The Leasing office gave a vendor a key to my apartment one week prior to me vacating the unit without notifying me. This strange man attempted to access my home. When I called the Leasing office to ask about it I was told oops sorry we thought you'd already moved out. Now, I've contacted them no less than 7 times via email to find out why my deposit had not been refunded. By law they have 14 days to refund my deposit and are required by law to give me 48 hours notice before accessing my home. When I have spoken to the Assistant Manager Rosaura she gives me one excuse after another about where my check is. Additionally, the Manager Lori refuses to speak to me. I've rented apartments in three states and this is by far the worst experience I have ever had!

Extremely Disappointed with My Move-In Experience…read more I was excited to move into Stone Oaks Apartments, but my experience has been nothing short of frustrating and disappointing. From day one, the management team has demonstrated a serious lack of organization, communication, and accountability. On move-in day, I was told my keys would be in the unit at 7:30 AM. I arrived early in 113°F heat, only to find no keys and no one available to help. After waiting outside for over an hour and a half, someone finally showed up around 8:45 AM. By that point, it was far too hot to continue moving in. The problems didn't stop there. I was asked to come in on a Friday afternoon on short notice to sign documents, only to be told that the printer was out of paper and to return on Monday. My assigned parking spot was taken the next day, and I couldn't get the car towed because I never received a tow card. It took all day and multiple phone calls to finally get it resolved. When I tried to clean and settle in, the apartment smelled like smoke and was 90°F inside. The A/C had not been switched to occupied. On top of that, despite confirming in advance that the previous tenant's Cox account would be deactivated, it wasn't, so I couldn't set up internet and had to miss work. To top it all off, after all these issues were supposedly acknowledged by staff, I was still charged a carpet repair fee for damage caused by a previous tenant and their pet. Management confirmed this verbally, but still withheld the cost from my deposit. I've since involved legal counsel to recover this unfair charge. While one staff member (Drew) was apologetic and tried to help, the overall lack of preparedness and follow-through has caused significant financial loss and stress. Based on my experience, I would not recommend Stone Oaks Apartments to anyone. New residents deserve better.

For one the front office staff does not take me seriously I believe because I am not old.. but as soon as my father is involved stuff gets done and fast . Apparently when your ac goes out and it's 90 inside they can deem the work order as a non emergency. I called at opening and they let the whole day go by only for me to call them and get hit with I have to wait till after the weekend. The baseboards also are peeling causing ants to enter, this too they deemed was a non emergency even after explaining the trails I've been trying to control. With that being said this isn't the first time this has happened with the air and not the first time this apartment has been unlivable.. mind you I'm paying.. I had to take my pets and sleep somewhere else. All of this still not being a priority is absolutely insane to me. Completely inhumane. The office also encourages people to take pictures/videos of residents outside behavior and send it to the office, they emailed saying you can get credited gift cards.. The back patio walls are short enough to see over when you're close the problem is I've caught the same old man walking his dog in the rocks along my wall and peeping over. I've seen him standing outside my gate staring at my dogs which then started barking at him protecting my home, he left when he saw me move the curtain. Mind you there is absolutely no walk way near my home. The cars park 3 feet from my back wall so he is peeping! The latest time he was recording my home while walking his dog, he let his dog go up to my fence and wait till my dogs reacted to protect the house for his video. As I pulled into my home he was standing in my parking space doing all of this, once he saw me he took off and that's when I finally told him to stop or I'll get police involved because I have cameras too and he is clearly seen stocking and harassing many times. I sent a video of him to the office only for legal purposes because I knew they wouldn't be of help. Convinced favoritism is a thing or they just respect their elders more, I've had my complaints on my dogs barking while I'm out working nights which I've been confronted on and still managed to maintain but when I call to say the neighbor across from me is lifting his weight bar to his chest and dropping it on the concrete over and over at 8am all the sudden well it's day time so most people are awake is what I got told. I said my hours are flipped so I really don't care about that statement because these are my sleeping hours. Again was told it's day time hours even after I was saying the noise is a nuisance. They've mentioned unregistered cars not being allowed to be continuously parked on property yet when I called about a car parking so close that I couldn't access the passenger side, they requested photos and told me they couldn't help me because the car is not registered with the office.. The front do and don't answer their calls but they do dismiss the call I call them with especially if it's not simple for them to fix. The front had me take down my faded red umbrella because it has to be neutral colors outside.. yet my neighbors umbrella is teal blue. Lots of negatives above but the apartment itself is comfortable, living is quiet and the pool is great.

Exploitative, Dishonest, and Unethical Business Practices…read moreI lived in this apartment complex and experienced firsthand how predatory and dishonest their business practices are, especially when it comes to the return of security deposits. Upon move-out, I was initially charged my entire $900 deposit plus an additional $466 for a full carpet replacement. These charges were completely baseless and seemed to be part of an intentional effort to push renovation costs onto tenants. It wasn't until I began recording calls, compiling video and photo evidence, and asserting my legal rights that they conveniently "reconsidered" and removed the carpet charge, which should never have been there in the first place. Even then, they still kept half my deposit, allegedly for "paint," which I strongly suspect was just another way to squeeze money out of tenants. The apartment was given to me in a disgusting and unacceptable condition at move-in: * Hair in the freezer * Rusted dishwasher * Molded washing machine * Urine stains on the toilet * Bugs in the light fixtures and sink I have video documentation of all of this. There were ongoing maintenance issues throughout my lease. My A/C leaked for a full week before being fixed. The security gate was broken for over 75 percent of my stay with no compensation offered. The leasing office also underwent loud renovations despite being told there were "no plans for renovation" at lease signing, which I also have on video. When I attempted to dispute the false charges, the leasing office gave me the runaround. They referred me to property management numbers that went straight to voicemail, refused to provide anything in writing, and ignored every voicemail I left with no follow-up. Even their so-called "evidence" of the damage, which I requested, was low-quality, blurry, and clearly unreliable. This was a textbook case of malicious compliance. Once I made it clear that I had audio and video recordings of every interaction, including the condition of the unit before and after move-in and move-out, only then did they begin to backpedal. They did not do this out of fairness. They did it because they knew I had the evidence to win in court. They'll likely respond to this review with a PR-friendly line like, "We tried to resolve the issue and reached out to the tenant." This is a lie. I reached out multiple times, left voicemails, and was completely ignored. Now that I've received the partial deposit in the mail, I'm free to share my experience publicly without fear of retaliation. I strongly urge anyone considering moving in here to document everything and prepare to fight for your rights. Or better yet, don't sign here at all. This company preys on people who don't know tenant law and makes the deposit return process a nightmare. Quiet time til 8 am but they have landscapers mowing every Friday at 630am, sometimes earlier sometimes later. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. We had our apt tested for mold and it came back positive. They send Richard in with a moisture monitor he doesn't know how to use. Guy says he's never seen mold either! This is the BEST apartment complex in Mesa/Gilbert you could possibly find. The apartment itself is gorgeous! Everyone who comes to visit us compliments the beautiful large kitchen and abundant storage space. It definitely is a LUXURY apartment! The complex is beautifully maintained, the amenities are incredible and the staff is extremely responsive and helpful 100% of the time. I love that everything is accessible via the Henri app which makes paying rent, maintenance requests and updates to the community easy to access at all hours of the day. The maintenance team is tremendously helpful as well and fixes any issues the same day or early the next day after submitting via the app. I also feel very safe here as it is gated and there is security at night that patrols . You are able to message them directly via the app as well. There are resident appreciation parties put together by the staff, amazing food trucks scheduled weekly, fun contests and an overall wonderful community dynamic! If you have the opportunity to live here you won't regret it!
