Extremely Disappointed with My Move-In Experience…read more I was excited to move into Stone Oaks Apartments, but my experience has been nothing short of frustrating and disappointing. From day one, the management team has demonstrated a serious lack of organization, communication, and accountability. On move-in day, I was told my keys would be in the unit at 7:30 AM. I arrived early in 113°F heat, only to find no keys and no one available to help. After waiting outside for over an hour and a half, someone finally showed up around 8:45 AM. By that point, it was far too hot to continue moving in. The problems didn't stop there. I was asked to come in on a Friday afternoon on short notice to sign documents, only to be told that the printer was out of paper and to return on Monday. My assigned parking spot was taken the next day, and I couldn't get the car towed because I never received a tow card. It took all day and multiple phone calls to finally get it resolved. When I tried to clean and settle in, the apartment smelled like smoke and was 90°F inside. The A/C had not been switched to occupied. On top of that, despite confirming in advance that the previous tenant's Cox account would be deactivated, it wasn't, so I couldn't set up internet and had to miss work. To top it all off, after all these issues were supposedly acknowledged by staff, I was still charged a carpet repair fee for damage caused by a previous tenant and their pet. Management confirmed this verbally, but still withheld the cost from my deposit. I've since involved legal counsel to recover this unfair charge. While one staff member (Drew) was apologetic and tried to help, the overall lack of preparedness and follow-through has caused significant financial loss and stress. Based on my experience, I would not recommend Stone Oaks Apartments to anyone. New residents deserve better.

Despite that frustrating situation, the office staff and maintenance crew have been amazing and always try their best. The staff was incredibly helpful and supportive when that trouble occurred, as well as with other events. I always recommend Mark-Taylor properties to my coworkers and friends. The parking here is horrific and the employees use guest parking spots near the front so you either have to pay for parking with the Zark app, or park a mile away in other guest parking. Then they sent out a notice for people not to park in the front of the office because all the guest parking was full for future residents, but would not have employees park elsewhere to accommodate the people living there (weird concept, I know). The gate was broken so many times and took weeks to fix there would be random people parking there, and staying for days. Anytime you send any feedback it's basically a thanks and go fuck yourself. All in all, we kept our space maintained, and received a whopping $19 back from our deposit. I barely leave reviews because personal experience does not always reflect everyone's experience. But, after everything, a $19 deposit was a big fuck you.

Exploitative, Dishonest, and Unethical Business Practices…read moreI lived in this apartment complex and experienced firsthand how predatory and dishonest their business practices are, especially when it comes to the return of security deposits. Upon move-out, I was initially charged my entire $900 deposit plus an additional $466 for a full carpet replacement. These charges were completely baseless and seemed to be part of an intentional effort to push renovation costs onto tenants. It wasn't until I began recording calls, compiling video and photo evidence, and asserting my legal rights that they conveniently "reconsidered" and removed the carpet charge, which should never have been there in the first place. Even then, they still kept half my deposit, allegedly for "paint," which I strongly suspect was just another way to squeeze money out of tenants. The apartment was given to me in a disgusting and unacceptable condition at move-in: * Hair in the freezer * Rusted dishwasher * Molded washing machine * Urine stains on the toilet * Bugs in the light fixtures and sink I have video documentation of all of this. There were ongoing maintenance issues throughout my lease. My A/C leaked for a full week before being fixed. The security gate was broken for over 75 percent of my stay with no compensation offered. The leasing office also underwent loud renovations despite being told there were "no plans for renovation" at lease signing, which I also have on video. When I attempted to dispute the false charges, the leasing office gave me the runaround. They referred me to property management numbers that went straight to voicemail, refused to provide anything in writing, and ignored every voicemail I left with no follow-up. Even their so-called "evidence" of the damage, which I requested, was low-quality, blurry, and clearly unreliable. This was a textbook case of malicious compliance. Once I made it clear that I had audio and video recordings of every interaction, including the condition of the unit before and after move-in and move-out, only then did they begin to backpedal. They did not do this out of fairness. They did it because they knew I had the evidence to win in court. They'll likely respond to this review with a PR-friendly line like, "We tried to resolve the issue and reached out to the tenant." This is a lie. I reached out multiple times, left voicemails, and was completely ignored. Now that I've received the partial deposit in the mail, I'm free to share my experience publicly without fear of retaliation. I strongly urge anyone considering moving in here to document everything and prepare to fight for your rights. Or better yet, don't sign here at all. This company preys on people who don't know tenant law and makes the deposit return process a nightmare. I think I have put in more maintenance request in the first 3 weeks living here than I did at the last place I lived at for 6 years. I was told I had to move within 2 weeks of applying. That really wasn't enough time for me but i still accepted the terms since I had to. The problem is, the apartment wasn't ready for me. First, the ants. I think there was an ant convention and they all came to visit my place. It wasn't until day 2. They took over my bathroom. I had to throw away so many of my products I loved. Day 3 they came and infested my kitchen cabinets. Had to throw away a bunch of more stuff. Day 4 they marched across the walls into my garbage disposal and found a new cabinet to infest. They came out and sprayed and that took care of my kitchen but unfortunately not the ptsd. A week later the ants were back in my laundry room. They added bait and so far it's okay. Onto the next issue, the ice maker. I'm happy to say it is fixed but it took 3 requests for that. Then the alarm system didn't work. That is also fixed now. Then the carpet was sliced open in 2 spots. This is also fixed now. And now the newest thing is my garage door will no longer close and I have stuff stored in there. This happened yesterday. I left a message yesterday. I was told how I can manually close it after I left for work last night. Problem is it doesn't look like you can manually close it with your car parked there. I was hoping someone would fix the garage issue asap considering i have already lost items from the ant issue that was here prior to me moving in. I don't want want my items stolen. I know these are all small things and eventually fixed but that is a lot and is frustrating to always have something else not working. I've been very patient with all the issues and i lost a lot of stuff I paid for with the ants. It's only been 3 weeks but I'm not impressed and hope it gets better here.

While many in the community look out for each other, and several amenities were nice (garages, very inexpensive storage units, heated pool, movie nights, food truck events, maintenance took care of requests quickly), I couldn't qualify the economic and mental costs to stay there any longer. Constant noise from crappy cars racing up Greenfield to get on the 60, non-community members parking in the front driveway to argue or party or sell their cars, a string of rude immediate neighbors (barking dogs, yelling, and letting the weighted front doors slam closed - those 3-4am slamming doors were a real bummer), the community gates often not working, additional community fees (easily add another hundred to the rent for required services), parking spaces being stolen, and a mail person who apparently can't read (you will see many, many missing parcel postings), was all wearing me down. Management did what they could, and I appreciate the connections made while at Piedra. But I moved to another area, have already met several very nice people in my new community and am happier, as well as a little better off financially, away from there.

They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that.
