My unit flooded August 14, 2021. The management company, and the Hampton Courts condo association, were both aware of PRE EXISTING, FOR YEARS, water issues in the ENTIRE BUILDING. ed initially attempted to hold me responsible. My entire carpet, bedroom and living room, must be pulled, due to feces, mold, and mildew. The condo has also tested positive for ASBESTOS, about the end of August. Since then, ed would not return calls, answer text, and when he would answer he'd state, " oh, I'm sorry, I was off today. I thought they had started the repairs." In the meantime, the tenant has been displaced, during the covid Era, and the condo association and management company, have refused to speak about compensation for displacement. ed has a hand picked restoration company, Rainbow Restoration (Mia Hanson), that has joined the fray, and lies, of Edward Oswald. My calls, text, and any communication with them has been documented and recorded. They'll continue to double, and triple, down on deception and lies, as the tenant's health, and well being, is being compromised. I'll watch, as I put this issue on the front page with local, state, and federal regulators. "It's not the crime. It's the coverup!" Zero stars!

Unless you want tank your investment, stay away, because Q3 will do just that! In 8 months, I lost $17,000 in unpaid rent and property damage. Despite repeated instruction to evict non-paying and filthy tenants, Nikki continually failed to do so. I finally got a wage garnishment and will only get $63/month until his portion of rent/property damage is recovered. In the 8 months they managed my properties, only 2 late notices went out to this particular tenant. They will play boss and do a pretty decent job at it, until the tenant gets in their face and then they back off as is exactly what happened here with this particular tenant. When the water heater went out, Nikki advised me not to replace it because tenant was not paying (this was a week or so before we parted ways). This alone could have cost me. I made arrangements for replacements because I am required by law to provide hot and cold water, and vendor was not able to reach Nikki or Laura after repeated attempts. I stepped in to make arrangements for repairs, and either Nikki or Laura failed to accommodate. When I asked for a drive by and inspection, Laura failed to do it stating, "I don't feel comfortable going there." Get a maintenance guy or something to accompany you. I am an out of state owner, and had to fly in to meet contractors for repairs and maintenance because Nikki and her team refused to do so, but still charged their fees. My properties are in Michigan City, and Q3 didn't have attorneys in that area so I had to find one. Charged me $300 for an eviction she had no part in. One tenant was like section 8 (guaranteed payments) that I had to evict due to "health and safety" violations. Nikki failed to take part in the eviction citing "Fair Housing". This unit had a severe rodent and bedbug infestation that spread to the unit below. Charges management fees even when no rent is collected. When I asked why, Nikki stated "because we are still performing Management duties." When I asked what Management duties she was performing, she was silent. Created leases even while same tenants were already under a lease. Her leases had multiple spelling and grammatical errors. Seriously, a 5-year old could've written a better Lease. The lease didn't even say ANYTHING about a security deposit. When I started pressing her to collect rent, make repairs, and do evictions, said I was "micromanaging her". If they did their job from the beginning and worked to protect my investments, "micromanaging" would've been unnecessary. Failed to do quarterly inspections as outlined in the contract.

I chose Q3 Realty because I worked with another management company before them and they did nothing but cause me headaches, plus I was always questioning where my monthly check was. I knew his wife Annette through MBLO Financing - she provided mortgage and refinancing services to me over 20+ years' time. I had gone the traditional route to sell my home in 2019 and ended up with a horrible realtor who was not at all responsive to my needs. In fact, she pressured me to accept an offer that I did not want to accept and then financing fell through and I had such a bad experience that I just did not a repeat experience. So I called Joe at Lincoln-Way and he was nice as pie. I was concerned about the distance between the realty company and my home but they made every accommodation to come to me. In-person, at my home, we discussed the contract, the details of the timeline, contract offers, closing, etc. I had so many questions. Once I signed the contract, a photographer came to take STUNNING photos. A sign was posted on the lawn, the listing went online on every listing site, and I started getting appointments on an app. I had total control over accepting appointments. My home was under contract within a week - and Joe did assist with the review of the multiple offers that I received. While they did not actually attend the closing, they supported me through the entire life-cycle of the sale. Don't be fooled here - Lincoln-Way is a FULL SERVICE realty company and they offer an immense set of services for a fraction of the cost of a listing agent. What's more, I never felt pressured, and I felt I had total control over every detail of the listing and sale. I have since moved out of the Midwest, and so I did not get to utilize Joe's services in finding a new home or obtaining a new mortgage. Joe and Annette - you have my gratitude - THANK you both!

I have since purchase my home and if should ever need to rent out my home I will definitely reach out to them to manage my property.
