are not. If you have a dog, this will not be the place for you. My dog has been attacked 3 times by other dogs off leashes. The first time the office sent a reminder of the leash law. A few weeks later I saw the same dog off his leash. When I reported it to the office, they told me there was nothing they could do if I couldn't provide the exact apartment number. I gave them a thorough description of the dog, and the general area where the dog lived. But apparently, they want me to follow a dog that just attacked my dog to the apartment it lives in. Regardless of the fact that they have pictures of each dog on file and can easily identify them. Just this morning, my dog was attacked by another dog off the leash. Luckily, they didn't leave any marks, but the response of the complex is that they will call them and remind them of the leash requirement. Yes, because clearly that worked last time. In another instance, there was a couple who was about 6 apartments away from us arguing in their garage. The property is supposed to be monitored by a private security company. When we called them to report the couple arguing so loudly that we couldn't sleep in our house 6 houses away, they never showed up. We ended up having to call the non emergency police line instead. We had a few incidents with one of our neighbors as well. The walls are hardly insulated so sound carries very easily. Lets just say, she is not a nice person. She filed complaints on us for being "too loud" in the middle of the day. She later proceeded to scream at my boyfriend from her balcony at 11:00 PM, whilst wearing a see through gown, about every little thing that has been bothering her since we moved in. The pools were also suppose to be open at the end of May. One of the reasons we picked this place to live was because of the gorgeous pools. It has been unseasonably hot this year, and it just so happened that the pools were being resurfaced right at the end of May. One of the pools is now open, but almost always crowded. I find it frustrating that you advertise them amenities, yet we can't even use them during the hottest day of the year! If you consider yourself classy, I would highly recommend not moving in here. You will not get along with the type of people that tend to occupy places like this. read more

The apartment itself is nice inside. I love the layout, we have a two bedroom with a storage room in the garage. Which looks like a whole other room. The apartment itself needs work, when we moved in the closet door was messed and the lady said that's how it was and i was like okayyyy.... they told us that once we renewed the lease we would get a carpet cleaning and that never happened AFTER i had gone in personally to request one. The reason why I'm giving 3 stars is because one they sent emails (happened twice) to an ex roommate of mine who was no longer on the lease and i thought that was very unprofessional. Second, the parking here just sucks, I enjoy the neighborhood and all but parking is a hassle! read more

MOLD MOLD MOLD!!!! Do not rent here this place is over priced and disgusting. Shortly after moving in our whole family became ill. About this time we also noted water pouring out of the front of the house every time we used the sink or the dishwasher. When we brought up the mold issue we were told they used kilz primer to cover it up. We also pulled back the base board and tons of mold. My son is now having to use a nebulizer he has never been sick prior to us moving in here. When we requested to be out of our lease without penalty they keep blowing us off stating they want to pull all the cabinets out while we are living here. All management cares about is the money they don't give a damn about an innocent child's health. Awful place run do not rent here! read more

We live here for almost 9 months and are very pleased with our experience so far. The house and management is great! They are very responsive to maintenance requests, usually come and fix everything the next day. Management/receptionist are always very helpful and kind, they are doing a really great job. House itself not as bad as some previous reviewers stated. Walls are not super thick or super thin, you cannot hear if someone is speaking or a dog is barking but we sometimes hear if our neighbors listen to music little louder. If that was a disturbance i am pretty sure a simple complain to the management would solve it anyways. Appliances, carpets etc not the top quality but still very good, considering the rents are not so high, this was very well expected. I strongly recommend Lionsgate south. It is 6-8 min to Intel RA and walking distance to a shopping mall, wholefoods and 5 min drive to safeway, traders joe and many other restaurants/bars. read more

This is by far the worst place I have ever lived. We have severe water damage from leaky roof and walls, leaving us with mold everywhere, a broken stove, ripped screen door to the patio from the pets of previous tenants, ridiculously loud and creaky floors and a broken tile in the shower. No matter how many times we call, we get the brush off. If you're thinking about living here......DON"T! Tennants also need to take the leash laws more seriously. Recently saw a little dog get mauled by a big dog, both off leash. Now I'm terrified of some dog running out of nowhere and eating my dogs. I'm also sick of assholes not picking up after their dogs. This is basic pet care. So many times I see lazy people who don't want to go out in the rain and let their dogs run out (off leash), poop, and then just leave it. Last but not least, I wish the complex would do a better job of making sure people are using their garages for cars, not storage. Thanks to these people, it's not visitor friendly as far as parking. I'd say 80% of the tenants have multiple cars but don't use their garage because it's full of junk. read more

Recently relocated to Hillsboro and Lionsgate was the final and best decision of a place to start our adventure. The recent management change quickly proved to be more detail-oriented and efficient than the last. The staff has been welcoming and extremely accommodating from the start. Not only are the grounds lovely but they are so clean!! A few of the things we have really enjoyed thus far are the nightly trash valet, prompt notification of packages received in the office, maintenance has always followed through day of our call and the office staff is kind and attentive. Highly recommend Lionsgate to all, from those that are new to town to locals. read more
