    After they patched. They left it there for a whole month and didn't come back to retouch and paint. It started to crack open again

    The bathroom was flooded the first day we moved in (Mar 23,2023) from the ceiling and then patched 2 WEEKS after that(only after we came to the office and complained about the big hole in our bathroom). Now it has been 2 months+ and they barely came back to repatch(no paint yet). We also noticed them that our bath tub has a little paint came off 1 month ago and they ignored us and didn't do anything. Now the bath tub is peeling really bad and gross but they marked "WORK COMPLETED" on their website. The new Management also IGNORED MY EMAILS about our unsolved issues, and promise no Compensation for this "Luxury Condo" we pay $2400 a month. Will post more proofs and issues

    I was a potential resident for this property. I had called the leasing office, and set up an appointment to tour some apartments for 3pm. We arrived (5 mins early), and the doors were locked. We knocked on the doors, and we waited patiently for about 5 minutes. After no response, I had called the number that pulls up when you google search these apartments. Someone answered and I told them we are waiting outside as we had an appointment set up. She stated she was not at the office but she would send it over to someone and they would get in contact with me. We continued to wait outside, for 15 more mins. Mind you, I am 9 months pregnant (can pop any day now) waiting in 100 degree weather with my toddler and husband. I NEVER received a call back. After waiting those 15 mins, we decided to leave as we had more tours scheduled for the day. This company just lost our business. If this is how they treat potential renters, I could only imagine how the current residents are treated.

    The only reason Lumiere deserves one star is because they happen to be in a decent location. And the outside of the property looks nice. That is where the "pros" of the property end. The "cons" list is endless. We lived at Lumiere for two years. After our first year, we moved units because the first one had a lot of problems, but we were naïve and foolishly gave them the benefit of the doubt that it was issues only in the one unit. Unit One: - Leaky pipes. Kitchen sink, toilet, shower... pipes in the wall and floor were leaking any time we used the shower, leaving the carpet outside the bathroom soaking wet, and the wall rotting and moldy. It took four maintenance requests before they actually fixed anything. - Living room ceiling fan fell down. Luckily, we had just put our toddler down for a nap, otherwise he could have been crushed. They replaced it, but never came to tighten the other fans as we requested. - Unsealed windows. When it rained, water was coming in through the windows. This was the only repair that was resolved fairly quickly. - MOSQUITOS. Like no one's business. They over water the grassy areas, and this apartment was right by a big basin that was constantly full of gross standing water, which caused our patio to be infested with mosquitos. Unit Two: - Leaky pipes. We had water damage all over the walls and carpet in our master bedroom and master closet. It took them about a week to finish repairing the wall. The closet issue was never repaired, they just brought a fan over a couple of times. - Leaky air conditioner. This issue was never fixed. When I told them what the problem was, the new maintenance guy said that I was wrong. The dripping and mildew were just in my imagination, I suppose. - Thin walls. We could hear EVERYTHING. We could hear the pipes creak. We could hear the water rushing through the walls when our upstairs neighbors flushed the toilet. I could hear them throwing up, walking, farting, opening and shutting cabinets, EVERYTHING. - Unsealed windows and doors. I put in a maintenance request, but they never fixed it. Our AC bill was over $200 during the summer. - Ant infestation. There are ants everywhere in the complex. Tons and tons of anthills. In the summer, they all came swarming in our apartment. Kitchen cabinets, kitchen window, living room windows, both bathrooms and the electrical outlets. I asked them to reseal the windows, but all they did was send pest control, and every time pest control came, more ants came inside the apartment. My son had bites all over his legs, they covered his toys. I spent many nights ant hunting, setting traps and spraying anthills. I found holes and cracks in the foundation that the ants were using to get in and I showed them to management, but they did not repair them. - Flooding. The kitchen sink flooded three times. We weren't home at the time, so everything on our counters was water damaged and ruined, the entire kitchen and entryway was covered in disgusting water. The first time, they came and snaked the drain and put a fan on the carpet. The second time, it wasn't as big, so I cleaned it up because I didn't trust their maintenance team to take care of it again. The third time was the biggest one. Turns out that our upstairs neighbor was putting something down their drains that they shouldn't have been, causing everything to back up into our kitchen. Our carpet smelled the entire rest of the time we lived there because they refused to replace the carpet and claimed that the fan would do a sufficient job in drying it out and there was no mildew. After the third flood, I had quite a number of conversations with the property manager, Jamie. I told her that I wanted out of our lease. She assured me they were going to take care of everything and to give her a chance to fix it. I brought up all of our past issues and she said that she understood and was very sorry, etc. etc. I had to call her repeatedly for her to finally tell me that they had no intention of replacing the smelly, mildewed carpet and that what her maintenance team did was sufficient. I told her that it still smelled, even a week later and she had no solution. In person she acts like she wants to help and will only deliver bad news over the phone. Like how letting us out of our lease was out of the question. I informed her that I would be sharing our experience with all of our renting friends. Now we are moved out and have received our final correspondence from them and I am so relieved to be free from them. I would never trust any property run by Milestone Management, but especially Lumiere. That place needs to be torn down.

It seems to be quite organized in the office because the property is ran where it appears that things are done according to processes and schedules. I just moved from a place that was poorly managed. I lived there for three months and was able to get out of my lease because I received charges for amenities but was never provided access to them and the property manager didn't want to provide a credit. This is a clear breach of a rental lease, and the judge granted me the ability to move, and I am so glad that I did. I have only been here for a month, but it is so cozy. My floor plan is very versatile as it's a closed concept but where I would have others over, it's pretty open (kitchen, living room and dining room). I love everything about this place other than the fact that I live on the 3rd floor. That's not their fault, just my preference would have been to be on the second floor. They have internet that comes with your apartment, vivint and security alarms on the doors...the pool area is something out a resort magazine. It's so pretty and comfy. Definitely one of my favorites in good old Chandler, Arizona!

The office stuff are friendly, very welcoming and reliable. This location is in Chandler, Arizona Ave and Queen Creek nearby Hamilton High School. This apartment was worth every penny I paid for. 24/7 amenities and very luxury with community garden, pet park, fitness, activities and more. Liv like no other really stand for that! I love living there and I enjoyed all the fun things you can do. I highly recommend Liv for easier living.

It's never been as close to as BAD as it is right now with Kyndell and co. (aka the clowns) in charge. This place has gone seriously downhill with them and downhill fast!! They focus on the petty things, instead of things that matter to the residents. The apts are nice. But the property isn't well maintained. Dog poop everywhere! Dog pee all over the stairs and landings of stairwells. Newer tenants loud during quiet hours, dogs constantly barking. They'll tell you the train isn't that bad. lol ya ok. ITS A TRAIN!! Not only can you hear it, YOU CAN FEEL IT! Shakes the entire apt. It's bad. Quiet time til 8 am but they have landscapers mowing every Friday at 630am, sometimes earlier sometimes later. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. We had our apt tested for mold and it came back positive. They send Richard in with a moisture monitor he doesn't know how to use. Guy says he's never seen mold either! Specifically, Chanda went above and beyond for me helping me even bring packages into my apartment because they showed up a little early. The amenity spaces have been nice and the neighbors have been pleasant. No noise issues at night even on weekends which is nice. Would certainly recommend!

Exploitative, Dishonest, and Unethical Business Practices…read moreI lived in this apartment complex and experienced firsthand how predatory and dishonest their business practices are, especially when it comes to the return of security deposits. Upon move-out, I was initially charged my entire $900 deposit plus an additional $466 for a full carpet replacement. These charges were completely baseless and seemed to be part of an intentional effort to push renovation costs onto tenants. It wasn't until I began recording calls, compiling video and photo evidence, and asserting my legal rights that they conveniently "reconsidered" and removed the carpet charge, which should never have been there in the first place. Even then, they still kept half my deposit, allegedly for "paint," which I strongly suspect was just another way to squeeze money out of tenants. The apartment was given to me in a disgusting and unacceptable condition at move-in: * Hair in the freezer * Rusted dishwasher * Molded washing machine * Urine stains on the toilet * Bugs in the light fixtures and sink I have video documentation of all of this. There were ongoing maintenance issues throughout my lease. My A/C leaked for a full week before being fixed. The security gate was broken for over 75 percent of my stay with no compensation offered. The leasing office also underwent loud renovations despite being told there were "no plans for renovation" at lease signing, which I also have on video. When I attempted to dispute the false charges, the leasing office gave me the runaround. They referred me to property management numbers that went straight to voicemail, refused to provide anything in writing, and ignored every voicemail I left with no follow-up. Even their so-called "evidence" of the damage, which I requested, was low-quality, blurry, and clearly unreliable. This was a textbook case of malicious compliance. Once I made it clear that I had audio and video recordings of every interaction, including the condition of the unit before and after move-in and move-out, only then did they begin to backpedal. They did not do this out of fairness. They did it because they knew I had the evidence to win in court. They'll likely respond to this review with a PR-friendly line like, "We tried to resolve the issue and reached out to the tenant." This is a lie. I reached out multiple times, left voicemails, and was completely ignored. Now that I've received the partial deposit in the mail, I'm free to share my experience publicly without fear of retaliation. I strongly urge anyone considering moving in here to document everything and prepare to fight for your rights. Or better yet, don't sign here at all. This company preys on people who don't know tenant law and makes the deposit return process a nightmare. Tenants deserve better. *** now that they have responded you can see that they used a PR response.
