Wish I could put negative stars. I still have nightmares from this. I rented from M & M properties. M & M properties did not abide by the law and scammed my family and I. I especially caught Marie and Cindy in illegal acts! Marie is a "partner" of M & M properties and acted very uneducated and unprofessional. I only include Cindy because I physically gave her a notice of deficient conditions and she is working for very poor management. M & M properties acted very ILLEGAL. They lied, stole, acted uneducated, scammed me and was a very uncaring property management to us. To be brutally honest, this business should be be shut down. Especially if Marie is gonna try to run it and scam others! I would not believe a WORD they are saying. And I have pics to prove it. They moved my family and I into a cockroach and black widow infested townhome at 52 W Merrimac Ave Salt Lake City Utah! Which also has black mold in the unit. This unit also DOES NOT have Co2 detectors with gas appliances and no smoke alarms! How could I have not realized they were putting my family and I in such an unsafe and unsanitary unit!? I even called the health department on them. We put in multiple maintenance requests. Still having issues and then we served them a notice of deficient conditions for multiple reasons and no action was taken. Not a shocker.. so we moved out ASAP! Which they did not refund my full security deposit immediately after move out which is stated in the Utah Fit Premises Act after serving a notice of deficient conditions. We lived there 1 MONTH and they took $250 out of my $1450 deposit for "cleaning fee" when it was in the same condition then we moved in. THE FIRST NIGHT WE STAYED WE FOUND COCKROACHES COMING UP FROM INSIDE THE VENTS FROM UNDER THE UNIT!! I told them the second I found them. And guess what Marie said? "Those are Beatles" They even tried to act like they didn't know. Which I caught them in that lie. The neighbor also verified he has had cockroaches and sprays every other week for them. Ofcourse they are nocturnal pests. So Ofcourse we didn't see them when viewing the townhome but sure did see them every single night/morning after. Also got pest control to verify they are cockroaches. I have a 3 year old daughter and a dog. I can't live with a large infestation of cockroaches and black widows. M & M properties acted illegal, stole, acted uneducated, scammed and is a very uncaring property management. I will be taking them to small claims court. My family and I couldn't eat, sleep, or shower for a full month but still gave them all my income. Took such a toll on my mental and physical health. I also thought it was weird when the lease said $3,000 lease buy out fee. I can't believe I was so blind. If you want to get messed over then go ahead and try to do business with them. Definitely not worth $1450 deposit and $1600 for rent a month. What a joke. Wish I read other reviews first. I would also check out yelp. Hope this spreads some truth and awareness so nobody else has to deal with it. read more

DO NOT RENT FROM THEM. I would give 0 stars if possible. I rented a townhouse from them for 5 years, not a single missed payment and was told during my "move-out walk-through" that my place was very clean and taken care of. They charged me for every little thing possible then told me I should feel lucky I wasn't charged the ridiculous $3600 lease buy-out fee. I moved out 2 months early!! After 5 years!! Just got my invoice where they charged me $300 for cleaning, $190 for wall repairs and $53 for LIGHTBULBS. Also charged me rent up to the day that the next people moved in. They make great money, that's for sure. Also, during my tenancy I was made to feel guilty for any repair I needed. So glad to be done with them! read more

Awful!!! I am a single mom of 2, we are quiet, clean, etc. Wasn't behind on rent or anything???? Out of nowhere, asked us to be out in 30 days. My young kids are still in school. We rushed out BC we had no other choice. It is in great condition (posted pix on google) and charged $350 for cleaning it!? I haven't ever hear of that for some dust and sweeping the cement basement. Also had one of her employees trying to show my place while I lived there. UHM....no. SO many things happened all throughout renting from them that it just makes me sick. DO NOT RENT FROM THESE PEOPLE. Terrible company led by Marie and Cindy who will never respond to you for weeks on end, leave you hanging while trying to have work and maintenance done. Having to call and email them to remind them to even send us an updated lease to renew. We decided to move out and have them over 60 days notice on their property at Pele ln and then they proceeded to demand we let them in to allow them to do showings of possible new tenants, with only a few hours notice and when we denied they threw it in our face they were doing us a favor by letting us originally do a month to month lease until we figured out we'd be moving in 60 days. Upon move out they made ridiculous claims of nail holes (never used nails to hang a single photo) and that the house was dirty so that could squeeze every penny out of our security deposit. They're crooked people and my girlfriend and I gave them absolutely no problems through 3 years of renting the property but they're all about money and not actually doing their job. After renting from multiple places i can truly say these people are the worst and i wouldn't recommend ANYONE use them. Learn from our mistakes. Brad, Cindy and Marie are not good people. Where do I begin to share how much Marie and her team suck. Let's start with your first point of contact, Cindy. After racially profiling my girlfriend (who is Puerto Rican but was born and raised in Queens) and asking her if she needed an application in Spanish, let's just say we that's when we should have stood up and walked out. Then, when she found out we weren't married she straight up said we would not be able to rent the apartment. When we explained we've been together 7 years and rented multiple places together, she then said the only way was for my girlfriend to pay an extra $2K deposit herself. When my girlfriend said ok no problem, Cindy went into full blown Utahrd "I cant, you can't, we can't" mode, and attempted to conjure up other reasons why we would not qualify. Not letting that effect us (our biggest mis step in retrospect), we pushed through this arduous process with this bootleg secretary with a face for radio, and almost out of spite, we plop down 6k & rent the place anyways. We were perfect tenants for 9 months of our year lease. Then Covid-19 strikes and we both lost our jobs. I reached out to Marie and I met with her and the owner of the house to discuss a plan of action. The owner of the house said so long as we were able to rent the house in the month of may, and new renters move right in first of June we would be able to receive our FULL deposit back. Marie agreed to this arrangement. We used one of our deposits for April's rent and another for Mays rent, leaving our security/cleaning deposit hanging in the balance. We helped show the house multiple times in may and like a miracle we were able to get it rented. We were out on the 30th of May as instructed and the new people were available to move in on the 1st. Marie still charged us $500 for some made up fee!!!!! Marie's go-to, customer service move in this situation was to take on a litany of scathing online reviews and snatching $500 wherever she could, using "we broke our lease" as an excuse. Remember, they signed a new lease, with a new tenant who moved in 3 days after we left. Furthermore, it took us 7 weeks after moving out to get our deposit back!!! Essentially Marie took advantage of us at our lowest point during this horrific pandemic, lied to us, and simply stop taking our calls and emails. As a side note, Marie is very much like that weird aunt that clearly has made arrangements with your equally weird uncle to have kids, but spends all her spare time with her special friend learning Melissa Etheridge songs on guitar. This company sucks, and I can't stress enough how nasty, difficult, incompetent and rude Cindy is. Picture a Nancy Grace and Eric Andre mashup experience when dealing with a receptionist! And don't turn your back on Marie, or your wallet and most likely your beer will go missing. Shady AF!! read more

We rented from M&M Properties for a year. The only reason that we are still not with them is that the owner of the property sold. Our experience while with M&M was outstanding. The response when we called for assistance was immediate and had great support from the team. Even on a Sunday when we locked ourselves out of the house. When we moved out, the expectations for the cleaning was made clear and we promptly received our full deposit back. I am a property owner. I started with another management company, but their care of my tenants was inconsistent and communication was poor. As a result I was looking for someone who would treat my tenants professionally and take good care of the homes. My homes were purchased for both appreciation in a very nice neighborhood and for the rental income. For this reason it is extremely important to me that the homes do not look like rentals and are maintained in top shape. Marie has given truly exceptional service. I have neighborhood spies who get back to me if my tenants are not properly cared for because I used to live in the area and they know I own the homes.M & M has an understanding the the service level required for higher end rentals. This give me the peace of mind of knowing I can be out the country and unreachable and all will be well. I never have to tell them anything twice because when I speak to them they hear what I am saying, not just what they expect me to say. read more

I am a property owner that was with M&M for about 2 years. The first thing you should know is that they encourage their residents to write 5 star reviews for them by entering them in a contest to win a cash prize. Drawing is done monthly I believe. So if you see a lot of 5 star reviews, this could be the reason. We were not happy with M&M because they regularly took several weeks or months to fulfill simple requests, and require constant reminding to get them to do so (such as emailing a statement, or doing an estimate). They also wait until the last minute to line up contractors and cleaners for getting an apartment ready between tenants, which results in less competitive bids and delays move-in. They also lied to us. We were told that they took care of a collections matter with 2 different tenants, but found out later that they didn't actually do so. Marie and Mike are both incredibly nice, and I believe they are doing their best. But their execution is not satisfactory. read more

Under no circumstances do you rent from M&M Properties. Mike and Maria own a slumlord organization ran with Cindy the office manager. We were discriminated against because we were gay, then when they finally allowed us to move into the house we rented they charged the previous tenant of the last 5 years cleaning fees for things that weren't cleaned, maintenance fees charged to the previous tenant as well but we ended up doing all the repairs not M&M Properties. We found black mold in the bathrooms and kitchen, there's so much pneumonia from dog pee that our eyes burn, my kids are now sick from the black mold, I was given written permission to park my RV here then I was given a three day notice to leave for parking the RV. Although they did not clean the house from the previous tenants, they are now forcing me to have it cleaned out of pocket after living here only 3 weeks, Please under no circumstances should anyone do business with this company unless you want to waste your time money and energy and be discriminated against you can find my address if you are a previous tenant of any of M&Ms properties you have my address please contact me!! I would rate 0 stars if I could. They don't deserve any stars. It takes at least 3 or 4 days, or longer for any type of response from Marie; text, email or phone calls. Don't waste your time with M & M Properties. Marie has bad follow up skills. Very unprofessional. My advice is look for another rental management company. read more

Why isn't zero stars an option? They do not fix things they are supposed to fix. They are unpleasant and unprofessional. They have no problem communicating when it comes to sending idiotic newsletters or rent reminders, but seem incapable of returning phone calls or emails about real issues. If you're an owner, expect to have unhappy, revolving tenants and a decline in the condition of your home. If you're a renter, expect to be ignored.
