    The inspector was not very thorough in our opinion. First we had to request the inspector to go…read moreback to the property to inspect the crawlspace area, which was not initially disclosed by the sellers, but a vent space was present in the storage room and the crawlspace was on the blueprints left by the seller for review. Not until I suggested to our realtor to review the blueprints did the inspector agree to return to inspect. While in the crawlspace the inspector did find concerns with a 2x12 beam not properly anchored. This would have been left unaddressed had I not insisted upon the inspector returning. Secondly, the inspector did not even get a ladder out to look at the roof up close, only used camera or binoculars. We know this to be true, because our inspector claimed the downspouts were full of leaves and pine needles and recommended leaf guards be installed. Had the inspector climbed a ladder and done a visual inspection from the ladder, he would have identified leaf guards were already installed(the sellers sent us many pictures to prove this fact), and nothing was in ANY of the gutters or downspouts. Lastly, the inspector called out some framing concerns on a deck structure, and recommended using proper sized bolts to remedy, however, a 3rd party decking contractor went to the local building department and sought their direction, and the local building department stated building code would require Simpson Strong Tie joist hangers, not bolts. It is for these reasons I cannot in good faith recommend Don at Pillar to Post to others seeking a thorough pre-purchase home inspection.
