After two years renting through Circle Property Management, I can honestly say that the biggest issue isn't the house, it's the way tenants are treated. Communication has consistently felt dismissive and, at times, condescending. Simple requests often became unnecessarily difficult, and there has been very little willingness to work collaboratively, even when our concerns were reasonable. One example: the home was not professionally cleaned when we moved in. We documented numerous issues during our move-in inspection, including dirty carpets and heavily soiled kitchen walls. My requests to have the walls repainted were repeatedly dismissed, and I was consistently told that's the way the paint looks. I can assure you, it isn't. Another disappointing experience involved the annual inspection. A large number of photographs were taken throughout our home, yet CPM has refused to share the inspection report and photographs with us, stating they are "for the owner's records only." Neither our original lease nor the renewal addendum states that inspection reports or photographs will not be shared with tenants. We weren't asking them to change their policy, we simply asked for transparency regarding photographs taken inside our home. To this day, after multiple emails requesting the inspection results, they have not even responded to that request. What disappoints me most is the overall attitude. Professionalism isn't about writing polished public responses to reviews; it's about treating tenants with respect in private interactions. After reading other reviews, it seems our experience is not unique. This is their standard of business operation. I rarely leave negative reviews, but if you're considering renting a property managed by Circle Property Management, I encourage you to read the reviews carefully and decide whether this is the kind of property management company you want to deal with. Their rudeness and overall adversarial attitude is just exhausting and totally unnecessary. I live in absolute terror of moving out. After our experience so far, I fully expect the move-out inspection to be unnecessarily difficult, with ordinary wear and tear, such as small wall stains or scuffs, being scrutinized as damage.

Move in was very professional as my wife met with them to conduct the initial walk through. They listened and took notes down of the minor preexisting items and were very pleasant to work with. We had 1 major issue during our lease which they took seriously and made sure was fixed expediently. They made sure that the work was clearly communicated to us and we were given time frames that would work best for us (especially considering I work from home). The move out process was as professionally done as everything else with Circle Property including clear instructions on what needs to be done prior to move out inspection and routine follow ups to make sure our move out process was easy. They also provided an ending itemized summary regarding the disposition of the security deposit so you know exactly what is being returned. If we ever find ourselves in the situation where we need a rental property again, we would definitely consider property managed by Circle Property Management!

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit.     Do not make the same mistake I did. Dynamic offered a full job quote and then did not perform the…read morework in a remotely acceptable manner. They then tried to switch to an hourly rate and offer expensive off-the-wall solutions to finish the initial job that they botched (same as other reviewer). I've used contractors before and this is by far my worst experience. Strike 1 - the agreed upon job was to mount and level all of the cabinets for granite. They left stating a portion of the cabinetry was a quarter inch lower and the granite guys would fix it. Dynamic didn't finish the work and kept stating they stayed more hours than they should've so they left. When the granite installers couldn't finish their job because of the uneven and unfinished cabinetry work-- Dynamic stated we needed to a $900 solution for the work they initially agreed upon (this included metal jacks in the basement for our main level kitchen floors, what?!). Needless to say, we got real professionals in here to simply increase the base height of the cabinets a quarter inch using 2x4s and the granite installed wonderfully. There were no "floor stabilization issues" as Dynamic continually said there would be. Strike 2 - the other part of the job was to add an outlet above the stove for our range hood. Dynamic used an existing outlet, reran those wires to the new outlet. Then they closed the old outlet up with drywall in front of it! We got an electrician in here to fix that, because adding a new outlet doesn't mean you get to close another one up with drywall. Goodness. Strike 3 - they quoted a second part of the job (before we realized the poor quality of the initial work and lackluster response thereafter). Dynamic quoted 2.5x price and double the days to finish as several other contractors. Not efficient or cost effective.
