Low VA Rates (LVAR) committed fraud. altered Instrument record in a 2017 refinance. In 2021, Eric Kandell (President of LVAR), tried to intice my veteran husband and me into a refinance and LVAR people tried to use new counterfeit documentation to conceal their prior acts of altering the record. Kandell informed us that fraud, though valid in fact, didn't matter since the VA (the Veterans Administration and U.S. Taxpayer) guarantee the 'loan' -- in layman terms that mean Kandell doesn't care if there is fraud since the VA and the U.S. Taxpayers are on the hook. Let that sink in. In 2020, Kandell had been financially punished for $1M, 800K by the CFPB (Consumer Finance Protection Bureau) for finance frauds and deceptive practices. Obviously, that wasn't enough to stop him. In 2021 Kandell's people intentionally inserted counterfeit to our property documentation in effort to try to entice us to refinance with LVAR again -- LVAR intentionally and knowingly put into an application file documentation that did not belong to our property. Recently, I received information that LVAR surrendered its Idaho license in July of 2025. I also spoke with a former LVAR employee (who said he was going to email Kandell and ask that LVAR about resolving this matter. Did he do it, and if so, what did Kandell say? I hope that through the continued federal and state investigation, LVAR is CLOSED DOWN COMPLETELY. Deceiving Veterans is as low as you can go, and preying on people's trust shows ZERO moral fiber. read more

I found Low VA Rates through a "friend of a friend" and I cannot tell you how happy I am that I found them. I called the area code (855) number and the receptionist that answered the phone could not have been more helpful. She carefully listened to what I needed, transferred me to the staff member she thought could help me and, when they didn't answer, gave me their email address. Later that same day I received both a call back and a return email from Blake... PROMISE MADE, PROMISE KEPT! Blake listened carefully to what I needed... told me he would get back to me after doing a little research and he did exactly that... PROMISE MADE, PROMISE KEPT! The next day I received a call from Blake telling me that my request had been escalated to the President of the company (Eric) and to expect a call or email requesting additional details. I do not recommend using Low VA Rates. I've purchased and re-financed several homes over the course of my life and found the experience I had with this company nothing short of frustrating and a complete waste of my time. I spent months trying to work them and I promptly provided all of the documentation that was requested from me. They were never able to provide me with a copy of the information I asked from them several times, which was a list of all of the fees associated with doing this re-finance at an agreed upon interest rate. Simply put, I just gave up and took my business elsewhere. The owner of Low VA Rates responded to my Google Review. I reached out to him via email and offered to discuss my poor experience with the company in more detail. He replied to my email on 9/30/20 stating he needed more info from me so that he could look further into the situation and be more informed for our discussion and that he also wanted to get the Loan Officer's Manager involved in our discussion. Probably the worst experience I have ever had. We started our refi loan process in January 2022 and it was a total nightmare dealing with our loan officer and our current mortgage company. We initially had a really low-interest rate, it was just before the Feds started hiking the rates. What should've taken 30 days to complete took 6 months and ended up paying a much higher interest rate, had to pay for a new termite inspection. The loan officer had us jumping through all these hoops based on what "He Thought" the underwriter wanted. After going back and forth with my mortgage lender for months trying to get a "clean" mortgage statement as he called it because it was confusing for him to read. In order to try and get our then mortgage company to comply we had to reach out to an attorney and have them write a letter requesting that they send VA Low Rates an easier-to-read statement. After months of stress, phone calls, emails, and text messages between all parties, we finally received the letter he asked for, then tried to tell us that he did not think the underwriter would accept it and that we should give up and repay them $650 for the appraisal they paid for. I kept my anger in check all these months and tried to stay positive, but this was too much. I blew up at him and told him I had copies of every email and text message as proof he was stringing us along all these months, (and I still have them) and that I was reporting him to the BBB, the VA, the news, and his company for trying to screw over a Veteran. He then agreed to send the information to the underwriter, only to find out that's not what the underwriter initially asked for or needed way back in February. I was livid! But, determined to get this refi done, we didn't come this far just to quit now. We submitted the documents they needed that same day, and everything from there went smoothly, the refi was done within 3 weeks of them receiving that last document, although at a much higher interest rate than what we currently had. I can only assume the company as a whole is not a bad company, but this loan officer was the absolute worst and would have saved us a lot of time and money if he would've just stayed in his "job lane" and not tried to assume he knows what the underwriter needed and what they can and can't understand on a mortgage statement. Based on this experience alone I would never use them again. read more

Zac, Due to your greed in making a commission off of us, our interest rate due to the federal reserve increase and the adjustable rate mortgage loan, has gone through the roof, our income does not rise as fast as the federal reserve can raise interest rates, we were already paying at the level of our income, now whatever the federal reserve increase of raising interest is we have to pay up on a higher rate of interest. Our income does nit rise as,fast as the Federal Reserve can and do raise interest rates and has caused undue hardship and now as I've stated to you ,we'll have to sell our home, cause we're not able to afford the interest rate increases month after month.  I hope you're proud of yourself, for putting people out of house and home, all for making a commission.  Shame on you and your company, you could have looked at my situation and said it's best to stay fixed rather than going to an adjustable rate mortgage.  Regards,  Mr.Muhammad read more

In September-October of this year I decided to refinance my home and decided that I would use LowVARates to do the refinance, once I got the documents signed and sent to them they said it will be a November close, so I didn't worry I still made on time payments to my mortgage for November which I found out was a really good thing. By the middle of November they told me that all they were waiting for is the underwriter to sign off and it will be finished, but due to Thanksgiving they won't be able to close by November now but beginning of December they said it should be closed on. They said don't worry about making December payments because its just about finished; I had explained that i had already had a partial payment made in November and the loan officer acted like i was stupid for doing that. So I called the mortgage company to put what I had paid to the principle of the mortgage. Yesterday after trying to confirm that it was finished no one answered the phone at all, and today I found out they haven't closed, and now it MAY be another week before they close. This now the middle of December and they still can't get the refinance to close. And it seems I may need to make Decembers payment because of their ineptitude of conducting business. I have been more than just considerably patient with them and they really don't give a fuck. I really don't recommend this company to anyone for refinancing their house they really stick their head up their ass during the whole process and make it seem like everything's under control, when its obviously not. -update- So I ended up dismissing their services and went with Navy Federal, got a lot better rate and there is absolute zero chance of any delay, I only wish I never tried low va rates. I have refied a quite a few times over the years, although this was the first time on my current and new house. I contacted Low VA Rates about a flyer I received in the mail when I saw the interest rates dropping. I had the pleasure of working with Mike P. Mike walked the through the whole process painlessly and efficiently from beginning to end and even checked back with me after it was all over, just to be sure everything was going good with me and the loan. Now, it was painless for me, but I put poor Mike P. through a lot. After he completed all my paperwork and shipped it out, I decided I didn't like my numbers. I didn't talk to Mike about it first, but went to my current lender and asked them what they could do for me. They gave me a deal that sounded better. Mike contacted me to find out what happened, after I emailed and left a phone message that I was going to refi with my W.F. Lender. Mike was very nice and asked me exactly what my issues were and I told him. He carefully explained how the interest rates worked (I thought the lower the better). I didn't like the raise in my mortgage amount and my out of pocket expenses. I discovered that (with Mike's help) that I could not only lower my house payment, but my out of pocket expenses by increasing my interest by 1/4% (lowering my current rate by 3/4% rather than 1%). No loan person had bothered to explain that to me before. So I let Mike do his magic (as we lost a week or so during this process) and he managed to get all my paperwork done and everything processed within a couple of weeks, which allowed me two months with no mortgage payments. A notary came to my house and walked me through my paperwork page by page, and then, he took the signed documents with him to FedEX , mailing them that night. Quick, easy and painless. And, two months without any payments. I would absolutely go back to Low VA Rates (especially Mike Powell) again! I highly recommend them. read more

Applied for a streamlined VA loan in November 2012 with rates a 3.25% expecting to close in January 2013. Credit score was 713 with no major delinquencies or anything derogatory. This company apparently doesn't follow VA guidelines which is a shame because they are ripping off disabled veterans. The VA states no more than a 1% origination fee, LowVARates.com tried to charge nearly 4%. The VA does not require disabled veterans to pay a funding fee, LowVARates tried to tack it on even after repeatedly offering my DD-214 and associated VA disability paperwork. The final insult? LowVARates wanted me to pay points to obtain the 3.25% interest rate. When I asked why I was told a credit score of 713 isn't really all that good in this economy and that's the price I have to pay for such a "good deal". Did I mention VA streamlined loans do not require a minimum score or even credit check? At the end of the day I was staring at over $10,000 being tacked on to my $171,000 mortgage. I worked hard over the years to pay that down and LowVARates wanted to tack it back on to lower my payment by less than $150 a month. That's good money, but hear this "Veterans are not stupid" Solution, I promptly walked away and headed to another group of lenders. I ended up with Bank of America in March 2013 (great team). They gave me the loan I expected and I didn't end up paying for the standard 3.25% rate. They also didn't charge the VA funding fee or tack on an additional 3% in origination fees. Don't be fooled by LowVARates. They claim to be a veterans advocate but all they do is string you along, tack on fees, and try to pressure you into accepting the garbage deal they put on the table. Oh, and my payment with BOA lowered by $207.00 a month and my mortgage only went up by $2,100. Ill save that in reduced payments in less than a year. BONUS Shop around, there are better more honorable lenders. Semper Fi! read more

I fell victim to these predators right after purchasing my first home with a VA loan. Within the first month I got several unsolicited letters telling me I was locked in at a fixed rate they could lower! They did lower it, with an ARM and a one time charge of $13,000 for the refinance. I was naive and took the offer. Fast forward a year and I am getting emails, phone calls and letter from them telling me I was an idiot to go with an ARM, rates are rising and that I should let them put me in a fixed rate mortgage. I replied simply to see what they said. They offered to put me back into the original fixed rate I had, but this time wanted $14,000 for the loan with an additional $4,000 out of pocket from me. I had another company look at the paperwork they sent, and they pointed out SEVERAL errors where Low VA Rates were charging me way too much, and even breaking the law by charging more than 3 points on the loan. After pointing this information out, Low VA RAtes went silent and is no longer responding to me. Funny how that works, huh? read more

Refinanced our loan from Low VA Rates after receiving a flyer in the mail. The whole process went fairly smooth except for the closing which is why I didn't give them 5 stars. The first night we were scheduled to close, the notary did not show up and we never received any phone call to let us know. We had to call Low VA Rates to find out that the appointment had been canceled. No one contacted the notary either, the paperwork was never sent. Rescheduled the for the next day, and pretty much the same thing happened again. On third day, the paperwork was finally sent to the notary, but still had us on edge because it came around 5 or 6 pm and the appointment was at 7. Other than the closing process, everything else was great. read more

I have requested that this company remove me from their postal mailing lists, three times. I am still getting their mailers, which presume to know when the Fed will raise rates. The company lists two different websites, one is inoperable. The manner and style of this company screams "We're here to scam your financial information and cost you more money than reputable companies." Run. Use a reputable company. Don't waste time or risk headaches using cold-call companies. Also, just because someone is listed within public data, doesn't mean that they wish to receive cold calls or JUNK MAIL. Be respectful and use postage that allows the recipient to "Return to Sender" to be removed, or allow and respect an Opt Out section via the internet. I would like to start this review with a disclaimer. I really do appreciate what Low VA Rates does for veterans. They provide a much needed service for people who sometimes need a little more attention and time spent on them. For that purpose, I find them to be upstanding. My personal experience however was extremely bad. I knew going in that there was a couple issues I was facing and would be facing an uphill battle for a mortgage anyway. That is totally acceptable and understood from the start. I never went in this with the attitude that "if I don't get this loan, I'm going to leave a bad review." Never. That piece of it was well known and I do believe they do good work for some people. My issue is solely with my loan officer Maurice. As a customer, I expect at least the courtesy of returning phone calls. I expect my loan officer to actually interact with me. In my experience, I could not get this loan officer on the phone. I couldn't get his attention. He sent me canned emails and NEVER once gave me an update without me reaching out first and then some other person would respond. He never called me back. When he did answer the phone ONCE throughout the two months I dealt with him, he hurried me off quickly. Now to be fair, his team was outstanding. Jessica and Anastasia were always in touch when needed. I guess that suffices for the company. It wasn't like I was blowing his phone up constantly either. In two months, I called 5 times. I never received a call back and he only answered once. He called me on his own ONCE. One time in over two months. Now that type of customer service may be standard practice for them and if so....okay whatever. To me, it seemed extremely rude. I expect my loan officer to stay in touch with me. Not everyone else. If you are going to go with this company and Maurice answers, I would highly recommend asking for a different loan officer. I received some conditions from the underwriter. Not a problem. I expected it. I would be happy to go with this company if that's all it was but absolutely not with the way I was treated from a customer service perspective. Listen guys, buying a house is a huge purchase and very important. You want someone who keeps you informed, explains things well, and makes you feel like you are worth their time. Andrew expertly guided me through the loan process often communicating via email and by phone. I will recommend this company to anyone who looking for a dream home for their family. I was told by many mortgage company that for me to be approved for a loan I will need to build my credit more. So i gave up on my home search but one day I was on YouTube watching some random video when I saw a video they posted about VA loan. The host said they can get you approved no matter your credit score. So I decided to give it a try and OMG it was fast. So I filled out a contact form and I was contacted by Jed Hardman I told him my situation. He said you have more than enough credit to qualify for a mortgage we work with all credit score. I started the process some where in October 2017 and closed late January this year. It was worth the wait even though the wait was not their fault the house I wanted to buy had a lot of buyers so I was not selected. I looked for a similar house and the process began. The process was not easy but Jed and his team (Tawny ) were very instrumental in making sure my family secure that house. Started my loan in late August. Did not sign the papers until 11/16. Payment was not as expected, not all paperwork pertained to me. This process took too long and the only thing that remained constant was my interest rate. I was also told I could defer two payments, but found out otherwise when the notary showed. My first payment is due 12/1. Would not recommend. read more

Had to send the same info to 2 different people thru the entire process, communication is non existent, follow thru non existent. They started out with 1 price quote, the second quote nearly doubled to over 7K for a 200K streamline refi. and a third price quote was even higher, at the end of 2 months they were trying to hold me up for more money saying the costs have changed.So what started out as lowering my interest rate, skipping a couple months payments, turns into a complete nightmare. Now I cant refi because the interest rates have gone above where I am currently at. I would never recommend this company to anyone. Previously they helped me with my VA Loan and everything went well. Upon closing of that loan they sold my loan to 360 Mortgage LLC, which I didn't know they were going to do, but that is okay. In early January of this year they contacted me about refinancing again to help me with my credit cards to obtain what they called a "1 Year Stop Payment Fixed Rate", where I could pay down my credit cards and then again refinance in April of 2019. They proceeded with the paperwork telling me an appraisal didn't have to be done again. After several weeks, they contacted me and said 360 Mortgage required a drive-by appraisal and that it would cost me $340 to do it. I told them I had to think about it. After a few days they contacted me and I stated I was unsure of doing this because what if it wasn't appraised enough. When it was done by a VA appraisal it was $112,000. I originally bought it for $133,000. The LowVA processer, Sarah, assured me I would receive my money back whether appraisal was good or bad. Appraisal came in at $109,000 and info on the appraisal was not accurate - incorrect square footage (over 400 sq footage shortage); said I had a basement (have no basement); said house was all siding (have stone and siding); said my driveway holds only one car (have a carport which holds a car and parking space on driveway for two more cars; have above ground pool; said nothing about back of house; have a roof covered full deck in back of house; etc. I notified LowVa about the inaccurate info, they said they would reach out to 360 Mortgage and then told me they were making exception and the loan would go through. This was now nearing the end of February. After not hearing from for awhile, I emailed Ryan Sawyer, head superior and the two processors who spoke with me - Sara and Deanna - that I would be notifying the VA and the Better Business Bureau the way they handled this and how I have not gotten my $340 back. With closing costs and fees etc., the entire loan would have been around $124,000 - what were they thinking?????? Ryan contacted me and wanted to know who said I was getting my $340 back and I told him it was Sarah. I later spoke with Sarah and of course, she said she never said that. I then spoke with Deanna and she said they were still waiting to hear back from them for approval. They are not honest and will say anything and this is not how you treat veterans or veterans family. It is now March 9, 2018 and still have not heard anything final - they have left me sitting. I DO NOT RECOMMEND THEM TO ANYONE. THEY ONLY CARE ABOUT WHAT THEY MAKE OUT OF A REFINANCE AND NOT THE VA CUSTOMER. I WASTED MY TIME AND MY MONEY ON AN APPRAISAL. Sharon - I am sure there are good honest VA mortgage companies/brokers, but LowVA is not one of them. I rate this company a "0". I deserve to have my appraisal money refunded in full. read more

Our experience with Low VA Rates was disappointing. Our refinance took twice as long as we were told it would. This was because the VA put a hold on refinances, which is understandable except that once loans could be pushed through again the company was trying to do twice as many at once. That's the excuse I was given when my notary didn't show up at the first appointed time (causing me to miss 2 1/2 hours of work), when she had to come to my place of work to get a document signed that wasn't in first batch, and when she had to come to my house for another set of signatures on 22 documents that were missing from the original packet. I told our loan officer I was disappointed in their service and that I would not have finished the process with them if I wouldn't have had to start it over elsewhere. He said the company was sorry and would love to send my husband and I a certificate for a nice dinner. We never received one. I don't care about the dinner, though. I care that we trusted this company with our home because of their initial service and once we were committed to the process that service changed. We will absolutely not use this company again. read more
