I've lived here for 4 years, outside of one incident involving non residents, we have had no issues. Only drawback is people sitting their trash out on the wrong days and people allowing their pets to poop/ run free; Otherwise it's a great complex and great location (all major highways for DFW). Happy to be done here. Consistently misinformed by the staff to my detriment in the likes of thousands of dollars in continued rent payments. I was fined for giving them my keys to early, when they called and told me to drop them off that day because they were expecting them. I was lied to about an unregistered aggressive dog running around the complex and eventually attacked by it. I was misled as to my ability to function my bbq so I would sign to start it all off. Not to mention the nonsense cards you need to operate the washing machines, gates never working and my a/c being out for over 3 weeks during summer's peak with animals left trapped in my apartment. Have lived here one year and a half and high crime in these apartments first incident, swat team because a guy was randomly shooting his gun in his apartment. There was an assault at 1am of a woman in the parking lot there has been a burglary while a woman was sleeping. I have witnessed a peeping Tom who was looking in windows. A guy was sleeping in the bushes and wanted out of oklahoma. Last night there was a shooting about a bus length away from me while we were in the parking lot. Deceptively pretty but not a good neighborhood. Moving as soon as a gwt the chance. They even increased rent during a pandemic on lease renewed. Just the worst. Beware. read more

The situation in the apartment is always very dangerous. This has happened many time before.. Residents had complained many times that they heard Gunshots inside the Apartment, but the management doesn't care about it. When we lodge a complaint, the assistant manager Emily asks us to get more proofs they don't even check.. always so many bad things are happening in here because of care less managements. The management has a very bad attitude, they do not like it if anyone raise any complaints and they're never answer phone calls from residents. read more

I have lived at Grand Courtyards for 5+ years. The office staff is very friendly, always willing to help me and knowledgeable with when I need assistance. The maintenance staff is always willing to help me when needing assistance with my apartment. Work orders are completed in 24 hour unless a part is needed. The area is nice and it's in a great location. read more

I SHOULD HAVE LISTENED TO THE REVIEWS!!!! I even took the reviews to the office and voiced my concern, but I was duped by a sugary sweet super friendly leasing agent who nodded emphatically that she understood my concerns and tried to dispel each one and STUPID me went along and rented here. Move in day- movers come in with my things and there is a roach to welcome us. Now my rent is 1403 but by the time you add all the surcharges and fees my rent is 1500 and some change. Here I am in a 10 month lease (thank God it's not a year) STUCK after paying 2000 non refundable monies to move in. Do you know what my sugary sweet leasing agent did for me? NOTHING!!!! She told me to get some borax and roach traps and line the windows with it. But I pay for pest control right?? Right, but she told me they don't come until Friday and this is Saturday!!! She didn't even send them right out on Monday. Why would she? She told me to do it myself. Parking- HORRIBLE, AWFUL, there are cars that clearly don't run parked in spaces. People actually stand in spaces so they can have someone pull up. True story, it happened on my move in. I added a $65 charge for a garage and it's not deep enough to get my car and motorcycle in like my previous complex. So because I don't want to walk a country mile to my place after working 12 hr shifts I now have a $15 carport. So, yeah I pay rent for my car and bike. Trash- I had to sign an addendum agreeing to NOT set out trash except for the days allowed. It's SUNDAY at 1pm and there is trash in front of the buildings it makes the complex look low class and trashy. A rule is only good if enforced and clearly anything goes in here. I am most upset at myself for not reading the reviews and going somewhere else. People take the time out of their day to warn others of their mistakes and I didn't listen and this is a 16,000 mistake I cannot get out of. I am angry that I didn't listen. So if you're reading this GRAND COURTYARDS are a horrible place to call home and I have to call it that until May of 2020. I have friends and family who are transferring here from Ohio and I just saved them all from this headache. My leasing agent is Abi, she is so sweet and welcoming and then she will try to sell you this trash and pass it off as a nice place to call home. I just filed a formal complaint after receiving a notice of collections. No one from this company has called me and I have also not received any contact through email. I called the property management company twice and I have two separate case numbers. This property management is a joke and obviously they lie and continue to lie. I only want my issue to be investigated and properly addressed. That shouldn't be to difficult. If the head managers of the company can't follow through the workers won't either. I have warned you all do not move into these apartments. I hardly every file complaints but when I am treated unfairly after four years of being a great tenant I expect a little more from this company. read more

I would give this 0 stars if possible but apparently only 3 star ones get a fair placement on the review page. I'm a firm believer in giving places a fair review, so let me start with the positive. The chocolate chip cookies they offer to potential leasers are delicious. And that concludes the good portion. With that said, I must address the negative. First, the shooting at the pool, the day after an aggravated assault/robbery in the parking lot. How did this happen? Some kid passed out fliers to an "apartment sponsored pool party" that was really 200 high school kids and ended in a drug shooting. Oh but that's ok because it's a "gated secured" community -- except the parking is so bad that you typically have to park outside the gate even if you arrive at 5:30 p.m., which is always broken anyway, and walk through the parking lot where robberies/shootings happen to get inside the gate. There are regularly wanderers just lurking around the complex, and I never felt safe walking in from my car. Second, the mold. I was sick from mold in the vents (because the vent is over the shower and fills with moisture) and management "fixed it" but not really -- we had to call multiple times, and they still didn't change out the moldy vents or anything, just covered the problem with the bare minimum. Then, they charge the pet fee and deposit, which is fine, but that's supposed to cover normal pet damage. Still, they take all of that plus your normal deposit, plus charge you to replace the whole carpet for so-called pet damage. They can do that, because of how they word the lease -- anything that isn't up to their standards they can charge you for, and you can potentially be out thousands of dollars upon move out. And they require a receipt for professional carpet cleaning upon move out -- and make you agree to that and other ridiculous standards to sign the lease. (Is carpet cleaning and repainting not the landlord's responsibility...?) Like, if the fridge isn't cleaned to their standards, you have to replace the whole thing. Buy a whole new fridge. Because you didn't clean it properly. That's literally written into the lease, so read carefully if you decide to live here. One word: cockroaches!! These little buggers persist despite the monthly pest control fee. Apparently the management doesn't think anyone has a job, because when they come to spray for pests, they tell you not to leave your pets inside -- on a Tuesday. Ok, so I'll just make my own "take your dog to work day." Speaking of the management. When you go to pay rent or lease an apartment, they're eager to help. But whenever you have a problem and need to speak to a manager, he/she "isn't here today." In fact, whenever there's a problem, it seems there ISN'T a manager, because they all give you the runaround. Don't be fooled by the customer service when you go to sign the lease -- it all goes away once they have you committed. Maybe this isn't everyone's experience based on other reviews, but it sure has been ours, and we lived here very recently. Plus the trash. You can only put it out 3 days a week, and if you dare to do it any day besides Monday, Wednesday, or Friday, they dig through it to find your name on something and fine you. Oh, but don't set the overflow of trashbags inside on your carpet when you can't put it outside, because if it leaks through on the carpet, you'll have to replace the whole apartment's carpet. And don't think you can redeem yourself with that professional carpet cleaning -- they pull the carpet up and look at the padding underneath for any evidence of any stain ever having been there (before your lease is up, in our case). The whole thing is very energy inefficient, but that's minor compared to the rest. Trust me, you don't want to live here. There's lots of nicer places for comparable prices. If you do live here, be very careful reading the lease because the standards they make you agree to are simply to pass off onto the tenants what should be their landlord's duty of fixing normal wear and tear that comes with humans living somewhere. But you gotta save that money (that should be the cost of doing business) to put towards those delicious cookies! read more

WAS a beautiful place when we first moved in back in 2012. They were strict on their policies regarding who was moving in. THEN...I guess hard times may have hit the management company, because they stopped giving a damn about who they let in. There were 6, 7 plus people living in some of these apartments, and they just turned a blind eye. Speaking to the sales agents was pointless, as their bosses were only concerned about revenue. The gates were always screwed up, so any degenerate could just saunter on in. Break-ins to vehicles and apartments was becoming common place. Couldn't utilize the pool area, because of all of the riff-raff drinking and "partying" at the pool. Sorry...but if I wanted to live amongst young hood rats, I wouldn't be paying $1300 a month to do so. I DO give them credit for this...they incentivized us to save so we could buy a house of our own. Makes me sad, though, because I truly loved being there until they stopped giving a crap read more

I work as a travel nurse and stayed here from November 2014 to February 2015. The unit I was housed in was quite old and in need of updates. The kitchen countertops were made of formica which was chipping on the edges. The carpeting was pretty heavily stained in the entry way. There was paint splashed on the mini blinds and on the baseboards throughout the unit. Parking was a nightmare!! I found it very difficult to find a space close to my unit after 5pm. On a positive note, the exterior grounds were well maintained and the staff was very friendly. I would not recommend this complex to potential renters. I would suggest that management invest in renovation. read more

I am in the process of moving out of GC. I have been there for a year and at my previous aparatments for 5 years. I read the reviews about them and thought I wouldn't have any problems because I'm a good tenant. I was wrong. Staff- If you want to do anything more than rent an apartment, the staff member can't help you. For example, I need my prorated amount for December so I can pay it minus my garage and parking spaces. When I sent this request to the apartment manager, she told me to just subtract the totals... At my previous apts, they would have totaled it right there and taped a note on my apt door. You wont get any service like that here. I was looking at upgrading to a larger apt and asked if my leasing agent could alert me when they lowered their prices in September. She said I could check online anytime. I forgot my house key at the mechanic shop and was locked out... GC said their policy is not to unlock anyone's apts... but it was MY apt! Billing - The rental prices that you see online do NOT include the $35 TWC cable fee added in regardless of what provider you have; water of about $30 for one person; Trash pickup $8; Pest Control $5; Electronic statement fee $1 ... and don't forget the parking spaces... a garage is $65... All of these fees are monthly. Parking - I just thought I wouldn't buy a parking space, but I lived in the front where you HAVE to buy a space. First of all... the closest space available was two buildings away from my apt. I hated walking that distance as a single woman. My boyfriend had to drive around for the longest to look for parking spaces every time he came to visit. Parking spaces are not assigned to particular apartments. The parking alone was a headache and frustration on a daily basis. I would NOT recommend Grand Courtyards to any person. There were way too many problems. I have been emailing the apartment MANAGER for about a week now to try to get my prorated amount and now, no one is answering my emails. I don't understand. I just want to pay on time... Leasing with GC will bring problems... get ready or lease somewhere else! read more

I lived here for 13 months while completing my undergrad degree. It was the worst, and most stressful experience the entire year. My very first day, the sliding door that lead to my patio was broken. It took them around 5 weeks to finish it. They kept saying it was fixed, and one time there was literally just a paper towel shoved in the corner to make it close and not let in hot July air. My electric bill was ridiculous. I had problems with maintenance not doing what was requested in a timely manner. They would write that it was completed, and I would have to go back in and re-request the same service that wasn't fixed the first time. The rent is too high for what you get. For a 1 bedroom you basically pay 1,000 to live in a dated hole. There are much better options in the area that will not break the bank each month. In addition to constant problems with my physical apartment, they tried to tell me that they leased my apartment 2 weeks before my move out date. This was a system error, but that was their excuse for every other problem I addressed with them. They will not treat you with any kind of respect and will constantly make excuses for their mistakes. Do yourself a favor and go elsewhere when looking for a new apartment. read more

I would give this a zero if it still list my review as "preferred". There a four specific reasons that you should avoid this place like the plague. 1) There is a constant mold problem, I suppose you could call that a plague in and of itself. Management will send someone to "fix the problem", but they really only put a band aid on the problem. The mold persisted the entire time we were there (1 full year) despite being "cleaned". 2) The complex itself is not safe. The best example of this was when there was a shooting, yes, you read that right, a shooting at the swimming pool. In addition to this, there were armed robberies (committed by residents), there were also instances of assault and aggravated assault, in addition there were packages stolen from my doorstep. 3) There is no parking. The whole idea of a "gated community" is a joke. There are far too few parking spots to meet the needs of the residents. I and my wife Frequently had to park outside of the gate, at times across the street, because there was no parking within the community. Oh, and yes, we did have to walk in the dark through a parking lot where people had been shot, robbed, etc. 4) The fees. Need I say more? Whatever, I will anyway. They will charge you a fee for everything. If they could charge you a fee for breathing, they would. Our total fees for living in the complex were nearly $1,000 (none of these are cleaning fees). That is absurd compared to local GP communities. read more

My husband and I stayed here for about 5 months after moving to Grand Prairie while looking for a house. Overall I was pleased with the complex. The apartments were pretty quiet, we lucked into a covered spot nearby (that doesn't always happen though!) and the grounds were lovely and well-taken care of. The only service issue I had was the hot water heater went out two days after moving in, but maintenance was there within an hour to fix it and I never had problems again. The staff is okay. All of the ones I interacted with were usually able to help with questions but there were several times they seemed confused about what I would have considered to be fairly basic questions. The biggest problem came when we moved out. While living there we had two cats, which we paid the deposits for. Before we left we steam cleaned the carpet where they had spilled things and it honestly looked better than when we moved in, which is what they told us when we did our closing walk-through (the carpet was stained in multiple places when we moved in, which was noted on the initial walk-through form). Now a few weeks later, we received our final statement saying they had to replace the carpet because of "extensive pet damage" and were keeping our security deposits. So if you're looking for a fairly quiet apartment and don't have animals they might be the way to go for you. Otherwise they will charge you for non-existent pet damage and you might look elsewhere. read more

I lived in Grand Courtyards for 3yrs with my child. The apt we lived in was old and in need of updates. The carpet was dirty and the wk I moved in I found roaches in the kitchen cabinets. At first the complex was quiet, the neighbors were respectable people and the elementary school was in walking distance. My car was broken into and when I reported it to the apt manager, Shay she advised for me to call the police which I had already done. She never informed the other tenants of the incident and I learned about the same time from a neighbor that her apt was broken into. Someone nearby would smoke marijuana, by son has asthma and we were unable to sit on our balcony because of this. The officer manager was aware of this as well and never addressed it. At the end of the school yr, a group of teenagers had a party during the day at the main pool which is located outside the office. The office staff closed and left while this party was going on. The teens started fighting and shooting guns shorty after 5pm. Little kids were playing outside and thankful they were not hurt. The person who was arrested for shooting the gun was allowed to continue living in the apts. My son would not play outside after this because he was scared. Several months later a gun was found in the grass and a neighbor called the police. The office manager was aware of all incidents, none where addressed or concerning to her. When I contacted the district manager she was unaware of any of this was going on. read more
