Run away from using Wadsworth Real Estate for either your home selling or property management needs. The manager Karen is completely overloaded trying to do this mostly herself with less knowledgeable office staff. She missed at least 20% of my calls/texts completely, requiring follow-ups to get hold of her. For one month, the office actually missed sending checks to their landlords - unbelievable! Luckily they caught it weeks later, but if they didn't or you weren't paying attention - you just lost a month's rent. The final straw was when they actually stole a renter from a property they rented. When the tenant asked about other properties - Wadsworth Real Estate was happy to direct them to another of their rentals, essentially stealing your tenant from you. This is unethical if not borderline illegal. Again, stay away from this company for your selling or renting needs. They are unprofessional in several ways: not being able to manage their calls (I had prospective tenants call and never get a call back until I followed up, and then the missed calls into the office), and then unbelievably "stealing" tenants from their landlords by being willing to move them to another of their rentals. You will get what you pay for, and you will quickly lose any of the savings you had with them by either missing a prospective tenant, request, or in the worst case having your tenant stolen from under you. Unfortunately real estate companies are pretty set on full-fee, but if you ask around, many are willing to offer blended rates that will average lower than the full 6-7%. Check with other companies, and stay away from Wadsworth Real Estate.
