He knows how to do everything and he always executes with quality in mind. I've had my gas pipes repiped, my fireplace door installed. Changed my vanity faucets that had a difficult angle to install. Replaced my toilet. Replaced my shower valves. Fixed my broken roof tiles. You name it and he can do it. He's a great communicator and is always open to feedback and direction with all the projects I've had with him. I rely on him for all the house projects I have no time to do myself. This time I had him build a wall and installed a door for me to make an extra bedroom from my open den. You would think that with good positive Yelp reviews, this guy's good. Well, not for me. I have used Jose for my home remodeling project. Here's a pro tip, don't use him for projects that are large. Let me explain to you my story. There was a property with work that needed to be done at the house including the bathroom, the ceiling, painting of the entire house, changes on appliances throughout the home. He came out, gave me a quote and I specifically asked him if he wanted to document them down so we can both have a reference on what's agreed. Nope, that's not needed and he assured me he'll remember everything that was discussed. Boy, was that a major mistake. Two weeks later and a bunch of his workers comes by the house, the work completed was done in a half-ass manner. I asked him to finish and re-work some of the items, he starts adding cost to our original agreement. Close to $1100 added later to the original agreed amount for the job the home is left with the following issues: 1. A/C broke within 2 days after they left and a new thermostat replaced, we had to get a separate company to fix the A/C as a result 2. Dining room ceiling was not painted according to a second opinion from a different contractor 3. The NEW bathroom fan stopped working within a week after Jose and his crew left, a separate contractor said this will need to be replaced again 4. The paint is already chipping away from a sliding door where new paint has been applied 5. The ceiling fan stopped working 1-2 days after he finished installing, my new contractor says the dimmer for the switch should have been replaced so the proper voltage is given to the ceiling fan 6. The bathroom tiles he installed had two tiles that have a DIFFERENT color. Yet he still installed them and refused to replace them... 7. Several walls needed to be touched up, as a result, broken light switches, and hand marks that needed to be removed from the wall He told us he will be working on a commercial project locally when our project came to a close. A new text emerged from him telling me that he's now up in the bay area and won't be back for 2 weeks. We called him, texted him afterward and it has been 2 weeks with no response besides the bay area trip. An estimated loss of $2,000 and an additional $1100 he charged us for the shotty work he did after he finished the job. Lies after lies, if you use this dude just stick to the handyman stuff where he's on-site and you can monitor his work. For the big stuff, I say just stay with a licensed contractor with an actual business address. Oh ya, he does not even have a business address on his business card and he has also another Yelp business that he registered but had since abandoned. I hired this company to carry out a small bathroom remodel in May 2021. There were multiple issues that led to this company abandoning the job. Luckily I found another company to demo their half finished work and re-do the bathroom (for less money!). If you want to know why I'm giving them 1 star please keep reading. Scope of work: Replace old shower pan and tile with new tile and sliding shower door, add tiled shower alcove. Replace bathroom floor tile. Small bathroom, approx. 5x8 ft. Things that went wrong: 1. Shower tiles: After the demo was done by Lupus Services and the shower wall tile installation started I noticed that they had not used any tile spacers (just pieces of cardboard in some spots) and the tiles were sagging. It's hard to tell in the picture attached but the lines are were not straight and there was a noticeable dip towards the center. 2. Shower alcove: After noticing that the tiles were not straight I measured the shower alcove, which was supposed to be rectangular, and noticed that not one of the 4 corners measured 90degrees. The alcove was completely crooked. The next day I asked him about the fact that the tiles and the shower alcove were not parallel or perpendicular - here were his responses: "The grout will fix the crooked tiles" I disagreed. "Well some of the tiles were not straight and we noticed too late to do anything about it" I said if the tiles were not straight you should have not used them and told us more were needed. We gave him money to buy the tile materials. "The walls aren't straight" At this point I asked him what he could do to fix it because it also didn't look waterproofed. He went outside, made a phone call in his truck, came back and started collecting his tools. I asked him what he wanted to do and he started getting emotional and told me he was disappointed and he would not demo his own work and that we needed to find someone else to finish the job. I told him to think about it as at this point I felt sorry for the guy and offered to let him do the job if he took it down and did it properly. The next week I called a few contractors to quote the job. Here are additional things they found wrong. It's no wonder he was keeping the door of the bathroom closed while he was working. 3. HardieBacker: The wrong backer was used (1/4" is for floor, 1/2" should have been used) 4. No waterproofing: No water proofing was done on the backer/joins/screw holes prior to installing the tiles. 5. Tiles attached with caulk: One of the contractors pulled off a tile to see behind and we discovered that Lupus Services has installed the tiles using blobs of caulking! Pictures of demo attached. (At this point I really stopped feeling sorry for Lupus Services and was instead bemused at what he had done and what he thought would happen when someone else did the demo of his work?!) 6. Drain installation: The shower drain was stuck in as he had dropped cement in the drain so we had to call a plumber to fix that issue. Luckily we didn't pay him in advance for the job, except for some money for materials at the start. Since this bad experience another company has taken down all the bad work and redone the work properly. If you have had work done by this company I suggest you have it looked at by a professional. It was fate. I saw Jose's truck indicating that he's a Lupus survivor. I lost my only sibling to Lupus. I took it as a sign so I called him to get a bid on a long list of things I needed done for our house. Jose was responsive and punctual. He walked the house, took notes and gave me a quote right then and there. I saw that as an indication of his experience and knowledge. He was confident enough to give me a quote on the spot. I was so impressed that I didn't get any other bids. Jose worked around my schedule because I had to fumigate the house first. He and his crew came on time and worked diligently the following days. They cleaned up after themselves after each work day. They respected our home, and even took off their shoes when they came in to work on the upstairs bathroom. We had to convince them to put on shoes so they don't get injured. Work done: extensive stucco patching on a large crack along the fireplace and near rooflines, major wood replacement and patching from termite damage, regrouting and replacing broken shower tiles, repair of broken roof tiles from the fumigation, repatching and repainting of wall (crack from last earthquake) and few other small items. Based on the wide range of work shown, one can see how versatile Jose is as a contractor. During the few days of interacting with Jose, he has shown to be an ethical and compassionate human being in addition to being a very competent handyman. His price is very reasonable. I don't have a comparison based on other quotes, but my neighbors were impressed with the work and what it cost.
