Our experience as tenants of theirs was a very negative experience, and our issues with them seem to all stem from what seems to be their goal of maximizing profit at all costs, especially at their tenants expense. We got the impression that they also had more properties to manage than they could competently handle. We would like to share our experience so that others might consider it before renting a property from them. Our biggest problems with them were regarding their lack of response to our maintenance requests (and also their lack of action on the work they said they would do when we moved in). The worst example was that we started to see these black deposits that were coming out of the bathtub faucet and getting all over the tub sometimes after we took a bath or bathed our baby in the tub. We put in a maintenance request shortly after noticing this, concerned that it could be harmful to bathe our baby in this tub and that he might ingest the deposits. Instead of getting a plumber to look at it, they asked us to contact the city water department and see if it was coming from the city's water. The city came and determined that it wasn't because of the city and that the landlord needed to get a plumber to look at it, so we contacted M.C. with another maintenance request to address the issue. After a few months with the issue still not addressed, we asked again for them to get a plumber to look at tub faucet, and still nothing. Five months after we sent the initial maintenance request (!), they still hadn't sent a plumber to look at it, so we contacted them again and they said "There really isn't much to do about the tub...it's just a blizzard thing that may not ever be resolved." This was a very strange thing to say when they hadn't even had a plumber look at it! It was only after we then started to take legal action against them did they finally bring a plumber to look at the issue! Another time, we had a leak coming from behind the toilet where water was coming out steadily and wouldn't stop. We calling them and asked for them to have someone come over and address this issue immediately, as we had every towels we owned all over the floor trying to prevent the whole unit from flooding. After a half-hour without anyone coming, we called again only for them to say that the their maintenance people were "really busy today" and "might get to it later this week". Only after calling again and getting angry at them did they finally take this emergency seriously and send someone over! Additionally, when we moved in we were told they would fix a window in the kitchen that wouldn't stay open as well as paint the back porch. The window was never fixed, and they sent people to paint the back porch literally the morning we were leaving after our year lease was ending! Despite the seeming lack of care of the condition of the unit while my family was occupying it, they seemed to care a whole lot about us leaving it in absolute pristine like-new condition when we left it. We have rented around ten apartments in the past, and never have we had landlords with anywhere near the strict and perfect cleaning requirements that M.C. had for us. Of course, we only learned about how strict these were after they had taken out more than a 1/3 of our security deposit to pay for all cleaning and maintenance they wanted. I'm not saying we left the unit in perfect condition, but general cleaning and maintenance needs caused by normal wear and tear is NOT supposed to come at the tenants expense! We left it in good condition with only a couple minor issues beyond normal wear and tear (nowhere near justifying $550 worth of cleaning and maintenance), just another example of how they didn't want to pay for something they are supposed to.

There was literal mushrooms growing out of my kitchen floor. The ceiling fell multiple times and they prolonged fixing it for the longest employees our rude and have no respect for their tenants. I have accidentally locked my keys in the house and the lady gave me the hardest time just to send someone out to come open the door for me. I do not recommend!

Theres way more to the situation but this video speaks mostly for itself. Tenant upstairs is supposed to be a Hospital ER employee in akron/barberton area that deals with all races and decide to treat a black and veteran household. not even going to go in to the story about how neighbor placed a planter with dirt on the roof of our unit in a way that it could fall off and it fell and hit my 69yo father in law who's a army veteran. No apology, no im sorry from anyone. Not even the owner of the house or the property management. Ive always talked to people about these types of things but never would've thought I would become a victim as well. If you are a person of color, I would strongly advise against renting the house in portage lakes or you will become their next victim

Also, when we first moved in, we couldn't get a hold of anyone and they wouldn't answer the phone, nor return our calls. Our water was brown. Once the company was made aware of the issue of the rodents, they sent a really good pest company to address the issue and it was successful. However, when we got ready to move out, we took two weeks cleaning the house. Even sweeping the garage, clearing any garbage, washed walls all except one room, my grandchildren had some crayon marks on the walls and carpet stains. Other than that, the house was in the same condition that we received it. Lawrence Realty would not return our deposit, not even a fraction of it. They asked to see the place when we hadn't finish moving out and hadn't cleaned it. Assessed the place based off of that. Gave us a long list of issues that were inaccurate. Our only problem with this was that we didn't record a video of how the place looked. Make sure that when you move out of their properties that you record a video so they cant accuse you of creating damage that was inaccurate. There are some things that are normal wear and tear and those things were not considered. Simple things like a knob on a closet that cost 97 cents at home depot. Be careful with these guys. When we toured the place, Meghan stood outside while we looked around. Afterward, we were very pleased and wanted to rent the place. One of the walls were blue at the time that we moved in, they accused of painting the walls which never happened.

Everything went great, got the information about putting in the application. I want to note that Tyler mentioned that if another application was processed and approved before ours was processed, we would be able to get our fee back. Did the application and sent in the payment. I let Tyler know that it was in, he acknowledged that. Despite reaching out to him on Facebook Marketplace, calling the management company and emailing, we have not gotten a single update or communication in any form in the three weeks since we have put in our applications! I am of the mindset that we were scammed out of $100 for two application fees. Do better! Edit: A side note I want to mention. The phone number listed on the website and the application I believe is a cellphone that is kept or used by the owner or manager. It is what's used for the Zelle for the application fees. When calling it, it prompts you to say your name and why you're calling, like the iPhones do now. I always gave a pretty good description of who I was and why I was calling, but they never answered. I will admit, I have an out-of-state number, so they may have been confused, but it's unprofessional to not answer that number when it calls five times over the course of a week. Also, if they had even looked at let alone processed our application, they would have seen my phone number.

The *property's non-compliance with any law or ordinance. a. Did not return phone calls, avoided me and the tenant and offered with lies when I chased them (Devin, Seth, Ralph, Sammy, Matthew, etc.), all placated us and lied about work being done, making false promises, took the LLC money, and generally treated us in an obvious, patrinizing and chauvenistic way. b. When I finally found Sammy after weeks of stalking him by phone and trying to find out why I was charged but the work not done he made the excuse that he was fleeing Pakistan to Qatar (so unprofessional, customers should not have to care about that). c. We received reports from the tenant that contractors would come by, not do any work, and left debris all over the yard. d. I traveled to a site visit scheduled four months in advance. Joshua was assigned, was SO rude, would not respond, denied the appointment, and stood me up. They assigned a black contractor that was confused about why he was there instead, and had not EVER been to the house before that day. FINALLY ENDED THE PROPERTY MANAGEMENT AGREEMENT 2. The tenant and other interested parties verified continued issues through a thorough site visit. The home was found NOT properly managed and dangerously uninhabitable. a. Urgent work paid for on this property has NOT been completed although B2B said they were. b. The issues have caused serious harm to the business and the tenant, for an extended period of time.
